When I first decided to move to 2400 Briarwest, I imagine my apartment looking somewhat like the picture on the website but that wasn't the case. When I moved in 09/2021, I couldn't even move in because it was fully infested with roaches, the unit was dirty, the toilet seat had stains on it, it was just unlivable to me. I had to bomb my unit 6 times before I moved my girls in. With us only being in the unit for a month after bombing, the unit came unlivable again when it rain and I had mildew in my walls, called the office reported the issue and maintenance came out to paint over the mildew instead of actually clean it. To this very day that closet still has a mildew smell. My appliance in my unit barely work, you have to play with the garbage disposal switch like 4 to 5 times before it come on, my toilet doesn't properly work, as soon as you flush the toilet it's stopped and this happening everyday. My trash can was stolen from my door on trash day, reported it to the office, the wanted to charge $50 dollars for a new one, so I went to purchase one from target and valet trash bypass my trash every day reported to office and they stated it has to be there trash can and didn't wanna remove the fee for the months my trash wasn't getting picked up. They only care about money. I would not recommend moving here.

Don't move here! The office constantly picks about everything. Parking sucks and you will be towed. Guest are asked to park outside the gate no exceptions because visitors parking is always gone due to residents saving spots for there extra cars. The apartments are full of stray cats that residents feed. I can see the apartments are pretty safe and quiet but not ideal for sure.

If you don't have to please do not move to this property, the management staff lack basic communication skills, they also don't care about their residences at all. You might as well be homeless before moving to this property. The staff will never take care of you, they will continue pushing off your concerns and maintenance request.

Nice quiet little Community. Surrounded by everything, only a 15 minute drive to downtown. They have nice spacious remodeled units for a great for a great price! The management staff is awesome and as well as the young ladies that work in the front. Whatever I call and have a question they answer or if they are not in they will give me a call back first thing the next day.

My experience was great at the beginning and it had terribly gone downhill. From maintenance not being prompt, and the front office staff being unprofessional. These apartments have flooded and the complex does nothing about it. My rental was towed because the front desk did not want to give me a parking pass even though I PAY RENT and have lived here for over year, when my car was in the body shop for over 3 weeks due to a car accident! I was told to park outside of the complex or in visitor (which gets taken up by residents)! Then when residents try to save their vehicles from flooding by moving onto the curb when bad weather is occurring they threaten to tow! Fix your community issues!

I have grown to not like where I reside. I have had many issues with the office, maintenance workers and management since living here. Most issues aren't resolved and I have even called corporate and all they tried to do was justify their actions instead of improving. There have been shootouts and fights and still no security in place for the tenants well-being. I even tried to discuss an issue with the manager, KJ Allen and when he proceeded to not help me I got upset and we got into an argument and now he harasses me every chance he gets. He puts notes on my door, send emails everyday saying there auditing my files and even told me I can't come back into the leasing office just to be petty. They fail to realize we pay our money here every month and they treat us like trash. I have had my bathroom and patio destroyed by maintenance workers and have pictures of all the proof. I have a rodent in my roof and I have called twice already because I literally hear it scratching in my bedroom. I even recorded a video and they haven't done nothing about it. Living here is honestly a horror movie. I would never recommend.

Cora was super helpful with my move in. She has helped me with the whole process and I was able to move in asap. We did have a couple of discrepancies, but they were resolved and overall the staff is really nice and the manager seems very involved. For a big community, IT IS SO QUIET! If my overall stay is like this I will continue to have no problems.

Very poor. From the icestorm being handled poorly and me not having water in my apartment for 3 weeks. Management 1/10. Gates are always broken and or stuck with people trapped out or in. Have to put in gate code twice because it gets stuck halfway. Parking lot floods terribly

I've only been living here 3 months now had a few issues with the kids in the complex for some reason handing out and sitting in the steps for my apartment right by my bedroom window and being loud and unruly, but I like the area and the leasing office staff are all nice no problems there. Stray cats are also an issue, as well as ppl not picking up their dog poop. I do like that I see security patrolling at night and also the tow truck towing cars not parked in visitor parking overall I like it here it's close to everything.

Initially experience with 2400 Briarwest Blvd was nice. The community was quiet, staff was nice, but as of late the community as changed and I am considering a new complex. In the earlier years, I never needed to contact the office, but recently I've had the same reoccurring issue with AC and submitted 5 maintenance requests; however, the issue is unresolved. The way i was treated in February during winter storm Uri was eye opening. I've been a resident for over 10 years and through the pandemic I've remained a great tenant; however, when I expressed grievances, I was met with attitude and no concessions. My neighbors are loud, the property has multiple break ins, and the worst of it is the property floods in the rain. Houston is close to sea level; therefore, flooding is expected, but I've lost a vehicle because the property had terrible flooding. Please expect to swim to your car if you reside between building 8 and 19 because it gets really deep in that area. The upside to being a resident is how close you are to transportation services and entertainment. I will not be renewing my lease and will recommend any tenant to do their research of the property prior to leasing.

Overall very nice quite community, but our first night here our car was broken into and shoes were stolen. The grounds are kept very nice and groomed, but security has to get better. I would definitely recommend.
