RUNNNNN AS FAST AS YOU CAN

I moved into The Vinings in the middle of the summer. My apartment got into the 80's and 90's before they finally agreed to put a new air conditioner in my unit. Then, the refrigerator they gave me had a more than foul odor. They had a professional crew come in and clean it but the smell came right back. I had to complain several times before they finally put a new refrigerator. Then, I realized the SEVERE cockroach problem. They even had to put in a new washing machine because it was infested with cockroaches. I had to deal with cockroaches my ENTIRE lease. I have even woken with two roaches crawling on me. BTW, I have NEVER had any cockroach problems before moving to the Vinings. The manager is rude, and nonchalant about taking care of her tenets. I actually had to contact the regional manager to get ANYTHING done. I am on the third floor and the people under me constantly cook strong food (CURRIES AND ONION/GARLIC BASED MEALS). It is often unbearable and makes my eyes water. ALL IN ALL PLEASE DO NOT SUBJECT YOURSELF TO THESE APARTMENTS!

Love It!!!!

I love The Vinings! I have lived at this community for 4 years and it has been a wonderful experience. After my family started to grow I just tranfered to a larger apartment. I considered shopping around, however I found that majority of the community in this area are not as friendly and personable as this great team. I highly recommend this community!

Do not rent from this copmlex at least not until you read this! I didnt have to even exaggerate!

First off when I first moved in there were little tiny roaches all over the kitchen counter, little tiny worms on my ceiling and wasps nest outside on my balcony and around the stairs. In one of the restroom the ceiling right over the shower was soggy moldy and I am pretty sure if poked it hard enough I would be able to poke a hole in the ceiling. I did inform the office about the worms and roaches they kept saying they were going to send a exterminator they didn t send one until about almost 2 months in. So basically for 2 months I wasn t really living there just had my stuff in there. They seemed to not have any remorse much less want to hear from me. I did receive a notice that the exterminator came by, but the roaches were still there and the worms! I kept calling the front office until finally they sent over the maintenance man, I don t know what they did but whatever it was worked. But still the roaches remained till the day I finally moved out! To keep the roaches away I tried not to cook at the Apt and constantly bleached the sink and counter. As if that wasn t bad enough they were constantly having break-ins they were breaking into cars or stealing cars and breaking into Apts. They broke into my neighbors Apt twice! The crooks attempted to break into my vehicle and ended up damaging my door. There is a huge dent on the top of my door looks like they tried to pry it open with a crowbar, now water leaks into my car whenever it rains. A few other neighbors had their apts broken into we came to the conclusion that it had been an inside job and that a few of the maintenance men might have had something to do with it. All the break-ins were in the day because I work a late night shift from 11pm to 7am, I would notice in mid day the maintenance men were constantly driving around in their golf cart around the complex. Yet I never saw any of them work! Probably the only one I did see work and seemed like the rest would boss around was the little Spanish man who spoke little English, he seems to do most of the work. There always seemed to be a maintenance man standing at the entrance of the Apts and 2 others riding around in a golf cart. Yet it seemed to take for ever to get anything fixed in that place. We think they were watching out for who left for work at what time and when they would be coming back. It was just suspicious how they knew what apt had expensive things in. No one that just had your basic things a simple television and furniture weren t broken into. Yet the complex never hired security they could have at least installed security cameras. But nooooo what for they already had our signature on a contract lease, and we are now obligated to stay there. Why waste money when they don t really have to! The computer center always had kids using it, watching movies or on you tube no one was there to supervise. The leasing office should of at least been there watching over it now and then. They should have tried to make it available when ever an actually adult needed to use it. I have a lap top but ever now and then it would act up and I needed to print something out ASAP. But when ever I ran down to use the computer center there was a child unsupervised taking up the computers. BOTTOM LINE DO NOT LEASE WITH THIS COMPLEX TRUST ME YOU WILL REGRET IT! Noise and Parking

Ive been here for a couple months now. Ever since I moved in my 2nd story apartment is sounds like a live underneath a group of Gorilla`s. The people have three young children that are incredibly loud all the time. It lasts all day and can go until 1 or 2 am! I have called the office multiple times to complain or to get them to at least say something to this obnoxious couple. I have called multiple times and they have told me they would come to my apartment to listen and then go talk to them. They have done neither. I have called the corporate office of Greystar and they have neglected to call me back as well. The parking as well is terrible!!

Moving out...

The stay was really nice, everyone was friendly.. I really didn't like the maintenance.. for instance my dryer would go out. I'd report it, they come fix it while I'm at work. i get a nice note on the unit to next time set the correct temperature.. wtf? i made a work order because the timer doesn't work not because its not heating. anyway, im moving out there seems to be a bad crowd moving in and recently my vehicle has been broken into twice and my tool box gone through. and my friends car was stolen (they locked it) it was really nice but time to move. all in all a good place if you don't mind the air conditioner not putting out cold air. and the bad crowd moving in.

Great!

This is my first apartment and I love it! I have the small one bedroom and it's perfect for me. The staff is really nice and assisted me with all my question and supplied me with all the info I needed. I would definatley refer my friends here.

Great Place to Live.

I love living here! The community is in a great location, the staff is nice, and the property is clean. Greg is amazing he is always friendly and helpful, also Guillermo his assistant is so sweet I had a problem starting my car and he lent me jumpers to start my battery. I would definately recommend this community to anyone.

It's the worst!!!!!!!!!

The worst place I have ever lived. I would not recommend this property to anyone. In fact, I am going out of my way to tell everyone I know that it is not the place to live. The property is not well maintained and I suspect that the apartments have mold.

I Recommend

I have lived here about a year and a half I really like it. The staff is nice and helpful as well as the maintenace staff. My apartment is the prefect size for me and my dog, plus full size washer and dryers in the apartment. Awesome! I would recommend this place.

Good

I work right around the corner on 59 so this community is very easily accesible to my job. Additionally, the staff is always eager to help me and the hot tub feels so good on my back.

I really love living here. The price is great and the place is kept up very well. The staff is really helpful and they accept pets which is great. I think this is one of the best places to live in the area. I would tell someone to live here.

Love it here.

My apartment was the cheapest price I could find in the Stafford area for the safest and nicest community. I love the layout and look of my apartment. I just recently had a maintenance problem, I called the front office and they were at my front door in less than 10 minutes. They're quick, friendly and responsible. The sand volleyball court could use some cleaning up though. It's like playing on a 3 1/2 ft net on concrete. No fun there. The walls are really thin so don't plan on singing in the shower without your nieghbor catching your concert. It gives me a laugh sometimes when I hear them. I haven't had any bug problems yet...knock on wood. I think I've seen a spider or two in 4 months but no biggie. Lots of families here. Not so great for a college student but it's quiet that's for sure.

Crappy Maintenance

It takes forever for them to fix anything here. And when they do, the never get it right the first time. Once they get your rent, it's your business if anything breaks!

It is what you make it.....

I've lived here at The Vinings for 3 years now and I must say there have been some pleasanr changes to this community. As apartment living goes I must say that this is a nice quaint community my neighbors are friendly. Melissa and Chris are with the CARES team they are great they do a monthly breakfast and other events. I like it here I don't have to fix anything because the maintenance staff take care of that. I mean all I really have to do is come home and relax. I think I'll be here for awhile.

Highly Recommended!!

I am here since October 2005 and find this apartment as one of the best in the surrounding area specially after the management change. The manager, Angie is quite friendly and prompt and so is the staff, Camy and others. Whenever we call for the maintenance they are quick and empathetic. Parking is sufficient. Plus they have several monthly get together like breakfast, games night, flip flop night etc which makes it quite interactive and enjoyable. Overall a good appt. to live.

I love it!!!!!!

I recently moved to the Vinings in May and I love it.... The management is super friendly and on top of everything. I had a problem with my dryer so i called the office and spoke with Angie and she had one of the maintenance men to my aptartment within the hour. So I would say that maintenance is pretty quick. I have read that there has also been a problem with parking, I come around 9:30- 10 PM and I am still able to find spaces on my side of the building. As far as I'm concerned this is a nice quiet community and I would definately recommend it to anyone who would like to live in this area.

it's not that bad.....

I've only just moved in. The apartment is very nice. The staff is nice and responds to all problems quickly. The grounds are well maintained. I've had no issues with neighbors except with the stomper above me. But that is to be expected. There are mostly families here which drew me here. I figured more families less crime. There has recently been 2 disturbances in the last 2 weeks that kind makes me uneasy. Not sure if it is the people who live here or the people who visit. The staff is great at keeping the residents up to date on these disturbances. I would like to see more police patrols through the complex to detour crime and restricted access into the complex. The parking is horrible, basically you have to get home and stay home or else you'll park on the other side of the complex. I don't usually feel uneasy walking through at night because the complex is well lit. Overall I am happy living here and would recomend like minded people to live here.

NICE CHANGE!!!

I just wanted to say that I am happy with the change in the office! The new manager is so personable and seems very fair - it is refreshing to see a smiling face in there! Already, the grounds are clean, work orders are being taken care of promptly and there aren't as many misfits hanging around!

I like where the apartments are conveniently located but, the maintenance crew is getting lazy. There is a freaking dog that barks early morning, during the day, and late night. If you dont want to keep your barking dog inside then give it up. Its called NOISE Violation.

It isn't the worst...but I'm not renewing...

Overall decent...<br><br>1. Like others have said, they take FOREVER to do work orders.<br><br>2. Management staff could be rude at times, but could be understanding as well.<br><br>3. Biggest problem was a water heater that went out three times before they fixed it. <br><br>If you don't mind a lil' B.S. now and then, it really is a decent place. But like I said, I'm moving elsewhere. Seven months was enough.

Really bad manager

If you like to be discriminated against, then go ahead and move here. If you are looking for an easy law suit, you will have it with this place. Anyone who has ever lived in apartments will be able to find an easy month of free rent for the management breaking thier end of the lease. You might even be able to get away with not paying your rent for several months and then just be able to move. I haven't met any resident on this property who has a single good thing to say about the manager. She is loud, obnoxious and very rude. One of the residents told me she came into his work establishment and embarassed him so bad he told all his friends he was moving out! The staff changes every three weeks except the manager and the management company doesn't care- they just let her continue to run the place in the ground. The apartments are really nice as far as the room and stuff but the people that work there make it a bad place!

Never move here

This apartment complex could be nice, but with White Trash managing it that won't happen anytime soon. We have had several break-ins and criminal acts- some of which were done by residents in the complex. The management never sees that repairs are done in a timely manner... I had a broken water heater for 3 weeks and had to call the office and complain every day for a week until the maintenance man fixed it. The main reason you shouldn't move here is that the management won't take care of any of your problems be it a maintenance issue- my bathtub wouldn't drain for a week and I had to call them every day for that also, 2) neighbors that have minors over drinking all night or anything else, they don't care. Also, they don't offer the same rate to everyone- yes, they discriminate from what I have seen and I base this my information on asking those who recently moved in what they pay (my rate is lowest, by the way).<br>There are several nice complexes just down the street from this one... check them out and stay away from The Vinings and all Grey Star managed complexes! Happy apartment hunting.

Started ok but ended poorly

We moved in June of 2004. We were very happy with the management and maintnance at first, but through two management changes and an entirely new property owner things degraded quickly.<br><br>Routinely it would take 3-4 trips to the font office to get anything fixed. FInally we figured out that calling was useless, and we would stand there and insist the staff write up the work order in front of us. This did the trick for prompt service. Apparently if you call or walk out before thye write something down, they forget to fill out the work order.<br><br>Our upstairs neighbors had 6 people living in it with 5 children, three of them teenage boys. We felt their mother must be an interior decorator because it sounded like they were moving furniture every evening - well past midnight. Five different time they flooded our apartment. Twice by overflowing the washing machine. Twice by letting a dripping faucet overflow the kitchen sink, and once their youngest child flooded the bathroom by overflowing the bath tub. The staff allowed this family to break the lease agreement many ways, such as barbequeing on their porch, having trashed out cars in the lot, throwing trash off the balcony into the bushes, etc. They were still there after we left.<br><br>All of the flooding resulted in a serious mold problem, which greatly affected the health of my family. Multiple attempts to get the staff to clean out the mold ended up with maintenance PAINTING over the mold six months after our initial report of the mold issue. It took about 3 weeks for the mold to grow over the paint. <br><br>Criminal element is increasing dramatically. First year we were there we saw maybe one police car. In the last year we've seen dozens of incidents.<br><br>People throw beds, sofas, or anything over the fence into the woods beyond the partments - the staff just pushes it over further show it doesn't show above the fence - classy eh?<br><br>Even though they are remodeling the 3 bedroom apartments which the staff insists would have satisfied most of our complaints, there are just far too many problems here for me to reccomend The Vinings. There are better apartmens just down the road with better staff/grounds and standards for the same price.<br><br>Sadly I've lived in much worse places than this, but I stil wouldn't reccomend it.
