It's been really nice. The staff is very sweet and helpful and the environment is just gorgeous. Apartments are very spacious and the spaces just feel so inviting and like home. The pool is really nice and well kept.

    My experience has been really nice! I enjoy the environment and all the people around me! The maintenance crew is extremely nice and so is the front office! Overall enjoying the whole community I live in!

      Great experience so far more community events would be nice to this year was understandable due to COVID. Maintenance team is great super helpful. Always going above and beyond! Pet friendly. Always keeping Pool maintained also

        Overall great apartment! After I graduate and have to move, I think I will be disappointed by any other apartment! This apartment checked all of my boxes, and gave me new ones for anywhere else I live. Love the natural light, the big bathtub, and the in-unit washer and dryer with a whole room. Maintenance is amazing and very nice as well!

          Maintenance is behind because the management allowed poor maintenance for years No grass poop everwhwhere The implementation of the app was poor and its ricidicilous to pay 25 to have access to the apartment now should be included in rental amount

            While we have overall enjoyed living here at Palazzo, there are two major detractors from an otherwise positive experience: 1) While this is advertised as a "gated community" the front gates have been continually open (which means zero security) for the last 8 months we have lived here, and 2) Because the parcel boxes next to the mail boxes have not been fixed since before 2020/COVID, every resident of Palazzo has to go to the Post Office miles down the road to retrieve every box shipped via USPS or DHL. Luckily, Amazon, UPS, and FedEx deliver to your door. Front office management talks about a "big front office renovation" that will take care of USPS packages several months/years down the road, a smaller fix sooner would be greatly appreciated, and save us ALL potentially several trips a week to the Post Office.

              Thank you for taking the time to leave us a review, we appreciate the feedback. We are so pleased to hear you enjoyed Palazzo and are happy to help address any concerns you may have. As far as the gates, we are scheduled for repairs this month on the main entrance gate. We were happy to launch our new gate system and made all necessary updates and repairs this summer and shortly after it was hit, and then again in the fall. Our vendor has had difficulty getting necessary parts in a timely manner due to shipping delays, however confirmed they should have it up and running before end of January. In the mean time we also have an on-site courtesy officer who patrols property nightly. In regards to the parcels/packages, yes we stopped accepted in office deliveries since the pandemic. It is a temporary inconvenience as we work to get a package locker room constructed but it is coming! Thank you again for your feedback, we value your time and opinion.

              I love how quiet and respectable the community is. Generally chill and all my neighbors are friendly. Haven't used the utilities too much but the yoga/dance studio looks really nice. The pool area is peaceful. And the residents always clean up after themselves and their pets.

                Office staff really rude, doggy waste bags are always empty BUT they want us to keep our dogs poop picked up?? Trees have not been trimmed, thats why they are falling everywhere. My water heater wasnt even working when I came and you pay for pest control and dont even get it monthly.

The pet stations we have on-site are re-filled weekly, in the event you see one running low please feel free to submit a service request on your resident portal or give us a call at 512-353-1001 and we can get filled. We send resident reminders that it is their responsibility to pick up after always, but we are happy to supply waste stations we stock as a courtesy. Bi-weekly landscapers tree- trim in sections and we are drawing immediate attention to some areas that need trimming sooner. Pest control services our property every Thursday, you may call or enter a portal service request for weekly pest control services, you need only provide the pest, area of concern, and entry notes and they are more than happy to service your home every other week. We hope we have resolved your water heater issue, if not please let us know so we may schedule maintenance for you.                   Office staff is extremely unprofessional. They will give you answers prior to actually looking into anything. They will try to scam you; so make sure you document ALL FORMS OF COMMUNICATION. I would personally recommend only communicating via email so that it’s already saved and documented. Front gate is open 24/7- never secured. Back pool is always dirty/green water; residents allow their dogs to swim in there, have drinks, parties, etc. It’s not as supervised as the front pool so residents do whatever back there. The property maintenance sucks. Parking lots are torn up and VERY VERY dark at night. Gates never functioning. Cracks in the walls inside your apartment. I waited WEEKS for my A/C to be fixed in the middle of the Summer. When I moved in I didn’t have blinds in my living rooms for weeks- so I had no privacy. My carpet was also disgusting upon move in- full of cat hair & they refused to have it shampooed after I showed them the cat hair. For what you pay living here- you can go somewhere nicer and have a better experience. Read their Google reviews.

                    Quality place to live with great, speedy service when needed. The staff is responsive and quick at communicating. I would say this is definitely the best apartment I've lived in yet. It's a little pricey but worth it.

                      The community is fairly quiet and the office staff have always been extremely helpful. Parking is very convenient, bedroom space is large (I am in a single), and the apartment was very clean upon moving in compared to my experience will other places. The TXST shuttle picks up and drops off in front of the gate to the left of the main entrance which is very convent as a student. Only downside is there's been issues in the unit like the water heater and the shower's knob is pretty inconsistent but the biggest one was a leak that happened in the one above me that soaked a bunch of stuff in my bathroom. They were very quick to bring a team to dry it though so it hasn't made me want to move. They were also quick to fix any issues in my unit. Overall I love the location, wayyy easier to navigate town.

                        They don't fix A/C issues on a deeper level. My A/C has needed to be filled with coolant at least every 3 months. And instead of looking to see if maybe the unit needs replacing (which I've recommended) they simply just keep filling it. I will definitely be moving out of here!

                            I've enjoyed living here for the most part. Not perfect, but what is? The buildings are nice, especially after a recent painting project, and it's generally quiet, all while being near the interstate if you find yourself on the go. The grounds have been better recently, but could use more grass in some places where it's mostly dirt. Trees are a very nice touch, and it's a pet friendly environment. Dog waste is sometimes an issue, but has improved a lot. Gate maintenance has been an on/off popup for a while as well, but most seem to be working properly lately. Dealing with the office staff, I've had a positive experience overall, but will caution anyone to get things signed in writing and not rely on verbal agreements, as I've had a few back and forths regarding changes in prices and fees resulting in unexpected expenses on more than one occasion. Pools have been well maintained since opening back up (closed due to COVID). Appliances, plumbing, and AC have been solid throughout with no major issues that couldn't be addressed quickly. I've only had a few things spring up that required help from the maintenance staff, and they've always been prompt and knowledgeable in their repair. Overall, if it's within your budget, the Palazzo is one I can recommend, especially with its proximity to I-35.

                                  Easy and painless, friendly staff. Very helpful when fixing maintenance issues. Location is great. Having two pools in the community is awesome. The basketball court is also good. Pet friendly and the pet owner are very responsible.

                                    I moved in 2018 and have experienced polite staff and ideal location. The pools are great and the property seems kept up with. I like that it is dog friendly and for the most part people clean up after their dogs and keep them on leash. The gym is not great and could use improvement.

                                      Community is a great place too live. Everyone is very open minded and fun too live around. The community is family friendly/but also a good place for people with no kids. The pools are great too spend your time in. And the gym is nice too go and let off some steam.                                                 I never know who works here, maintenance or otherwise. No one wears masks during pandemic, they are rude when you ask them to. Constant maintenance issues. Constant unexplained police presence. Residence never clean up after pets or walk them on leashes, which has caused both me and my dog to be injured.

                                                  It has been nice living here, just need to keep the property grounds, lighting, pavement etc.. up. Need to make sure all gates are operating properly, they stay open. Need to some how tag the cars to know who lives in the compound. Need to keep the front gate closed always.
