I have been here since July 2014 and I couldn't wait to move in. The area was convenient, the office staff were friendly, the online pics were gorgeous. I was excited! Until I moved in. Maybe not immediately, but surely shortly after, I slowly became to realize this place is the absolute worst place to live!! I noticed no one put the amount of the rent they pay in their reviews- not sure why. But I pay, well atleast I was told that I would pay $709/month for rent plus water and insurance. Each month, my rent fluctuates between $730-$780. Sooooooooooo not worth what I put up with here at Pavilion Place. The water is brown every day when I initially turn it on- why is this? How can one provide brown water to their residents??!! Not only that but on many occasions, I was woke up to no hot water. I would call the maintenance crew as an emergency request and they would called minutes after my request saying, "Try your water now." Seems they turn the hot water off until you complain and make you feel like a fool once you do complain. The laundry rooms are a joke! They are disgusting! If so much as a sock falls on the floor, I am tempted to throw it in the already overflowing, unkept trash. Washing clothes is a game of rush and roulette. More times that not, you can look forward to loosing more money than you would actually use to wash your clothes. I've placed multiple complaints with Coinmatch (the laundry machine management company), and they will refund your money if you stay on them- sending a check in the mail for $1.25 at a time, but at $700+ a month, I shouldn't have to go through this! The ROACHES!!!! Ugh! I have never lived with roaches a day in my life! My skin crawls when I see one. So needless to say, I keep my living quarters pretty tidy. However this does nothing to avoid the roaches. This place is infested! I have called for pest control more than 5 times now. You would think that as many times that they have come out, I wouldn't see a roach. Not the case. It pisses me off that I see roaches as often as I do, when I do everything in my power to prevent any types of insects in the apartment. I mean really! What kind of chemicals are they using??? Water?? Probably the brown water... Ugh! I hate this place. Parking! Though it doesn't bother me as much as it should, if you are not home by 7pm during the week, rest assured you will be walking a mile to your apartment. It seems the ratio of apartments to parking spaces is off. Way Off. Staff is the absolute worst! They are extremely rude, and care nothing about you until you are one red cent short on a rent payment. Literally. A neighbor was a penny short on his rent- maybe he just didn't realize, and they put an eviction notice on his door. These people have the nerve!! Its hilarious seeing the responses to these reviews from the owner. Are you kidding!!?? And the fact that they say we care about your concerns and want to ensure you are happy, is a joke. They can care less. I cannot wait until my lease is up in July, though this place is the most convenient place I could ever hope for, I would rather sit in traffic for hours out of a day to get back and forth to work than to renew a ridiculous lease with Pavilion Apartments. I will literally be running from this place. I wish I had the time or patience to research what apartment/tenant laws this place is breaking, because I would report them in a second! If you are reading this review and made it this far- take it from me: DO NOT MOVE HERE!! You'll regret it with every bean in your body afterward.

Ridiculous place, the leasing office is least bothered about the complaints. I have complained about the noise from neighbors numerous times and yet no action. I recommended this place to my friends however now I regret my decision. Waiting for the lease to over. Not at all a peaceful place. Roach is a common problem. Don't look at the 5* rating, they are all given in return of the $50 value gym passes which is however free. GUYS PLEASE AVOID, YOU CAN PAY A LITTLE MORE FOR PEACEFUL PLACE THEN KEEP COMPLAINING.

I just moved here third time. The apartment has reasonable price compared to others. I really liked the apartment so far. ----, my signing agent, is very cooperative and nice. Ask for him if you go to the leasing office! The community is nice and located near to galleria are.

when sign new lease with them, they tell if you want the access code for the GYM facilities they will charge you $25.00 for it. or they force you to go in apartment ratings and give them a review so they can give you the code for free. and what you will say about them at your first day and you have not experienced anything yet from them or can you say anything bad about them before you take your access code it is -------- how they handle people's mind

Been at Pavilion Place for over two months now and must say I am pleasantly surprised in how much I like it here. The grounds are pretty well maintained, my apartment is rather large in contrast to my rent cost, I like the large fences surrounding the property, and the gate security is a lot more on top of things than people have claimed in older reviews I have read. I worked with Adam Lopez, almost entirely over the phone, to get an apartment at Pavilion Place. He made the process super smooth and extremely fast allowing my move from Virginia to be as painless as possible. You will have a very hard time finding an apartment this size, with in unit laundry, and on the first floor at this price. It also doesnt hurt my job is located less than two miles from my apartment. I highly recommend Pavilion Place to anyone looking for an affordable, safe, and rather large place to call home. Patrick Ard

I have lived here for over twenty-five years, and I am satisfied with the overall experience. Maintenance requests are promptly taken care of. The only complaint I have is that the communal washers and dryers on the Rampart side are not being kept up.

When I first came in I had some issues with the processing of the lease, which was ridiculous because i had already paid the holding fee. I was told I was going to be ineligible due to the short time frame. So i moved over to another leasing agent, ------- ------. ------- was so helpful and calming. Everything was smooth and quick with him and it was all taken care of within the next couple of days!! Since i've been here I've enjoyed it very much, it's quiet the neighbors as passive and friendly. Every time i come to an issue i can contact ------- and everything is taken care of.

The staff is very nice and helpful. My experience was truly an outstanding one. Keep up the great work!I would definitely recommend this community to anyone needing a place. Upon my moving in three building where I'm at was quiet, which shocked me in a sense. It's good to know that I'm in a community that doesn't have all that drama!

Friendly staff before signing the lease. The manager always seemed too busy to talk to me even though I made several attempts. Apartments are old and look like it. Inside is ok if you're not looking for anything fancy. Watch out for roaches!!

Move-In - 11/15 I enjoy the apartment very much besides the AC issue that I mentioned previously (it does not seem to work at all, I had to purchase 2 box fans to keep the apartment cool). Other than that, the staff have been very nice and I'm loving the apartment.

Very quiet and nice place to live, really close to main highways so its central to everything. The prices are really inexpensive compared to so many other apartments too. If you go to the leasing office ask for Gilbert Garcia, he's always friendly and has been very helpful with my move and afterwards. Anytime I've needed anything Gilbert is there to help, I'll definitely renew my lease when the time comes!

basically, everything it okay. i would like to see the landscaping (the boarding around the dirt areas) completed. the area i am in -- the walkways flood and buildup with mud because the wooden borders (which they have many new ones installed near the office) aren't installed in my area

Pavilion Place is a great deal for the amount of rent you'll pay here. It's considerably lower than other apartment complexes in Houston and really the best deal I've found in this city. You won't have all the newest appliances, but you'll have safe, sizable, nice space and save lots of money on rent. The staff are friendly and helpful. The maintenance is very quick and attentive. I'd recommend it!

My experience is good as whole. The noise from other apartments is periodically a problem. People forget that sound carries ( especially the bass). Not enough is done at the security gates to get people to turn down their car sound systems when entering the property. Landscaping is horrendous. The grass is cut to short which has allowed weeds to take over lawn. instead of leaving grass clipping and chopped leaves on the lawn to provide natural fertilizer and moisture retention they are thrown in the dump. There has been no fertilizing of any type on the lawns subsequently so lawn are suffering. You have a maintenance crew that is very diligent in doing their work. Sometimes the information they are given is not complete or changed so when they come to the apartment you have to reexplain it thins to them, then they have to go to get different tools and supplies to deal with a problem. It is frustrating for both them and the resident and, of course wastes their time. The apartment complex has a competent and carrying staff. Of course, their ability to do their job is affected by how well upper management supports them and gives them the resources to effectively do their jobs. In most regards, it appears that this is being done.

I've been living here for two years now and recently renewed for another 10 months with Gilbert. He explained the whole lease in less than ten minutes and got a new parking permit. He also gave me a fitness center pass in exchange for this review. Its alright here. Im probably going to stay here until im done with nursing school. They have a little store here wich is great, but to be honest i've never bought anything here other than flaming hots and booze. The office comes in handy too when I need my notes scanned and printed for school. The water bill is weird, its always 30 bucks even if I dont use alot of water.

They are okay would I stay here again NO. I have had maintenence come in one without knocking the other time without notice. There was a shooting over here no bueno. Parking is terrible at night and I get off late so I sometimes have to park on the street which is dangerous. I had an incident one time went to the office and the manager showed no sympathy or anything. Never gotten access to the fitness center.... I CANNOT WAIT TO MOVE.

I've been living here since August, so far so good, i like the location cause it is very close to 59, Gilbert is very helpful and always nice. Safeguards are always on duty. It is a quiet place. Apartments r old, but the price is reasonable. The only problem I see is the parking lot. U will be always capable to fine a parking spot if u r a resident, but if u have visitors after 8 pm, they r most likely will not fine a parking spot.

I've lived here a few days now and I really do like this property. Its large, but quite clean, quiet for the most part and very well secured - security guards everywhere! The office staff so far has really gone above and beyond (save a bit of a miscommunication about my deposit that was quickly resolved) to make me feel welcomed and I look forward to living here!

Good so far. The place needs to be rid of all the cock roaches. The gate scould be left open later times to leave. The neighborhood seems ok. It has accessibility. The area of living is a little bit pricier than it should be. I guess it is close th Bellaire area for the shopping.

I loved their quick turnaround to help me get into a place. I relocated from Minnesota and didn't have a place to live and their staff was helpful to get me into a nice 1 bedroom in less than 48 hours from arriving in Houston. Feels safe and is a lovely property minutes away from everything you need.

I was very surprised at the price of this great location I'll be in the apartments. The staff is friendly and do what they can to try to meet your needs will be great if they have a lot more updated fitness equipment an updated computers for the business. has a lot of parking which is great and love the fact that you have to go by a garden gate to get in.

The apartment itself is great, save for the few complaints i mentioned and the extreme fitness marathon going on around the clock upstairs. I like the new spot and the location.I enjoy the fact that I don't see so many people walking around at night and i'm thankful for the security guard at the gate although i seen someone attempt to get into the apartments from the back entrance.
