I am not someone who normally writes reviews, but this is by far the worst apartment I have ever lived in! From the time we signed our lease until now, we have experienced nothing but problems. For starters, I found out a month ago that the original lease we signed did not match any paperwork following. Any additional documentation after the original lease had extended out our lease term an additional month. I will say when this was realized, the office did fix it. When we moved in, we were told that we were moving into a brand new unit that no one had ever lived in (recently constructed). This was a lie. We were without electricity for 3 days after our move-in date because the previous renters had left without paying their CPS bill and the Estate had not released it either. We moved in at the beginning of May and had no electricity! Within that same 3 days, we experienced the noise level this place comes with! These apartments are so poorly built that it sounds like people are dropping bowling balls on your roof. On top of that, you can hear every single word your neighbors are saying. I contacted the office to express concern and they were no help at all! Within 3 days of being in this apartment, I asked them to let me out of my lease (I wanted nothing to do with it anymore). I was told by the manager to read page 4 of my lease contract and pay $4000 to break my lease. I had literally been there 3 days, with my things still in boxes and no electricity! It was ridiculous! Be careful when it starts getting hot out as well! They have rattlesnakes everywhere. My dog was bitten at the bottom of my staircase. I asked the office to send out a bulletin about it and nothing happened until about a month later. That could have been a child playing close to the building. Safety here is a huge issue. They do nothing about the speeding through the parking lots and instead tell children to not play outside of their building. The entrance is extremely unsafe as well. If I can offer any advice, stay away from this apartment complex. You will save yourself a lot of headaches.

The apartments are very nice, we can see significant improvements with the newer management. We are moving from the 1 bedroom to the 2 bedroom, and have been here 1 1/2 years so tthat should account for a lot! we are hoping to have many more years of enjoying the estates! The golf course is almost open completely and the clubhouse is amazing! we love the GM, Todd!!

The staff have been welcoming, easy to speak with about questions, helpful and understanding because our situation was different than most other residents. The facilities are beautiful, and the walking trail is great for exercise, (whether it's just you, your family and/or your pet!) Speaking of which, the pet policy is also great; large dogs are accepted, but aggressive breeds are restricted.

Maintenance responds very quickly and gets the job done. They are very personable and friendly! One negative about this community is there are not supposed to be any aggressive breeds yet I see pitbulls (adults/puppies) everywhere. Something needs to be done to get this under control.

It have been a great start to our new apartment. The staff is outstanding and the community is very clean. I need a maintenance problem fix they were right on it the same day. The grounds are very clean and safe the exterior of all the buildings are very beautiful. Overall it's a great place to live.

Casual experience with the community. It's a peaceful, calm and quiet area. Everyone I've encounter in the community has been polite, help and friendly. I would certainly recommend, The Estates at Briggs Ranch to co-workers, friends and family.

This is the very worst apartment complex I have ever lived in. I would never recommend this place to anyone. Has to be of the worst managements ever, they do not even have courtesy towards tenants. Worst leasing agents and management ever. They are very rude and clueless. Maintenance was very slow to respond. I can honestly say, I highly suggest against living here. Save your money and time and live somewhere else.

The office staff is kind and welcoming. Maintenance staff address issues very quickly and are very courteous. This is a well managed complex. I would highly recommend the Estates at Briggs Ranch to any of my friends and family who might be looking for an apartment to rent.

So far it has been great. They treat you really well, and take care of your needs. If we were going to be in Texas for a longer period of tie we would love to stay here. The view is beautiful, and the complex is tucked away which is nice. We would recommend this community to our friends.

The complex is ok. I really dont like that you have to fight for parking yand that they dont offer garages. We have two cars so its a battle and a toddler and disabled child.The handy cap parking is always full. There are roaches too that we have had an issie with since we moved in.Theres no club house for small gatherings and the barbeques are quiet far from the building were in. The walls and flooring are bad too you can hear everything above you and I'm sure the neighbors below us can hear us well.It is new though. Very far from grocery store and hospital. so if your looking for country living this is it.

Lots of noise I experience above my apartment wakes me up early mornings, it appears to be practically extensive hours during the day, sometimes I felt to address it on my own, its every day, like a lot of jumping or walking etc etc, but overall I like the community area and all the extras that are offered here for the residents, overall I would recommend friends or others I know to this community for sure,

We were on a tight deadline and the staff was very efficient in getting our application and contract approved so we could move in right away. As an added benefit, we got a great special rate! Lots of extra amenities that we weren't necessarily looking for but but excited to have!

When we moved in, the apartment had not been well cleaned and there were multiple damaged items. My biggest complaint are the BUGS! They are horrible. Primarily ants and spiders. We pay for a pest control service that is obviously not doing their job.

Good and friendly people to be around and live with. The place is secure sometimes because of the gates being left open and not closing automatically otherwise I like it.The staff itself is wonderful and and is always around answering questions.

My experience at first was awful, Dominique who worked in the office was incredibly rude and had no customer service skills at all. She made accusations about me and other people who lived here. I never got any email when construction was going and when we had to move our cars or leave our dead bult unlocked, my car mirror was damaged because I did not move it and they were drilling the concrete right next to my car, no one even emailed me about it or called me to say move my car. Since there has been new management, the place is amazing, the staff is extremely helpful and understanding and friendly and I am glad I moved in here and renewed my lease.

The Estates is the most peaceful and beautiful community I've lived at in a long time! It's very quiet and we don't have problems with any neighbors! I love it here! They are very quick to respond to maintenance requests and love that he talks!

Bad! Bad! Bad! There is no luxury here. Sure the apartments and views are nice, but that is where it ends. There are a ton of hidden fees! From the parking to the water bill to the extermination fees to your monthly CPS bill... it just keeps coming and coming and your money keeps going and going. They'll give you a rubber band for the pool/gym, but don't you dare lose it because it costs $200 to replace. They'll give you a cling for your vehicle indicating your parking spot, which hopefully is somewhere near your building, but you better not lose it because that's another $100. There are so many bugs, spiders, scorpions, etc. everywhere that I still do not know why they charge MONTHLY extermination fees. And if you notify the front office they will tell you to submit a work order that is then completely ignored. The water bill is CRAZY! I previously lived in a four bedroom house, watered the front and back yards and still only paid $40, here that is not the case; it's continuing to rise every month, last bill was $60 for a two bedroom apartment! And the trash must not be scheduled appropriately, either that or everyone takes a weeks worth of garbage out at the same time, because the bins and the area around the bins are piled high. Luxury indeed. The entrance, which is also an exit, is a complete danger zone. Unfortunately for us, it will not change until there is a death. Or two. Or three. They could avoid this and use the money they are draining from us to open another entrance/exit on 211 but I'm sure they'd find a way to charge us a toll or something for that too. And finally, the staff are downright rude. Sure they are nice to you at first, but once you become a tenant all bets are off. Apartments are pretty to look at, on the inside for now but there's so much shifting happening that cracks are coming up everywhere so the shoddy construction is peeking out. Explains the conversations and other lovely deeds you can hear your neighbors having next door. I honestly do not know why they charge such extraordinary fees, it's just not worth it. Save your money people! You can find a home, in the area, and pay a lot less than what you will here.

I am completely baffled by the recent reviews on this website and must assume they are completely bogus. Every other website that has reviews for The Estates are overwhelmingly bad and my experience and that of the residents I've spoken with lines up with the terrible reviews. This place is disgusting and is a FAR cry from luxury! Let me say that we have always paid our rent not only on time but in advance so there is no issue there. The staff are completely CLUELESS and rude. Maintenance requests take longer than they are allowed by law, there is zero pest control, they DO NOT clean the grounds or buildings and when you inquire about anything they give you lip service, lie or evade the question with either real or feigned ignorance. Forget contacting their corporate office because you will never get a response. STAY AWAY from this place. There is not and never was a golf course even though one of the "luxury" amenities is golf course privileges and more than a few pictures on their website show one behind the complex and if you live on that side you will pay extra for a "golf course" view. It is not completely fenced...the only fence/gate is at the front entrance. Overpriced, no ammenities, rude staff, inefficient maintenance, dirty and poorly built...Save your time and money and look elsewhere.

I love my new apartment at The Estates! It's perfect for me and the staff is THE BEST I've ever had the pleasure of dealing with. Maintenance is great too, and very friendly. My favorite thing about living here is the fact that I'm close to downtown yet feel like I'm living in the country!
