The Palazzo is a well designed community. The feeling around the complex is very quaint and peaceful. The pools are kept clean and the neighbors are friendly. This complex is super pet friendly which I enjoy.

Nice and quiet, gated community. I feel pretty safe every night. Office staff is always very helpful and friendly. I would definitely recommend this community to other friends, co-workers, family members, etc.

Maintenance is very slow for everything and leave their garbage everywhere after they are finished completing the work order. They are very inconsiderate as not putting things back the same place it was left. In Addition, they did not bother turning my lights off when completing maintenance.

The apartment inside is fine. It wasn't cleaned upon move-in very well. The property itself is disgusting. The lawn isn't kept well, the doors need to be repainted, the fences are falling down and the whole place needs to be power washed. This place needs a lot of help.

My wife and I lived at the Palazzo for quite some time (over 6 years). Our initial tenure was pretty great (I would have given it 4 stars) however the new management has made the complex unbearable. Work orders fall on deaf ears, my car window was broken twice, and the new manager Raquel is just downright incompetent. The management will promise you incentives to re-sign your lease such as free steam cleanings but will take back their promise and charge you 150 dollars for a steam cleaning on move out (despite emaculate floors). In my particular unit, there were foundation problems which I put a work request in for 1.5 years ago which went untreated. There was a gap in the wall by my front door which allowed roaches and lizards to come and go as they please. Despite me reminding Raquel of this at least once a month, she blew me off and left my cat to kill the critters. I strongly advise against renting at this apartment.

My windows are dirty. So far I can't really get a response about the windows. I really wish management would clean them or loan me a ladder so I can do it myself. If I prop a ladder out here I'm sure the downstairs neighbor will be upset.

From the beginning of signing up to move in was a complete disaster. I was told multiple different things by the leasing office from when I would recieve more info about the apartment to when I could move in. Upon move in the place was not clean. There were MULTIPLE work orders that needed to be complete and until I brought everything up to the leasing office I never recieved an apology about any of it.

My boyfriend and I have loved living at the Palazzo. Meeting other people with dogs has been fun. We love the convenience of 2 different pools because sometimes one is more crowded than the other. The area is convenient, we aren't too far from grocery stores or other shopping places.

So far it's been great. There are some things that need to be fixed in the apartment that have yet to be addressed after two weeks of living here. I think that they are currently understaffed on maintenance workers, so I've been patient with the issue thus far. As I stated though, so far I love it here.

The Palazzo is a great community to look into. The staff is super friendly and will go out of their way to help you out. It is located in a convenient and safe location from TXST campus and downtown San Marcos. Have a dedicated shuttle loop to and from campus is an awesome perk on days I don't want to drive to work!

This apartment complex looks nice, and the office staff are generally friendly. The construction is the bare minimum expected of apartments with builder grade materials only. The apartments tend to be small but effective for small families. Students have moved into this complex, and the quality has gone down over the three years we have lived here despite the rent increasing in price. While the staff is pleasant, nothing is handled efficiently. Maintenance and any other requests are slow and can happen sometimes weeks after request. The gates rarely work and seem to be inoperable for weeks at a time. Overall we expected more for the high priced rent.

The community is nice and feels safe, the team was helpful and informative. Although some of the blinds were bent when we first moved in we sent a request order and hopefully soon they will come and fix them.

Absolute nightmare of a management team to work with. My AC has been in non-running condition on again off again for months. At first, the property looked great but it has become more of a slum with managements lack of desire to fix issues.

There's always going to be good and bad parts about any place. For this apartments i would have to say that the staff are very friendly and happy. On the other hand, some neighbors are inconsiderate of the noise they create in the halls and at what times to be quiet.

The Palazzo is a beautiful place to live! I love my apartment, the updated touches, all the natural light, and the upkeep of the grounds. The staff are amazing as well. They are always cleaning, planting new flowers, and picking up the trash that is littered over night.

Overall Rating: 4/5, I rate the apartment complex a 4 out of 5 because of the smaller issues I've heard since moving in. The Complex and Staff are professional, patient, understanding and overall amazing! I'm completely happy to be around and have the great staff that we have. Noise: 4/5, at least once a week there is someone in the building that plays their music loud. Normally I wouldn't mind such a thing but since its a consistent thing it gets a annoying. I have a 1 year old son, who doesn't sleep well when this person plays his music.

Loved the apartment from the time we set our eyes on it. The courteous staff made it so fast and easy with our move in process! Also when keys were provided for move in we went to go look at the apartment and it was so clean! Floors were shined up as well as the kitchen the rooms and bathrooms were super clean as well. The community is so beautiful,clean, and very well maintained.We love our new apartment!

Am pleased with the apartment and community. Problem is getting repairs done. Staff is always very polite and tries to be very helpful but repairs are very difficult to get done. Think they are probably short of staff as that s problem in all of San Marcos

The floors are thin and so I can usually hear my upstairs neighbors walking around. You can also hear the cars driving by on the freeway if you live in one of the side buildings. Maintenance usually takes a while to answer your requests. The grounds maintainers are usually blowing leaves around early in the morning and it's pretty loud once they're near you. Often times, dirt/leaves come in under the door when they're working. Other than that, its not a terrible place to live.
