PROS & CONS
I've almost lived here 1 year. My lease is up in December. I'm moving out (Mostly) due to rent cost. PROS: Beautiful Apartment, great interior design, bath tub is huge! Hardwood floors and Vaulted ceilings on 3rd floor. Parking isn't decent although at times it does get crowded. 2 inch Blinds (not the crappy little ones in most apartments). Maintenance was for the most part speedy! Management worked with me to solve a problem when a neighbor was complaining non-stop about my 8lb. dog barking. CONS: Management could definitely be friendlier, Hot tub sucks (not hot and no pressure), bad foundation problems (I have large cracks throughout my place). Atleast 4 times I can recall my building lights being out. I work an evening shift and it's scary walking up to the 3rd floor when it's pitch black, not to mention dangerous. The lights are normally fixed within two days, but one time they were out for almost 1 week. Many residents don't pick up after their dogs (although this reflects residents more than management), They have sent out several notices/warnings about picking up after your dog. Last one: trash pick up is only from 6-9am. I work evenings and don't wake up until atleast 11am, so I always have to haul my trash to the compactor, which is not a lighted area. Kinda Scary. Recommend??? Like any complex, there are issues and everything will not be perfect, but I would recommend it. Just know you're bound to have a few issues.

parking
The parking here sucks you have to come home early just to get a good parking spot.And the floors are cheap,you can hear everything up stairs i just moved in 3 months ago and i hate to hear the rent has gone up and they will be no longer takeing vouchers this sucks now i have to relocate again after a year, this place i cheaply made they are not worth the high rent.

Parkin is horrible..
I have not been able to park in front of my buildin in a long time unless its my day off.. They should offer assigned parkin to residents.. When people have guest the extra parkin is takin extremely fast.

I was really hesitant about leasing here after I read all of the negative comments. However, I decided to take a chance and signed a lease in August. I must say, that my experience thus far has been nothing but pleasant. My apartment was very clean upon move in and maintenance came out immediately to fix the problems I mentioned on my move in sheet. I really like the staff here; they are all very nice and always willing to help you. I had to make my first emergency maintenance call last night and a VERY nice maintenance guy came by within an hour and a half (on a Sunday, too!). Also, I have absolutely no problems with parking (maybe it depends on what building you are in). I am able to park right in front of my apartment every night. Overall, the complex is quiet. I haven't heard any loud parties, etc. I also do not hear the ppl living next door to me, but I can hear the person above me walking around sometimes. But its really not that big of a deal. I am EXTREMELY pleased with this complex thus far and would recommend for anyone to lease here (despite all the negative comments).

Treated Horrible
The front office staff here is the worst. Did you know that you are not allowed to talk bad about the property while on their grounds or any where around it. Look at your lease. A lot of people were kicked out for this reason. The management doesn't know what they are doing and they talk trash about their residents. I got this all on tape. They think they can get away with any and everything, but they are wrong. They have had the cops called on them several times and have had lawsuites brought against them. Just ask anyone who use to live there. There is actually once set of apartments that have a lot of damage done to the outside and the office just looks over it. NEVER EVER LIVE HERE!!!!!!!

Management....
Tell me how when a Maintenance man comes inside of your apt, messes up your OWN wall with his ladder and it takes 8 maintenance requests and 4 weeks to fix it? I enjoy the apt it's very nice, BUT WHY did it take 4 weeks??? Shouldn't of. It took me calling basically threatening corporate would hear, and boom, he's there in 15 minutes. Oh and the parking IS horrible! But nice apts. lol

10 reasons not to live here.
1. You can never park in front of your apt. 2. I'd better manage this apt because the manager can not do anything. 3. All neighbor keep their lovely stinky trash in front of the apt door. 4. If you walk at night in your apt, someone will call the police. 5. It's very noisy. Some people turn on the music very loud and loud. 6. Gate is alway open and welcome anybody even at night. 7. Watch your step on the grass because of lot of animals' poop. 8. Watch your back, there are not a few unleashed animals. 9. Don't swim in the pool. I saw some dung in the pool. 10. People who once lived here have started to move out.

I woke up this morning to a great thing; the new staff here was at the gate at 7:00 giving us FREE breakfast I think this place is turning around for the better.

No community life
This apartment community is very boring compared to some of the other upscale apratments. They no longer have breakfast in the club house once a month, never have any activities for the kids that live in the community, nor any social events like many other communities that i have viewed online.. You can't walk on the grass on the community without the worry of steppin in dog poop.

they seem ok
my lease is almost up and then my boyfriend and myself are gone. They just seem so perfect when looking at pictures and talking to office staff so you rent then everything seems to fall through. We have a bid dog and we made sure it would be ok if we where on the 3rd floor just so we dont make the people below us mad. well the floors must be paper thin becasue they complain like everyday that we are to loud. i always think ok either they are then or the people just want to say something. ok so then they wanted to check something in our apartment and gave us no warning that they need to so when i came out of the shower that day someone that worked for them was in the apartment doing his thing asked why he did not knock well of course he did not answer because he did not understand me so i told the office but they really did not care that much. so if you are moving in make sure your ready for that and if animals get the first floor or you will make people mad.

I love these apartments
I have been here for almost 7 months. I love it here. Granite, the parking is horrible and the gates are broken at least once a week, seriously though, these apartments have problems just like any other apartment complex does. I was here when Gaby was the manager and I thought she was really sweet and I always got what I needed done as soon as possible. I also think the new manager is sweet. I have only spoken with her on the phone though. The only other thing about the apartments that bothers me, is the fact that I live on a first floor and the foundation is cracking and settling and some areas of my apartment the floors are at an angle. Its not a huge ordeal, but I imagine that in time, it will be worse. I will probably be renewing my lease when it is up. My neighbors are quiet, except for there are little kids in the apartment above me and they run around alot, when they aren't in school, but I don't mind. Hopefully, new management will help people change their minds about these apartments. I work in hospitality and I know that you can't make everyone happy though!

I love my place
I moved in when it was built and I am still here. I love the hard wood floors and built ins. I like the fact that it is off the beaten path. I do not have any complaints, but the office people do change alot, but I've lived in many apartments and seems to be the trend everywhere. As long as I'm taken care I really do not care. I'm not moving anytime soon.

YOU ARE GONNA REGRET THE DAY YOU SIGNED YOUR LEASE
i actually live here and im not some tenant that is late on the rent or is out for revenge but let me tell you about these beauties lets start on the gym hmm lets see its cleaned about once a year with no alcahol for the equipment if you want proof go throw some trash on the floor and count the days it sits there they have also had a pile of woodchips that sat in the parking lot for almost roughly a year. The office staff cannot handle problems at all if you have a problem and tell them something they will start yelling back at you and if you tell them your going to call corporate if they dont fix the problem dont bother its pretty much a empty telephone line cause the only answer youll get is a machine go ahead google the number online for corporate and try calling it. The hallways in my aparment have trash in them from a month ago the light fixtures in my building have so many bugs in them i asked the office to have someone clean them that was about 8 months ago .

Change for the better
Coperate office has fired the manager and asst. manager. They have told numerous residents that a new manager would be in place by Oct. 2,2006. I hope who ever they put in the office will do more than sit in there with their blinds closed and eat all dang day.. This property needs an aggressive manager that gonna be there to serve the residents that pay their high wages. They need to be on to the maintenance team and do follow up on their assignments. Also everyone is gettin parkin permits but again something needs to be done about parkin.. There are no assigned parkin.. For most of us that have school or have to work evenings. We end up parkin in places no where close to my buildin. I went and bought groceries one nite after work and i parked in a no parkin zone just to unload the car , and the patrol officer told me i had to park in a legal spot or he would call and have me towed.. From the time i have lived in my apt the customer service has been terrible.. But in less than 8 month this is the 3rd manager to come on board since i been living here..The new management need to have property meetings with the tenants and see what problems are so they will know up front what they are walkin into and try to get some problems corrected before alot more folks move out.. Can someone tell me why the club house can't be rented out. Several residents told me its for show only. Everyone here pays high enough rent.. I feel if its needs to be rented out. The person must live here on property,put up a deposit at time of renting it out, and be responsible for cleaning.

Are you kidding me?!!!!
I can see how people that like this place can say nice things about the looks of the apartment but how in the hell do you have something nice to say about the office staff and management. From the second I walked in the front office for the first time, everything seemed great. The apartments were so beautiful I could not wait to move out of my 20 something year old apartments. The very first night that we moved in we had a random neighbor just walk into our apartment with out knocking or anything to tell us that we were being too loud "moving" into our aprtment. We had lived on the 2nd floor for 2 1/2 years at our previous apartments and never had ONE complaint. We have lived here for about 6 months and had 15 noise complaints and the cops called on my husband and I and our 2 year old son 3 times in the middle of the day on a Sat. No that is not the apartments fault but obviously these have to be built cheaply in order for us to be having a normal Sat. afternoon and have the cops called b/c our 2 yr. old was being too loud. Due to this problem to office staff did ask us if we would like to move, we agreed and were moving in a month. A few days before we moved I went into the office to get an exact date to get the keys and well they had rented out our apartment that was promised and said they had no record of us ever wanting to move. Well it was there idea in the first place. Now we are moving finally and they want us to pay $200 for a transfer fee when this was all their idea. We have put in several maintenance orders and they have yet to be completed. Our floors had to be replaced so they ripped apart our baseboards and still have never fixed them. The bricks outside of our apartment are about to fall. Any time I go to talk to the manager she is always so rude, she won't let you explain yourself or talk without her interrupting. I would give anything to be back in my 20 year old apartments, the staff was so much more courteous and truly cared if the residence were happy. DO NOT GET CAUGHT UP IN A LEASE HERE!!!

How ------ are the villas gonna go
Its sad that the litter on this property is the way it is.. I was extremely embarrashed to have company over after i had gone out side and seen the beer bottles, cans, and cigareets out layin in the breeze way.. You have good folks like me that don't smoke and don't drink that go out there and pick the mess up just so some of us have something decent to call home when we are off from our jobs. Theres was a beer bottle in our flower beds for 4 days i let it sit there just to see how long maintenance was gonna let it sit there. They ride around on the golf carts and don't do a good job of cleanin up the litter as they should.. There are cars in the parkin lot that never move and is just takin up parkin spots also. Maybe i should call corporate office and have them see the problems since that fat lady in the office seldoms makes rounds on the property.. Do anyone have and recommendations on Apartments to look at so when my lease is up i can get out of here.. Prefer something as new as these apts but doesn't accept the section 8 deal.. I have had enough of that business.

structural damage, poor management, etc., etc.
My husband and I just got out of our lease there! They day that we had our final walk through, managemnet no-showed us. They booked the apointment and did not have the courtsey to call and re-schedule. All of the apartments in building 1 had structural damage. Our neighbor was forced out of his cause the beams were proturuding out of the wall, both the patio and front door would not close properly, and the sprinkler system was protruding out as well! The management seems to change every 6 months. They also have a bad habit of walking into your apartment at their convenience. With identity theft being as high as it is, you would think they would want to notify us. We left our apt for 15 minutes to go to the bank and when we came back their was a guy in our apartment who spoke no english. Where was management?? on a break! There's more but I don't want to scare the people already living there. If you are there... write letters of all complaints! They can't dispute a paper trail!

very unhappy resident..
We have complained on numberous occassions to office stay about the noise from the neighbors above. Each time we have gone to the office they put up a front like we are gonna handle it and everything will be ok and we continue to have the same trouble.. Its sad that we as workin class people have to pay high price rent and can't come home after a nice day of work and be comfortable. The management that was runnin things lied to us and told us this was not a section 8 acceptable property comes to find out they do.. Some of the residents here do not have respect for others.. they run up and down the breezeways at nite and they allow their kids to be outside keepin up noise at various times of the nite.. We suppose to have a patrol officer he is never on property when u need him.. Also to make things worse each time u go in the office management is always eattin something.. How professional is that folks.. Think twice about this property before makin your decision to get in here and get sucked dry for a 1 yr lease. Parkin is horrible if u work 2nd shift or have nite classes.

Parking is horrible!
i have lived here for a month or two. I have had no problem with management. The only two issues here is the parking and the number of people in an apartment. If you get home anytime after three or four, you will not have a spot anywhere near your apartment. There are atleast 6 people living in one apartment and they have atleast four cars which take up the closest spots. AND ... they don't move their cars. The place is nice just the parking and noise is horrible.

Horrible Apartments
I have lived in this apartment complex for about a year and a half and I can not wait to get out of my lease. The first year I lived here I was in a one bedroom apartment, the managment informed us that they were going to fix the doors because they were having complaints about drafts. The construction crew came and totally ripped apart our door frame. They told me that someone would come and fix it within the next two weeks, nine months later it hadn't been done. The managment is horrible, these people don't know how to run an apartment complex. There is not enough parking for everybody that lives here. I've seen as many as nine people in a one bedroom. Isn't that a zoning violation? But the managment doesn't care. There is always trash everywhere on the property. Yeah it's gated but the gates are almost always broken. The other day I actually saw the gate close on a car and it wasn't the guys fault. Last year the bricks actually started falling out of the building. Of course managment didn't do anything about it. Like I said I cannot wait for my lease to be up but if you move into these apartments, I hope you have better luck then me.

Those apts suck
I lived there for a year and a half. Like a lot of others I was the first one to live in my apt. I moved in in November 2005 and by Christmas I had a crack so big above my door I could stick my finger in it. Then about two months later I noticed cracking every where. I finally put a work order in and that got me no where. The managment kept telling me week after week that they were going to have a crew come out and fix the cracking. Four months later there was a crew. Also my kitchen cabinets were coming apart from the wall. I think the management hated me because I had a work order every week, and guess what it was for the same thing over and over again. When it came time to renew my lease I asked if they could switch me into an apt that didn't have all these problems and they told me "Oh I'm sorry we can't do that unless you want to pay a fee." Unfortunately at that time I couldn't get out so I had to sign another lease, this time I only signed for six months. I am currently out of those apts and I have never been happier. The management is horrible. There have been three different managers and not one knows how to run a complex.

I've lived in nicer ghettos
We moved in last fall, enamored by the hardwood floors and the fact that our apartment was brand new. The old office staff was very nice and if there was a problem they would get it fixed. Recently the staff has changed and they have blatantly ignored every work order we have put in. <br>The construction is very shoddy. Our walls have cracks, the floors aren't level, the vents fall out of the walls and I'm afraid to use the jet tub because it looks as if they just threw it in without regard to saftey regulations. <br>This complex also accepts section 8 housing and the worst at that. There is constantly food trash and broken toys all over the grounds and in the breezeways. The management does nothing about this. Most of the apartments are occupied by more people than they are zoned for. We now have roaches that we can not get rid of. The noise level is disturbing both day and night and someone is constantly breaking bottles in the parking lot. <br>And if that isn't enough, for some reason people feel the need to peel out of the parking lot so that their tires squeal no matter what time it is. Mind you, Continental Dr is a 25 mph zone, but everyone has to try and hit 60 or higher coming and going from this complex. <br>I'm more than a little dissapointed and can not wait until my lease is up. I grew up in a low income tenement in NY that was nicer, cleaner and safer than this place is.
