I don't down talk how people run they community but I'm new to Houston I moved from California this was the worst community I ever been in. I wouldn't refer nobody here to live I'm sorry that is not a good idea.

I've lived here for a total of almost 10 years starting in 2012. I originally stayed in a 1 bedroom in the very back. The apartments were quiet, entry and exit gates were always closed but there were several stray cats. The renewal rate didn't increase and the few times the apartments did get security, they answered immediately and there were no thefts. In 2015, I moved to the front into one of the 2 bedroom units. Not as many stray cats, but way more roaches increased years after year I renewed. The LOCATION is ideal if you have children or raising a family, but the quality of the apartments aren't the same as when I originally moved in. I'm from Houston and I understood that within 5 minutes is "Alief", and that the kids/teens that reside from that area have easy access to break in on holidays and during times when schools are out. More recently, the gates are only closed 2 days out of the week, there is no security on property so you're on your on if an emergency happens. Access to the pool is limited, and the times that I've gone to the pool I've been required to have the pool badge, even if I have my license shows my address. The rental rate for the area is great, considering most apartments in the energy corridor are on the more expensive end. My experience with the front office has been mediocre, nothing to rave about. There are no community activities, nor does the property offer any gatherings for residents or things to entice referrals. There was once a time when the property did host community activities and offered fun events for residents, but not within the past 8 years. I will honestly say that safety is never a concern, which is one of the main reasons that I've stayed in the apartments for so long.

totally BS. Staffs are not helping. Maintenance is totally s***ks. I am waiting for my lease to complete to move out. Totally creates issues. Not helping at all. Due to them I am constantly taking medicines, they are not helping at all.

I enjoy staying in this community because there is security. Neat and quiet environment . The staffs are friendly and hardworking. Staying here is the best decision have made. My neighbors are nice and friendly.

Terrible! Too much to type. Very unprofessional and inconsiderate staff! Property NEEDS security, as told they have, but security presence is inconsistent and they never target the thieves who constantly break in vehicles. What's next? Apartment breaking?!?!!!

I really enjoy the property. The location, the staff. I'm getting most for my money. The staff on numerous occasions has gone above and beyond for me. They have addressed all of my concerns. They are always pleasant and very kind when I call or come in. I enjoy my apartment and love that I can view the adjacent neighborhood when sitting on the patio. It's quiet, my only caveat is visitors parking as my SO does come spend time with me and I want to make sure his property is safe.

The office staff and the apartments are not as good as when I started living in this community. I will not recommend. at all. Office staff is not polite and management is never available for the renters. I sent emails and they don't answer

For the value, I found the apartment an okay place to live, but expected a bit more in terms of the security and apartment appliances and countertops in the restroom and kitchen (extremely old design and the paint on countertops seemed to be already ripping off, a very old stove that does not even have a transparent window to be able to see inside the oven without opening it, kitchen cabinets are very old and does not have handles and are not appealing to the eye, restroom tap and shower knobs are very old and dirty from beginning and are at the verge of breaking even, the restroom sink is extremely low in height so you have to bend very low). The bedroom is spacious. The lights in the living room does not have connection however so it becomes dark so we had to get a floor lamp to make it a bit brighter. The kitchen does not have a pantry place. The restroom bathtub does not have a stopper so you cannot lie down and use it as a proper bathtub and I mentioned the knobs are very dirty and old. The bathroom has a good storage door though. Occasional bugs here and there (specially small roaches). We had someone who broke into our apartment but luckily nothing except some artificial jewelry got stolen. The apartment complex doesn't have much cameras with the exception of the office area so it's not a safe place to live either and were not offered much security afterwards as well. They offered us a new apartment at the same rate but asked to extend our lease further to avail that offer or to pay more rent for that apartment, which was very inconsiderate considering our privacy was completely violated and there were no added measures for our security or others in the community even after the incident and no security cameras installed or security patrolling. The security patrolling comes maybe once a week for an hour or two probably and leaves just to show we were here. Almost all of the apartments seems to have had someone break into their apartment. The maintenance staff is fast and quick to respond but if there is an issue that is hard to handle, they do temporary fixes and leave it be. We have had our toilet clog multiple times and it still keeps clogging occasionally but no permanent fix. The apartment was given to us in a very bad state, the AC was not working for two to three weeks and I had to pay such a high electric bill that month because the maintenance staff just came and replaced the filter multiple times and do nothing about the actual problem until finally they had to replace my AC after three weeks of crying for help. The apartment was dirty as well when we got it, so we had to call housekeeping a couple of times to get it cleaned properly. Office staff again does more remedial work than permanent fixes as well, even at the time when our apartment was broken in to, they did nothing but fix our broken lock for us, that's it. The main gates of the community keeps malfunctioning over and over so it's open most of the times ignoring the fact that it was not working at all for the first 4-5 months when we moved in. The patios are big and has wooden flooring and has gaps between them so if you water your plants in the patio, the water would fall in to the neighbor's patio beneath. Sometimes when you walk in the living room, you can feel the floor vibrating all the way from the kitchen. Overall, it's an okay place to live if you are looking for cheaper rent places and a great location to live in, but in terms of safety and comfort of the apartment, not a great place to live at all. We are just waiting for our lease to get over so we can move.

I have been her almost 2 years and I will say for the most part. I have had a pleasant experience, but there has been changes since the pandemic. Not to the overall experience because my home is in a quiet area. Management has did there best to keep things up while everyone was experiencing hardships.

My first year here was great, the staff was nice, polite and helpful, and work orders were addressed in a timely manner. My second year here I noticed some changes, staff is rude and maintenance request start getting slower and the appearance of the complex is going down. Now I'm in my third lease (it will be my last). Staff is not helpful and they are rude and getting maintenance is just as winning the lottery, it took them a week to replace a bathroom light. The wood fence has a whole in it because people are too lazy to walk to the gate and it looks terrible. Residents don't pick up after their pets. My neighbor downstairs has a dog and it smells terrible, the smell comes through my vents and that is a real problem, she puts the dog on her patio and it makes our whole area smell like dog and poop. I am miserable here!!

Valet trash is something that I don't use but they still charge me, on top of the the regular trash fees. Stray cats though out the apartments pissing marking their territory on my front door . When new management comes in they change or add new policy

i lived in a studio 1br 1bth and it was pretty cramped, maybe i just have too many things haha but the kitchen and closet are extra small. the apartment itself doesnt look too bad but upon closer inspection, it was clearly haphazardly remodeled. some patches of carpet are coming up, the tile paint in the bathroom peels, and the overall paint job is sloppy. okay my biggest complaint is the roaches. they were there when i moved in so i know its just texas. after setting traps and calling the exterminator a few times i only see one or two now, still disgusting. however it wasnt a nightmare living here. i never had a problem with the staff.

My experience with 2300 Briarwest is good. It is exactly what I saw in the 3D model with even more space to expect in person. As expected there are a few things that did not exceed expectations which would be the bed room is very cold because the heater is broken in there and some of the stove ports don't work. Other than that everything seems to be fine. I've only been here for two weeks so far and I would definitely recommend this complex to those looking for a nice home.

This community was Ok up until a main ten episodes worker walked in on me and my girlfriend sleeping and when I confronted the office management with Ring Video evidence the manager said, "well I don't live in an apartment, I live in a house so I don't have to worry about things like this" in a shockingly manner way. No respect or regard for the residents

The apartment has been one of the worst experience. Bad visitor parking, flooding in and out of the homes. I do not recommend anyone to move to this property. Pipes are broken and it took maintenance man 15 minutes to get to my home.

Love ot here. Apt is very homely & cozy am in the mid back area. It's very quit my neighbors are very respectful and quit. No problems so far..They even have someone to pick trash up take to the garbage bin every night except Friday's and Saturdays wow!!!!!

So far so good, the poop on the walkways are a bit annoying. I have ensured that my dog does her business in the grass but it is becoming a bit tedious. There's all so the persistent smell of marijuana in some areas.

Great service by the staff. Very helpful during our move in. Quiet community, well kept. Very happy so far. Could use more public lighting in some places, but overall very good and not expensive. Good location.
