THE place to live in San Antonio

I moved to town 2 years ago and have only lived here ever since. However I definitely did serious apartment shopping prior to making my decision and I have to say The Haven got my heart at first sight. Staff worked me trhough the application and move-in processes and since then I have lived there super happily. While I replaced my broken printer, I used the business center. The staff are always there for me to help me. They even take the time to do residents integration events like Easter egg hunt, movies by the pool during Summer, a Thanksgiving Pot Luck free X'mas gift rap. Whoever walks in my apartment praises how nice both it and the community are. I am the first resident of my unit and I strive on keeping it like new continuously. Whenever an issue comes up (i have only had minor ones), I set up a service request online and somebody takes care of it within 1-2 business days. I also pay my rent on online and they do accept credit cards (many properties only accept checks/money orders as forms of payment, in spite of the fact that we are already in 2011).     PROS: New and Clean, family centered Cons: PARKING, Big Increass, and loud

    I moved in about a year ago, and have not had any issues. They have always responded quickly when there is an issues. A few weeks ago, some tenants were fighting in the middle of the night (which is not common) and had a party the next day. They kicked them out of the complex. My issue are that the renewal was steep! We did get in on a good deal originally, but the renewal was high. The other issue is the parking - on any given night, I have to park in the next building. Other then that, it is a great family complex. They do several activities throughout the year: have a snack waiting for the bus kids, movie night, wine tasting, etc. The staff is fantastic. They pick up your trash at your door - fantastic. They fix any issues quickly - fantastic. The location is great, and easy to get anywhere. The school - Hidden Forest Elementary is mirrors a private school. I see many families with young children living there, and many professionals. It is not a "party spot".       First of all, thank you so much for making The Haven at Blanco your home for the last year. I was sorry to read that you were frustrated with our renewal process. I want to encourage all of our residents to come in and discuss the various pricing options when it comes time for your renewal so that we can work together to find a renewal rate that fits within your budget. If there is still time on yours, please come see me! We did have previous issues with the fitness equipment and the spa heater but we are pleased to say that all equipment in the gym is now up and running. We have purchased another commercial grade treadmill in addition to the ones we have and the spa heater will be replaced this week. It is our policy to return all phone calls within 24 hours, if you do not receive a returned phone call in an acceptable time frame please feel free to drop by the office or email me personally at [email protected] as an alternative method of communication and I will see to it that you are taken care of immediately.       To the Staff Member who placed my lease renewal contract on my door!

      To place my lease renewal which I have not signed since I'm on a month-to-month agreement, is a breach of my privacy and unprofessional to say the least. the documents had enough of my personal information for someone to steal my identity and were in an unsealed envelope with a tab closure (that could be opened and closed without being detected). Don't you think you could have waited until tomorrow (Saturday)to drop the renewal contract off at my apartment or you could have called me and asked me to stop by the office to pick it up. Unacceptable!

        Wouldn't recommend

        I think whether you like this place or not depends entirely on how much you can afford. And perhaps where you are in your life. Don't worry, I'll explain... This place definitely has some nice features, but has a few key draw backs as well. Parking: This has never been a problem for me, but I live in the VERY back of the apartment complex, which seems to have ample parking. Things may be different elsewhere in the complex, but it's fine where I am. Noise: This has not been a problem for me per se, as I have pretty quiet neighbors. HOWEVER, the wall ARE as thin as other reviewers have mentioned. I am constantly hearing garage doors open, and on two different occasions I have actually heard neighbors peeing. Sorry if that's gross, but if you can hear THAT, I think you can safely come to the conclusion that the walls are a bit too thin. Grounds: This is a tough one. The obvious complaint is that there is dog poop everywhere. And I do mean everywhere. Grass, sidewalks, in the complex, and even in front of the main officeā€¦Ā See More>

          Thank you for your thoughtful review of The Haven at Blanco. My staff and I appreciate you letting us know of your concerns. Our intentions as a staff and as a company are to meet the expectations of our residents on a daily basis. When we fail to meet those expectations we appreciate residents like you informing us so we can address them and take necessary action. I would like to go over the issues you have mentioned and assure you that we will take action to repair and or correct any unresolved problems. I want to apologize that you feel your concerns have been ignored. My team and I take the concerns of our residents seriously and never intend to make any of our residents or guests feel that their requests are not being met. I assure you that my team and I have discussed the issues you have raised and are taking the necessary action to resolve the problems. We are a pet friendly community; the service team picks up the grounds on a daily basis, throughout the day. We do our very best to keep the grounds clean, unfortunately not all of pet owners pick up after their pets despite the ample amount of waste stations and bags that we provide. Each resident that has a pet signs an addendum which clearly outlines that the pet owner must clean up after their pet. If a specific area of the community is found to continually be left with pet waste, we send reminders out to pet owners asking them to be responsible for their pets waste so that all residents can enjoy the grounds. Due to the San Antonio Water Restrictions power washing can not be done unless we have a permit and there is a health or safety concern at risk. We do however; clean the areas that need it most by hand. As soon as the water restrictions are lifted we can go back to our routine cleaning of the breezeways. If there is an area of your breezeway that needs extra attention the maintenance staff is happy to wash it by hand, please let myself or a member of the office staff know and the situation will be handled. The fitness equipment has been a source of frustration; I do apologize for the inconvenience this may have caused our residents. The equipment has been an ongoing issue; I have had to work directly with the manufacturer to have the proper repairs and replacements made. My staff and I do place signs on the equipment that is not in proper working order. We have replaced one of the treadmills and now have four treadmills that are working correctly. My staff and I are here to serve our residents, if for any reason you have felt ignored or less than welcomed by the staff I profusely apologize. Our residents are the reason we are here. I encourage all residents to reach out to me directly when they have an issue and would ask that you call me or email me for anything that you need assistance with so that I can make sure that the appropriate action is taken to resolve your problem.           Good Place Overall

          We have lived here for a year now and we just resigned our lease. We were looking to relocate only because of the fact that the apartment was a bit far from where we worked and the commute was getting to be too much. But everywhere we looked we could not find any place that was as near as nice for the good price. We found these apartments as they had finished building and the price was just ridiculously low. It was due to the fact that they had just finished building and they were trying to fill up the place and other market reasons. Regardless it was a steal. BUT when we moved in we were facing Blanco street and the noise was unbeareable. All night all you could hear were cars passing it was very loud. I called the Manager and asked her to move to a different apartment near the back of the building and they were very helpful. For only $20 bucks more a month we were moved to an apartment near the back. The apartment is nice and quiet now and I was so veryā€¦Ā See More>

            "Winter Texans" appreciate Haven

            Because we live in Texas only in the winter, we have resided in 5 different complexes in 7 years. The only one I would recommend wholeheartedly is The Haven at Blanco. The staff and management made us feel like family when my husband was diagnosed with health problems during our stay there. Special kudos to Manager Sarah and rental specialist Elizabeth for the best customer service we have experienced in Texas rentals. Very family friendly, with planned activities for children and parents, ie. movies after school with refreshments and staff supervision, Easter Egg Hunts, "date night" offering staff supervision while parents take a night out. Creative management! Resort quality pool, hot tub, tanning salon and beautiful clubhouse were steps from our poolside unit.

              Great place to live!

              I've lived in apartment complexes all over the country, and I loved living at the Haven at Blanco. I recently had to relocate because of my job, and I hated to leave! I note some of the negative reviews on this website, and that was not my experience at all. The apartments were beautiful and reasonably priced for the amenities offered. (I priced all of the "luxury" apartments in San Antonio.) I felt safe there (not a given in San Antonio) and appreciated that the gates were promptly repaired whenever there was a problem. I didn't have many maintenance issues because the apartments where new when I lived there, but those that I did file were handled within one to two days. The common grounds were kept clean, and the pool was well-maintained, as was the fitness facility. The front office staff were the best I've worked with over the past decade of moving -- courteous, professional and prompt. I thought noise issues were minimal.                 Let's get it straight....

                After reading some of these comments, I am flabergasted! I was the first one to move into my building when the Haven opened almost 2 years ago. I recently had a major issue... but when I actually spent some time in the office (not calling, but actually taking the time to walk over and talk to the office staff) the problem was taken care of. And, it was not one-sided.... Sarah and Trisha were excellent in listening, understanding what was going on, and taking care of it. (It involved another resident... and they weren't just going to listen to me, they came over and realized that the problem wasn't something I was making up.) Things can not be taken care of with just the snap of your fingers. And, if you don't get an answer when you call, you must never go into the office. It is pretty much packed with tenants or prospects on a daily basis. I have lived in apartments for more than 10 years now, and this is the best place I've ever been.                   Awesome amenities!

                  As a single person between home buying, security and convenience are top priority. I feel very safe walking around the grounds in the evening. I found the staff so accommodating to my short term needs. The grounds are groomed every week, even turning the flowerbeds. The pool is always sparkling. They are dog friendly and most everyone is very good at bagging the doggie poop with the poop stations and bags provided. Maintenance is proactive and we are given sufficient notice when it will be performed. If I needed a long term place to live, this community would definitely be my home. My thanks to Sarah and the awesome staff for making my stay so nice. I would definitely give The Haven at Blanco 5 stars!!

                    This used to be a great place to live

                    When I moved in 18 months ago, this was a GREAT place to live. Staff was AWESOME. (Some of them still are.) I have never had a problem with maintenance or bugs or the valet trash or anything else I have read. The problem is the people they are allowing to live here. I think it is wrong to let 3 and 4 people qualify for an apartment. The noise level is VERY high. Every weekend I am woken up by a barking dog or VERY loud college students friends and boyfriends every weekend at 3 and 4 in the morning. I have called several times and the problem persists and no one has bothered to call me back. The latest ROTTEN thing to happen to me was last night when someone STOLE my Christmas decoration off my front door! For a "LUXURY" apartment complex, I find that disgusting. It is certainly not about the cost of a simple Christmas decoration, rather more on the quality of people they allow to live here that would steal a Christmas decoration!                       I would like to apologize on behalf of myself and my team that you feel your issues with the noise have not been addressed. It is our policy to return all calls within 24 hours and address our residents concerns as quickly as possible. At The Haven at Blanco we follow strict screening applications for all residents. Unfortunatly, noise issues can be a common occurance in apartment communities, however, if the problem continues someone in our leasing office is always happy to speak with your neighbors on your behalf to encourage a respectful noise level for both residents. We have an after hours attendant who is available all night after our office closes that you can contact in regards to the noise issues so that they can act immediately to address the issue.                       Would be really nice, if not for the noise

                      There is absolutely NO insulation to prevent noise in these buildings. The walls are paper thin, but the ceiling/floor barrier is just as bad. I have no idea what our upstairs neighbors are doing, but at times it sounds like hippos tap dancing while dribbling bowling balls. Quite often this happens in the middle of the night and I have been forced to go without sleep on more than one occasion. Unfortunately this noise starts and stops at random intervals, so I can't keep calling the night attendant to come out and risk having no way to prove it. So I'm afraid we will just have to put up with it until our lease is up. Otherwise, it is a lovely place. The grounds are well-kept, and I always feel quite safe. The staff is always pleasant and friendly. So as long you don't mind neighbor noise, this is a really nice place to live. Just make sure you get a third-floor apartment.

                        After writing a lengthy, detailed review I deleted it. There are enough comments by others and you just need to check it out and do what's best for you. Just make sure you get everything IN WRITING so you're not surprised by the outcome My response to MANAGER COMMENT ... Now that you bring it up it is correct that residents are bound by lease terms. In this case, however, on the day I moved out it was my understanding that the resident moving into my unit was moving in on the 1st of the next month and I'd paid up until that date. It was not until I asked about the deposit THAT HAD BEEN PRONISED TO ME, that I found out (1) you FAILED to get a signed contract and (2) the resident changed the move in date by at least TWO WEEKS and you FAILED to tell me this. Had I known the resident was not moving in on the 1st as I knew, I would have GLADLY stayed two more weeks and not incurred unnecessary storage fees. Yes, get EVERYTHING IN WRITING.                           As the community manager at The Have at Blanco, I would like to address the comments made in regards to the original review posted on 12/1/10. It is important to address the issues you presented. It is not the policy at The Haven at Blanco to excessively charge our residents unnecessary fees to create undue stress. We realize that situations occur that are out of our residents control and do our best to compromise and work with them to reach an agreeable solution. The Haven at Blanco complies with all contracted agreements. When a lease is signed the resident is responsible for the terms of the contract. If a resident does need to cancel their lease, they are liable for the lease terms that they agreed to in writing. In this situation the management at The Haven at Blanco did attempt to compromise and reduce the legally obligated charges to find a reasonable solution to meet the needs of the resident. It is correct that verbal contracts cannot be honored. Our lease contract states our representatives do not have the authority to waive, amend, or terminate the said lease contract unless in writing, without a written contract stating that the lease holder is released from their obligations we must enforce the contract. In regards to the BBB complaint, as long term members of the BBB, we monitor and respond to any complaint filed. In this case, the complaint and corresponding communications were addressed and responded to with the same position that we are taking in this public response. My team and I value our resident's and will work within reasonable terms to reach a solution that works for each resident if the situation should occur that their lease needs to be terminated.                           I recommend

                          I lived at the Haven for a year before I moved into a house. They are brand new apartments so there is nothing really to complain about. The location is great with easy access to 281 and 1604. The maintenance is quick, problems fixed the next day. The insulation is amazing, my electric bill generally never went too far over $40/month. Also, it's nice to have your own washer and dryer in the apt. One problem I did have toward the end of my lease was parking. As more and more residents started to sign up, I would have to park further and further away from my apt :(.

                            Not worth its price.

                            I made the mistake of not doing my research and chose this apt complex too quickly and paid the price. As so many have stated on these reviews, the front desk is really lacking in any real customer service ability. To many times the people in the front office are walking around it and not working with the people waiting to be serviced. In one instance I walked into the front office, was told by one of their staffers she would be with me, and then she left for the day! I was literally sitting there 15 minutes before I realized this. The one young man they do have in the front office is great, when I could get him to assist me, but he was too busy doing the other front office peoples work. Parking space is horrible, this complex was not configured with the tenant in mind but the complex and its apparent in that there are more spaces "to buy" than to park. If you re a parent with a college student, I'd be concerned about their safety as there are always people coming and going in this complex even though they have these big gates upā€¦Ā See More>

My staff and I take great pride in providing an enjoyable living experience for all our residents and strive to provide excellent customer service. I apologize that you feel we have not followed through on our commitment. We have 3 to 4 team members in the office during the week, available from 9:00 to 7:00 to assist you. If we are unable to assist you at that time, it is our policy to follow up with each resident as soon as possible to ensure their needs are met. Our community was designed to provide every apartment home with adequate parking spaces, as required by local building code in San Antonio. We offer garages at reasonable rates should a resident desire the convenience of their own space. The monthly expense for trash is a common fee at most apartment communities and is usually included in the overall cost of the rent. As a luxury apartment community, we offer a unique amenity to our residents; providing a more convenient way to have your garbage disposed of each day by picking up your trash right outside the door to your apartment home five nights a week. Our after hours attendant patrols the community every evening. Should a resident experiences a noise or safety concern our residents can call our office and the attendant will act immediately to address the issue.                               VERY DISAPPOINTING!

                              Beautiful on the outside but once inside the often broken gates, beware! Cigarette butts and dog poo on the grouds. Parking is a total nighmare unless you're stupid enough to pay $100 more dollars for a detached garage. Phones in the office are never answered so walk or drive over there because the staff will not pick up the phone even though they're sitting at the desk listening to the phone ring. For the outrageous price find somewhere else to hang your hat. If you're one of the staff's favorites you get what you ask for, otherwise forget it! Get on the staff's good side so you can break all the rules and nobody says a word. I was so glad my lease term ended so I could find another place not too far away that's such a cost savings with fewer headaches. San Antonio has so many nice places so check them all out before you end up miserable!

                                I apologize that you feel your experience at The Haven at Blanco was negative. Myself and my team want all of our residents to enjoy living at The Haven at Blanco and do our best to ensure that needs and requests are met in a timely manner. The management team is always available from 9:00 to 7:00 to assist you. If we are unable to answer the phones, we do have a voice messaging system that will handle the unanswered calls and we follow up with our messages throughout the day. The community was designed to provide every apartment home with parking spaces as required by local building code in San Antonio. We do offer garages (detached and attached) at reasonable rates for those that would like to have a the convenience of their own private parking and storage space. We offer five stations for our residents to dispose of pet waste as well as cigarettes, unfortunately not all residents comply with our policy of cleaning up after themselves.                                   Do Not Move Here!

                                  I have been a tenant at the Haven at Blanco for six months and cannot wait until my lease is up! This place is way overpriced for the kind of treatment that you get. It is not worth the money. We are continuously harassed by the Asst Mgr at the complex, who is EXTREMELY rude and unprofessional. She seems to have nothing useful to do with her spare time and is constantly trying to find dumb*** things to write violations for. She actually sent a police officer to my door at 11:00pm for too much noise/bass...I wasn't even home at the time, go figure!!! We have made complaints about her and nothing has been done as of yet. The reviews about the phone never being answered are true as well. It would be nice if they concentrated their efforts on all of the cars that are waiting in line to cut you off, in order to enter the gate all day/night. This is apparent by the barrier stick, which is broken 90% of the time. There is absolutely no parking because of this problem. I also want to apologize if you have felt the management office staff has not met your requests with a helpful attitude. It is never the intent of myself or anyone on my staff to make our residents feel uncomfortable or unhappy in our community. You help make it a community! Our team is always available from 9:00 to 7:00 to assist residents and guests. While we do our best to answer every phone call, sometimes one cannot be answered because we are helping someone else at the time. To make sure everyone is taken care of as quickly as possible, we have a voice messaging system to handle all unanswered calls, we check this regularly. Unfortunately noise issues can be more prominent in apartment homes due to them being a multifamily building.. It is our policy to send a mediator to discuss a noise issue when residents are involved. Our staff complies follows specific procedures designed in the best interest of all our residents.                                     To whom this may concern

                                    I have been living here since they opened and this apartment has proved that they are not what they say they are.You call frequently to the office no one ever answers the phone. The leasing agents walk around and it's obvious that they have time enough to answer the phone. The head maintence named ---- is very rude and it feels like anytime that you need help with fixing a problem he does not know what to do and swears that the problem is not what we say it is. People walk around with dogs and don't pick up their dogs poop, it feels like your in some trashy apartments for what your paying. They're a bunch of kids screaming and yelling and it feels like they have no home training at all. I am tired of peoples voices late at night because the walls in this apartments are very thin. Also there are no parking spots unless you want to pay 100 dollars for an attached garage on top of the expensive rent that you already pay. You'll be surprised that I pay twice as much rent as some of my neighbors because they change the rent weekly.I willā€¦Ā See More>

Your description of our amenities does not represent the quality of the community and I would like to apologize. I would also like to address each of your concerns below. My team and I are always in the office from 9:00 to 7:00 to assist residents and new guests. If a phone call cannot be answered due to us having a customer on the phone or in the office, we have a voice messaging system and check this regularly. While we may not all be in the office at one time, we do staff the community at all times and may be out on the community grounds making sure that everything is running smoothly as well as showing apartments to guests. Our maintenance staff is committed to providing our residents will excellent customer service. If you feel your requests are not being handled in a timely manner, please contact me or a member of my team via email, telephone or a visit to our office and we will ensure your issues are addressed. We pride ourselves in being a pet friendly community and provide our residents with ample pet waste stations and removal bags throughout the community. We ask our residents to pick up after their pets; however we also have groundskeepers that clean and maintain the grounds daily. After reading your post, I have held a meeting with our staff and asked them to be extra vigilant in keeping our grounds clean and free of pet waste. The Haven at Blanco was built with the appropriate insulation; unfortunately noise issues can be more prominent in apartment homes due to their nature. If the noise from your neighbors continues to be an issue please let me or my staff know. We will be happy to have a conversation on your behalf to help minimize the noise disturbance that they are creating. The Haven at Blanco does provide ample parking for its residents. If a resident would like a private garage there is an additional fee. The community was designed to provide every apartment home with parking space as required by local building code.                                       Current Resident.

                                      Apartments are nice and modern,the staff is friendly and seem to have improved a bit on the comminication issues. Only issue I have had is ongoing cooling problems. Half the unit will be in the lower 70's while the other rests in the 80's. I should not have to choose between freezing out our son or sweating out ourselves. I have tried to talk with the head of Maintanace but he is fairly high on the arogance level, and a few of his suggestions go against industry standard knowlege. I actually doubt he is HVAC certified. I am a fraid we will ne be able to stay another year if they can not fix this issue. And will have to give the property a bad grade until it is. One shoudl expect a cool apartment in South Texas.

                                        Truly Sad writing this review

                                        I wrote a review earlier on stating how much I loved it here. The property was 6-7 months new I think. It really was perfect when we first moved in. We lived in a 2 bedroom in the front of the property right next to the office. We moved into a 3 bedroom, by the back gate, over the summer and everything has gone down hill on this beautiful property. 1. When renewing our lease the renewal fee/up charge was absolutely ridiculous! It was over $100. I read that the office will take care of you but really what can they do??? We moved into a 3 bedroom because we had a family member move in to share rent and keep our rent reasonable. For the amount you eventually pay in rent you might as well rent a house. The only extra feature you get in this community that is nice is the trash pick up or the tanning bed if you tan... I don't. 2. PARKING!!! In our first apartment parking wasn't an issue and when I read these reviews I was baffled at what they were talking about but now in our 3 bedroom PARKING IS RIDICULOUS!!!! People areā€¦Ā See More>

                                          Expensive and poor communication

                                          The apartments are absolutely beautiful on the inside but I had to cancel the lease before moving in due to poor communication. For a 3 bedroom, the price is $1100. They were going to overcharge us for a prorate of $500. Between all of us we made 6 times the rent but we still got conditionally approved. They wanted us to find a cosigner that makes 6 times the rent which is impossible and ridiculous. So since none of us know anyone who makes that much we would have had to pay $500 for a deposit plus the 500 for the for the prorate. That's $1000 to move in plus we had already paid $450 to lease. So that's $1450 to move in for just a few days! The worst part is that I could not get a hold of the person who helped us look and lease. I called several times and left messages with my name and number for her to call me back to tell us if we needed a cosigner after all. I didn't find out about the cosigner and $500 until the week before the move in date which tells me nobody was going toā€¦Ā See More>

                                            Sad to leave this AWESOME place!!!

                                            I moved here almost a year ago and have lived many different places. This apartment complex and staff top them all!! They are the most passionate about their jobs and have NEVER faltered on anything asked of them. They have always been there to help me and are genuinely nice people. I will be sad to see them go ;( The complex is always appealing to the eye making it nice to come home to everyday. I have never had problems with neighbors or crime whatsoever. The maintenance guy and even the valet couple are super NICE!! How can you beat that? I would definitely recommend this place to everyone ;)

                                              LOVE it here!

                                              I just moved here, and my decision to do so was largely based on the great service and friendly staff. Everyone was extremely helpful in answering my questions and made me feel very welcome. Since moving in everything has gone very well, including having my furniture delivered, and the empty boxes removed. The garbage valet service is so nice! Every time I come home, I feel like I'm on vacation with lots of amenities :-).

                                                HARDLY A HAVEN

                                                Place LOOKS great because its new but that's about it. super SMALL floorplans! WORST PART IS NO ONE DOES ANYTHING ABOUT THESE NOISY UNDERAGED KIDS PLAYING IN THE STREETS ALL DAY/ALL NIGHT W/OUT ADULT SUPERVISION! Not only have we complained about these 2 particular families but so has several of our neighbors in my building BECAUSE WE HEAR IT ALL, and NOTHING has been done and it's been 14 months! I've talked to the management and several leasing agents and they can't seem to control these kids or their parents. We were told by one of the agents that "everytime they'd see them playing unsupervised, the kids would run off before they could catch them" i'm sorry but that is NOT an excuse. then The previous manager when told about this told us that "WE need to say something to the kids to be quiet" really??? your not going to do anything about this???? SO PLEASE DONT MOVE HERE IF YOU PREFER GOOD CUSTOMER SERVICE. the ONLY thing i'd say is good is the maintenance team.
