So as I have moved on and lived else where, I have thought back on my living at the Palazzo. Yeah my review before was a rant on restrictions on not being able to make any noise possible. If I would have read this before I lived there I probably wouldn't have signed a lease there, but I look back and think it really wasn't that bad. I can't blame the entire apartment complex on one mean old neighbor. So it is nice but simple complex. You aren't going to get a state of the art gym, a pool with a beach connected to it, and no you cannot do anything that is considered loud. But would I recommend it, yes I would but be aware if you are a mellowed out person who never plans on having a big group of ppl over then its for you.

Over priced for what you get (not all reviews get posted)
The apartments are nice but over priced for the area. The layouts are not functional. The one bedroom has little room for furniture. It has 10 doors. Half of them block the entrance to other areas of the apartment. The one bedroom apartments bedroom window is next to the stairwell. The noise from the parking lot and stairwell funnel right into your bedroom. Pigeons make nest in the car ports and leave droppings on your car. The management does not enforce rules. Dogs walk around off their leashes and most owners do not pick up after their pets. Trash bags pile up under stair wells and smell badly. The pool is trashed on the weekends and not cleaned up until Monday. These are all facts that I have observed over a year and a half.

I like them
I have lived here for about a year and I have had no problem with the complex at all. I live by myself and I feel safe here which is very important to me. I have to say my only complaint is the water heater doesn't allow for my 45 minute showers but that's not a big deal. Maintance is great. I have had a few problems, one of which happened at 11 at night, and maintance came right over and fixed it. The normal maintance problems they have taken care of within a day or two tops. Overall, I would definitly recommend these apartments.

Very nice
I've lived at the Palazzo for the past two and a half years and overall has been a very good experience. The grounds are very attractive well kept. While I didn't make much use of the workout area/pools/clubhouse, they were always clean and functional. The units are refreshing based on past apartments I've had. They use upgraded hardware and the floorplans have nice details like molding and decorative columns. The staff has always been very courteous and accommodating. When I decided I wanted to move to a larger unit on the property, they made arrangements for me to have access to both apartments while I moved, but only charged me for one. My only concern was when having packages delivered, I sometimes would not have a notification on the door, nor get a call from the office. This may be the fault of the delivery company, however, and not the property. Overall, I've enjoyed my stay at the Palazzo and am only moving to be closer to my job in Austin.

Great Property
I am very pleased with my apartment and the facilities at the Palazzo. The office staff is wonderful, and the maintenance staff have been prompt with all of my requests. Although the management staff is young, they have always been very knowledgable and helpful with everything I have needed, and I am always greeted with a smile. The property is clean and much more quiet than the other apartments I have lived in during my stay in San Marcos.

Dont Bother
After dealing with one management problem, another one was created. Office staff is immature, and too concerned with inner-office dating and their night lives to deal with residents. Maintenance used to be wonderful, but as of late is just ridiculous. Dont pay the price to live at the PalaZOO unless you want to deal with staff that plays favorites and holds personal grudges.

great place, but definitely not worth dealing with the hassle of the drama queens at the front desk. the maintainance was great until they drove arelio away, now its just spiriling down.

lived here over 4 years...good!
I have lived here for over 4 years....have seen a lot of management come and go and I still really like it!<br>They will fix anything...change a light, come in and change your air fliter. Anything and they will do it the day of or day after it is requested! I LOVE the new office staff. Liz the property manager is great!! She is very friendly and helpful. <br>Parking is fantastic and the club houses, basketball court, courtyards, everything is great. The pool DOES close a little early for Texas weather...but sericously if that is all that is bad...it is pretty great. <br>I do hear some noise...but that is my neibors fault not the complex. It is an apartment for goodness sakes, it will be a little loud sometimes. <br>I have gone thorough a lot at this complex (including a fire in my apartment) and they are fantastic. Pricey....YES but I will continue living here until it is time to get a house!

Not exactly luxury
For the price it is very over-rated. Its quite and there is always parking.... but I'm not sure if its really worth over 700 buck a month for a one bedroom. Maintenance is good, they will fix almost anything for you that day. But what the heck is with the BBQ pits by the pool!!! There are "propane" BBQ pits by the pool that don't light and are pretty much falling apart. If you can get a good deal at this complex its then you should stick with it, its pretty much a good place. If I were paying 75-100 bucks less I'd be pretty happy with it.

Great place, but there is a bad ant problem. The maintaince guy sprays my apartment every week and keeps telling me that it will get worse before it gets better, but nothing has happened. They are everywhere.

DING DONG THE WITCH IS DEAD!
I was gonna move out but now that they fired that horrible woman Liza I will probably stick around. The staff now are pretty cool, (what happened to Julia?) she atleast would smile at you and treat you like a human. The other girls are just young. I just hope it all improves!

Shady Management, BE CAREFUL!!!!
There are a few things that I really liked about the palazzo. It was quiet and there is a good amount of parking. However, there are many more things that made the experience a poor one. The pool is closed most of the year (even when it is 90 degrees outside), the dont respond to requests for maintenance quickly, they are deceptively helpful BEFORE you sign a lease but after the only time you hear from them they are complaining. The layout of the apartments themselves are awkward and hard to make functional (big desk in middle of living room). They also took a while to keep the workout room in working condition (the treadmill broke, and dumbells missing), and when you move out they are very shady and will overcharge you for cleaning. The management is very dishonest and will not be helpful AFTER you have signed the lease. The bus system was horrible and was not worth waiting an hour for a ride to school. There are nice aspects of the apartments but dont let that suck you in. more trouble then it is worth. BE CAREFUL!!!!!!!!

they rip you off on security deposit.
the management is rude...especially Alicia...who takes care of the security deposit...they made me put over $2000 in security deposit and basically raped me for almost all of it....Don't go in there...it is overrated....and the management are bunch of -----.....who thrive on making money off every other things besides the high rent they charge.....

Horrible manager -- cold and rude
I agree wholeheartedly with the reviewer who posted on 3/15/06 (whom the management dismissed in their reply post as "probably" a rule-violating, rent-skipping tenant). That, of course, isn't necessarily so, but an easy "out" for the management.<br><br>I have lived at the Palazzo for several years through several managers. I am rule-abiding, rent-paying tenant who will be moving out as soon as my current lease is up. As the other reviewer stated, I, too, have never had a positive interaction with the current manager, Liza, nor seen her smile. She has treated me like a moron, also. I, too, avoid her by speaking with the other staff when necessary and drop my rent in the box rather than in person. I'm sure the other reviewer and I are not the only ones who do this. <br><br>The offensive defense by the Palazzo in their reply to the 3/15/06 post is weak, in bad taste, and bad business practice. A wiser response would be NOT to retaliate, but to try to improve overall tenant relations on a consistent basis (not just with donuts and cookies on the odd occasion in the morning, or a barbecue when occupancy is down), but that might be too much work and maybe impossible for this manager.<br>

Worst place to live
oh no where do i start... i think i might be up all night writing a horrible review about these apartments. so i will sum it up for you. First the mang. is just horrible! they say they dont discriminate but they do.. if your a college student you will be treated like a felon, and if you are an adult you will be treated like royalty. The mang is prob. the worst thing in this complex. Just a word of advice.. if u walk up your stairs past 12am in heels get ready for a noise violation!.. if u watch tv till 2am get ready for a noise violation.. if you talk to your friends at the pool in a high voice.. well u will just be evicted. I am so glad that i am moving out!.. i am a college student and dont want to be living in a retirement home!! good luck if u signed a lease.. get out while u can!

Be careful!
The apartments are nice, a little pricey but everything in San Marcos is. The management is wierd, I heard the manager will freak out on you if you confront her on issues. She started to scream and cry at a resident. Time to get a new job. Just be careful and hope you don't have any problems with your apartment!!

Love it but far from cheap
Great covered parking, quiet, no one gives you trouble, two pools, one big workout room, several days to pay rent each month and much more. But it's not your cheap apartment living.

Palazzo Apts, Are Wonderful!!
First off, Palazzo Apts. are wonderful, the staff are very kind and helpful. Maintenance is prompt and efficient. If there are any parties thrown inside the apt. or at the pools, the office staff do a wonderful job of keeping them under control-RUDE, especially if girls at the pool are wearing thong bikinis. EWWW! <br><br>Their policies and rules are great, they are why I chose these apts. At others we went to look at the gates were left wide open, you could hear loud music, and they were less than helpful. Palazzo apts are great! I am a college student and there are many others here also. The rude people posting reviews were disrespectful or they are showing their class. I would definitely recommend living here to all ages!!

Nice place but bad management
The apartments are nice inside and very quiet, but I just moved out of The Zoneso anything is quiet. If you have a maintenance problem they guys come pretty fast. Just stay away from the office at all cost. The manager Lisa is mean and never smiles. You can't ask anything her without being looked at like your a moron. I drop my rent in the drop box and stay out of their way, i suggust you do that too if you decide to live here

Excellent Management, Worth the Price
As a satisfied resident of The Palazzo, I would just like to take a moment to recommend these apartments to anyone seeking a well-managed complex with excellent maintenance and beautiful surroundings.<br><br>While I can neither confirm or deny any other reports, good or bad, that others have left here, I can assure you that my personal experience has always been great.<br><br>My most recent experience involved a situation that required the heating element in my hot water heater to be replaced - about an hour long maintenance process that is neither easy nor enjoyable (as I'm sure you can imagine). When I consulted with the maintenance technician handling the situation, he told me, quote: "Hey, you're the resident: if you want this thing replaced, just say so." I wanted to avoid making him do a bunch of seemingly unnecessary work, but I asked him to go ahead with the process. He had the job completely finished by the time I got back from lunch.<br><br>This complex is very resident-oriented, from what I've seen. I strongly recommend The Palazzo to anyone looking for a great (and beautiful) place to live with management who is on the ball!

quiet and clean
a great place to live if you're looking for something quiet and clean. it's gated, the maintainence guys are really fast and really friendly, and the girls in the office are professional. close enough to campus, and you can't hear the trains (a big thing in this town)

I Love it!
The overall look of the place is great, inside and out. It is always quiet. Yes the price is high, but you get a lot for it. There are two pools, two club houses, a gym, courtyard, basketball court, and it is gated. I will be honest, sometimes the staff can act annoyed, but most of the time they are really nice and you become friends with them. The maintenance people are awesome. They never complain or say a job is too little, like changing a light bulb on the 9ft ceilings. My lease is up in May and I am signing again for another year.

The interior of the apartments is superb but the rent is high. The office staff is rude though and not very friendly. I had to call four times about my dryer, two times about my refrigerator, and multiple times about spraying for insects. For the price, I was angry to move in to an apartment that wasn't move-in ready. If you do lease here, make sure you complete the inventory fully because there will be some things wrong with your apartment.
