Lived here for one year. We would have stayed if amanda and cody were the only ones running the place. The new manager could not manage herself out of a wet paper bag. We loved living here until the beginning of this year. The "staff" failed to notify us with our 60 day notice to the end of our lease, then statedb that it was "our problem" not theirs. Upon reviewing our lease contract they were in violation. Next, our rent was being raised about 100 $ a month. Dont know for what they had done zero improvements in the year I lived here. The non educated manager tried to tell me because of supply and demand and there is a big demand. I noticed when I moved out the amount of empty apartments. Sh She must be trying to see how fast one management team can get people to move out. Old staff has left and current staff want to leave. Also anyone that lives here knows people don't move out in feb and march but there is a lot of moving out and not a lot of moving in going on here. For those moving out be careful who you make "mad" at the office, cause they will charge u for all sorts of stuff that was not new when you moved in and probably left in a better condition. Also community rules are not enforced anymore like they were when cody was running things. We had made multiple complaints to the office with zero follow thru. We also used to see the staff walking and talking to the residents when we first moved in. Now all you see from them is rushing in or out acting busy. This used to be a nice community but I would never recommend it now.

I have lived at two other apartment complexes in San Marcos and this is by far the best experience I've had, no doubt about it! The apartment was cleaned SPOTLESS when I moved in. My neighbor has moved out recently and I have seen the staff clean out that apartment from dusk to dawn for several days. I really appreciated that. The staff has been beyond helpful with any questions my roommate and I have had. When we have had a maintenance request (for simple things because we have not had a major issue) they have taken care of it immediately. The upkeep for the grounds is great, I've never lived in an apartment that actually keeps up with the outside appearance as well as they do here. The price is definitely worth it! :)

I have lived at The Palazzo going on 4 years now and in the time I've lived here I've never had a problem that management or maintenance wasn't happy to solve immediately. They truly care about the individual tenant and it shows. The property, in addition the being beautiful is even better looking than it was when I moved in and is always being improved in some way. In my opinion The Palazzo is the classiest property in San Marcos. I'll never consider living anywhere else. Austin M.

I have lived here for a little over a year and i can say The Palazzo is the best place to live in San Marcos. The staff in the office are wonderful. Amanda and Cody are always very helpful whenever i go in there with a question. Whenever there is a problem, the maintenance staff, especially Lupe, are there very quickly to help resolve it. They are also very nice and always say Hi whenever they are walking around. The apartment complex always holds events such as bowling night, chimeys night, poker night etc. to help the neighbors get to know each other. They even had an event for the dogs in the complex! This place blows the other apartments around here out of the water. Beautiful apartments, beautiful grounds, beautiful pools, amazing staff, what more can you ask for?

My husband & I have lived here for 7 months and absolutely LOVE it! I have lived in many different apartment complexes in San Marcos & elsewhere and I would highly recommend Palazzo to anyone! The office staff is amazing as well as the maintenance crew. Our a/c went out one night and within 10 minutes they were at my apartment fixing the problem. The residents range in age and most are very friendly and great neighbors. Management provides many fun activities each month and at the last poker night I won a $100 Visa gift card for taking first place!!!

I have lived here for a year now and about to move out. The maintenance is okay and the maintenance guys are really nice, but they do tend to take their time getting to your apartment. Once it took 2 weeks for them to get around to my apartment. The office people are nice when you don't need anything, but they do have their own agendas in mind over you, they PAYING customer. Which brings me to the rent. As is I pay $749 for a small one bedroom. When it was time to re-up on my lease they wanted to charge me $830 and pet rent, when they haven't updated anything to justify the higher rate. My dryer used to take 3 cycles to dry one load, when i got maintenance in here for the 3rd time to fix it, we found out that the dryer line needed to be cleaned because it hasn't been cleaned since the building was built in 2002! (which is a huge fire hazard)Finally, my latest issue I have had is the handle on the toilet breaking, so i called maintenance. When I looked in the tank to flush the toilet while I waited them to get here I found that my toilet was being held together with a BREAD TIE!!!! I pay $749 a month for a bread tie toilet, mismatched cabinets, particle board cabinets paint splattered walls, and paint that peals off doors because they painted over water-base paint with oil-base paint. You can find a better deal somewhere else. Also if you like to have people over to your place expect the cops to show up at your door for noise, even in it is only two people on the patio.

San Marvelous's finest~
I have lived here almost a year and absolutely love it. The office is friendly and nice. They have a solution based attitude. So what I mean by that is when you bring an issue to their attention, the answer is what they can do versus what they can't do. Now let's be honest here, your not going to please everybody (hence some of the below angry comments!)as I know this being in retail and management for years. People are more inclined to tell someone of a bad experience, 10 times more, then about the one experience you have. That being said, I want to take this time to commend the staff here. Thanks to Cody, Carly, and Amanda! The only reason I am not re-signing my lease is that I have gotten a new job and now need a garage (due to my greed) of buying a brand new car. All in all, most apartments here charge you per room since we are in a college driven town. I chose Palazzo due to the value of service I got for my new apartment and the staff!

Great Place, I would recommend it.
Moving In: I moved in June 2011. Carly sold me on the apartment and she was very nice. The apartment is a really nice place, and when I moved in they replaced the old flooring with new wood/vinyl and updated the counter-tops to something more modern. I have never had a problem here, and they always work with me. The Property: It really is a great property, the whole place is beautiful and they have people constantly making sure it looks good. Having two pools is really nice, as if one is crowded, I could just go to the other one and it would usually be empty. The pools are very nice too. Not the biggest deal, but I wish they had a hot tub for the winter time. The property has a lot of nice features, like a gazebo and a water fountain and it is nice to walk though the complex. They also have dog stations everywhere, so there is rarely ever anything left on the ground. There are always some bad tenants who don't pick up after the dog, but it the grass was always clean. The Apartment: We had/have a 806 square foot place and it is plenty of room. We really like the size of it and didn't have nearly enough furniture to fill out the place. The living room was a perfect size, and I really like how they have a recessed place to put in a big flat screen. You could easily fit a 50 inch flat screen, a 55" might be too big though. We didn't use the dining room to eat, as we don't really sit down and eat. We turned it into a music room and it was perfect. The kitchen was a really good size. I only wish they updated the cabinets after they updated the flooring and counter-tops. But they still go with the place, so it isn't a problem. The appliances are nice and work perfectly. The microwave was very small, but it wasn't an issue as we rarely use it. There is plenty of cabinet space and we have a lot of kitchen appliances; all of it fit. The bathroom was a big plus. They have a garden tub and my girlfriend loved to take baths in there. It is a huge bathtub, which is nice for it being an apartment. They updated the flooring in here too, which is nice because it was vinyl/wood so you didn't have to worry about water damaging it at all. You can't tell it has vinyl underneath, it does look like wood flooring. There was a good amount of counter space too and a medicine cabinet which helps when two people are living there. The laundry room was an extension of the bathroom. It was a great size laundry room and had a lot of space for towels, irons, detergent, etc. We have a cat and we put the litter box in here and there was no problem at all with that. The Bedroom is huge and has so much room, and a built in desk which is also updated, and was nice to have a place for books and pictures. You can easily fit a king bed in there and still have some good room in there. The walk-in closet was also a nice feature as we had a lot of clothes and it held all of them. The hallway was a hallway. Not much else to say besides it was a hallway. I liked the area in between the bedroom and bathroom and kitchen, so you could close doors and have some privacy when a friend stayed over or to keep an animal away from guests. The Management: Carly Dugart was the one who did our lease and she was super awesome and helpful. She is great at her job. I was in and out of the office a lot for dropping off rent and minor things, and the staff is great. When I went up there I usually dealt with Cody Williams, and he was awesome. He helped me out with anything that came up and never made it seem like it was a hassle. They were good people and nice to talk to. And the maintenance man Antonio, I believe is his name, was a great guy too. He would always say hi and smile when you saw him. I have lived at other apartment complexes and I hated the office and staff. Here, I really enjoyed them and they were very helpful and honest. They never lied or scoffed at any issues that came up, even if they were not a big deal they treated it like it was. I am not positive, but I think the property manager changed halfway through my lease. I didn't notice any changes, so it wasn't a issue if they even did change managers. My only problem: I would have loved to resign here, but they marked the rent up 60 dollars, I know that it isn't huge but I felt it should have stayed the same to resign. I won't say where I am moving, but a new place was just built and they have very similar prices and are nicer. I am not trying to say go live there, because Palazzo is a great place to live. We love it here, but we figured if the price is rising that much, we should see what we can get for the same amount of money. I talked to them and they said it was about the "market price", which is understandable, but they lost us because of that to be honest. Overall: Everything about this place is great and I would highly recommend it! Don't let the fact that we are moving say anything besides we weren't comfortable with the higher prices. If you can get a great price that you are comfortable with, I would say go for it and I know you'll like it here a lot!

Originally I gave the Palazzo a pretty good review... Now over a year has passed, I have since moved out, and I have to revise my review. I would NOT recommend the Palazzo for many reasons. 1) Ridiculously expensive for the poor quality of the apartment. The Palazzo is expensive period... But it is absolute ridiculous considering the quality of the units. The kitchens look so cheap. All the cabinets and countertops are just as cheap as they come. 2) The apartment staff is ALWAYS trying to raise the rent. They claim that it is due to the raising "market rent." Either way, it is ridiculous. Many apartments in San Marcos have set rent prices for the size of the apartment, which makes a LOT more sense. Every time my lease was up, my rent increased by AT LEAST $100/month. 3) Extremely slow maintenance. Good luck putting in work orders. My air conditioning was broken when I moved in and it took them 6 MONTHS to fix it. They would come by about once a month and just refill the freon (which obviously never worked but for some reason they just kept doing it). Finally after 6 months they called in a guy from another company and he figured out it was just due to a mis-sized piston. A simple fix. I can't forget to mention that during those 6 months my electric bill was INSANE. Over $200 dollars a month for a tiny 1 bedroom apartment. When I contacted the office staff asking to be reimbursed (since it was their fault my air conditioner had not been fixed and therefore was the reason my bill was so high) they told me if they reimbursed me they'd have to "do the same for everyone else." What does that even mean? I guess they have a lot of residents trying to get reimbursed for things they shouldn't have to pay for. I'm not surprised. 4) Very frequent staff changes. I swear every time I went to the front office they had someone new working there. It was really hard to feel "at home" when there were always strangers I had to deal with. 5) Very rude staff. I literally got an email from the Palazzo staff entitled "Pet Owners-Last and Final Warning!!" complaining about the excessive amount of pet waste around the complex. Excuse me, last and final warning? So, what, they're going to change their pet policy and stop allowing dogs? Good luck with that. For the ridiculous amount of rent I paid at the Palazzo, I think it's fair that they have to pick up dog crap. Plus, when they mow (which is like once a week) it cleans up all that pet waste. Not even a big deal. Get over it, Palazzo. How dare you send out an email like that to your residents? Extremely rude. 6) Be prepared for your move-out bill. With my $150 refundable pet deposit, I was expecting to get some of that money back when I moved out. Boy, was I wrong. They charged me something like $150 for "carpet repairs." My carpet was PERFECT. When I told this to Tracie (the manager) and Reggie they just gave me the same answer over and over "We have a carpet company come out and they assess the damages" "We don't come up with the charges" blah blah blah. OF COURSE if you hire a company they are going to charge the customer for damages that probably don't even exist and I'm sure the Palazzo doesn't mind, since they're not the ones having to pay. I bet the Palazzo and that carpet company have a great relationship... they both benefit from screwing over their clients. I was charged for "restretching my carpet in the hallway and bathroom." Restretching? Let me say this again, my carpet was PERFECT and I didn't even have carpet in my bathroom!!! So I ended up owing the Palazzo something like $160. Oh, and that $150 refundable pet deposit... It's actually not, and never will be refundable. Apparently they use that money to have the carpet thoroughly cleaned of any pet residue. I understand having to thoroughly clean the apartment after a pet has lived there, but that should be part of the $150 nonrefundable PET FEE! Why trick residents into thinking they might get some of that money back when they good and well know they will not. I have since moved into an AMAZING apartment in San Marcos. I pay $850/month for a HUGE 2 bedroom/2 bathroom. I would never ever recommend the Palazzo to anyone. Instead I would say, do your research and you will most definitely find much nicer apartments for MUCH nicer prices. DO NOT MOVE TO THE PALAZZO... Well unless you don't mind throwing away money, being treated like crap, and being absolutely miserable.

This place sucks!
My girlfriend had a one bedroom here and she really liked it and I since I spent most of my time over here with her, I got to know the office people a little and really liked them. We decided to move into a two bedroom together and the lease stuff went pretty smoothly and so did the first few months. Then, their old property manager left and since the place has gone down hill. It can be very noisy here just like any place, but damn...the people across from me always stomp up the stairs and it sounds like a parade is coming. Then they slam the doors like a pissed off teenager. First, since we live on the second floor, we never get our "notices" or even the little apartment flyer every month. The first floor seems to always get their stuff, but they never want to make a trip up the stairs. This would not seem like a problem, right? Well, it became one when our rent went up $35 dollars and we were thinking that we would start paying that the month following when our lease ended. We turned out to be wrong and they started charging us on it the following month after we re-leased. How does that make sense? We then got our "final notice" since we had only been paying the original rent (not the re-leased price) and we did not think that the re-leased price would take effect so soon. Well, the problem with the "final notice" was that we never got a notice before that. So, right away we called to see what it was all about and they told us we agreed to a new price and that we were being charged. We told them we thought it was going to take effect after our original lease had ended. After a bit of going back and forth, we decided to just get it over with and pay it so I ran a check over there with the remaining balance. The most recent time we have not gotten an important document is this current time when we were supposed to get "re-lease" papers. I had to go in and ask when we could re-lease by and they said "you should have two weeks ago." How am I supposed to know when without getting something? Next, the offer these "suggestion surveys," but I have yet to actually see them do anything. There is one resident who thinks that they own the place and they constantly park in another covered spot when they have their own! Do they really think that they are better than everyone and should get two spots while we all get one? I hate that other people think they do not have to follow the rules while everyone else does. Anyways, I, and several other people, have made this known to the office and they do not seem to care much about it. It is very frustrating that we are already paying out the --- for these places (which are not worth it) and the cannot at least treat us all the same. Last, you really do not get your moneys worth here. Everything is laminate and there is a tiny section of tile by the door. For over a grand a month, at least put some nice stuff in here. Also, speaking of rent, they do a lot of price gouging. They also are not at all about customer appreciation. My neighbor has lived here for a long time and is paying almost a $100 dollars more a month than I am. The last time it came up for both of us to re-lease, we did so two weeks apart and they got that much of a higher rate?! The offices reasoning was "because of the markets changing." Wtf? I have lived at several other apartments and never heard of someone else re-leasing at virtually the same time and paying that big of a difference or even a difference at all. Right now, a new potential client can pay almost $50 less a month than me now and I have been here two years! All they care about is bringing new people in and then sucking the money out of them. Why aren't the markets changing for the new people ever? These people are all about the money. Things cannot be that great here when you always see different office people and in the last few months, I have seen several different managers in the back office. People are coming and going from here and I am going to join them in leaving. Do not waste your time dealing with these people.

at first i loved it...
This isnt a TERRIBLE place to live, and I know for a fact there are worse places in San Marcos to live. However I will say, when my boyfriend and I first moved here almost a year ago we were much happier with it than we are now. The grounds are beautiful and very well kept, the gym is nice, and the pools are nice as well. I have never had an issue with parking which I know can be a problem in other complexes and I was lucky enough to get a room that wasn't next to/surrounded by obnoxious college students (I have walked by a couple rooms and can hear loud music and yelling from parties going on). As our stay here has went on, I do have a few complaints. During the last few months the complex has randomly started adding different "administrative" charges to our bill, whatever that means, and we recently got our lease renewal update and they've informed us they are no longer paying any utilities which is a strike against them considering rent is already pretty high for the small amount of space and outdated cabnets/counter tops. Also, along with our lease renewal our rent has gone up to $805 per month which wouldn't have been that big of a deal until I went online and realized our size apartment was going for $713...almost a $100 difference. When I called the office to ask them about the price difference I was told new tennants are offered a different rate than current residents. That seems odd to me, I would think they would treat their current residents better than "potential" residents. My biggest complaint is this: My boyfriend ordered a text book for school, we received a slip in our mailbox letting us know the book had been delivered and was waiting in the office. However, when we went to the office to pick it up, it was no where to be found. After a couple of weeks of going back and forth with the office people, they refused to take any resonsibility for the lost textbook, even though the post office had proof they had delivered it. My boyfriend in turn had to pay the company he rented the book from $250 for a lost text book, PLUS pay for a textbook he could actually use. It's not a good feeling living in a place where you feel you aren't appreciated or valued as a resident, and the main reason why I am saying I would recommend the Palazzo to a friend is because I know there are a ton of horrible places in San marcos to rent from, and the Palazzo is probably one of the better places.

Might as well rent a house.
When I first moved in I loved it here. Maintenance would show up that day if you called in and asked. The office personel knew what they were talking about and were very friendly, made sure everyone got slips of paper that needed to go out to everyone and prices weren't too bad, but a little high. Now, I cannot wait to move out of this place. It seems since they have switched to Greystar, they have gone downhill. The office never seems to know an answer to any questions that I have asked. Usually the response I get is, "uh, uh, uh."We got incentives for re-leasing and were constantly told, "this week the painters will be coming to do your wall." Every week the painters failed to show up and it in all took 4 months for them to finally come. The only bad thing about the maintenance is they knock and say, "maintenance" and unlock the door and walk in at the same time which kinda catches you off guard especially when you put in a work order days before and they just show up. Also, they send out notices about re-leasing and you have a week to decide. A week is plenty of time to decide if you are pretty certain you are going to stay, however, if you want out there isn't much you can find in a week unless you just go to another apartment. The rooms are very overpriced for what you get. Sure, they are big, but the floors are laminate and the counters are pretty much the same. The only real tile thing is the tiny slab when you walk in the front door. Just because I was curious, I checked out Purgatory Creek since they were close by and were around the same price range so I wanted to compare and see if where I was was actually decent and they at least had marble and much nicer appliances. Also, the office has gotten a little lazy delivering things to every apartment since upstairs never gets anything. I would love this place all over again if they brought back Marsha Davis and whoever else worked here at the time that I moved in. If I were considering moving in here, I would highly suggest reconsidering.

Best Apts in San Marcos
I lived at the Palazzo for a little less than a year and I had a great experience. The staff was very friendly and any maintenance that needed to be done was completed within days. The apartment was huge and the layout was great. They had built in bookshelfs, crown molding, high ceilings, a built in desk in the bed room, and a garden tub in the bathroom. This was the best apartment I have lived in while I have been in San Marcos and I have been here 4 years. Carley is the manager and she is super helpful and friendly.

LOVE IT
I have been here since 2006 and I love it here. The comment posted about no customer service in the office was NOT the Palazzo staff. It was the answering service that answers the phone when they are out of the office. They are not located on the property and answer calls for numerous apartments that have nothing to do with the Palazzo. If they are rude, you can call back and tell the front office and they will take care of it. The grounds are beautiful and it is very quiet. If you want to party and drink all night while waking up your neighbors, then this is NOT the place to live. The neighbors here respect everyone and if you are really loud at two in the morning; you will get in trouble. Most of the people that live here are mature adults or college students with common sense. Beer cans are not all over the ground and etc... The maintenance staff are great. They are very friendly and always fix things usually that day when I call or early the next morning. I also feel safe living here because several police officers reside here as well. Like I said before....if you like to party all night and be annoying, then don't live here. I recommend this place for anyone wanting a quiet relaxing place to live.

No customer service
Today 6-28-11, I called the Palazzo Apartments repeatedly, trying to get information on their property, since I am moving to San Marcos. I looked on-line & I liked what I saw. Well I called and a lady answered the phone, and each time I tried to talk to her, she would hang the phone up on me. Now I'm thinking maybe it was me, so I called 4 more times, and she did the same thing again. Now I'm frustrated, so I wait about 10 minutes, & call again, finally she answered again, she said she was taking messages, because they were out of the office. I told her I was calling to get information on the property. She said she could take a message & have someone call me back. I told her I would call back. I waited about an hour & called back again. The same lady answered again, & told me she could take a message. I asked her does anyone work in the office? She replied, the manager was out on the property fixing a water leak. I asked her is there anyone else in the office to help me? She said no! I will not live there due to no customer service. I cannot believe that only 1 Manager runs that property & the office. Feel sorry for the company, you"re LOSING potential new residents. And I was calling from Michigan.

Kinda Miss It
I lived here for only about 8 months while I finished school. The apartment itself was great. Everything worked on move in, and maintenance was quick to respond when i needed them. Neighbors where quiet, which was a nice change. Parking is always available. Gates tended to be iffy. The carpet was the only issue I had on move in, and again on move out. I was charged to clean already dirty carpet. Whatever, ive come to expect this from complexes and didnt feel like fighting it again. That was the only mark against the complex. The office staff was always friendly, actually overly friendly. I had to print a late assignment for school and they let me use one of their computers in the office as the one for tenants had no printer installed. That was cool.

Poor Upkeeping/Maintenance of Common Facilities
One gate has failed and been left always open for a long long time ... there goes the tauted security of a gated community. Glass covers of hallway lights have much gunk that never seem to be attended to ... so the lights are dim and unsightly TV's in the fitness center are antiques ... 1 of them is not even connected ... the other at best works only intermittently (kept shutting off by itself after a while). Walkways often have bird droppings, mud, etc.

I love it here.
I am planning on moving to Austin in the spring and I am actually very bummed to be leaving this apartment. I live with my boyfriend in the larger one bedroom and we love it. Maintenance is always fast, although rarely necessary. The floor plan is very efficient, ample parking. The only thing is there are a lot of bugs and the doors aren't completely sealed. I have called about the seals, and they are improved, but not perfect. But other than that, I love it here. Valet trash pick up too. Also, there is a zero tolerance noise policy which as a grad student, I love. If you want to have parties, don't move here. The office staff is very friendly and accommodating, I really will miss living here. This is the first apartment I've lived in that really felt like a home.

Not good for older adults!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!
Do not, I repeat, do not be fooled by the nice exterior of this place. The management is nice until they get you in. If you complain about anything, you are labeled as a "problem" by the staff. Noise is an issue. Pools are an absolute nightmare. If they are not closed because of having to be shocked with chemicals, they are too crowded and noisy. Tenants do not follow the rules, and management does not enforce the rules. Maintenace is slow to respond, and security takes up to one hour to respond to serious noise violations. Bugs are an issue. People consistently leave trash out on days that are not pickup. This increases the bug problem as well as creates a foul odor in the hallways. Additionally, the computers in the business center are consistently in disrepair. Lately, this property has been renting to a large number of generic students (18-20), who obviously do not know how to behave themselves, and have absolutely no respect or consideration for the older tenant population. I do not recommend this property if you are an older adult.

DO NOT LIVE HERE
Management: poor, inconsiderate, non-responsive. Yes, there is a HUGE bug issue. THOUSANDS of nats constantly swarming EVERYWHERE! Parking: all spots are WAY TOO small The grass is just puddles and theres ALWAYS mud ALL over the sidewalk!! Anytime it rains, the bottom of my pants are SOAKED when i walk outside! THE GATE IS BROKEN 2 or 3 TIMES a month I'm STILL waiting on maintenance to make a repair to my apt QUIET?! ya right! there's a guy that parties EVERY weekend, yelling over the courtyard DO NOT PAY THE PRICE HERE, it is NOT worth it!! you can only get Time Warner--which SUCKS! my recordings on my list play black--they just don't record, or record when they want to. my service is constantly interrupted. I'm MOVING OUT ASAP!! TONS OF HIGHWAY and HELICOPTER NOISE! When I moved in, there was crap in like 3 drawers, the bathtub was dirty--VERY cheap and poor cleaning company decisions by the management.

Great quiet place.
I lived at the Palazzo for about a year, and though there were a few minor annoyances, I absolutely loved it there. As a grad student, the quiet atmosphere was perfect for studying and getting a good night's sleep. If you want to party, which I do, you party at someone else's place & don't worry about cleaning up the mess in the morning. Palazzo has a zero noise policy. The landscaping is well manicured which makes it nice to walk around on a pretty day. The courtyard is really cute, too. The apartments are huge, and maintenance is fast and polite. The only problem I had, with my AC, was fixed before I even knew it was broken because they do routine walks around the property to check units. The apartments also have valet trash pick-up, which is nice. They have recently made some staff changes in the office & my experience here has just gotten better. They're always really nice & super helpful. One of the few cons is the fact that you can only have Time Warner cable here. As expensive as the apartments are, it's a pain to have to pay so much more just for Time Warner. Also, there are quite a few older, retired residents. Most are great and easy going, but there are a select few who are rude, patronizing, nosy. It gets old after the first few months. Finally, even though it's a gated community and there are several police officers who live in the property, my motorcycle was almost stolen over Thanksgiving break. They broke off the entire ignition trying to take it, but couldn't get it unlocked. So if you have a bike, lock it up! Overall, this place is well worth the money considering the size and condition of the place. It's not a nasty college apartment trying to rip you off, and it's a nice transition for older students.

Strongly Recommend
This apartment is a great place for students who like it pretty quiet. There are plenty of other students living here and also families. 2 pools. Very nice maintenance staff. They fix things on time. Office staff can be a little more difficult, but most are very helpful. Prices are high, but the apartments are very nice inside. My biggest complaint is that the a/cs are old so they freeze up every once in a while. This place doesn't try to rip off college students like Outpost or Zone, etc.

DEFINITELY NOT WORTH IT!
I've never lived in an apt this terrible before (and trust me, I've been in some bad places). Don't be fooled by its "beautiful appearance" this place is a joke. I have lived here for only two months and I am SERSIOUSLY considering breaking my lease. When we first moved in, all the carpet looked dingy, almost like the entire floor was flooded and they didn't soak up all the water. I didn't think it was that big a deal so I didn t say anything. Also the same day we moved in, our a/c was broken. Then our neighbors decided it was a good idea to leave their used doggie disposal bags in the breezeway instead of using the station. It wasn't like one or two bags... it was like 20 bags of dog poop stinking up the breezeway. We complained to the management who told us there was nothing they could do. After a month of complaining (we complained at least 10 times) they finally sent out a notice. Then there was a water leak in the hallway ceiling that left a light fixture SOAKING in water, along with a huge water stain surrounding it. We also noticed 2 more water stains in the bathroom. I called maintenance and he said there wasn't a problem and left... I then called him again and I removed the fixture to show him the water and he still said there wasn't a problem. All he said was that I wouldn t be charged for it... REALLY?!?! Then a week later our washing machine stopped working, and the bathroom light switch stopped working. Today the gate code didn't work either so I couldn't get in. I called the office and they hung up on me. NICE. So... I am paying over $1000 total each month to live in a 1 bedroom piece of junk. This place is ridiculous and I wouldn't recommend it to anyone.

Love it!
You get what you pay for! I'll agree it's a bit pricey for the area but it's the best apartment I've lived in while living in San Marcos. The staff actually cares about the property and it is well taken care of. The other review must have been from a smaller 1 bedroom floor plan because my 1 bedroom has tons of room! My only complaint is that the water heaters seem to be a bit small as the end of longer showers quickly turn cold

I'm really happy there
The Palazzo is wonderful. The apartment is spacious and quiet. The only problem I have had is with my tub handle not working properly which was worked on the same day I called about it. Everyone is nice to me and helpful. I honestly dread the day I have to move!
