I love living at the Vinings! They have a dog park and dog washing station. If you have dogs, you will love it! The office and maintenance staff are both amazing. I would definitely recommend making the Vinings your new home!

The dog park has had a lot of trash that I keep picking up because my dog will eat it. I know that the porter can't just clean the dog park 24/7 but it's almost every day. Please try to remind everyone to clean up after themselves. It hasn't just been in the dog park but the whole complex.

The area is conveniently near the gym, shopping center, groceries, and the freeway. It’s a diverse group of people that live here and the staff are very customer friendly. The only issue that concerns me is the constant theft of wheels. I’m surprised this apartment hasn’t installed cameras in the parking lots to catch whoever is doing this.

I enjoy my complex! I love living here. Coming home is always a relief to me, I feel at peace in my place! The staff is always nice & understanding. Maintenance is getting getting better. I think we need more visitor & regular spots closer to the apt, the walk is sometimes draining especially when you have groceries.

The environment is very clean customer service is awesome .. I love the community it’s convenient to my living arrangements an I have no problem with nothing .. It’s a lot of trash cans lol I thought it would b nasty due to so many a so man no maintenance keeps to community awsome. I will b here for awhile lol

Fairly. I am dissatisfied with pest control mostly. Closet doors don't stay on track. Community is small which is a plus and convenient to shops. Painters keep painting over peephole and patio door. Unhappy experience.

The work they do is effortless. Whenever I have an issue, maintenance is always there to fix the problem. I would definitely recommend them to fix any issue there. They respond on time and are very prompt.

Overall a decent place to live. Apartment is nice, but bathtub was in poor condition upon move in. Neighborhood feels less safe than it used to. Cost of living is too high for what you get. Get notice when staff enters apartment, but not why they entered even though I didn't put in a work order.

Issues with tires being stolen, very sad because it is a nice place to live and location is great. Staff and maintenance team are wonderful! I hope the mold smell issue is resolved. Neighbors are nice. Good mix of people here, which is nice, too. Pool well kept and grounds.

They refuse to fix the wood creaking noise in baby’s room
A few months ago, I was recommending the Vinings to anyone who was thinking of moving in this area. I felt the office was attentive to the needs of the community and did a great job managing the property. It was because I trusted them that I decided to transfer to a two bedroom on the same property so my 1 year old son could have his own room and, we hoped, finally sleep well. However, we came to find shortly that his bedroom had extremely creaky boards above him and have unfortunately been extremely disappointed in the response of the office. This has been going on for months now and I have had to beg the apartment to look into it further. First the maintenance guys blamed it on the guy upstairs being a “big guy” and then left. I responded that I don’t hear this sound in any other room, only in my son’s room and how could the guy be so obese when he lives on the third floor? I sent multiple videos to the office and there wasn’t anything done about it. They insisted they couldn’t really “hear the sound on their computers.” I finally went down to the office after getting a very clear video of the sound which I have posted. I played it for them and they didn’t say much. I insisted that adults can’t sleep in this room because of the sound but my poor baby has to. We have had guests come over that have said they can’t sleep in the room due to the sound. Finally, April called and said the first step is to ask the guy upstairs to be mindful which I appreciate him doing because I didn’t think him not using one of his rooms was a solution. They spoke to maintenance that said it was an issue with the concrete and again that they couldn’t do anything. We were so frustrated at this point because no one ever came to speak to us regarding the sound and investigate it thoroughly and at this point they never even had a professional look at it. My husband finally called them again after my son was sick and couldn’t sleep properly and recover due to this sound. We work from home so we were all exhausted trying to take care of him and frustrated that after all this time there solution was to do absolutely nothing. I heard Tamara tell my husband that it’s an old building, there are going to be noises, and that they couldn’t repair it without doing “destruction to the building.” It sounded as if there was a serious foundation issue in the floor above my son’s room. When I asked if it was dangerous, she insisted that it wasn’t but that it was still such a big issue that they would have to put it into their budget to fix. Again, they had not had a professional look at it at this point. She made it seem as if it would be such a hassle to repair it, they would have to call corporate and listed a bunch of things. I was just like “ok, have you done this??” Apparently they had not done anything to resolve the issue. Then she brought up that the last tenant never said anything about it. I don’t know what the point of that was?? I showed them evidence that it was happening. I had multiple videos. It was as if she was trying to suggest there was no issue. I then reminded her that they have been arguing with us about this issue but never once offered a single solution. That we were suffering and our baby was suffering and we should be able to sleep in the 2 bedrooms we pay for. Her solution at first was that we could move again, and pay the $750 transfer fee AGAIN. I was livid. Their solution was essentially to punish us for the issues with their building. I pointed this out and she eventually came back and said they hired a contractor to come in Monday and that we could move without the transfer fee. I’m just shocked that it has taken this much energy and action on my part to get them to get someone to look at it. The guy came yesterday and checked the upstairs floors and they came back saying nothing needs to be repaired. They said maybe we hear the sound more because it’s a quiet room for a baby. It’s not a quiet room. I have a sound machine and large box fan on in there every day when he sleeps and the upstairs creaking sound still registers as louder on his monitor(it lights up when he makes sounds). I’ve spoken to someone at corporate that said it’s possible the contractor came to investigate a specific issue so it’s possible that’s why he didn’t find the damage because it would require more investigation. I have little hope they will find it and I don’t have the energy to move again this soon so we are stuck for now. The worst part of this issue isn’t even that we have not gotten the noise taken care of. It is the fact that the office has been dismissive and apathetic towards the need for my family to be able to sleep and repeatedly refused to do the absolute bare minimum of just having a professional look at it without me calling them dozens of time and showing up in their office multiple times over the course of 2 months. I was unfortunately not allowed to view the rooms before moving, but I would strongly suggest thoroughly checking your place before renting because if it is not a one step solution, this complex is unlikely to do much to help you.

Mr Mario came in and deal with my husband Later he called us out and i started conversation with Mr Mario and he then when and brought his supervisor His supervisor had me explaining the situation again and that made me feel frustrated to have to repeat my self to so many people Please give Mr Mario my apologies he did a amazing job If he wasn't for his supervisor that cane in and became confrontational i wouldn't had asked them to leave Im dealing with a 14 year old whom is dealing with a severe depression and he is also in suicide watch is why i ask that any work others be done only by appointment If i need a prescription let me know If i need to move out to on other property then i can do that once my contract is over thank you for your understanding. It’s a nice community, friendly people everywhere. I’m new in Houston and this complex made me feel right at home. Everything in my apartment works great. They made my move very easy for me. I really love the open spaces throughout the property.
