This place is a joke! I love how all of a sudden there are all kinda of positive reviews, obviously the leasing staff is making stuff up just to bump the rating up. New manager is in place, but no difference in responding to resident issues. They actually downgrading when selecting their new office staff, Brandy being the main one. This place is still ------...music blaring at night, people out in the parking lot smoking weed, and there is a pit bull living next door to me. This place has not changed one bit, they just changed the office staff and management company, but no real difference. AND yes, I am a current loyal resident that pays my rent early every month. Can't wait to move out of this former sec 8 housing!

I have had many friends and my brothers tell me great things about this place, granted that was back in 2008. My, have things changed at Mira Vista Ranch. I have been here two months and I am completely disappointed in what I have experienced and witnessed. 1. Upon move in, my apartment wasn't even ready. There were hand prints on the walls, our ice maker/water dispenser was broken and the water diverter in the master bath was broken. The only saving grace about this situation was the maintenance team, who responded very quickly to fix the issues. However, 2 days later the AC unit broke (I believe this was caused by a malfunctioning wire connection). This is not a complaint about the maintenance staff, just a remark of the shoddy craftsmanship and low quality of the products/appliances used in this complex. The security gates are broken all the time. 2. If you ever need to go to the office to speak to management about anything, be prepared to be ignored for a good 5 minutes. I have on several occasions gone to the office and nobody from the management team is present. There is no signage to indicate they are showing a property and will be back shortly or anything. We had to wait around even when we were wanting to initially take a tour of the apartments and when we came back to sign our lease. You would think a company would be their clients/potential clients first, wouldn t you? 3. Beware that you can hear EVERYTHING above you if you are on the 1st or 2nd floor. The walls and floors/ceilings are paper thin and you have cheap laminate wood flooring that echoes all footsteps. If you live above the garages, you will hear and feel the garage doors going up and down all day and night. 4. The landscaping here is very poor as well. You can tell that the units right up front are taken care of, but the landscaping efforts near the middle and rear of the complex is just sad. There are dead trees, holes in the ground which instead of being filled are surrounded by traffic cones (?), the grass all over the complex has dead spots, there is animal feces everywhere and the dumpsters/compactor WREAK and are not cleaned on a regular basis (you can even see the storm drain next to the compactor is HALF FILLED with trash, coke bottles, beer cans, etc). 5. The absolute worst aspect of this apartment is the clientele. Not to say that I haven t met any nice people here, but most of what I have experienced thus far is encounters with rude, disrespectful people. You will have cars speeding through the complex at all hours of the night blasting rap music. People often stop their vehicles in the middle of the street just to talk, not considering that other people use the streets for driving. There are loud, out of control kids EVERYWHERE who yell and scream all the time, kick soccer balls against the garages and play basketball in all of the breezeways. People also just leave bags of trash and loose trash all over the complex. Not only is it disgusting, it s embarrassing as a tenant. Overall, I would definitely not recommend moving in here at all. Don t be fooled by the advertisements of the jetted tub (Cheap, plastic shower/tub combo insert) or the granite countertops (Again, cheap granite that looks more like marble, that s ONLY ON THE BAR, NOT COUNTERS). Mira Vista is not by any means what it used to be it s more of the new ------ of Lewisville.

      I went thru an apartment locator for 2nd Chance Leasing and on the list of propertys was Mira Vist Ranch , so of coarse it being the Nicest property and gated community I chose to go there first so I vistited on 8/4/12. Well first of all I waited 2hrs just to be helped the temporary person helping out that day did apologize for my wait and was very nice , so it made the wait okay plus I NEEDED AN APARTMENT ASAP , so the first thing I said before anything was are yall a second chance property I was sent here thru my apartment locator he stated "yes we are and we try to work with everybody let me go ask" so he brought another leaser over who I was under the impression was the manager and I explained to her in full detail my cituation my credit history and all. Thats when she told me that yes we can definetly work with you just do the credit application and she even had me write the apartment number down on the money order she said you will hear from me on monday after we review your application and from their we will be able to tell you how much of a deposit you will pay.............. So that was saturday I left there excited and thinking yes everything went smoothly YAY!!! My search is over , so I didnt even look elsewhere. Well come Monday that same leaser called me asking for check stubs so I faxed my check stubs over once she recieved them she called me back and told me everything was looking good and that the manager had gone home for the day and would call me tuesday on the deposit price. Tuesday came and No phone call I waited and finally at 3 p.m. I called them and that leaser I had been working with had supposibly gone home for the day so this leaser had to call me back because she had no Idea what I was talking about , so she calls me back and says well unfortunetly there is nothing we can do to help you , you dont have enough rental history and "WE ARE NOT A SECOND CHANCE PROPETY." I hung up with her very confused and unhappy that I had waisted my money and time on FALSE HOPES. So I called back to explain my confusion as to WHY??? Why was I mislead into thinking I was going to be moving in on that property when in reality I feel they didnt give me a chance and she apologized for the false promise that were made by the other leaser and stated how they are not supposed to make promises until the check previous residence and well I just didnt have enough history......So I asked for my deposit back because had I known that they couldnt help me I wouldnt have ever paid a 45.00 application Fee and she said Well unfortunetly thats non-refundable but I knew since they had stalled for 48hrs that it was too late , so I called my apartment locator to tell her of my bad experience and she was very suprised because she had spoken to the manager herself about me and the manager was looking forward to me possibly renting with them since they needed occupants , and come to find out they are a second chance according to my apartment locator so this whole experience has made me very sour especially because niether me nor the apartment locator have been able to get threw to the actual manager 1st of all I was under the impression the second girl was the manager then I was told if I needed to speak with her it was best I stopped in since she is always busy and well I was but I thought what for nobody has been of help . I dont know if they make money off of rental applications but if they do then all they did was take my $45.00 I dont mind paying that but if there are willing to try and help me but the way I see it , is maybe it was best this happen why would I want to live on a beautiful property with not so great managment I'd rather live in a down graded property with Good Managment that cares about there people I felt I wasnt cared about like I wasnt good enough and I make good money I just have bad rental history from when I was 18 back in 07. Well I ended up and Enclave and at Hamton bay and both leasers there that attended to me treated me great and I might just end up on one of those propertys. Thank you Mira Vista Ranch:}

Ok let's start with the management staff first. The management staff is new and they are horrible. The last staff was very helpful and tried to work with the tenants in any way possible to make them happy. The new management couldn't care less about the tenants. Rude doesn't even come close to describing their attitude. We unfortunately had to renew our lease and stay another year, due to timing, and the new staff didn't bother telling us they were going to start charging us for water and trash pick up. I don't see how they can charge for picking up trash when there is trash all over the apartment grounds. We were offered a choice of "perks" for renewing and we picked touch up painting but haven't heard from or seen anyone from the complex make any attempt to schedule the painting. This staff if truly unprofessional and lacks any manner of customer service. Ok now let's discuss the buildings and the apartment grounds. The new management came in and painted all the buildings right off the bat. This is simply putting a bandaide on a wound that needs stitches. The building we live in has foundation issues and you can see and feel the slope in our apartment floors. Our walls have cracks in the sheetrock that are visible from the foundation issues. During one of the last thunderstorms we had I found dozens of shingles that were blown off the roof and they still haven't repaired the roof and it's been 2 months. There is trash littered all around the grounds(thought we were paying for trash pick up) and the dumpsters are usually over flowing with garbage. THE GATES NEVER WORK. Let me repeat that THE GATES NEVER WORK. We are paying for a gated community and anyone can come and go as they please any time of day. The pool was closed memorial day weekend which sucked. There are visible drug deals going on in plain site of other residents and management doesnt seem to care. Most of the gates to the pool and into the workout facilities don't work. Overall the complex may look good when driving up to it but trust me once you live here you quickly realize its all smoke and mirrors. Every time I see the office staff walking a future resident around the complex part of me wants to run up to them and advise them to get in their car and drive away as fast as they can. This will for sure be our last year here. I'd rather be homeless I think.

The manager is such a ----- and has the worst attitude. THIS is the WORST place to live. Sooo ------. The gates are always broken. Trash is everywhere and the dumpsters are constantly overflow and sprinkler heads are broken everywhere. Maintenance is wonderful along with leasing and the assistant manager. I feel so sorry for them due to the manager. Do not live here she won't fix anything and never leaves her office. Every time I go into the office she has her mouth full of food. Very unprofessional. Parking is a total nightmare along with noise and the grounds. The hallways are very dirty and the landscaping is dying because no one pays any attention to it!!! Dog piss and crap is everywhere this place is disgusting. The only good thing to offer is the hardwood floors. The clientele and demographics of this complex are nothing to look forward to! Complete trash.

            i miss this place !

I never had any issues here. I loved the look of the apartment. The wood floors and granite counter tops were a nice touch, but I especially miss my whirlpool tub! Parking was so-so in some areas, but was never an issue in front of my building. (building 10) I never had any issues with the staff or maintenance at all. I loved Laly(pronounced Lolly)she was always very helpful. Close to I-35 so I liked the location too. I would have stayed if I didn't move out of state.

I have lived at Mira Vista Ranch for some time and I've never, in all my time here seen so much positive energy, great customer service and real change. The office staff is very cordial and amiable, and the maintanance technicians take care of every issue and always very promt. I'm happy to see the great changes and the effort the new management is putting in.

THEY ARE NOT WORTH THE MARKET RATE THEY ASK FOR!!!!

We have new owners and they THINK they bought a gold mine. They want too much for NOTHING! People are moving out of here left and right. The walls are PAPER THIN you can hear EVERYTHING that's going on in your neighbors home! The floors are coming up, the jacuzzi tube is a JOKE it stays BROKE just like the security gates. They think if they slap a lil paint on the outside it will fix everything on the INSIDE! These people are a joke. There's no privacy here you would do better living on the streets. Parking is the worst I've ever saw. And the new owners are very unfriendly (attitude for days). The apartments are OVER PRICED! And if you move here you will regret it later!

Believe the others!!! They are telling the truth!!!!!!!!!!!!!!!!!!!!!!!!!!

Mira vista apartments need to be torn down! I have lived here for the past 7 years. I actually moved in right as villas of highpointe where being sold. the last review where the lady said the people get worse every year... she isnt lying. The management is always busy... doing nothing. The apartment is no better. you can hear people talking the walls are sooooo thin. the walking... sucks if you have anyone who lives over you because you will hear it all. Your not allowed to pretty much do anything after 10. Noise cut off time. They have alot of young adults who live there. You would think they would be more understanding. The maintence is the worse. they dont fix anything. the floors are coming apart. the "granite" is like the only good thing they have to offer. the pool is always closed. even in the summer. people dont like following the rules. the workout room you can never get in because the door is always jammed. the "access gates" are a joke. they are always broken. the back gate is locked because... well who knows why. its not like if you ask they are going to tell the truth anyway. Im getting out of these rag hole apartments. the "market rent" for these apartments is crazy. no one who knows what "luxury" is will for the bs they sell you when you look at the apartment.

                  Lived there for 7 years

I loved my apartment (granite counters/hardwood floors/jacuzzi tub) but I couldn't handle the noise any longer. I went through 5 neighbors above me in the 7 years I lived there. The thing that you love about the apartment (wood floors) is also the crux of that place. You can hear every step above you. They don't have breed restrictions so I had to deal with a huge German Shepherd that would bark 1/2 hour after their master left. They also let their dog pee on the balcony which rained on my balcony (yuck). I used to grow flowers/plants on my porch until they moved in. With every apartment complex you have to deal with -------s that have no consideration for others. Staff can only do so much. Kelly and Lolly were always very kind to me and maintenance always fixed any issue I had with the apartment. They need to fire their landscaper and fix the leaning trees (hello - a stake and a rope people) and do some lawn maintenance (it was beautiful when I first moved in). Guys that own big trucks always parked "over" the bushes. Kids playing at all hours were an issue (where are the parents??) and sometimes vandalism was another. Fortunately I never encountered that because I had a garage. The other major issues were people putting out curbside the night before (I don't want to smell your garbage) and the mounds of dog ---- (watch your step - wish I had a compost bin). Inconsiderate neighbors can only be the issue of any renter here because the staff was good. Pay your rent on time and follow the rules (garbage/pet waste/noisiness) and they will take care of you. Any negative comment here about the staff/maintenance are from the inconsiderate -------s that left the dog ---- and garbage - you know the generation that thinks they are "entitled" to everything and don't know the meaning of hard work.

                    absolutely do not move here

This place is absolutely horrible and it has nothing to do with the appearance of the apartments inside. The problems have to do with the safety, maintenance, and upkeep of the apartments. The biggest problem I encountered was having my apartment broken into and several thousands dollars worth of items stolen from the unit within the complex. Apartment staff did not take this matter serious and seemed to be perturbed that I filed a police report when I chatted briefly on the phone with them. These people have intentionally avoided my calls on several occasions within the office in the past, and I constantly have called over to the main office only to receive no answer or calls back. I am livid that someone could drive into their unsecured complex and walk out with a bigscreen tv that takes more than one person to carry. Additionally, there was some kind of pedophile or pervert that solicited a jogger on or adjacent to the complex. All sorts of riff-raff come in and out of this complex at odd times. Waterleaks and the smell of backed up sewage are a common problem in the hallways of the units. Definitely several rank and foul smelling odors with standing water has made this place seveerly unattractive. Dog ---- all over the place too. Smoke infested units reek all over the place and they sent out notices for people to stop throwing their cig butts on the apartment units to no avail. this place is an absolute --------, worse than a damn outhouse in a wooden shack box. I would been better living in a van down by Trinity river. I still cannot believe that someone can back a truck up into this complex that is supposedly gated and walk out with a big screen TV. You call that security? TSA do a better job of groping people than the absolute lack of security in this hell on earth. I would rather some dude with the TSA touch my junk than live in shitwater USA. Constant leaking from rain, mold and severe foundational crack problems within the units.

Have been there for a year and a half, I moved here b/c of the flooring and the location.YES the girls in the office are very sweet and caring!! But... there are things that need to be done, when you call for maintenance and it takes multiple phone calls, and they still do not come to fix the issue... well that is one of the reasons most people live in aptartments... so they do not have to do the maintenance themselves. Then when they do come, they replace parts with other used parts!!! and a year and a hlaf later THE SAME THING IS STILL BROKEN!!! and the tenants that do not pick up after their dogs... well if they are NOT the LEAST they could do... IS LET THEIR DOG, "GO" at their OWN building!!! NOT take them to OTHER buildings!!!! and NOT PICK UP!!!! ESPECIALLY the LARGE ONES... IN MORE THAN ONE WAY!!!!!!!!!! NEXT the pool, if you go to try to relax... it is rather difficult b/c there is NOT enough space for more than a FEW people without it becoming no longer a relaxing enviroment.

                        Pros and Cons.....

I have lived at Mira Vista for about four years now. I enjoyed my apartment but will be leaving in a few weeks, as I did not resign my lease to move to a bigger space. Pros: 1. Interior--The interior of the apartments are gorgeous. Granite counter tops, Jacuzzi tubs, and a pretty good layout. For the rent charged it s a pretty good find. At the time I moved in they were in my price range and much more than I expected. 2. Exterior--For the most part the grounds are relatively quiet. You do have children in the complex that play but the majority of them play in the grassy areas and are not out past sunset. They seem to be pretty decent kids and I have never had any problems. 3. Gym--The fitness center is open 24 hours and I use it frequently. It is small and not state of the art; however it gets the job done. 4. Location--The location is great. It s tucked right behind 121 so there is no surrounding traffic. 5. Utilities-- An added bonus, the apartments community pays all water, sewage, and trash. The only utility I pay is electric and cable/internet. Cons: 1. Construction--In my opinion these apartments were very poorly constructed. The insulation is horrible. A few of the buildings had MAJOR foundation problems, to the point where the building shifted. The repairs took months. I was oh so lucky enough to live in one. My average electric bill is $165 for a 2 bedroom. Although, it has gone up to $275 a few times. I m also not as conservative as I should be so part of that may be my fault. The walls are also VERY thin and you can EASILY hear your neighbors conversation even when no yelling is involved. 2. Management-- Although the office staff is as sweet as can be they seem to be very incompetent. Each and every time I call with a question they do not know the answer. They take my information and promise to return my call but never do so. I ultimately end up calling back (several times) or having to visit the office. Otherwise I have no other issues with management. 3. I am a non smoker. The tenants below me smoke (legal and illegal stuff). The stench flows into my second bedroom as well as my laundry room. It does not happen very often but it is a nuisance when it does. 4. Dogs-- Dog owners absolutely do not pick up after their animals. I can t count the times I have stepped in poop! There have been numerous complaints but nothing is ever done about it. 5. Water Heater- The longest hot shower you are able to take is 20 minutes. When I fill up my bath tub all of my hot water is used up. I have had my hot water heater repaired several times but never replaced. I have grown used to my short showers. 6. Landscaping-- This is a minor gripe. The community used to be gorgeous. There was tons of grass and it was very well maintained. It has gone downhill. Overall I think this is a great apartment community to live in. The tenants are friendly. It is a diverse community. The issues here are relatively the same as any other apartment community.

Good place to live, no real problems.

I have lived in Mira Vista Ranch for about 8 months now and I have enjoyed my time here. These apartments are the best I've seen in the area and I always feel safe (although the gates sometimes don't work). The inside of the apartment is beautiful. I especially love the bathroom and washer/dryer hookups. Visually the apartment is very pleasing. I love the floors and molding. The patio is a nice size and I like the storage area as well. It's a quiet community and I have had no real issues with any of my neighbors. I live in a one bedroom, all my neighbors are single or couples so I don't really see many children. I feel comfortable coming in and out of my apartment at any time of night. The office staff is friendly and I have had no problems with bugs, water or anything else. Now for the things I did not like. Parking is one, late night on weekdays one cannot find parking, at least not near my apartment building. It's a real bummer but coming home around 7 solves that problem. There are always spots on weekend nights. I live on the first floor and when in my bedroom late at night I've heard 'adult noises' coming from upstairs. As I have no kids and just turn up my T.V., I would say it doesn't bother me. I learned to ignore it... but if I had a child I would be concerned with the thickness of the floors. I never hear my next door neighbor just my upstairs ones. The third thing is something that could happen in any apartment complex, one of my next door neighbor smokes and I can smell the stench in my apartment. (This is my main reason for moving as I do not like second hand smoke). I can mostly smell it in the connecting bathroom. As a non-smoker this is very bothersome. I will remember to smell my neighbors doors before I move in anywhere. Lesson learned, but as I said this could happen anywhere. I will definitely miss the beauty of Mira Vista. :D

Mira Vista's common areas are pristine and the apartment mostly look good inside, but under the surface there are a lot of problems, we've lived in TWO units both of which have leaks and the 2-1 ground floor apartment we currently live in has a lot of cosmetic problems. If you'd like to know more about living here I've kept a blog of our experiences at miravistaranchlewisville.blogspot.com

Not at all Customer Service Friendly

When I first moved here, I absolutely loved this community. Since summer of 2010, when managment companies was abrutly taken over. The office staff has now become VERY unprofessional. It is only two of them in the office and they usually make up their own office hours. When they are available to answer calls, your call is usually answered on the speaker phone and no intention of them ever picking up the receiver of the phone (putting the entire office staff in your conversation). I placed a call several months ago regarding ants in my apartments, needless to say no one ever came to spray for those ants. I can not wait unil my lease is up. I am running out of there.

When I first moved into the apt a few years ago, it was an absoulte pleasure to stay here. Every since the management company change abruptly a few month ago, it has been a nightmare. First, the office staff is very unprofessional. Everytime you call into the office, they always answers on the speakerphone. Never to they pick up the receiver to address your concerns. Maintainence takes about a week for more to address concerns. This apt complex has serious foundation issues, as the doors in my apt never stays open without a stopper, and the restroom door will not close all the way. I am always able to tell where my upstairs neighbor is in her house and the hardwood floors and walls are paper thin. The back gate has not worked in the apt since I stayed there. Can not wait the get the Hell out of there.

There is no sound buffering, I have an incredibly loud neighbor... but it does no good to call in a noise complaint because every time I do, the office calls back and there is some excuse, which apparently makes it okay. The foundation is crap, the office staff is okay. The grounds always have crap all over them, and good luck getting anything fixed. They come in and do a lipstick fix and 2 weeks later your back to where you were before they came! Save your money, go somewhere else!

Nice place for the most part

Good: Huge closets (We have seperate closets in our one bedroom). Laminated wood flooring, Granite bar top, and bathroom vanity top, garden tubs, high ceilings, nice appliances, 24/7 pool and gym. Maintenance/office staff are really nice, the club house is pretty cool too, you can play pool, watch tv on the big tv's, watch a movie in the theater, or use their computers. You can also pay your rent online with no transaction fees. Bad: Kids playing in the middle of the street when I get home from work! Such a hazard, and ridiculous especially since there is a big dog park/grassy area. There is not enough cabinet space in the kitchen. The walls are pretty thin, and there's nothing you can do about people who live above you with kids who run and jump around ALL the time! Overall, they are pretty decent, and I wouldn't definitely wouldn't complain considering the reasonable rent and what they offer.

                                        Not sure what to say...

So as stated previously, the office staff is pretty good. Not a fan at all of the manager, she is not very friendly or courteous. The maintenance is good. But there are quite a few issues with the community in general. It can be a problem turning left onto Continental during high traffic times, no problem, there is a back gate, but if you are not one of the lucky people to have a remote that was previously programmed to work on the back gate then you are screwed since apparently the office staff cannot program remotes to that gate until something is fixed. The front gate just recently started closing again, lets see how long that lasts. The pedestrian gate the opens right next to the mail boxes, it does not lock which gives every theif even more reason to want to break into the mail boxes. There is almost always someone working on their car in the parking lot which is against the lease, you cannot go more than 20 minutes without hearing some joker drive by with their bass on a volume that can wake the dead, someone is always forgeting when the trash pick up days and times are, and I am suprised that no child has been killed by idiodic things they do such as skateboarding and playing in the parking lot. There is much more that I really do not fell like getting into right now, will leave for a later post if the things I have mentioned that are wrong get corrected.

                                          GREAT PLACE

I've lived here for about 6 months and every time I got to the office with a request they are extremely friendly and helpful. We had a few slow days with maintenance at first, but it must have been a busy couple weeks because every request we've made since then has been taken care of quickly. The apartments are gorgeous and I love that they have dog parks and provide bags/trashcans. It makes the grassy areas extremely nice and great to look at. I'm surprised that there aren't many reviews on this site in favor of them. They are definitely one of the better apartments I've been in for my low budget. The only problem we've ever had was a crazy neighbor and that had nothing to do with them. Also, I think people talking about the noise level need to go somewhere else and listen. You are in an apartment. Get used to noise. It was hardly even noise at that unless you were trying to hear something. I would definitely recommend leasing here and will definitely continue my lease with them. They are professional, friendly and helpful with everything we need.

                                            Pretty nice place.

My husband and I have lived here for a little over three months and it has been nice so far. I do not like the fact that the staff in the office are allowed to smoke in there. Its nasty. I like the wood floors, especially since we have a toddler! I have gotten used to the noise from upstairs. Its just something you have to deal with when you live in apts. Everyone in our building is very nice and always say hello when you walk by. A down side is that the front gate has been broken since we have moved in. How hard is it to get a gate fixed? The maintenance need a little improving. Overall, a nice place to live!
