Overall, I'm happy with the community, but I wish there were more amenities closer. I am pleased to see there has been a HEB that opened closer.. My commute to work is a bit far, but the staff is great.

Other than maintenance I like the community but this is an old complex and that should be taken into consideration when things start to break. For thay reason I would only recommend with that disclosure and only if directly asked. Prior to that I would have.

Its okay living here. I feel like its overpriced for what it is. Now youre charging for lightbulbs and the amazon hub? I think thats ridiculous. With the amount of money we pay, it should be included. All that stuff was included in our last apartment, and it wasnt as pricey.

I am loving this apartment so far. The inside is so updated and is so spacious and comfortable. Jennifer was such a great help with acquiring the apartment, as well as answering questions before and after the move. She made everything so smooth and helped myself and my husband get comfortable with the huge move from RI to TX. Keep being awesome Jennifer, we appreciate you. It was great when it was owned by W3. It has become what seems to be a large number of residents who could be on public assistance, are not on the lease (to know the rules) or flat out dont care. Someone came on my porch and put a bag of dog poop on my table! It was probably someone I called out about not leashing (and holding onto that leash) their dog or not picking up the poop. But-there comes a time when one gets fed up with the disregard of others.

I like the area a lot I do its a great community nice quiet area overall only thing is you literally cant even move in youre apartment without a complaint being put on you, along with having issues in youre apartment maintenance is slow getting to you especially in a problem youd think they would fix right away.

This is an Excellent complex I would highly recommend them to anyone that wants a nice clean quite place to live and would return the courtesy. The scenery is beautiful and the staff is very friendly and customer service oriented.

Convenient for those working on Lackalnd AFB. The place is pretty loud. Residents do not care that their music is loud. Can here loud neighbors moving things around/jumping/dropping heavy objects in their apartments at all hours. Broken down cars in carports. The rent is really too high for what you get in square footage. I paid $750.00 for a one bedroom when I moved here and that was reasonable. I'm now paying over $900.00. The water bill is also way too high for just just two people. The trash dumpsters are too small over overflowing. Lighting on sidewalks need to be better maintained. Residents do not clean up after their pets. This use to be a very nice place to live.

When I first came out to view the property I was amazed . I totally enjoyed walking into a unit that was awesome , it was roomy plus I got a chance to see a great view and it was the golf course with the San Antonio skyline.

My partner and I have been living here since 2018 and it was great until the ownership of the apartment had changed in April. We have complained about cigarette smoke seeping in our apartment for months now and nothing is being done about it. We had to ask about possibly being moved to a different unit and they had the audacity to suggest a smoking unit and would take weeks just to even communicate about it.It’s always so filthy in the elevator or just around our building, the trash area near us is always so messy. We also put in a maintenance request to change the air filter and it took them 2 weeks just to come out and change it but only because we had to reach out to them about it. The previous owners kept it very clean and would power wash at least every other week so there wouldn’t be much spider webs or any mess. They charge you for pest control yet you never see them doing anything and we’ve been seeing so many bugs than we have while living here. We’ve also had to go too the office a few times and the ladies there are NEVER wearing a mask yet there is a sign that states you need to wear a mask to be in the building. We are literally counting down the months until our lease is up.

Our experience so far has been great minus the downstairs neighbors not wanting us to walk at all or clean, but other than that I cant complain. We love the fact that there is a dog park right next to the kids park so it makes it easier to get everyones energy out at one time.

I love the community not far from town and its very clean and well kept. The staff at the front office are very nice. I would definitely recommend this community to family and friends. Im not to far from town yes like 20 minutes out but Id rather stay out of town than in the city fighting traffic.

The grounds and common areas are always clean. You will hardly see any trash on the grounds and when there is some trash, it is picked up and discorded fairly fast. The childrens playground is always clean and the maintenance of the play equipment is excellent. This apartment community does reinvest money back into the apartment complex, whether painting covered parking, painting hand rails, fixing pot holes, upgrading the swimming pool area, upgrading the onsite gym or anything else to make the apartments tenants life more enjoyable and pleasant. The staff is always pleasant and courteous and helpful. One last thing. If you are a pet lover, this place has a very nice place that you can take your pet to enjoy the outdoors. It has a very nice fenced in pet playground.

Well with 5 years and multiple ownership groups it's hard to sum-up. I moved here for the seclusion, and belief in community. Understandable with covid things have to change but it's almost as if we've lost something, but rent always goes up.

My only issue has been the daily battle with gnats. Since I moved in last July. That is why I am not renewing my lease. Other than that I have no complaints. I am sure the pest control has done their best, yet the problem still exists.

Could improve. Please do not get comfortable on your residents. The front office is a direct reflection of what our residential community is like & vise versa. Stay informed on how our outside community is looking and correct everything that is wrong. Make occasional walk around the entire property and note what can improve. Weeds, Dog Poop, Broken sidewalk concrete, Trash, etc... Thanks.

I am a new resident at park at briggs ranch and to say the least my experience from the very beginning has been fantastic. From the moment I called, I spoke with a leasing agent by the name of Jennifer who was very kind, informative and helpful. She made the process less stressful and she also exceeded in getting my exactly what I wanted. Along with the great customer service, the apartment complex is so beautiful. I'm so excited to be living here for the next 18 months. I'd recommend this complex. I give it 10/10 stars

This community is very peaceful! Located right outside of 1604, it's perfect for anyone looking for housing near Lackland AFB. It's what I would consider country modern living I would absolutely recommend this community to my friends and family. The community is also pet friendly, has a walking/ running trail and the dog park is probably one of the best I've seen.

The transition between management companies has been relatively smooth. There were some issues regarding my renters insurance and the front office not understanding why I couldnt give them what they wanted. Overall pleasant experience now that the transition has smoothed out.

I don't understand why I pay the same amount for a crap view as those people who have a great view of the golf course. For what I pay I can rent or own a house! I feel there should be lower rent for those facing the parking lots. Also, too much dog poop on the grounds.
