Living at the Palazzo has been convenient for me as a grad student. It's located close to Texas State, so it's either a short drive or a convenient bus ride to campus. Any issues within the apartment are resolved quickly by apartment staff!

    Management is very nice. The maintenance staff is really nice. I haven't met many of my neighbors yet, but they're quiet so that's good. The only major problem I've had so far is that they haven't fixed a garbage disposal that was broken when I moved in. I put in a work order nearly a month ago and nothing has been done. Because of this, I've had to throw all food in my garbage can, and since it's only me and I don't take a long time to fill up my garbage can, it has become a big attractor for fruit flies. Additionally, food particles do escape down the garbage disposal on occasion and since I'm unable to use it, the fruit flies are also very attracted to that. I'm doing my best to set traps for them but they multiply faster than I can kill them. I just want a little more communication from management regarding an ETA for a fix for the garbage disposal. Again the maintenance guys are really nice and I don't want them to get in trouble. I just want something to be done about this.

      This community is well worth the amount you pay for. The units all look lovely and even the smallest one bedroom feels homey and has plenty of space. There is plenty of storage and closet space which I love. Both pools are also very well taken care of as well as both club houses. Maintenance turn around is a little slow unfortunately but this complex is still one of the better places to live off Wonder World Dr.

        So far, it is a nice community and I am happy to be living here. It's is safe and the office staff are nice and accommodating. The apartment is nice and maintenance have been quick to come fix things for us.

            The apartments are clean and the community is quiet. The staff here does a really good job of making you feel at home as soon as you move in. We had a few minor cosmetic issues with the apartment but the staff jumped right on them.

              As a newly college graduate, I wanted to move out of student living and this place by far has exceeded my expectations. Although I have to pay my own bills for amenities that are received in student living apartments (cable, internet, furnished), it is worth it. I can tell the management and maintenance staff care about the well being and won't put off your request. Office staff is very personal, and surprising so it maintenance. They are always walking around and love saying hi to my dog and he loves seeing them because he knows he will get a head rub. It just makes living here comfortable.

                I've only been at Palazzo for about 3 weeks but I am in love! I absolutely love my unit, it really feels like home to me. My pet loves all the paths throughout the complex and I love that I do not have to leave the complex in order to walk him. All of the amenities are wonderful. Overall I am very pleased with my experience living here so far.

                  The staff continues to be nasty, nasty and nasty. Their attitudes are those that they think they can just say the right words while they walk away from you. They blatantly rude and their facial expressions show just how much they care about those of us that live here. We have tried to be patient with them but they refuse to grow up and show some respect. They appear very unhappy to be here and take on the role only to get paid. It's pathetic.

                    The worst staff ever!! Had called them for an apartment search but the staff (priyanka) was the rudest staff ever, wss boosting about this community but when I.mentioned my requirements (shoe closet) she sarcastically commented goodluck and said you have to compromise somewhere or the other!! Hillarious. She started arguing with me ( prospective tenant) over the phone with me. Thoroughly unprofession , rude and impolite. she started complaining how bad and terrible ALL other san antonio apartments are and how brilliant the palazzo complex is and that this is the ONLY outstanding community in the whole San Antonio area (I am moving from Rhode Island) so she thought I am dumb person and would believe her, someone tell this women go and read the online ------ reviews you have about the complex. So, do not waste your energy and time talking to stupid staff in palazxo, save the sanity if your mind and look somewhere else, you definitely do not want to lease your new home where you have such rude and arrogant staff

                      Palazzo is easily the worst apartment complex I have ever lived in. Thankful that my lease is up next month! I have been dying for it to be over with. Originally when I had signed a lease I was told my apartment would have the new renovated floors and cabinets. On move in day, everything was outdated. Cabinets and carpet everywhere. When I called to complain they told me they could "maybe" send someone in to put the floors in but we would have to tack on more pricing onto our rent. Next, the gym they have is TERRIBLE. The machines are rusted and barely useful. They claim to be a luxury apartment complex but I'm trying to find out where this "luxury" is. Then we have their pools. One had construction around it for a "fire pit" they were going to build which i'm pretty sure didn't even end up being put it. The second pool is CONSTANTLY covered in bird poop and smells DISGUSTING. Their gates for the community NEVER work. Why am I even given a gate key when the front gate is the only one that works. I'm pretty sure Palazzo just wants residents and doesn't consider other residents when allowing people to lease with them because some of the people who live here are over the top. My upstairs neighbors are constantly screaming and fighting and slamming things upstairs. The cops have showed up AT LEAST four times in the past 6 months and I'm sure Palazzo has been notified before, but do they care? Probably not. My roommate and I have woken up to them fighting in the parking lot right outside our window for hours and hours. Lastly, only because I'm tired of listing the endless things wrong here, is the management. I have NEVER met a management so rude to you. They were incredibly nice until we signed the lease and then they went missing. I will call the office four times in a row and no one will ever pick up. My emails go unnoticed. They aren't helpful if you're lucky enough to annoy them enough with phone calls for them to answer. DO NOT MOVE HERE.

                        I moved out of The Palazzo in May 2016. I feel a responsibility to let people contemplating a move to this complex know of the many issues that occurred during my year lease. When moving in, the apartment was claimed to be newly renovated. These "renovations" were mainly cosmetic and, in my opinion, simply a marketing scheme to allow the complex to charge high rates. Here are some examples of things they did not renovate, did on the cheap, or need to improve to claim that they have renovated: a. Although all of the other appliances in the apartment were new, the washer and dryer in my unit was at least 10 years old. These units came with noticeable scratches and needed extensive cleaning in order for me to use them. b. The air conditioning system (especially notable was the outside condenser unit) was very old and too small for the unit. This led to having extraordinarily high electric bills (over $150) with the thermostat set at 74 during the summer. c. As part of the renovations, the apartment complex installed a new refrigerator. I was happy to have a new fridge. However, that happiness soon wore off when, through no fault of my own, the handle on the fridge broke. For almost two months I waited on a replacement handle. Almost half of this time was due to the individual in change of complex maintenance forgetting to order a replacement (I had to remind them twice that I was in need of a replacement). Eventually, the complex installed the replacement but, within a week, the handle broke again. I waited for several more weeks for a second replacement. While I understand that equipment is going to break, it is unacceptable for a tenant to wait that period of time for repairs to occur. In addition, the cheapness of the equipment that this apartment complex provides is unacceptable when you consider the high rent. d. The gates at the entrances to the complex were often broke. In addition, when they were working, they were incredibly slow to open. e. For the first six months of living there, I had ants in my dining room. After contacting the office on three separate occasions, and having an exterminator come out once every two weeks, the ants were still crawling through a hole in the wall. I told them that they needed to patch the hole in the wall. After several weeks, they made this patch using caulk. While this stopped the ants, the time and effort it took me to get this problem fixed is ridiculous. In addition, the shoddiness of the extermination and wall repair shows that they do not really care about the structural condition of their buildings. f. For at least six months, the fence surrounding the pool area was under construction. As I lived in an adjacent apartment, this was an eyesore and took away from the calm, peaceful environment that this apartment complex promotes. g. There is an on-site basketball court. I am very happy that this type of facility exists. However, the apartment complex does not regulate, even after many complaints, the hours or the loudness of music played by those using the court. On many occasions, I came home to blaring music with lyrics that many would consider profane. It is not acceptable for an apartment complex that prides itself on being a calm, peaceful place to allow this type of behavior to occur. h. When moving out, I was charged $130 in cleaning fees. I lived alone, with no pets. The carpets were in excellent shape. The wear and tear on the carpets were within normal parameters for carpet that has been walked on for a year. The rest of the apartment was cleaner when I left than when I moved in. I discussed this with the office, but they only slightly discounted (took $20 off) the cleaning fees. Overall, please do not move to The Palazzo. From cheap renovations to unreasonable fees, this complex is a terrible place to live. There are many other options in New Braunfels and Kyle that will better serve most people.

                          I really enjoyed living here. When I moved in my apartment had just been renovated so it felt like a brand new apartment and all the new appliances have worked well. The walls must be thick or my neighbors must be very quiet because I have never heard them and I rarely hear the people that live above me. The maintenance has been wonderful! My shower handle broke and wasn't fully turning off so I sent in a maintenance request and they came within an hour and replaced it. And the guy even noticed my electric outlet was broken so he replaced it as well without me even mentioning it. I can't speak for the amenities, such as the pool and workout facility, because I never used them. Every time I went into the office the staff was always very kind. The only reason I am moving is because I need to move to Austin. I am going to miss living here!

                              WORST APARTMENT COMPLEX EVER. The ONLY reason that I would give it 2 stars is because of the beautiful property. There has been 4 apartment manager companies in the past year because nobody wants to deal with this property. I have been given a ton of excuses for why things KEEP BREAKING. Don't let outside appearances sway you, this apartment building is over 20 years old. Also we were promised to get the brushed aluminum appliances before we moved in which we were told would be installed in the next two months. These appliances did not getting installed into the units until 6+ months later, and we were told if we wanted the appliances, we would have to PAY $65 more a month! We said never mind.. We also have been given a lot of unneccesary charges on our bill which seems to always have to get corrected (most likely due to the fast property manager turnover rate). ALSO WE WALLS AND FLOORS ARE THIN, OUR UPSTAIRS NEIGHBORS FOOTSTEPS CAN BE HEARD EVERY STEP. Also I want to mention the increase of crime over the past few months, we have seen broken windows, cars reportedly damaged as well as some other people in the complex reported a man at 3am leaning against their door trying to leer through the window. As soon as he was confronted he ran. Cops came and everything. (Of course, this is San Marcos, but also a gated community) Lastly, there are all sorts of bugs in these apartments that I have never seen anywhere else. You have been warned..

                                This was THE worst apartment I have ever lived in. They gave me every excuse under the sun as to why the problems I had were occurring. They were remodeling their office, their voicemail was down, they only had one maintenance man on staff, all of the staff was brand new, ETC ETC ETC. I have to say though that the worst staff member I faced was Karen. DO NOT PROVIDE HER WITH ANY KIND OF IMPORTANT DOCUMENTATION. If this cannot be avoided, make sure you have proof (e-mails aren't even enough proof w/ that woman though). Also, when I moved in, they charged me both a non-refundable and refundable deposit for my pet (which is completely fair). Yet when I moved out, they said they charge to clean the carpet and that they charge everybody this so I actually owed them money. They shouldn't say there is a refundable and non refundable part if they are going to charge to clean the carpet anyway. LIES LIES LIES LIES LIES LIES LIES LIES. PS: There is dog poop all over the complex and the dog park is full of it mixed in with sawdust for some reason.

                                    DO NOT LIVE HERE!!! When my roommate and I first moved here in the fall of 2012 everything was great. Our apartment was a little outdated, but overall, pretty nice and we were willing to pay a little more for rent since it was a nice, gated community. The old staff and manager were friendly and helpful. Then, after a few months, the management changed and now the new staff is horrible. When you can actually find them working, which is rare, they are unprofessional, unorganized, untimely in putting maintenance orders in and rent checks through and just don't have any general skills or knowledge of what it means to be courteous to those paying them to live there. The only people worthwhile at the Palazzo are the maintenance men. They are friendly, know what they're doing and are clearly saints for being able to deal with the management on a daily basis. Our AC unit was original from when the apartments were built and was very finicky. In the heat of last summer it decided to break. The maintenance men did their best to get it working again and it lasted for awhile, with them coming every couple days to nurse it along. You can imagine how time consuming this was. The manager was told we needed either a new unit or a special part ordered, since the unit was so old and they did not have it on hand. She chose to get just the part, which would have been fine if she had actually remembered to put the order in. We were told it would only take a few days to come in, but after sweltering in our apartment that teetered between 80 and 85 degrees for the next three weeks, we became very upset. Another thing that added to this situation was the fact that during one of the service calls to boost our AC unit, something was done to our water heater and it developed a leak. I discovered this by hearing the noise of water dripping into a bucket. It is my guess that the maintenance guys put this there and meant to come back, but forgot. By the time I noticed this the bucket was about to overflow. I began scooping it out every two days and kept this up for two months. This was not only an inconvenience to me, but also my roommate who had to scoop it out if I was ever not there. Over this time period we made several calls to the office, which were usually unanswered and unreturned, even after leaving descriptive voicemails about both the AC and water leak. When we did manage to get someone on the phone they acted like they did not know what was going on and said they would have to check with the manager and get back to us, which, of course, never materialized. By this time they knew we were planning on moving out and it's my opinion that they were putting off getting a new unit until we moved out. Our frustration over the AC unit drama was greatly increased by ridiculous electric bills. I understand that bills are going to be high in the summer time, but when they reach two hundred dollars for an apartment that is barely nine hundred square feet, it is unacceptable. We had about four months of these expensive bills to pay and it really put a strain on my roommate and I financially. When shown these bills the manager was unapologetic for not doing anything to fix our AC unit and did not seem to care that we were basically living in purgatory. She also offered zero thanks when confronted with the fact that we likely saved them thousands of dollars in damages to not only our apartment, but the one below us, by scooping out the water bucket on a regular basis. This was the biggest headache we had with them, but there were many lesser ones as well, which I have laid out below. 1. The gates were broken for months and yet we were still made to pay for a "gated community." 2. The pools were often dirty. 3. They did not want us present for our final walk through and when we finally did get this scheduled, the girl was over an hour late. We received no call as to why and when we went up to the office the door was locked and most lights turned off, despite it being twenty minutes after their office hours were to begin. After knocking on the door, we found that the manager was indeed there, but I'm not really sure what she was doing. It seems like she should've known there was a walk through scheduled that morning and could've called us, but I guess that was too much work. Now, I'm not one to write bad reviews, this is in fact my first, but it just goes to show how terrible a time we had dealing with these people. To try to save others from having a similar experience I've included some general tips for the poor souls that already live here: 1. Make payments in person and GET A RECEIPT FOR EVERYTHING. This shuts them up pretty quickly if you ever have a dispute. 2. Mark your rent checks with your apartment number. I forgot to do this one month and even though my check was with my roommate's check that had our apartment number on it and in an envelope that had the number on it, they apparently couldn't figure out what lease to put this towards. When I called to see why my check hadn't gone through yet, even though it was about mid-month and the next rent would be due in a couple weeks, I was told of this number issue and given crap about it. 3. Expect to pay about double what you should for carpet cleaning upon move out, even though they rip the carpets out anyway. 4. Take pictures of everything before you move out. 5. Insist on being present for your final walk through. 6. Ignore their lack of grammar skills, spelling errors and inability to put the correct date or address in the final letter you will receive from them. Our move out day could not come quick enough and I'm so glad to finally be done with them. Hopefully this review saves some people from moving into this dump. I have lived in four different apartments in San Marcos and the Palazzo was, by far, the worst of all. If I could give the staff zero stars I would.

                                    We are a family transitioning out of the military. When we first checked out the apartments we were mostly looking for safety and security for our family of 5. We were anxious to start our transition to civilian life. They assured us that they were in a safe area and a gated community. The very first night we spent at the apartment complex our moving truck was broken into right in front of our apartment...lock cut off and all. They took several things of value. We expressed our concerns to the office the next morning and reported the incident. We only got an apology and that they were in the process of hiring courtesy patrol. There apparently are no security cameras around the apartments either. My kids were scared to set foot outside to even walk our dogs. We just didn't feel safe and felt very violated with what happened. We went back in and what we could do to break our lease because our family just didn't feel safe. They offered no assistance and now we are having to pay over $4000 to get out of our lease and to leave on good terms and not hurt our credit. So now we having to live with family to recover from paying the $4000 for spending maybe 2 nights in an unsafe apartment. You live and learn and we will see better days. Just want others to know what happened to us and just because they say it's a gated community doesn't make it a safe and secure place. And I'm hoping when we pay the last of the $4000 that it will be a smooth process in checking out with them. If it isn't...I will be writing another review.

                                      I have lived at the Palazzo for the last 2 and a half years with my boyfriend and our dogs. We will be moving this spring and while excited to move on from San Marcos after 7 years, we will be so sad to leave the Palazzo. It truly feels like home to us. It is absolutely one of the nicest complexes in San Marcos. I will only speak on our experiences with the current management since it changed during our time here. Maintenance has been quick and very helpful any time we needed them. The grounds stay beautiful and there are two pretty pools that are usually open and in great shape. There is a great community of residents (somewhat older than the typical San Marcos college crowd) and it is great to get to know them at the pool or walking the dogs. We have had NO noise problems and we have never felt unsafe here. However, we do have a great location in the complex so I recommend not getting a unit right by the road. Our appliances and some of the unit is outdated but they are updating units as residents move out and the new ones look nice. I also wish the living rooms weren't carpet...it seems to get worn out fast and while the prior management had our carpet cleaned after we resigned our lease, the new management did not. One thing that was disappointing was that the management (a woman helping from corporate who does not permanently work in the palazzo office) would not work with us on our most recent lease. The woman told us that while she was technically allowed to give us a shorter lease, she would not do so because too many others were moving out. So, we needed a 6mo but she made us sign a minimum of 9 months. She also told us we has to decide RIGHT then or the rent would be more. This will make things extremely difficult financially when we move and even an 8 month lease would have been helpful. I understand they are running a business but since we have seen residents come and go, have always paid on time, and have referred many people to the complex, I felt that it would have been logical to work with us on this. Overall though, our experience here has been positive and MUCH better than our experiences at other complexes in town. (However, if we move out and get stuck with lots of fees or something, I'll update haha)

                                        Driving around San Marcos these are by far the nicest apartments around but I cannot wait for my lease to be up. I have lived here for a little over 5 months now and I signed a year lease. For starters, when interested in the Palazzo the staff was very friendly and was willing to do anything to get us to sign a lease. Then when moving day came, we showed up ready to move in but no apartment was there for us. In total we were moved around 3 times. (One before we showed up, another before we showed up, and lastly when we got there I was moved again). All 3 times the people formerly (or may I say still currently living there) had forgotten to move out. My apartment is very outdated, and things are breaking all the time. I will say the maintenance team is awesome, when something does go wrong they are right there to fix it. And can I say NOISY. First of all let me explain. I understand apartments, I understand they are noisy. But, when living next to a hospital there is a firetruck or ambulance every hour and it never stops...help. And to my neighbor I can you when you walk down the hallway, and thats not normal. Honking and screeching tires are the best.. and you can hear everything. Also it seems like they just let anyone live here. For example there is a drug dealer and hooker named diamond that lives right across the way from me. Great job palazzo. But, they have done a great job on letting all the 65+ residents run everything. I would never recommend this apartment complex to anyone. If you are all for the ------ management style, hookers and elders this is the place for you. So summary time: Noise: YOU CAN HEAR EVERYTHING Grounds: Kept clean but the crew probably needs to come more than they do Safety: No lights and very dark. Creepy people do walk around at night. The lights they do have don't work. Neighborhood: Movies, Sam's Club, bed bath and beyond, clean safe part of San Marcos during the day Maintenance: Great guys who get the job done Staff: ------- I hope this saves someone from decided to live here.

                                          After reading some of the reviews on here I felt the need to throw in my two cents. I have lived at the Palazzo for 2 years now, but sadly have to move out due to my job taking me to Austin. In those two years I have had nothing but the best treatment here at the Palazzo. The office staff is great. Every time I present a problem they get the maintenance request put in quickly, and always have the answers to all my questions. The maintenance staff is even better than the office. They have always gotten my work done quickly and professionally. The Palazzo grounds are beautiful. It was one of the main reasons I leased here in the first place. I needed to have a washer and dryer, have them allow animals, and have nice looking grounds. It's not student living, so not having a bunch of loud kids around is always a plus! I have had no problems with my neighbors in the time I've lived here, and I hope that all neighbors everywhere can be as considerate as mine have been. In my opinion, all the people that complain about every little detail need to grow up. Maybe if you have a problem with a pest you could simply request that the pest control stop by when there are visiting (which is every week I think). People have complained about the gates being broken, but they have all been working consistently for the last few months without any problems.

                                            I am going into my 3 1/2 years living here, and it will be the last. When I first moved here and this place was run by a different management company, it was wonderful and worth the higher rent. But 2 years ago it was taken over by a different owner, and as the rent increases each time, the quality of the place has gone downhill. You can never get a maintenance request filled, due to it not being passed on to maintenance I believe, the security gates have been non-functional for months, the staff changes weekly, and the workout machines have not been functioning for almost a year. One month they "lost" a batch of rent checks, and when I repeatedly told them the check had not cashed, they dismissed me. 3 months later, suddenly there were 2 rent withdrawals from my bank account at the same time that nearly broke me financially, all because of their incompetence. That just about sums up the quality of this place. When I told them this last time I was not going to renew, ------ told me they were getting all this money and everything was going to turn around. Yet another lie. And if that was not bad enough, they waste so much water with the sprinkler system, its disgusting. Rivers of water running down the pavement during a drought. Do not live here. It all looks so pretty and pristine when you're given the grand tour, and it is all a huge lie. Oh, and Palazzo team? Please don't thank me for taking the time to write a review or come in to discuss my issues. I have sat down with your staff and the manager NUMEROUS times,wasted time that I will never get back, and each time I am placated and patronized. When I complained of my shock of finding 2 huge roaches in the apartment, when I keep my place clean and tidy, and I told the manager that was a sign this place was being neglected, she tried to insult my intelligence and ask me if I was sure it was a roach. If I find another one, I am going to bring it and leave it in your office. My next comment is going to be with your corporate office.

                                              I have now lived at the Palazzo for three years and cannot wait for my lease to be up. I was happy here for the first year and a half, and then things slowly started taking a turn for the worse. Nearly all of the original staff have been replaced with new people who tend to neglect the concerns of residents and take excessive amounts of time handling simple problems. Basic upkeep seems to be a major problem as well. One of the main entrance gates has literally been broken for 4 months. I guess they decided that it wasn't worth the effort to fix it, so someone finally just cut the chain and now it's permanently stuck open. Both the treadmills and the air-conditioner in the gym are constantly going out, and the facilities there go weeks without any kind of cleaning or maintenance. It's typical for new programs and community events to randomly start up (which is how they justify the constant increase in rent) but it seems to me that the staff should try and maintain the facilities they already have before trying to take on more responsibilities. Rent is another one of my major complaints with the Palazzo. I live in a small 1 bedroom 1 bathroom unit. When I first signed my lease, rent was in the mid $800 range which was a fair price, but now, after 3 years of living here, my rent now exceeds $1,000 a month. With every renewal, they try and raise the rent price by at least $100 due to "rising demand." I realize San Marcos is a quickly growing city, but come on, there are much nicer places in San Marcos for MUCH less, and clearly the demand to live here is not what they say it is when considering how many empty units there are. I could be living in a house for what I'm paying to be here. The noise level is another thing. The Palazzo is literally next door to a hospital which is cool if you like to live life on the edge, but really sucks if you live right off of the main road leading up to it. At night, it is a symphony of traffic noises, train horns, and wailing sirens. Coupled with noisy and inconsiderate neighbors, whom the staff refuse to deal with, the Palazzo is really not the peaceful sanctuary the brochures would lead you to believe. Because of these reasons, I unfortunately cannot recommend the Palazzo. It's a shame, because it used to be a pretty great place to live.

                                                I have lived in the Palazzo Apartments for two years now. Where do I begin with how disappointed and frustrated I have been living here? When I first signed my lease in August of 2011, I was extremely excited to start living here. The person I worked with no longer works at the Palazzo and she promised me that I would be receiving new cabinets because none of mine matched. For 7 months I waited on new cabinets and I didn't receive them until I kept coming in every day and complaining to the office. I also had a nonworking refrigerator that made terrible noises all day long and it took them months to fix. Customer service is absolutely terrible at this apartment complex. About 6 months ago, I dealt with two extremely noisy neighbors that lived above me. They had two huge dogs and they would leave their dogs in their apartment all day long. And they didn't even have permission to have these dogs. I spent months and months trying to contact the office to let them know about my frustration and nobody seemed to care. I finally got through with them when I called the corporate office and then things were taken care of for me. It is obvious the staff at the Palazzo do not care about your living arrangements. Recently, my husband and I just got back from being out of the country. We received a letter in our door stating that we needed to renew or come in and give our 60 days notice to the Palazzo that we would be moving out. However, the 60 days already passed. My husband and I went to go speak to Reggie in the office to discuss with him about the 60 day notice. He gave us the typical corporate answer of "I wish I could help but there's nothing I can do". Absolutely ridiculous. He didn't want to help us and he made it very obvious that he couldn't be bothered. I am thankful my husband and I are moving out and we would NEVER recommend living here to anybody. The apartments are nice but cheaply built and very overpriced. It is simply not worth it to deal with the staff.
