The community was great at first but has since gone downhill. Loud neighbors, the foul stench of pet waste that most owners don't pick up, trash in the hallways, horrible parking, etc..... I highly doubt I'll be renewing my lease or recommending the community to any friends.

maintenance is terrible. work orders take weeks or months to be completed. gates have never worked and the pool hasn't been open for a couple months either. it's an over-priced fancy-looking ------. this is the most expensive apartment i've ever lived in but it's also the most unhappy i've ever been in an apartment complex

It's awful - the office staff are rude and don't care. Complaining to the management company isn't any better, and nothing gets resolved. The community is always dirty/trash everywhere, and the gate hasn't worked in the last 7 months I've lived there. Worst place I've ever lived.

Office staff are very unprofessional, you have to call 3 or 4 times for work orders. ------ will tell you he put the orders in and he don't. Then the maintance don't won't to do the work.The interior inside the apartment is nice its just the staff

This apartment community is terrible. The grounds are filthy, there is trash everywhere, and the dumpster areas are absolutely disgusting. The walkways have never been power washed and it's embarrassing to have guests over. I have gone outside and picked trash up before people have come over. Maintenance requests are never responded to in a timely manner. I have yet to have a request completed in less than 2 weeks and have had to go to the office and remind them EVERY SINGLE TIME. The gates have been broken since this management company has taken over in February. The lights outside my building have been out for over two months now. That's fun when you leave for work before the sun rises. There are several aggressive breed dogs living in the community and the grounds have animal feces scattered around. And as I was exiting the rear entrance the other day, I saw a towel up in a window used as a curtain. Classy. These apartments are definitely not worth the amount you pay for them. I have talked friends out of moving into this complex and told them to move elsewhere.

Mira Vista Ranch is absolutely the WORST apartment community that I have ever lived in in all my days of renting. OFFICE STAFF AND MANAGEMENT- Is a nightmare and a joke. The manager is the biggest ----- that you will ever meet in life. She lacks the people skills, professionalism, and qualifications to even be a manager in an apartment community. She is inefficient, disrespectful, demeaning, and SHOULD NOT be managing anything. MAITANANCE- They never resolve any work orders or requests in a timely manner. I had a kitchen light out for 3 weeks before they came and fixed it. I cooked IN THE DARK for 3 weeks. They ride around on their go-karts texting and trying to look busy, as opposed to actually doing their jobs. They never know what they are doing. They came to fix my fridge and instead broke it, and it went out 4 times in 1 week. They then lied and said they would order a new one never did. I had termites that had literally eaten my windowsil apart, and after advising them of this, it took 1 MONTH for them to act on it during which time termites had began literally flying around my house looking for something else to eat! COMMUNITY EXPERIENCE- The appearance looks great until you get passed the front office, and then you see the real deal holyfield. The grounds are covered in litter, dog crap, and glass. There are gunshots that have been fired. The police are there 3 to 5 times a week. There are thefts and break-ins left and right. People do not abide by the leash laws, there are dogs that are free to roam and attack residents because their owners do not keep them on leashes. NOISE- The noise issues are horrendous. If you live on the bottom floor, or plan to move there...RUN WHILE YOU CAN!!!!!! It is the worst experience I have ever had in my life. I lived on the bottom floor, and due to hard wood flooring, poor management, and poor construction of the apartments, I COULD HEAR EVERYTHING. EVERY WAKING MOMENT of living on the first floor was pure Hell. I had neighbors who had NO RESPECT for those of us below them. They allow their children to RUN not walk through the apartment at all times of the day and night, they stomped and walked as hard as they wanted. Never able to sleep in on the weekends because their children were up at 5 and 6 am running and riding toys across the floor. I average at about 3 to 4 hours of sleep a night simply because they are up at all odd hours of the day and night stomping and running in the apartment. After complaining to management for 6 months, they did nothing. After trying to deal with it for 3 more months, still nothing. Finally cops were called as management directed, cops said talk to management, ONE BIG RUN AROUND. Instead of management correcting the problem by transferring the resident, issuing lease violations, or demanding that they respect their residents and limit the running and stomping, they sat on their Asses and did the easy thing....which was NOTHING! They do not accomodate those with medical conditions or disabilities...their message towards those issues is simply...who cares. There are hood rats and section 8 people living in every building with loud obnocsious children, and no respect for those around them. People riding through the parking lot at all late and early hours BLASTING music and bass. So to sum it all up, the noise is horrible, the management is disgusting, the property is a joke, and the best thing to do...its to RUN RUN RUN as quickly as you can to ANY apartment community but this one! None of your concerns will be met, no one cares about your quality of living, it is a trap!!! They make you think you're gettnig an amazing apartment, a caring staff, and an excellent experience, when it is really a one way ticket to H*** sitting next to ----- in gasoline underwear!

DO NOT let the wood floors (that are cracking anyway) and jet tubs fool you!!! Long post but worth the read if you want to get your money worth. I have lived on this property for almost a year and I must say this was such a waste of my money. I have absolutely nothing good to say about my stay here and that's under both management companies that have been the owners since I have been here, MC residential (current owners) being the worse. I haven't even had that much contact with the office but when I do its always a hassle and they are ALWAYS rude and extremely unorganized as staff. The gates are always broken and when they shut them the clickers we have don't even work so you have to wait in this long line for someone to come out. The property always smells like animal feces or trash, and the breezeway is filthy from them carrying peoples trash down the stairs. As stated below the walls are paper thin it takes awhile to get use to coming from an apartment to where you barely hear anything to waking up to your neighbors alarm clock and then there being a world war 3 going on due to everyone banging back and forth trying to get the alarm to get cut off. They have apparently stopped taking section 8 but I beg to differ. Not too mention the cops are in these complexes AT LEAST 3 times a week it is absolutely ridiculous!! This apartment complex has gone completely down hill and I can not wait to leave. I never do reviews but I had to for this complex, the rent is way over priced for the things and people you have to deal with. I could go on and on but long story short...DONT MOVE HERE!!!

I moved out of Mira Vista Ranch a month or two ago, and I must say it was the best choice I made. By the end of my lease I was counting down the days until I could leave that place. I always had a very unsafe feeling from living here. The other tenants were noisy and disrespectful, dogs were never on leashes and their was animal feces everywhere. The floors and walls are paper thin, so you can hear everything in the surrounding apartments. I literally woke up from my neighbors alarm clock on multiple occasions. My biggest complaint by far is the office staff. They are very rude, lazy, and talk bad about tenants in front of other tenants. I was in the office once when I heard the manager tell one of the maintenance staff that she got a complaint one of the hallways smelt like urine. All he said in response was "it will go away". If you already live their and have signed a lease, they could not care less about you. It is a apartment complex that is made to look nice on the outside, but the skipped corners and used nothing but cheap material. When I moved in, the rent was a little less expensive, so it was understandable, but now they have raised the price and it is completely unreasonable and NOT WORTH YOUR MONEY.

I have been a resident at Mira Vista Ranch since 2012 (November) and have witnessed the management shift. I agree with all the previously posts, stating there was zero communication prior to the new management company taking over. In the month of April 2014, I unfortunately had a pending air condition request for approximately a month before it was resolved. For the month of April, I had no air condition and when I inquired about reimbursement; the front desk said they would not discount any charges for the month. Currently, I am having a problem with insects and bugs (roaches) emerging from the pipes. I keep my apartment clean and do not leave food out to attract bugs at all. I believe the trash left in the hallway attracts bugs and roaches to the apartments. The maintenance staff has always been considerate and empathic when helping and I wish this was the same case for the front office support. When you call the number during working hours, there is about a 50% chance your call will be answered. I called today (after previously submitting a pesticide services request with no action taken) to highlight this issue, and the gentleman who answered the phone seemed to be annoyed I was calling. In addition, I found out during our conversation, they charge every resident an extermination fee; however, you must request to have this service done. I have always maintained courteous composure with the staff, and I am disappointed when this level of respect is not matched. I plan on breaking my lease within the next week and moving out early. I hope some finds this information factual and helpful.

We have lived here for about 5 months now and when we first moved in the property was owned by another company. A month later with no notice given we got letters on our doors saying a new company owned the property. I've put in several maintenance requests and they seem to be just as bad as they say the old company was. My requests are never completed and if I'm lucky enough to get a request completed, it's definitely not done in a timely manner. I recently overheard the maintenance staff tell 1 resident that her request to repair some paint scratch issue that was done by him was closed by the office because ------ ( 1 of the office staff members ) didn't like her and said her repairs were favoritism. The children in the complex are extremely loud and disrespectful. They walk right out in front of your vehicle and turn around and curse you out for almost hitting them. I've witnessed the kids smoking, drinking, fighting, climbing the fence to our neighboring community, screaming and yelling at all hours of the night. I've personally called the cops on them several times which did no good because the children scamper off in different directions when they see the cops only to return to the loudness as soon as the cops leave. We have trash cans in our hallways that rarely get emptied and if they do, it's not the schedule they said would be followed which is Sunday through Thursday with the tag being picked up by 8 pm. It's at 11 or later once or twice a week by some guy drinking a beer. The parking is horrendous! If you come home post 6 prepare to walk a distance to your building. Lots of vehicles with expired inspection and or registration, flat tires, bumpers hanging off, are all taking up the spots. The gates that most of us moved here for are never closed! They closed them for 2 days and reopened them because they received too many complaints. I don't know about anyone else but if I moved to a community with gates, I expect them tuck be closed! It's a safety and comfort thing. Residents come in at late hours blaring loud music! Dog feces all over the place. I rarely see residents picking up after the animals they own. I do not recommend spending the wasted money here. These apartments are way too highly priced for the ridiculousness you have to deal with to live here.

Parking is a BIG problem. If you come home after 8:30 or 9PM expect to park buildings away from yours. We have had heater problems for two months, have called them over and over to come fix it. We even called new corporate office. Our kitchen light has been out for 1 week and 3 days and they have been informed in person and over the phone and still haven't come to fix it. We are under new management but WE MISS THE OLD MANAGEMENT!!! These new people are slow, they are so concentrated in adjusting and making some changes but who cares if I don't have to take my trash to the curbside or if now everybody has gate remotes, COME REPLACE MY KITCHEN LIGHT AND MY HEATER. IM TIRED OF TAKING COLD SHOWERS!! New management is not impressive take your sign down...thank you. If you want to move here I hope you know handy work around the house, they don't care of the residents.

Rats rodents and noise oh my. No matter who owns it or sits in the office this place is a total dump. Loud children and teens running wild all hours of the nite hitting cars with bikes toys etc. This place is SOOO noisy and mgmt will not do anything. Children are so loud u can hearit clearly from 121. AND animals. . WHO thinks it ok to let ur pets loose on balcony 24 7 and bark and howl all nite? And mgmt does nothing What mgmt does is handle things that benefit them .partering with city animal services dept. to cite ppl for dog poop...THAT saves them fines. Getting garbage off curb but keeping it in breezeways doesn't show visitors what an eyesore it is here. Instead they charge us more to lv trash outside r door so a vendor can come at 11pm and get it. That's IF they come Last week garbage stacked up for 6 days b4 the code enforcement warned them i heard. Im gonna post my pics of trash very soon. Rats were everywhere. Again mgmt doesn't care and ignored ppl eho complained. This is the best way to get mgmt to act since they post on here. So mc prop, make ppl and they childrens b quieter. They dogs need to b quiet to in middle of night. & don't let trash fill up and don't charge us for not getting r trash. I don't know what 2 to cuz we can't sleep up in here. Who do we call if mgmt won't do anything? Don't move here cuz u won't get sleep or peace and they won't get ur trash but charge u for it..guess its cuz the RATS r considered extra ppl living here. This plc keeps getting worser cuz mgmt don't care. Updated to fix yrs I stayed here and to say garbage been sitting outside all wknd and 2day cuz they won't pick up garbage. Saw rats again 2day.

I have been a resident of Mira Vista for the past two years. After meeting the new employees in the office and having some issues taken care of recently I wanted to express my impression of the new management. But first after coming on here to read what a few past reviewers were saying I thought I would express some concern to my follow neighbors. First the lady who had to actually wash her dishes and left her child unattended in a bathroom, I employ you to please move out. You are part of the problem here. Secondly, the creepy constant response person, it appears you are stalking this site. Get a life and move on. You moved out. Great. Now find something else to complain about. Since the new management the grounds are cleaner. We no longer walk past trash 3 days a week. Love this. The good neighbors are really starting to see the change. It took years to get this way. Especially reading all the complaints. Change takes time. Improvements are already being noticed. I want to thank the employees in the office for helping me with my problem today. Best of luck to you. And the creepy site stalker can email if they don't think I'm a resident and I will invite you over to my apartment.

It doesn't matter who owns it: mira vista ranch is pure trash. The newest owners arr ecen worse than the last ones. They talked changethr first week and badmouthed the old owners, which were pretty bad. But since mc properties took over fees and changes have been added on, and the creepy ----------- maint dude even picked through garbage just to fine people. But they will not do a thing about cars that have sat there over three diff owners. Plus, this place sounds like as club, amusement park and zoo all rolled into one, and mgmt wont do anything. The --- dude mentioned quiet hours...what quiet hours? The staff is here late being loud themsrlves. Guess residents r taking there lead. This place gets worse every day, but we now have trash cans to put our identifiable info in..makes for easier identity theft. All in all, this place was bearable but is noe a complete nightmare. Mc targets people and reprimand who they want to. This place needs to be bulldozed down so they can build another extended stay hotel or change name tok mira vista trash.

Dont move here!!!I AM EIGHT MONTHS PREGNANT WITH A ONE YEAR OLD AND IVE GONE A WEEK AND A HALF NOW WITH A BROKEN DISH WASHER!!A new managment company came in and fired all the maitnance men. My daughter just looked us out of the bathroom door so I called the office to help and they told me its sunday so they dont have any one working. Now im pregnant and have no way to use the restroom till tomarrow...if they make it over by then but i doubt it because I havent had a dishwasher for over a week. I Hate this place!!!!

I have lived at Mira Vista for almost 2 years & I have never had any problems. I LOVE my apartment & especially the Jacuzzi bathtub. I am a woman who lives by herself & work 2nd shift & come home late at night & I have never felt unsafe here. Whenever I have turned in a work order it has always been done within 24 hours. I just renewed my lease & I would not have done so if I was not happy here & no I do not work for the Apartment Complex! I work at Parkland Hospital in Dallas Texas.

DON'T MOVE HERE-- UNLESS YOU ARE COMFORTABLE WITH NO FEELING SAFE AND BEING AROUND DRUG DEALS! My roommate and I lived here for a year, well really for 8 months because the last two months we just paid rent to live elsewhere. The walls were thin I could hear the neighbor next to me snoring. Plus the neighbors on the other side were always up to something and even had a domestic violence dispute that the apartments didn't think we should be worried about even though I came home to 12 cops at the top of my stairs and my roommate scarred to death because of all the noise that had been going on in their apartment. There was no point in having an on-site patrol officer because every time we got his phone number and actually needed to use it, it was disconnected! Another issues was the drug bust that happened, it sure was awesome getting woken up at 558am to a gun shot and scared to look out your bedroom because you aren't sure if there was going to be a dead body laying in the parking lot. Apparently, that gun shot was fired by the police to stop the drug sellers car from getting away. Another incident that apartment office wasn't going to tell me about, I just had to ask why the Hell there was a gun shot fired outside my bedroom window at 558am. Yes I get apartments shouldn't tell you everything that happens on property but when it is my next door neighbor or outside my window please believe I have the right to know! Don't even get me started on the rude office staff!! if you do move here, defiantly use online payments because they lost my checks twice and lord knows who has access to my bank info right now. They acted like they had done nothing wrong and my roommate and I were just two crazy white girls.

Place sucks, they raise the rent even to good tenants. only the front area is maintained and the back and sides suffer. Maintenance steals from the apartments and the numerous mgmt staff that has been here is a complete joke. All they say is your rental insurance will pay. I thought these people were bonded. Security is a joke - the only reason I have stayed is not covenient for me to move but I will be moving when my lease is up since the continue to raise the rent, but lower for some renters. - nothing is done about noise, kids, dogs, etc. No security for the grounds and this is a shame. takes sometimes a week for maintenance to come fix anything and you basically have to hide all valuables. DEFINITELY NOT RECOMMENDING TO ANYONE!

Horrible horrible horrible! Do not move here unless you're willing to live in a dump. I can't wait til my lease is up (which is SOON). This place has gone down hill, there's trash and dog poop everywhere...nats, roaches, and bugs all over the place. The stairway/hallway looks like the projects! You can't walk up or down the stairs without getting dirty. Just gross! These trashy apartments are OVERPRICED! the floors are NOT hard wood they are laminate (which stay peeling), the so called garden tub is plastic and good luck with the jacuzzi that pushes out nothing but dirty water, the walls are paper thin you can hear your neighbors conversations, when they come and go. It's not worth the money! Management is a revolving door--I've seen at least 4 people in the least 2 months. And not to mention, they NEVER fix anything, NOTHING...you have to constantly call them about the same problem for months... then they have the nerve to get mad at you because this patch work of an apartment need repairs. The office treats you like crap, they are very rude & nasty (Alex and Jessica)...and all they do is LIE LIE LIE! Why pay all that money to live in a dump! Do not move here! You have been warned!

Garbage is the only word that describes this place. (1) There is garbage all over the grounds at all time of course not in front of the front office. Dumpsters often overflow with garbage with blows out and all around the complex. Not only that, tenants leave garbage in piles outside of the designated trash pickup times quite frequently, and I m talking the day before, not an hour before. So not only does it get scattered everywhere by cats/rats, but you must look at it and smell it as you walk by. (2) The office management treats you like garbage. Maintenance requests are rarely fulfilled in a timely manner. Nobody in the office knows who you are because it s like a revolving door up there with all the turnover, which takes away from any personable service . (3) The apartment construction quality is about the same as a pile of garbage. They used the cheapest paint they could find to cover the cheapest building materials. Everything falls apart. The walls are so paper-thin that you constantly hear conversations and noises on every side of your unit including the ceiling, which is the worst. (4) Most tenants here are in fact garbage. People don t pick up their dog feces at all and why would they with the precedent the apartment complex sets? All I hear day in and day out are trashy people yelling and screaming (because a regular voice just doesn t work for some reason) about god knows what, not even using proper English. Just the other day I saw 2 women yelling about they man ain t doin nothin while one of their kids almost gets hit by a speeding car with a bumpin bass. Ridiculous. Trust me, you don t want to live here. Stay away from this place it s not a safe place to live.

I have thoroughly enjoyed my living here. I'm not sure what all the negative reviews are about but it's been quiet, clean and we are very satisfied. The office staff has been more than helpful and Alex the manager is the "bomb" as far as I'm concerned. Apartments have Apartment "issues" ..you'll never find a perfect one but I'm glad I found this one. Very happy here. I would highly recommend.

The apartments has roaches, they tell u that u have to turn the heat on and leave the refrigerator open every time the water machine on the frig freezes. The come in your apartment without notifying u which is against the law. They try to make u give them $50 for a gate remote, which the gate never works and in order for company to visit you unfortunately u have to give them the code. They dont return your maintenance calls unless you start leaving rude messages. These apartments are not worth the money.roaches, roaches, roaches
