Terrible! The property is very old and needs a lot of maintenance. The maintenance workers do not speak fluent English which causes a huge language barrier and as a result things are not being executed as they should. There are dog feces all around the property, trash all around the property and as big as this property is there is only 1 way in and out of the property which is ridiculous. Visitors also have nowhere to park.

I really like the community. Its quiet and very relaxing environment. The neighborhood are nice,its close to my job, food places. Its close to my church and friend. Away from the traffic and on the bus line.

Apartment complex isn't in compliance with living habitation. Move-in with mold in the bathroom closet. After two weeks of staying in the apartment, water began coming from the wall everyday flooding the apartment.

So far so my problem is l can't Park near or close to my apartment. on the behalf of the visitors. And l feel that is such a problem for me were l pay to live. And l feel like a letter should be addressed to the residents on the behalf of that situation.

the staff are very welcoming, i have enjoyed my stay so far, no theft issue, no noise . in general very comfortable. the environment is not 100% but its reasonably neat. the neighbours are friendly. improvement on parking and parking tags is needed

Good places to live. Has supermarkets really close as Walmart HEB easy acces to some mains street as Westheimer hwy 6 i10 and others. Really good location. The maintenance stuff are really good. Keeps everything in order and clean

I will not sign another lease here or recommend anyone to stay here solely on the interactions I've had with the leasing staff. The laddies have been rude and inconsiderate, misleading and unprofessional. I would love to speak with someone from the overhead and express concerns that affect the way your residents are being handled. I hope as a company you all don't condone employees not knowing basic information about the property, not preparing documents timely or not apologizing when they have been found at fault. I wish I could take back my money and time spent dealing with the staff here, they definitely could use some professional training or corporate check-ins !

I'm going on my third week here. It has been a good experience thus far. Originally I was hesitant because of some reviews about pests problems but I have not experienced one living bug in my unit. Maintenance has taken a little longer than expected to resolve an issue with leak and toilet but they did come right away initially to temporarily patch the leak. Zaira in the office is very helpful and pleasant. Wasn't too fond of the customer service from other leasing reps when I walk in the office. I expect a warm greeting and cheerful attitude but it was more of me having to stare at someone to get acknowledged and then them tell me to have a seat someone would be with me. Not terribly rude but not up to my standards for customer service. That's all. I haven't had an issue with parking so far. There's usually one available in front of my unit & visitor parking is available the times I've had guest (daytime). When I get home In the evenings I noticed a security vehicle parked in the front so that gives some comfort. Some other residents leave trash in the parking lot like fast food waste and then there's pet waste on cement but I did receive an email from staff advising all residents of the rules and violations and efforts to keep grounds clean. So that was satisfying to see they're on top of it and maintenance cleans up grounds. That's more individual residents but there's good overall control and cleanliness of the grounds. I haven't checked out amenities yet besides tour and all looked well. Overall with my experience in my Unit, Parking, Grounds, Staff, Maintenance, Price and Convenience I would say I'm satisfied with my choice to live here and recommend this property to others.

Apartment was moved into with roaches everywhere, first night bathroom was filled with water on the floor, the bath was poorly painted and all pilled off within weeks. Later, mold appear in the whole room, the bathroom and the windows. This was wiped off time and after time because it kept coming back. Apartment was not fully ready when I moved in, example the second floor is expected to have carpet in the living room, this was missing and I requested that their is no need of installing new carpet because I already moved in. The office was not polite on resolving the constant appearance of mold. The AC vent did not have any filter installed, this was done after months I have been living there and noticed this missing item.

Clean, orderly, nice pool with tennis courts and grill area by pool which has been great for entertaining. Excellent gym good for workout. Location great for work in energy corridor area. Close to trails for biking and running.

I have been quite pleased at this property. But it quite unfortunate that my neighbor is nosey and the cats are all over the property and on my car. The visitors parking is wack and my rental car was towed with the yellow temporary tag on it.

I love my spaces beautiful one bedroom apartment at Briarwest. The staff always makes me feel like family and not just a number providing amazing customer service. I been living at Briarwest over 4 years never had any issues. Ms.Zaira always go above and beyond for all of her customers making sure everyone is happy.Ms.Zaira is one of the reasons my lease continue to get renewed... I love her amazing personality!!!!

Man, I hate to write this review but hopefully, it helps someone if they are interested in these apartments. DO NOT MOVE HERE!!!!! You will regret it. When I moved in, the manager at the time was really good. Now Pat is the new manager and she is HORRIBLE! She does not care about what is going on in these apartments. I came home to a HORRIBLE flood inside of my apartment that was not my doing and Pat downplayed the entire situation. My entire apartment was wet due to the upstairs neighbor's toilet bowl breaking while he was away. The ceiling in my restroom had fallen, walls were full of water bubbles, and the entire carpet was soaked. There was literally water coming out of the front door. I tried to call the emergency line and I got no response. I attempted to call the front office the next day and got Wendy in the front office. She gave me such a nasty attitude when I told her about the situation. We could not stay in the apartment because I am asthmatic. But Pat would not move us to another unit nor let us out of our lease. As a matter of fact, she told us that it was livable conditions and that she would stay in the apartment if it was her in the situation. That was such a slap in the face seeing that there was such a stench from the water sitting for so long. We ended up not staying in our apartment for 5 nights. They did offer to pay for a hotel by crediting our account to go towards rent. But it had to come from my account the day rent was due, so the hotel ended up taking from my account the same day rent came out causing my account to be in the negative. As you can imagine there were late fees from both the bank AND the apartments. There was a whole situation with that. The next day the maintenance men came in and cut out the drywall and in doing so there was mold in the walls, the next day they covered it up as if it was not there. They put in blow dryers to dry the carpet but the carpet needed to be replaced. There was a whole lot of confusion with our rent. Things like our money order somehow getting lost while it was in their possession. Also THESE APARTMENTS FLOOD... BAD. They flooded from Harvey and they flood when it rains too hard. Even though they put up a fight about letting us out of the lease, I am so happy we were able to get out of it.

I just moved in not long ago. So I have not really known much about the complex. But the maintenance team started well, but ended badly. I told the guy that was painting the outside railing that its not supposed to be that railing but the one in my patio, but he did not listen to me. It's so sad

Lovely initially but don't meet my expectations. Totally not what I'm used to. Management isn't easy to talk to ( meaning you are sidelined and asked if anyone else can help you) . When I ask for the manager it typically means no one else could take care of the issue, or didn't know how. Maintenance issues aren't taken care of in a timely manor. Some of the staff is very nice, but there is much room for improvement.
