Overall good expirence here so far. Only minor issues (visitor parking and maitence promptness) but I feel safe and satisfied with the apartment itself and the area. Close to my school and work and always someone at the gate the ensure safety.

    I am new but so far it's very nice silent apartment,and net in side and outside, I always come from work at night, it's easy to get parking space,24 hours security available,the office people vary friendly helpful, I really like the place, come and visit them...

As far as your home being broken into, I reached out to the HPD and have been unable to locate such information, so more details would help me understand if there is a problem that needs to be addressed with the local authorities.         Just moved in a few weeks ago, absolutely love it. Parking is a challenge, not enought spaces but overall pleased with the apartment complex as a whole. Big spacious apartments, quiet neighborhood, coin operated laundry room, which is rare but cool.

          Only problem is roaches other than that love it. By my apartment it could use some landscape there absolutely none and leaves every where I suggest they cut the tree down because it's making the concert left and crack and I believe the weight room could have more stuff than just cardiovascular and should be included

              It was great. I appreciate the staff member for assisting me. I needed something for an immediate move in and she did the whole process fast. The community is clean looks green with nice trees. I like the fact that there is security at the gate.

                I experienced pest bad and move in fee was over a thousand Which I still don't agree or understand why but overall Isabel was nice and the process was move. The complex is well kept and clean... I enjoy it a lot. I will recommend it but I will also tell about my experience.

                  IT IS A NICE COMMUNITY AND my issues are with some areas of grass, really poor, some days at the laundry, which are unbearable. Maybe someone should take a look everyday at every machine. That is all.                     I feel self and secure. But the apartment is old property. Staff are nice no professional. Only his is too many fees when I tried to include my wife's name also as resident. Additional Fees such as background check and again for getting door entry card or for parking sticker.

                      Hasn't been the most pleasant. Specially with the plumbing: brown/yellowish water should not be coming out from the faucets. Parking: not enough visitor spots or visitor tags. Mass paper communication: only if it pertains to me, if it doesn't don't bother.

                        I haven't been here too long but so far it's has been good. Relatively quiet and safe. Parking can be hard to find at times, but for the most part the apartments are nice. Everything is in working order and it is close to all of the essentials that one would expect to find in their community.

                          It is nice, but the apartment I was showed was not the one I received. I was not told that I don't have access to cable in the bedroom. There was unfinished maintenance. The 701sg ft. the bathroom is to small and there is no where near enough storage

                            Not too good, the parking is rediculously tight probably because some residents are allowed to use the lot to store their extra junkers. After submitting a noise complaint, management left me two baseless contract violation warnings...

                              I have been living in this place since about a month. I must say that they have a good staff and the surrounding is maintained well enough. The safety locks on the outdoor gates don't work properly, else there's not much negative about this place. A good place to live in. I enjoy staying here. I have a 15 month lease done here. The leasing agents behave in a very professional manner and they explained me in a very easy manner. Isabel Cordova & Adam always carry smiling faces and they'll will understand your needs :) Update: We lived in this place for almost 2 years. After living here, I would not really recommend living in this place. Since it is a garden style property, after living close to a year, pests become a major issue. We had to move out because of roaches, it became intolerable in the end. The staff changed a lot during the course of 2 years and we had to explain ourselves (as a resident) to all the newcomers, whenever, we had any issues with the apartment. I have now moved to an IMT's sister property and it is more upscale

                                The move in process was very fast and efficient. Isabel Cordova helped me a lot and made me feel like home during the first days. However, I didnt receive the permit on the first 2 days here and there were no visitors parking available. My car was towed and I was very upset. Besides that, the rest was good.

                                        The office staff have been very responsive and have great follow-up. I've had a HUGE roach problem and need a more extensive treatment, and have been working with staff on that. I did have to request a few maintenance items after I moved in, but everyone in the office has been very helpful. Parking can be hard to find if you get home late. Area seems a little sketchy but I'm guessing the security guards help deter some issues (although it's not hard to just follow a car through the gate without checking in). My neighbors are quiet, and I have a unit with a washer/dryer which is great!

                                          I have been living here since March of 2015 and my lease is up in May. Ugh!!! We can't seem to get away any quicker. I will admit the area is quiet compared to other places besides the random gun shots I hear and that homicide that took place a few months ago. The only thing I do hate is the roaches are unbearable! No matter how many time pest control comes out its like they get ten times worse. I have a 8 month old and he's trying to explore and I won't let him because I don't want anything crawling on him. No matter how many times a day I clean they are still there. I believe they are millions in the walls. Just be prepared to have live in guest whenever you do. But as soon as our lease is up we are OUT!!!

                                            Dear Anonymous, I am really sorry to hear that you haven't had the most pleasant experience since you moved in and I would love the opportunity to discuss your issues in person. Our residents' concerns are our concerns as well. I did look into the incident where residents reported hearing gun shots and we checked with the local authorities however, no incidents involving gun shots were recorded. When I spoke with our courtesy officers, I was explained that it could have been anything such as an accident on the freeway or tollway due to the proximity; it could have sounded like gunshots, but they were not. We recommend that anytime a resident hears or sees anything concerning, to please call the local authorities. As far as the pest control, I urge you to please give me a call at 713-353-3394 or send me an email at grace.rocha@imtresidential.com with your home information so I can address the issue with our Pest Control vendor. We do have complimentary pest control, but if you have having this much difficulty with treating your apartment, we will have to do more aggressive forms of pest control. We will need your cooperation in this effort.                                             I have been here for about a month living on the Rampart side. I needed somewhere quick, and they were able to move me in a few days early. The leasing process was quick and efficient. The manager, **Oasis** gave a thorough tour, explained all the amenities, and showed us around. There are definitely some pros and cons. Pros: convenient location (right off of 59 and 610), gate person is there most of the time and friendly, quieter, parking is no issue if you are home by 11, maintenance is quick to address issues, trash does not overflow, friendly staff, office provides complimentary services (computer access, coffee, cookies), grounds are usually kept nice, staff responds quickly to emails Cons: no light fixtures in living room, some pest concerns, neighbors can be noisy at times, can hear upstairs, electricity/cable plugs malfunction, incorrect mails, packages are left on porch without anyone home

                                                  I have lived here for three years and there are pros and cons. Mind you I lived on the rampart side. Pros: close to hwy 59 and 610. Gated access, washer and dryer in unit, maintenance is done fairly quickly, and my neighbors are fairly quiet. Cons: T-Mobile and Sprint gets no service in apartments, roaches have taken over within the last 4 months. Maintenance has broken items while in my apartment; parking is crazy after midnight on the weekends. Rent jumped $80 for this renewal period so I am moving. Appliances are old and stove top burners are uneven. I did have an incident were a drunk man exposed himself to me while I was walking back from the Property store. I called the cops and they lugged him off to jail. It floods, badly. My neighbor will jump over to my patio since his front step floods. Front office has there nice and rude people. Adam isn't informed; Brenda will send an email with incomplete sentences in a heartbeat. The Assistant Manager, Cirina will have you asking God for strength and peace. She will lie straight to your face and mumble in Spanish how dumb you are. She must think only Latinos know Spanish, but sorry to say it is now a requirement in high school as well as in College. I do notice that there are at least three tenants close to me that have been here for 4+ years, but I'm ready to move. Also, I can hear the person over me well you know... Pulling out of the apartment can be tricky on rampart. The traffic is terrible and people will block you from pulling out.
