I loved my time at The Estates at Briggs Ranch. I never heard a peep from anyone in my apartment and maintenance was phenomenal! IDK what I'd do if I ever lived in a regular apartment community as I became spoiled to the luxury and amenities here....

This place is a nightmare DO NOT MOVE HERE!!! They will take all of your deposit and make up fake charges to add on to your final bill. My family and I encountered harassment from the leasing office for little things for example: having a plant watering can on our patio. The police are always on property, they will let anyone rent there. ----------------------------------------------------------------------------------------------- Don't rent there. Right next door to our apartment. I warned management of trouble next door before it happened and they brushed it off. We did not feel safe there. When one of our psycho neighbors was coming to our door at 1 am banging on our door, they said call the police if you don't feel safe. The floors and walls are paper thin you can hear and feel everything. There was always smoking around the building and even though they claim to be a smoke free complex they did nothing. My daughter has asthma and I let them know. They did nothing. They will nickel and dime your for anything they are desperate money hungry scum bags. My friend who lived there before as well encountered racism from the leasing office when she reported a ----- man throwing cigarette butts down to her kids downstairs from his balcony and they did nothing. If you want a safe place to live this is not it stay away!!

I've only been here 2 weeks but this has definitely been my best apartment living ever. I don't get bothered by noisy neighbors, the recreational facilities are great and parking isn't terrible Plus it doesn't hurt that the staff is awesome, and you get what you pay for. Also looking out to a golf course every morning is not a bad way to start the day and I don't know any facts about the sport. I only wish that the stores were a bit close but everything can't be in my backyard.

The noise level from neighbors above and beside me along with all the numerous bugs and scorpions that I have had to deal with over the year has really put me off with this apartment complex. I feel that the builder could have done a better job putting noise cancellations between walls and floors would have helped so I don't have to hear noises from my neighbors especially from people above and side would have gone along ways to a better living environment. Also, I get excesive bugs in my apartment and although pest control has come numerous times to spray I still get a lot of bugs and scorpions. I feel some of this is due to the floor not sealed properly and having cracks or something.

I hate it here. The staff personalities are so fake. They avoid questions and ignore requests. The gate does not pick up fob signal well and routinely begins to close on your car before you're through it. The gate location and the signal receiver are too far apart. Only one gate at a time opens which is annoying and slows everyone down. The gate has shut too soon on my car while I was entering the gate and it damaged my car. The apt company has ridiculous rules I've never seen anywhere else. And multiple truckers are constantly parked outside the gate almost everyday. My requests to have this fixed have been ignore. On any given day there are 5 big rigs parked outside the gate.

This community is a beautiful place to live. The scenery is awesome and the grounds are very well-maintained. Everybody in the office is extremely nice and helpful. The maintenance staff always gets right to your problem and fixes it right the first time. I feel like I could stay here forever!

Great job responding to maintenance call! A big storm caused many thermostats to fail. Apartment management let us know what had happened before we noticed it ourselves. Thermostats were ordered and installed within less than 24 hrs

We've enjoyed our stay here for the most part. Office staff ( mangemnet) should learn how show appreciation toward loyal ( non trouble) residents. We've been living here going on 3 years. We requested our free carpet cleaning 30 days sooner than we are allowed to. Each time you renew your lease, you can get a free carpet cleaning after your new least begins. You have 30 days after your new lease begins to take advantage of the free cleaning. We missed the 30 day window when we signed our lease, so we couldnt get it done. We just signed another 8 months lease and requested to get our carpet cleaned 30 days earlier and was turned down. We're very disappointed with the lack of appreciation. Whats wrong with management allowing us to get it done 30 days earlier when we, 1st ,missed the 30 day window last time and couldn't get it cleaned and 2nd we have already signed another 8 months lease.

The community is very well maintained. The office staff has been extremely helpful and welcoming. The only concern I have is that we need a light at the entrance on Highway 90, it's very dark and you can't see the entrance and with the high rate of speed people travel on 90 it's an accident waiting to happen.

Overall good and quite. Great pool area have parts for kids. Playground sucks could be better maybe a update like better swings maybe add 2 baby swings. Fitness room is great. ,good trail to run, but there are rattle snakes which I wish was mentioned but it seems from everyone experience office staff doesn't really care.

I absolutely love living in this complex! The staff is wonderful, they are always friendly and go out of their way to help you. The apartment grounds are clean and well maintained, all the time.
