This place has been TERRIBLE since the new management took over in 2012. I've lived here for over 5 years, and the past year has been nothing but trouble. Maintenance requests take days, if not weeks, to be addressed. Management is inconsistent and incompetent. I made complaints about an excessively noisy neighbor for 10 months, and nothing was done. It took me giving the manager the complaints and police reports filed by all the other people in my building and threatening to break my lease for them to take any action. The management and staff changes constantly, and there is little, if any, communication between the people coming in and the people going out. This has caused multiple problems in regards to their financial and payment records. They don't document anything, and have lost payment records on a number of occasions. Many tenants have had this issue, especially concerning documentation pertaining to the payment of security deposits, gate remotes, garage rentals, and pet deposits. You MUST keep every receipt for the ENTIRE time you live here!!! When I moved in 5 years ago I paid all of my deposits, but as they've "misplaced" my original lease (or any record of my move-in), there is no proof of any of the deposits that were paid. If you work past 6pm and expect to be able to find a parking space when you get home, you are in for a rude awakening. There is no longer any tenant parking, so the already limited spaces are fair game for visitors. Be prepared to park 2 buildings away from your own if you come home in the evenings. The walk itself isn't such a big issue, unless your female, it's dark outside, and you have 2 arms full of grocery bags. This is especially scary in light of months worth of warning notices regarding 2 incidences of women being physically and/or sexually assaulted while walking to or from their vehicles. After a while I got so frustrated I just shelled out the $75 per month for a garage. In addition to issues with management, this property has consistently gone down the toilet in regards to the quality of tenants living here. The last people living below me were SERIOUS potheads, so much so that the smell would come into my home! The previous people living in that same unit got evicted because a mother and her teenage son were selling drugs out of their apartment, and were only caught because a neighbor in the building across from ours set up a security camera to record them from his patio. A few times a week, it's expected that you'll be woken up sometime between 2 and 4am by the sounds of either blaring rap music from the cars that speed through the complex, or drunk idiots fighting, arguing, or partying in the breezeways and parking lots. You will easily fall in love with the interior of this complex. Yes, it has the (faux) wood floors, the granite countertops, the jacuzzi tubs, and the vaulted ceilings, but don't be fooled. It's honestly not worth the trouble and frustration that go along with them. You would be much better off renting from Chapel Hill, Broadstone, or Ballantyne, where you will truly get the high-quality, luxury experience you pay so much for. Happily, my lease is almost up, and I'm sure I will easily be able to find a more satisfying way to spend that $1200.

I have lived at Mira Vista for almost a year now and it has been all downhill from the beginning. I have a broken lease on my credit so my chances of finding a nice apartment complex are slim. When I found out that Mira Vista was a second chance apartment complex I was excited. It had so much to offer. Wood floors, Garden jet tubs, Granite Counter tops. I moved in Aug 2012 and can t wait to move out! I have had so many problems!!! I had a leaky window every time it rained water would pour in the house and on the floor was a pound. After 4 phone calls and 3 rainy days and a month later I got my window fixed. I m assuming that they don t care too much about water damage. I have 2 pets I paid for one when I got to the complex and got a new puppy after I moved in. I got a letter stating that I needed to pay for my animals. I explained that I had already paid for one and that I am willing to pay for the other. They told me they had no record of my deposit for my dog or the deposit for the gate openers ($50 each) I had 2. I told them who I paid and found out that person no longer works for the complex. Apparently they walked away with my money. I had a broken water faucet that was spraying water all over the kitchen when you turn it on and it took them 2 weeks to send someone out to replace it. I am now having issues with ants and roaches. I keep my apartment clean there should be no reason I have bugs!! They opened the pool 2 weeks ago and I enjoyed the pool a few times before they closed it I asked why and they said that the inspector found a electrical problem with the lights that are in the bottom of the pool. this answer was given on a Sunday they told me it will be open again that Wednesday it is now Tuesday of the next week almost 10 days later and the pool is still closed. nothing seems to get done around here. there has been a truck in the parking lot for over a month now has not moved once no tags or plates. I was told when I first moved in that if your car sits in one place too long or looks like it does not run it will be towed....still waiting for this one to be taken away. Parking is way too hard to have a truck sitting in the parking lot taking up a space. If you get in past 7pm on a week night good luck finding a parking space you will have to walk a mile to get to your apartment. Also the gates are ALWAYS broken every other day. Needless to say i am so excited to get out of here in a few months!!!

I have been a tenant here for over 3 yrs. I absolutely loved the previous Manager. She made sure all of my requests were taken care of in a timely manner and always followed up with me to ensure I was satisfied. Yes, she did increase my rent over $50 per mth. I checked around and considering the wonderful customer service she provided, it was well worth the increase. Now, I found out she has gone elsewhere. I would NEVER have signed a new lease if I new she was going to leave. It is definitely NOT THE SAME SINCE SHE LEFT. I WILL NOT sign again when my lease is up. Very Sad they no longer have the BEST MANAGER ANYMORE! :-(

This is a terrible place to live and is former Section 8 housing. I know Lewisville isn't the most upscale of cities, but this has got to be the epicenter of trashy people. You will deal with all kinds of noises at all hours of the night - cars speeding through the complex with blaring music and neighbors yelling at each other outside. Not only are they yelling, but yelling obscenities and various racial-related terms. In fact, my roommate and I don t even feel safe walking around after dark. You will not get wood floors as promised, your "luxurious jetted tub" is a piece of plastic that the tiny water heater can't fill up, and the workmanship as a whole will be terrible. Also, I know someone on here complained about the lack of landscaping - it's very true. I thought they would do something as the spring came around, but nothing was added all that remains are dying shrubs with stuck in the branches. And you can pretty much count on the gate being broken at least once a week. This place has received so many complaints that the management company, Mosaic Residential, has removed their branding and flags near the front office. I would say the only positive about this entire place is one of the leasing coordinators, Alex - she always greets you with a smile and does her best to assist with your issues - which I'm sure is very difficult given the tools she has to work with. Since we've moved in upper management has been changed twice and things still haven't improved

1) If you leave your parking spot, you must walk a block with baby and groceries to apt. 2) I have lived here for 1 year. Front office manager just got fired. So that makes it 2 managers, ~4 maintainence men, ~5 front desk workers that I have been through in only a year. High turnover, bad staff .still. 3) Had bad leak with mold in apt. Moved to a 2 bd same complex. Another leak started and still not fixed. Been over a month. I'm left with 2 huge holes in closet, smells musty from leak. 4) Wood floors are cheap and scratch, etc. easily. 5) Dog feces and garbage everywhere. 6) Neighbors leave their music on in cars outside and fight like this is the hood. Irritating when you have a newborn. 7) Rent is too high (2bd, 1 bath-1000/mon) while I can rent a 3 bd 2 bath for 1000. 8) Grass and trees are dying, grounds need to be redone. They focus on front office more than apartments. 9) Gates are never working and stay open. PROS 1) Mailman is nice 2) Pool looks nice 3) Appliances are decent 4) Location is good

The walls/floor in this apt are very thin and its obvious they skimped on insulation when they built this place. I can hear my neighbors having sex, fighting(word for word),toilet flushing, jacuzzi motor, shower ,can tell when they have shoes on and when they're off..as am sure they can me. Pretty much its like living in a dorm again, except am too old for that now . The apts are beautiful:hardwood floors ,high ceilings etc but so much for luxury if you have no privacy.

Mira Vista Ranch sounds great when you tour and see all of the exciting features you get. It's only great till you move in and realize how poorly management is. You can sit in the office for 30 min before they notice you. The office hours are horrible. They close at 5:30, so any working person it is not convinent to get to the office or shall I say get helped by 5:30. Communtication is horrible and the staff is very unfriendly and not helpful. If you get home past 7:30 or 8 pm plan on walking half a mile to your apartment because parking is impossible.

Well the cops just busted a drug dealer that has been selling drugs at this complex since October of last year. I have repeatedly let management know about this activity with no help. I had to do all the detective work myself and took pics on several days from my balcony of the deals going on in parking lot just below my balcony. Several cars were broken into not long ago as well. The complex management constantly changes, I wouldn't wanna work here either, and each time they seem a little more incompetant. I asked management to allow me to break my lease because its not safe here and her response was "we just got rid of the drug dealer" even though I'm the one that got the cops here and got him busted. She then admitted that this was the first she had heard of this problem, yet she says she "knows her complex." I offered to give 60 days notice and to leave apartment in pristine condition when my wife and I leave and she said no. Guess its time to get an attorney. Just recently found out this used to be section eight housing as well which was never told to us at any lease singing and we have lived here for three years. There is constant blaring music/bass that can be heard on the third floor inside my apartment. Any repairs or fixes done around complex is simply putting lipstick on a pig. Every time I see new tenants looking at apartments I want to tell them to run and never come back. The rent was raised from $949 to $1121 for supposed fixing up/making complex nicer. All I've seen done is they painted the buildings and fixed some roofs but since that storms have torn shingles off buildings and have not been fixed. I wouldn't live here from free at this point! There is dog ---- every where in grass areas, bushes/landscaping looks like hell and trash stains are all over concrete walk ways leading to apartment doors. My building has foundation issues that never get fixed which include cracks in several places in walls and you can put a golf ball on our living room floor and watch it roll all the way to the kitchen because of the heavy slant in the floors. People if you haven't gotten the point yet DO NOT RENT/LIVE HERE. You will regret it. But on a positive note is ya want to buy drugs or have your car broken into this is the place for you!

I completely love these apartments. Everyone here is really nice and its I very safe place for my family and I. Whenever I need something fixed in my apartment, which isnt that often, it gets fixed in a timely matter and is always done right the first time. For the first time ever, I am going to renew my lease at this apartment complex.

I just moved in to Mira Vista Ranch. I have to say I went to every apartment place in Lewisville and never felt so welcomed as I did here. They really mean it when they tell you that they take care of you. I have received letters on my door regarding the valet trash pick up days and if you are not in compliance you will charged a fee. They also do this for the dog fecis that is not picked up after the pet owners. I have never been at an apartment place that really enforces this. They mean business. If people dont respect where they live, this staff makes sure they get the rules or they have to move. They also take care of any maintenance requests the same day. This is a class act staff and I am so happy here. The gates are open for easy access for the tenants to leave in the morning and when we come home. The gates are always closed after this period. I feel so safe here and have never had a problem. Its also nice to know if I do see something that I am concerned about, I can call the Courtesy Patrol directly on his cell pone 24/7 and he will respond. Believe me, you will be happy here!

Mira Vista is not what it appears to be and stands very far from being the luxury living it promises. As most recent people on here have stated, there is trash everywhere. Curbside trash days are M, W, and F but tenants leave trash out almost every day which is not picked up until a M, W or F. This is extremely embarrassing when having people over and it s disgusting to walk by a pile of trash by your walkway. There are several dumpsters onsite, but they are often overflowing, causing loose garbage to get out a fly all over the grounds. Another complaint is the fact that the security gate is rarely in working order, allowing for anyone to be able to stroll in which they do. I ve seen several sketchy people looking in vehicles at night and I swear I ve been a drug deal go down at Mira Vista. And as someone also said, there is no landscaping at all. Dead flower beds, dead bushes and mud-holes surround the place. The interior is mediocre at best cheap paint that washes off when splashed by water, laminate (not wood) flooring that was laid crooked and is peeling up, a cheap plastic jetted tub that you can t even fill up all the way because the water heaters are too small, broken ice makers/water dispensers in the fridges (which judging by another review I read, the management company, Mosaic, won t pay to fix). If you want luxury living, this is nowhere close to it I would try Crest Manor right down the road; now they know how to make an apartment feel like a home. I literally feel ashamed to tell people I live at Mira Vista. It s by far the worst apartment complex I have ever lived in I have driven at least 4 of my friends away from looking at this place.

We lived here for almost 2 years and liked everything about it. The community is quite, well kept, and the management staff are so friendly. The maintenance guys were also nice and fast to respond whenever we needed something fixed/install. We enjoyed having valet trash pick up and having a nice clean pool to swim in during the summer. Parking got full during the evening but always found a parking space near the apartment. We will miss living here.

Have been living here since september of last year. I love the wood floors. The jetted tub is awesome. I met the new manager and it seems she is trying to get the place turned around. She is way nicer than the old manager. Things are looking up for this complex. Very quiet at night when trying to sleep. I would not want to move anywhere else but here. I totally recommend this place to other people looking to move into a beautiful and luxurious apartment complex.

This is the absolutely worst place to live! The management are two faced liars, the old engineer who quit told me they were going into residents apartments while they were not home to see if they had any pets not on the lease. Also if you have any issues with the apartment it will not get fixed until you move out! The old management was great. I lived here for 4yrs and I'm going to move because of what they do here, enter your apartment without your knowledge. I'm also missing items from my home but since I can't prove it I'm out of luck. It s dirty with trash all over the place! It s too expensive to be treated like scum. I highly recommend stay as far away from here as possible!

MOSAIC PROPERTY MANAGEMENT IS THE WORST. Mira Vista Ranch is absolutely the worst apartment complex I have ever lived in. The management team does not take care of anything outside or inside of the units. You will frequently find trash all over the complex grounds that simply sits there for weeks. The dumpsters are constantly overflowing, which allows trash to blow all over and even into the sewer/drainage system! As I type, the stormdrain closest to the compactor is filled with garbage. I can t tell you how many times I ve stepped in dog feces because tenants don t clean up after their dogs and dog bag stations are hidden and most times not filled with bags. The Security gates have been broken here more times than not since I moved in last summer. Cheap paint is used inside the units that will rub completely off if anything touches it. Also, the so called wood flooring is warped/peeling up in my unit, as well as 3 other units I have been in. They don t bother to tell you that this USED TO BE SECTION 8 HOUSING, but boy can you tell at night when you are woken up by blaring rap music that shakes your whole apartment and you constantly hear people yelling and screaming outside at night. I would agree with a few of the reviewers who state that they don t even feel safe here. DON T EVEN FEEL SAFE IN YOUR OWN HOME!!! And what s with keeping the Christmas lights up and on through January? I know it s not much electricity usage, but it does eat into Mosaic s bottom line, which is passed down to the tenants. More pointless spending: There used to be 3 flagpoles out front, but they were all sawed down last month and all that remains are metal stumps. VERY UNSAFE. I would not recommend this place to anyone, ever.

This place is disgusting. The exterior is not maintainted and the interior is cheap and falling apart. Walls are extremely thin so you can hear ALL noises around you, inside and out. They keep the apartments near the front looking mediocre while the ones at the back are left unkept. There are empty flower beds/dirt patches all over the grounds (yes I know it's winter but they have been this way since July). It's not just the management though...tenants are often blaring rap music at all hours of the night and parking there cars in the middle of the drive-ways to hold conversations while blocking traffic. Parking is very scarce after 6:00pm on any given day...you will most likely have to walk quite a ways, which isn't a terrible thing, just a pain if you have groceries or large items to carry.

I have lived here now for almost three yrs have had any problems .New manager is trying to weave out the bad which looks like it is working alot better and more friendly than the other one that was before this manager.The office staff is better now since the new manager is on board.Still needs alittle work but over all it is looking a whole lot better around maintenance seems alot happier and friendlier than the old ones.I am fixin to sign another lease for another year so yea i would move here .Over all I would say that they are not bad apartments and yes it does take a while to clean up an apartment complex after you they change managers especially when you had one that did not care and that was really rude to the residents.

This is the worst apartment EVER. What pisses me off the most is that I tried to return my uncles gate key and you are suppose to get the 50 bucks back for the gate key when you move out.. Well now that its under new management, that rule doesnt apply anymore. Seriously? I mean alright if its like $5 but 50?? And he can't get that back? I complained about how unfair that is and they pretty much just screwed us over. Just because its under new management shouldn't be an excuse. A rule is a rule. Well anyways the new management people said they will talk to the manager and give me a call back. Yeah thats bs. Never called back. They jipped him and probably will be me also when we move out oh and they also lyed to me. The parking spots are horrible esp at the very back apartments. If your not home by like 9pm, have fun walking a mile back to your apartment. Floor sucks, it peels off so easily.Walls, floor, ceiling, all weak and paper thin. I can hear conversations when people yell from upstairs, I can hear the bass and music bumping from downstairs, I can hear conversations very clearly outside my window. Honestly, it may look nice but I can tell you that the quality is very cheap. The only reason why we have not moved out yet is because we haven't had time to go look for other apartments because of our jobs. But once we do, were getting out of here ASAP.

First off, let me say this is not a review from anyone on the staff. I have lived at this property since August 2011 and I have no complaints other than the breezeways and the stairs need to be power washed. The dog poop is no fault of the property managers, it is the responsiblity of each tenant with a pet to clean up after them. I have literally come out of my apartment and almost stepped in it. The property provides a dog park and the bags with a trash can. If there are no bags, use your own!! The trash is all around the dumpster because the tenants do that as well,I have watched them drop trash and keep going. You should care about where you live. The staff is responsible for your maintanence which I have never has an issue with and they call back to make sure my issue was resolved.Sometimes, it is not the property, it is the people. I love my apartment and I have no issues with it as well. The hardwood floors are an added extra but if you have someone living above you with no conscious of your neighbors, it can be annoying. Where are you going to find hardwood floors, granite top counters and jacuzzi tubs for the price? People are always so apt to speak on the bad but never mention the good ...

Upon moving in, I somewhat liked the front office staff, the apartment was very nice compared to some of the crappy places i've lived in Dallas, and the grounds seemed to need some work. 5 months later my opinion changed for the worse until new staff was in place. I realize that maintenance used to be utterly slow, but thankfully they changed the staff their as well and now the staff is always letting me know what they will be doing next, what day they are coming and keeping me informed just as I want them to. Ok, so the changeover hasn't been easy for anyone and problems do exist, but all problems are fixable, and with time. I'm just happy that they are working with me on any issues I have and never get mad at me for being mad with them. They are patient and Alex (front office staff), Terri (manager), and Bill (maintenance) are always nice and spunky! I really like the look of the apartments, inside and out, gates are almost always working properly now, maintenance is up to speed finally, the front office is sharing information with each other so that no one is confused, and I definitely feel safer here because the rift raft that used to live here has now been moved along and perspectives that come here are responsible. I agree people need to start picking up their dog S**t but that is the residents problem I guess. If we don't start it won't get fixed. This place is definitely recommended over other places. I've lived in some low standard apartments in my life and this does not compare to any of those. For people who say this place is over priced, show me a place that is cheaper and just as nice. It was probably built in the 1980's and there's more than likely lots of rift raft there. I also like the mixture of people that live here too. Where prices are low comes bad neighbors.With that said, if you don't like it than don't come here, but I still enjoy it and will stay, as well as inform others that everyone will have different experiences and mine has been good!

I moved into Mira Vista Ranch in March 2012 & like many of the rest of the posts, I too was disappointed with mostly the staff of broken promises. I did not have an apartment number on my door until just recently. I went in several times and told the Manager Christie and she would always promise me she was going to take care of it but it never happened. A few weeks ago I came home and to my surprise there was my apartment number on my door! I went in the next week to pay my rent and now there is a new Manager named Terrie who I spoke to and she told me that things were going to get better around here. I talked with Terrie for quite awhile and she really cares about the property and improving the quality of service. I can already tell just in the last few weeks that things are getting much better around here and Terrie and the new staff seem so much more professional than the old staff. I was in the apartment industry for 8 years and now I am in the health care business so I can see the improvements that are already being made and I plan to renew my lease because I feel with the new manager and staff that things are changing for the better!!

Save yourself the trouble and go elsewhere. Maintenance is useless - had to get a leak fixed 5 times now...I kid you not. Finally asked them to stop doing patch work and get a plumber. They supposedly came out again to fix it but left no note or anything. When I asked how would I know if it was fixed, I was told if I turn it on and it doesnt leak its fixed??? They come knocking at my door to tell me my payment was not honored and yet my bank never even had a record that they attempted to take it. I have been here for a little under 30 days and have seen more bugs in the apartment than worth commenting on - I am on my 2nd spray but wouldnt know if they came because they dont leave a note. I moved into an apartment with no bars in any of the closets, no screens, a dishwasher not hooked up, a leaky faucet, walls that were scuffed, but was told the apartment was ready. Every apartment has something but if you want constant problems, go ahead and move here.

It makes me sad to see the comments below. I LOVE IT HERE!!! I love my apartment and the hardwood floors in it. It's really big and I have an awesome closet :) I have had a really great experience with the office staff and don't really relate to the posts below. My kids love going to the office where everyday after school and getting snacks and my neighbors are all really nice. We were really happy to see the new paint go up and parking lot repairs made and were also really happy that the pool was open this year after the new management made repairs. We'll be here until we purchase our next home for sure!!!

These apartments are not worth what you pay! We moved in a couple weeks ago and they made so many false promises. First of all they said we would have one covered parking space, that was a lie. The parking is horrible, we have to park at least 400 meters from our building. They told us the work out facility is free, which was another lie. We actually have to pay $50 dollars to get an access key. The model apartment they showed us has a much bigger patio than ours, which is barely big enough for 2 chairs. The gates are always broken and the manager told us that we were basically lying about what we were told we'd have upon move-in and we were like really? She told us it was he said she said, how unprofessional? Alice, the leasing agent is nice but she is a big liar and she barely knows her damn job. She gave us a lease that was dated for 1969 with the wrong rent amount and fees, their printer didn't work in the office so they had to email us our lease contract. The manager told us one amount as far as the fees are concerned and the leasing agent told us she didnt know what the hell she was talking about because she didnt really work at this property. We liked this apartment as prospective tenants but we really wish we would've moved elsewhere for this price. Don't waste your time!!
