The Palazzo is Paradise

I have lived at the Palazzo for just under six months, and, to put it lightly, it is a home and a haven in this booming college metrapolis of San Marcos. Not only is the management consistently polite and compassionate, but the maintaince staff is completely on top of things, handling every work order I've ever called in in less than 24 hours. When my family visits, they are very comfortable staying with me. I have no complaints about The Palazzo. It is fabulous.

I love it!!

I lived at Palazzo one year when i did my intern in Texas State. Overall experience were luxury. Very well maintenance. I have a wonderful experience at Palazzo!!

Wonderful Experience!!

I am a student at Texas State and I just recently moved out of the Palazzo Apartments. I was sad to have to go. It was the greatest apartment experience I have ever had! The office staff is so nice and they are super friendly! You can tell that they really care about the residents and the community. The maintanence and housekeeping were wonderful as well. When I moved it, they made it look like it was brand new. They have impeccable standards! I would highly reccommend living here to anyone in San Marcos, you will be very pleased. And to the Palazzo staff...thank you for being so amazing!

Not bad

One thing with my parents was safety, and alot of apartments in San Marcos have Gate issues. Palazzos pretty much always work, they don't just leave them open when they aren't working, they fix them. And there are these huge spikes on them, which is funny, as though to scare people from raming the gate. My place was extremely clean- I didn't like the old classroom looking tile in the kitchen though. The place has a lot of light, huge closets, and a big kitchen which helps those poor claustrophobic people (such as myself)feel fine. Lots of parking. There are a bunch of rules though. Like you can't play basketball after 10, you can't ever seem to use the pool room for one reason or another. But honestly this is way better than living at home, my room here is bigger than my room at home. 24 hour work out center also. This place is perfect if you don't want to have pets (they charge the heck out of you there with pet rent and a deposit)

Loved It!

I lived at the Palazzo while attending college and I loved it! It was a little bit expensive, but it was definately worth it! No other place I have lived since has been more enjoyable. I would recommend the Palazzo to anyone. Also, I just have to say that the staff was always very friendly and professional to me.

Yucky Yellow, and crappy staff!!

This place sucks. Don't move here. Phase 2 built cheap, phase 1 needs MAJOR renovations. Gated community my ---. The gates are ALWAYS broken!!! My truck as well as my boyfriends truck have almost been broken into 3 times! Two of my neighbors have had their vehicles broken into and car stereo stolen. Mgmt did nothing to alert the community. In order to get my dining room window fixed, along with my carport (which had been taken out by a horse trailer, i will get to that in a bit), I had to call BMI headquarters!! I lived in my apt for 1 1/2 years before my leaky window was fixed. Now I have mold and water damage in my DINING ROOM! Now who wants to eat in those conditions??? The staff is rude. The other review that said the staff forgets about your problem the second the conversation is over is dead on right. Parking lot is like a race track! Residents and guests LOVE to race around the speed bumps. Even if it means flying around a corner, underneath a CARPORT!!! One resident was pulling a horse trailer and tried to avoid the speedbumps by driving underneath the carport and took the whole carport out! Unfortunately it was MY carport. Mgmt refused to accomodate me with another covered spot until I called BMI headqrts. It took them half a year to fix it. Stay away from this place.

Worth every dollar

I just moved to the Palazzo and enjoying every minute of it. It is truly luxury living. It is a great place for someone who likes it somewhat quiet and at the same time can meet friends down at the pool for some fun. Thank god it is quiet in the evenings. The office staff was right about everything they told me and my parents when we came to look. After looking around for an apartment, the staff was the friendliest and most honest.

An amazing experience

I spent 2 1/2 years at the palazzo and I didn't want to leave. The apartments are impeccable with spacious floor plans that make you feel like you're living in a home, not just an apartment. The pool is lovely and the grounds are gorgeous for this area. I would move back in a second if I didn't live in Massachusetts now.

Not worth the cost. Get out while you can!

Where to start? I´ll start by saying that this place has more rules than living in the dorms. Due to the paper thin walls, you can not watch a movie or listen to the radio without people complaining. Don´t even think about having people over, just go to your friend´s place. Yeah they have 2 pools, but no hot tub action, not good for college folk. The staff talks down to the student residents, and treats them like children. Maintenance is slow, I broke down and fixed the problem myself. Overall, NOT WORTH THE PRICE, even after the move-in special.

good quality at very high price

it is obvious that some of these post are from management but it is also obvious that the posts at the other extreme are from people with a chip on their shoulders?. i say there isnt much wrong with these apts except the price and how you feel like your too young to be here and that there isnt a college scene here at all. if you wanna spend the money and want a place away from "college" or if you can get the new special rates then i would recommend....ohh plus compared to most places the parking is grrreat! <br> <br> <br> <br>

Wonderful Experience

I have no idea where some of the people reveiwing The Palazzo apartments really lived, but my experience was completely different. I was a student at SWT and lived at the complex for a year and a half until I graduated school. The staff was always willing to assist and polite. I lived in other apartments prior to the Palazzo and found the other apartments to he unsafe and the staff to be unhelpful. I found the staff at the Palazzo to be a refreshing change.

Would have loved it if I was older

These apartments are the nicest in San Marcos. They have good floor plans, great carpet, great maintenence, HUGE bathrooms and tubs, new appliances, and awesome security. The problem is that there are too many rules for college students. You can´t have parties, even small ones, you can´t ever play music loud in the evening, you are supposed to walk your dog on a specific area of grass. There are way too many old people too. If you are looking for something affordable, look somewhere else. If you have a goof full time job and are over 30, this is the place.

immoral staff

We have recently put down a deposit to live here, and now that I´ve read these comments, I´m not so sure we should move to the Palazzo. It is also very obvious which comments were written by an employee of the Palazzo, and the fact that they would be so bold to do such an immoral thing really is the last straw. Thank you to the honest TENANTS.

nice sometimes...

I thought when i moved in that it was soooo beautiful and i didnt care about the frickin 719 a month... Well, i do now because for 719, er, excuse me 729 a month ( i have a cat and so that is 10 dollars extra a month as well as a 400 deposit where you only get 200 back) I am having to deal with ants!! I had to deal with ants twice already and i am getting fed up with it. And to me this sounds common (there pest problems) because they have a pest control guy here every wednesday! I reported the infestation on saturday and was told to wait til wednesday.. i think its crap! sigh, the good thing about living here is the bathroom, its huge, and i even like the fake wood floors but the rest is crap... maybe i am venting because i am upset by the ants.. its is a beautiful place to live if you can afford it.

Too expensive and DEFINITELY not worth it!

We have lived here since mid-2002 and we hate it. The staff is rude and you will be lucky to get ANY maintenance done when requested. Only way to get them to act on a request is to threaten legal action. We are moving as soon as we possibly can. I would rather live in a tent than live here.

I love it

We could not be happier here, it´s like living in a resort. When I need any maintenance, the office gets them out to us fast and they are always so caring. The business center is so handy, and helped me to get a new job when my computer was broken. I would recommend the Palazzo without a doubt.

Quiet peaceful living!!

The Palazzo is the best place I could have ever dreamed of living. They are not like apartments, but more like a home. The staff are very attentive, caring, and make you feel like you are not only welcome,but family. The Maintenance staff was very courteous, and prompt! I would recommend The Palazzo to anyone who wants the best of the best.

Nice, but too expensive.

Let´s start with the good. The apartments are well-built and clean. Maintenance work is done fairly quickly. Covered parking is free, so definitely a plus. Garden bathtubs awesome! The pool areas are nice, and the gates actually work. Trash pick-up is prompt. New appliances and good carpet. The Bad: Every monthly flyer has some sort of complaint by the management. Too many rules in complex. Cannot play stereo at even a respectable level due to old people living here. Management not the friendliest. Rent is much too high for what you get. No hot tubs!! Gates malfunction. Never told when you may have a package in office. Parking assignments not fair. Pet rent??? Thin walls.

DO NOT MAKE THE MISTAKE OF LIVING HERE!

If anyone happens to make good comments about these horrible apartments for some strange reason, it is probably the office staff making the good comments so that their corporate office doesn´t get ahold of this website, find out what´s really going on around here, and FIRE them! (Everytime an ad for this website gets put up in the mailroom, it mysteriously gets taken down! Sounds to me like certain staff members must be trying to hide something!)We can´t wait to get out of here! For the amount we are paying, we should be getting our money´s worth. We have told the office staff about the different problems we are having for many months now. Every time you tell them that something is broken or not working correctly or falling apart, they treat you as if you are wasting their time and that they are too busy to fool with your apartment problems. They completely talk down to you and act as if they are better then you.

excellent atmosphere, service and professionalism

There may be less expensive apartments in San Marcos, but one would be hard pressed to find another group of friendlier, cleaner, more service oriented or organized complex anywhere.
