The Estates are an amazing complex. The pool is open all year round, they have a park for the kids and dog park. I highly recommend this complex. The staff is great and is willing to work with you as much as they can! The work out room has plenty of equipment for your needs. The apartments themselves are clean when you move in, kitchen is very nice and have washer and dryer hook ups, even the one bedrooms are really spacious. You get free golf, with the massive golf course right behind you, and the clubhouse even has a small bar and grill. Come see it for yourself it's a sight to see.

The apt is well worth the money. My neighbors are not friendly, yet they do mind their business (which is good). Very close to major highways and Lackland AFB. I like seeing bulls and cows grazing next door. The golfers on the other property line are less enjoyable.

I can tell you right now that any '5 star' reviews for this place are fake and generated by staff. Yes-this is how this place rolls! You WILL hear everyone above and below you, you can call police and they will tell you there is MUCH crime in this area, you will see dozens of dead trees, cracked sidewalks, over-flowing dumpsters. Oh, and they accept many people with various felonies, evictions etc etc. The staff are super nice (they get commission off of you) until you sign the lease then they treat you as if you worse than a beggar. You won't get your deposit back as they WILL ding you for everything and I paid my rent on time and was a decent person with a job. This is the most honest truth I can write as having to painfully live in this dump for 15 months. Oh and they say they have 'breed restrictions' but they let everything in unleashed so I hope you do not care about YOUR dog, life, credit, or kidding. I am not sign they lease they got you. Texas does NOT favor tenants and they know this.

I love living here. But the speed bumps need to be bigger so people stop racing by. I love my view. I do have to run my TV all night because of the gate. I don't mind getting up to let emergency vehicles in when the gate doesn't work for them. But such a sweet staff well managed property

The staff are only really nice to you when you are signing a 15 month lease because they get commission for that. Once that is over they will help you with nothing and the only 'luxury' is the building in which these leasing agents sit all day. The only time you see them past the gates is when they are showing someone a property because, again, that means commission. They advertise gym! pool! business center! Starbucks coffee! But the problem with that is you have to actually GO into the building where these people sit and act like it is there home and you will feel like you aren't welcome at all. The apartments are nice, but the walls are so thin you will hear everything. They are also having water issues (water main break) and know that you will be without water for at least two days. Some of the lighting doesn't work right and there are thefts quite often.

The staff was extremely helpful in getting me into the lease and complex from a TDY location, however, anything else that I tried to do from a displaced location was a nightmare. I am in a unit that goes on long jobs regularly. During a malfunction with the leasing offices utility processing, they informed me via e-mail that my utilities were late and could only be processed in person using certified funds. The actual apartment wasn't that bad construction and comfort wise, but was overpriced in my opinion due to its proximity to anything. Expect about a 20-30 min commute to pick up groceries or get anywhere to work, rush hour adds about 15-20 min to those times. Additionally the entrance/exit on the side of a major highway is poorly marked and has a pothole right at the exit juncture that has yet to be fixed. Noise levels were pretty high on the weekends and you could hear right through the walls, although that wasn't much of a concern for me as I tend to stay up late. The gym was good for a complex of this size, but the machines quickly fell into disrepair and have yet to see repair results in the last 3-4 months. Finally, during my transition away from the apartment complex I had an arrangement with my realtor to cover the relet fee or up to that amount towards rent. I tried communicating with the staff on multiple occasions about this and they were unable to allow him to pay during his first two contacts. After reaching back to them on the phone I was told that the balance had to be present in order for someone to pay it. They could not facilitate such a request, and my autopay hit and I was charged an NSF fee and a late fee. I offered to payoff the amount of the lease in full if they could remove the NSF and late fee, but was refused. It seems impossible to get anything done with this office and is a struggle to get anything corrected. My wife's dog stayed with me briefly before moving out of the apartment and I told the office about it so they wouldn't be concerned, but let them know that he is a service dog and would be out within 6 weeks when we moved. They charged an additional pet fee and still have not removed or fixed the situation. Final comments - They have offered a much reduced rent rate for a lease renewal and are offering similar lower rates to impending residents. The reviews I have found elsewhere have encountered many of the same frustrations in dealing with the staff. If you travel a lot or may deploy, absolutely do not stay here. Otherwise, the reduced rent rate might make up for the other qualities that I endured for the last half of my tenure here. The apartments are not staying at the capacity they desire for a reason...

We feel in love with the view--- two ponds, and the 16th hole is our backyard! Every time our friends come over to visit- they feel like they are at a resort! We feel like we are living in a resort! It's quite comfortable and relaxing to come home after a long day at work.

The minute I stepped foot into the leasing office I was greeted by the friendly staff. They went above and beyond to make sure we could live at the Estates of Briggs Ranch! The apartments are clean and very nice! Maintenance was very responsive and fixed any issues we had in a timely manner.

Outstanding and friendly front office staff to communicate with, A1 Maintenance staff on getting issues resolved. It's a pretty quite area also. The swimming pool is nice, workout room s good, with the exception of not having some TV's to watch during your workout. They just have music here
