I recently moved into the Vinings of Stafford and was welcomed by two wonderful professionals, Nadine and Cindy. Both were very helpful in getting me taking care of my needs by presenting detailed information and answering all my questions. I also had a need for maintenance service after I moved in and Leandreo came by to assist. He was very helpful and professional. He went above and beyond in his assistance and made sure that I had everything I needed prior to leaving. I've a great experience since moving into the Vinings and I look forward to staying on the property.

The Vinings Apartments is a Beautiful, safe and family friendly community and I enjoyed living there with my son. The units are beautiful and spacious with huge windows and modern full size appliances - which I loved!. The staff are professional and friendly especially Robin and Brittney, they treated me the same way from day one and made time to communicate with me regarding any concerns I had. Maintenance requests are attended to immediately, and after hours onsite maintenance actually responded to my emergency call when I lost my car key and he did a courtesy follow up the following day. I always felt safe at anytime of the day or night going in or out of my unit which happened to be on the third floor. Management works hard to keep the tenants satisfied and complex clean. I am surprised at the negative reviews I read after leasing at The Vinings because I cant recall a single negative experience throughout my stay at this community and would have loved to live here for many more years. I would advice anyone looking to live here to pay a visit to the property and request a tour before you make up your mind about this property, because it seems people leave negative reviews out of spite from receiving an eviction letter or something like that. Bottom line this place is family friendly, accessible, safe and modern. If I ever move back to Stafford, I will for sure consider renting here again.

I've recently moved back to Houston from attending Graduate school in another state. I decided to stop by these apartments because my family lives literally 5 minutes away and I love the location. I arrived at the complex shortly after 12 pm to take a tour. Upon arrival there was a sign on the door stating the office staff was out "showing a future resident" an apartment and they would be back at 2pm. I stuck around for over an hour. I toured some other apartments in the area and I arrived back at this apartment after 1:45pm and I saw a slim Caucasian lady with long black hair entering the building with what looked like "lunch". She appeared to notice my vehicle, but made no mention that she would assist me later. She rolled her eyes and went into the office. I left the apartment and arrived back around 2:15pm. There were two other people waiting on her outside the office door along with me. One was a new resident who she told to stop by for paperwork. He told her he stopped to pick up his paperwork, and she began to "huff and puff" and informed him that she did not have the paperwork, he would have to wait. I could tell the gentleman was extremely upset. Another guest asked her if he could view a two bedroom and she began to makeup excuses as to why she couldn't show it to him "right now". Finally she asked me "what I needed" and I told her I was interested in a one bedroom. She told me she had only "one bedroom available for $977 a month and it would be 45 minutes until she could show it to me". She then gave me a brochure and proceeded to usher me out the door. I was taken aback! I can easily pay the $977 a month and I LOVE the area. However, due to this lady's attitude and lack of candor and respect for both future and current residents, she has lost out on a good tenant. The owners need to HURRY UP AND LET HER GO if they do not want to lose more business. Shortly after I got back into my vehicle, I noticed the other gentleman leave as well. He was shaking his head and seemed just as upset as I was. It is sad she lost money for the owners and I hope they re-train her soon if they want to stay in business, or just let her go. I give this apartment a complete F for the foolishness of the apartment "manager". Please don't waste your time looking there.

While my boyfriend and I were searching for a new home we came across many different apartment complexes ranging from rosenberg-houston. This place caught our eye because of the location. It is in between highway 6 and highway 59 which is perfect. The leasing person that we dealt with was Brittney. She was very nice, helpful, and also understanding of the situation we were in. After reviewing the apartment we were interested in we decided to go ahead and sign a lease that same day. Within a few hours we got a call back saying it was all ours. :) (i liked that we got to view the apartment we would actually be living in!) After moving in I decided to see what the apartment ratings were and just like anyone would be I became very skeptical considering many of the reviews said it was trashy, the grounds were kept horribly, the vents had mildew,very noisy, and the maintenance crew sucked. The first night we were here. i witnessed one of the crew members picking every single piece of trash that he seen and throwing it away (even though he shouldn't have to do that if people picked up after themselves) we heard no noise and even 2 weeks later still have peace and quiet, as far as the trash cans are concerned they are not messy, i actually witnessed one of the crew members cutting up an old couch someone decided to throw away and putting it in the dumpster himself, and as far as mildew that is your nasty living because you need to request a filter every month that is your responsibility and even if your filter was nasty and it was not your fault then the person before you could have been nasty and smoked causing it to look the way it did. Further more we had an issue with our dishwasher. Apparently the people before us thought they could put anything and everything into the garbage disposal causing it to clog and over flow the water. I put a work order in for that following night and the next day it was fixed and I was left a note saying they had fixed it. After reading the reviews as well as actually living here and experiencing everything myself I think it's safe to say that there is nothing wrong with this apartment complex and people need to take the time to actually give a good review instead of always being so negative. Life is to short for that nonsense so for anyone looking to lease I say do it. You won't be disappointed.

I have only gone as far as the leasing office to view this apartment. First of all the Leasing Specialist was very rude as was acting as if she did not want to help me. After she told me she could not show me an apartment due to the puddles from the rain I had to force her to at least give me some information about the complex such as fitness room hours and access, security, pool access, etc.! I was not pleased with the service so I decided this was a bad idea....

Dead Management, Can you please turn off the sprinklers that are turned on at night (8-11pm) that cover every major walkway to my apartment?????? PLEASE. Tonight on my way home I was unable to dodge them and was hit with my work clothes on. Not sure why I have to request this but it would be nice not to have to dodge water while trying to get to my place.

Hello I really just wanted to comment on the stupidity of some of my neighbors here at the Vinings.First off I would like to say that your parents must be really proud to have a child as dumb as you,Who gives anyone a blank money order,I have been here on this property for more than six years and have not had any problems with maintenance,the office staff nor other residents.I understand that we all go through rough patches in our lives but accusing someone of those types of crimes is also considered a crime in itself slanderer,If I was part of that office staff I would have you arrested and sued (DONT DROP THE SOAP.I have been treated only with respect and courtesy from the Vinings as a whole a lot of us in the senior age bracket cant find that ofter.I am leaving the property for work related reasons soon and I really wish I had other options to stay.If you would like to live somewhere that always feels like home these apts have done more than that for the majority.Thank You!

DO NOT MOVE IN HERE!!! The manager ------- steals ALL THE RENT MONEY that we the residents give to her. I just paid her my rent money and being a first time renter I stupidly did not write the name of the property on the money order. All she asked me to do is to put my apartment number and leave it blank. Just today as I get home I receive a 3 day notice to vacate. I called corporate office but yet there is no response!! My neighbors have said the same thing that their money order gets lost all the time but yet they never receive a 3 day notice. WORK ORDERS NEVER GET DONE!! If you have a maint. request you have to wait for more than two weeks!! DO NOT MOVE HERE

I have been here in the Vinings for about 1 1/2 year I really love it here the management and staff is very helpful and very kind to me. whenever I need help or any maintenance done on my apartment they are allwas on time.I will be here for a while maybe a year or two l love living here in the Vinings apartments...

I currently live here and the experience has been dreadful. Both gates are consistently broken and the mal functionjng parking lights leave the parking lots picth black, great for when my lady comes home from work and i have to meet her outside to make sure she gets in safely. The dumpsters are poorly maintained if at all and the trash spills out of the trash area and is visible when driving by (extremely unsanitary). My neighbors in particular below me party each weekend playing their music so loud the bass rumbles the floor then they go to the patio and talk so loud you can hear the conversations crisp and clear as I try to sleep. Have the management t address this problem?? Of course not and I feel as if I'm burdening them by brining up the issue. Is the rent cheaper then other apartments in this area? It sure is and how does the saying go "you get what you pay for". I requested a replaced faucet for the kitchen, no one came. I requested a replaced socket casing, no one came. Yet it's ok I'll be moving soon and they won't have to worry about my requests. If you find reading these reviews questionable then please complete your research and if you want to move here then be my guest. And to management spare me and others the response, as I stated I currently live here and if you want to do better start with checking the quality of your tenant candidacy, apartment preparation and property cleanliness and having the mowing crew come out weekly doesn't count but thanks anyway.

I have lived in The Vinings since 2007. Since I have been here management and staff have always handled my requests, completed repairs, etc. in a timely manner and consistently do so. The complex is small and well maintained and I consider it a safe environment. I have a child that feels safe and secure when coming home from school and has never had any incident occur where his safety had to be questioned. After reading some of the reviews regarding this complex, I am surprised at some of the comments. As a long time tenant, I will have to say my experience is in total contradiction of the negative reviews of The Vinings. Lisa Miller

Don't do it. They don't even do background checks on the people they are leasing too. One of the people in the complex was arrested for sexually abusing a child. I cannot wait until my lease it up here. It is disgusting!

Park like setting with helpful staff
I have lived at the Vinings for almost a year and every week, the huge property is mowed and has a park like setting-great for the many residents with kids and dogs. The management office personnel is very attentive to any problems that are reported and have many years of experience in the business of customer service. Of the various choices of apartment homes on Dulles, this one is the most reasonable in pricing and floor plans-without all of the added costs some of the other have. Happy in The Vinings. 6-2012

RUDE and LAZY!
I have lived here for several years now and I cannot wait to leave!!! I have only been here this long bc I couldnt afford to move. I don't care what it costs, I am leaving. I have had SEVERAL problems with my apartment. My water heater has been replaced twice and each time it took weeks to get it done. My refrigerator leaks and they come in to fix it...leaving all my food out to go bad, and it starts to lease again a few days later. The maintenance man is very nice, but he is working with crap. My downstairs neighbor has a tendency to leave the TV on very loud when she is out of town. I complained 17 days in a row before something was done about it. Then it happened again over the holidays. The units are cheaply built, you can hear your neighbor sneeze. Mildew grows wild in the vents. Parking is terrible. If you get home after 8pm, you have to park far from your home and near the dumpsters. The security gates are always broken. Worst of all, the office staff is flat out rude and lazy. I cringe at the thought of having to speak to them. There were completely different people in there when I moved in. Stay away. They look nice on the outside, but this place is a complete disaster.

The Vinings
I recently heard of this site and was very surprised at the ratings of the place where I call home. I've been living at The Vinings for some time now and I have experienced good scenery, nice neighborliness, and some great property memories. I'm surprised that people never never take the time out to say anything good about others and support the business' where they spend money. I personally understand at properties have some issues like all others but they shouldn't be bashed for others carelessness use of the units that may cause roaches or any other substances. The people the office are just workers trying to make a living and it's inhuman to belittle others in any form. Those of you who have done so should be shamed. Take some time in the future and re evaluate the messages you send for they maybe be detrimental. Maybe the smoke breaks done by management in the back can be checked on because it makes the office smell like smoke that's all I really have to say. All in all this property is quite nice to live at.

Just moved here and am already having problems!
I LOVED these apartments when we first looked at them. The whole process for moving in was fast and nice. We moved in a couple weeks ago and 1)the walls were NOT PAINTED. there are big black marks where you can tell furniture was (this is my 5 apt to move into and I've never moved into one w black walls). 2)the carpet was NEVER cleaned! It is black and they gave us the excuse "oh it was cleaned but we will do it again." if it WAS cleaned you would for sure know it and when I vacuumed the place, for the first time, it sound like it had NEVER been cleaned! 3) this apt is ant infested. I have a 1 yr old who wakes up with bites all over him and I have told the front office and they have yet to exterminate. 4) the washer and dryer are loud and have yet to be fixed. 5) the front door was broken and they came and "fixed" but it's still 1/2 broken. 5) every time i use the microwave it makes all the electricity in the whole apt go out which i brought to there attention, but the creepy maintenance guy made some excuse yet never fixed it! You can tell these apts have not been maintained at all. All the molding and trim along the floor has been either water damaged or a dog chewed It up bc it looks horrible and looks lk it's been attempted to be "fixed". I have never been so unhappy with a place within the first day of moving. If these problems don't get fixed we will get our lawyer involved believe me! Greystar is horrible! This is the 2nd and LAST time I will get an apt that is managed under them!

NITEMARE!! DONT MOVE HERE!!
I moved in a two bedroom for 743 yet when I moved in they had told me the price had changed to 763 and had a new lease for me to sign...not kidding I am a single mother with an uhaul outside..but whats 20 something bucks right? yeah that was the start...my dish washer breaks everytime it runs a cycle I had the men up too fix it over eight times in two months..it only takes them about a week to fix anything and you will put in a work order at least two or three times the fun part? there is water that molds in the bottom of this dish washer during the two week period in order to get it fix, yep smells great! My A/C has been broken for two months I ve have them in to fixed it four times they clen it instead of replacing it my light bill last month was 173..this month $400 dollars yet, NOTHING IS WRONG WITH MY A/C my apt is so hot by mid day I take my dogs to a friends backyard than leave them in the apt...oh and the break in are about once a month, the pool has NEVER been open since I have lived there..fun, fun fun hope you like looking at it...as well as the dumpers over flowing..dont worry there is a five dollar fee for that too! This has been a nitemare from day one I will get out of this lease and plan to move this month even if I must hire a lawyer to do so!!

Looks can be deceiving!!!!!!!!!!!
Nothing but problem after problem after problem. I live on the first floor and there is nothing but noise coming from the 2nd floor 24/7! And the office does nothing to fix it. Lots of break in's and I have not seen any bugs (thank GOD) but there is major electrical problems and the offices loses rent checks as if paying this high as hell rent for this piece of crap apt was not bad enough they end up losing hard earned money. Please do not move here. There are better places that charge less and you get more for your money. Since I don't want bad credit I will not be breaking my lease but I will be putting in my 60 day notice ASAP and running as fast as I can for the hills!!!

I did my research on my apartment before moving in, and so for so good. I did not have any probllems that were not resolved in the first few days. I have no bugs, roaches, or worms. How do you not see all that mess in your walk through. The leasing and maintenance staff have been professional and courtesy as well.

MOLD AND ROACH CITY POISONOUS COMPLEX
Mold and roach city!!!! This place is a lawsuit waiting to happen! You can actually get a free place to stay because the conditions are so bad that the management has no choice but to constantly give away customer refunds!! I actually got away with over a thousand dollars in free rent because of the incompetency of the manager and her staff! The leasing agent told me nobody even looked in my apartment before I moved in, 9 months later there is a huge amount of mold coming out of my air vent! Who is to blame for this.... NOT the unsuspecting tenet! I actually had to call the Stafford health department on this complex after 9 months of living with roaches. The Code Enforcer informed the manager that she must treat EVERY apartment once a month to be compliant with health code set. She does not do this, which causes roach INFESTATIONS! The Vinings is a very nice well oriented community nice staff and neighbors. I am also a Police Officer and I would recommend other friends and family member to live on this property. I just renewed my lease here with the leasing agent and I haven't had any problems with her and she seems to be a well educated individual. The manager has been here for a very long time and seems quiet capable of handling this property. In the year are so I've been living here they have cleaned my carpet and fixed all my issues and they are currently working on making our apartments a safe enviroment, new patio lights were just installed after not having enough lighting before. So all in all I give them an "A" for there effort on building up our community. Thanks guys for all your HELP! Cory Williams #717

Decent Place
I live here now, I've never seen a roach in my apartment but then again I live on the 3rd Floor and my neighbors are apparently clean. But we shall see as time progresses. The leasing agent (and specifically the leasing agent, not the manager or secretary) here is quite possibly the rudest, most incompetent woman I have ever encountered. Her audacity is unbelievable for someone that clearly has no college education and can barely express herself coherently. She reminds me of someone who would work in some inhospitable, ------ government department, a la DPS or the Department of Motor Vehicles. So on that point I agree with other posters. She should be fired with no severance or unemployment package. Just chiming in!

BEWARE!! UNACCEPTABLE LIVING CONDITIONS BEWARE!!
Here is a list of things I experienced while living at The Vinings: 1) ROACHES!!! ALL of these apartments are severely infested with COCKROACHES! The management did multiple "intense" treatments that did no good at all. 2) RUDE MANAGER AND LEASING AGENTS WHO JUST WANT YOUR MONEY (I had to publicly embarrass the manager via e-mail to her superiors before ANYTHING got done to fix my apartment) 3) 4 out of 5 appliances in my apartment were so old they had to be replaced.. with other really old "jerry rigged" but usable appliances 4) There was a huge hole in my patio wall that I lived with for 4 months into my lease 5) HUGE GAPS in the doors.. allowing all of your A/C to easily flow out of your poorly insulated apartment 6) A dilapidated 12 year old building that is falling apart because of poor management 7) Creepy maintenance men hanging out around the building outside of apartments smoking 8) Slimy HOT TUB (Their maintenance men clean the pool and hot tub, not professional pool cleaners) 9) Over chlorinated pool 10) The manager selects tenets based on whether she thinks they are going to hassle her about their apartments falling apart. I made a huge mistake telling her I was moving into my first apartment. Most of the people living there seem like they would be somewhat vulnerable to just paying rent and not asking questions about the living conditions.. Just to be safe, avoid ALL GREYSTAR managed complexes and you will be better off! This area is too good to live in such conditions and you will easily find another apartment worth the high rent in the same area!
