------ ------. Projects on steroids. Old sofa and love seat has been sitting on side of dumpster for three weeks. Roaches galore. Satin walkways from trashed that is never collected on time. Cars left on cinder blocks after their rims and tires have been stolen. Paper thin walls. Can hear each moment above tenet gets out of bed and walks. Low income residents. Heard gunshots one night. Domestic violence. Cheap inner city living with inner city values and residents. Projects on steriods.

It could be better when it comes to a tenants needs. We can all work together with keeping our grounds clean. Need more maintenance workers if hiring ill take an extra shift. What can I do to help out my community.

    Staffing at Vining apartments are very rude Be ready to be harassed everytime you light a candle or anything rasist staffing rude management they will call the law Enforcement for any purposes of anything regarding to your inside home practices for religion purposes. They have violated my rights in my home sending undercover cops to do security inspections on my apartment. DO NOT-LEASE HERE ! Very important rights will be VIOLATED!

      Good experience and very friendly staff. Move in was amazing experience and we are very satisfied except maintenance is delayed to set things. The pool is a wonderful experience and valet trash is an amazing advantage.

        Projects! If you are looking for cars/trucks sitting on bricks when you wake up in the morning or drive in the complex at night this is your complex. If you want to see broke inoperable cars on flats this is your complex. If you want stained walkways leading to your door and as oil has stained the concrete and stairs for decades this is your complex. If you like paper thin ceilings and not being able to sleep at night because of unemployed neighbors this is your complex. Roaches! Washer/dryer that trips the circuit box with each load this is your complex. Domestic violence from your neighbors that you have to call the police in the middle of the night this is your complex. Random gunshots in the middle of the night this is the spot for you. If you live all the amenities I just mentioned come to the VInnings bldg 5. Welcome home!

        Hi again Gerald! As I mentioned in my reply to your other post, we appreciate you taking the time in providing us with very candid feedback. As I mentioned on my response to your other post, I just wanted to reiterate the following to your concerns: We are very aware of incidents involving car pa rt theft in the community. We keep a great relationship with both Law Enforcement Agencies the Stafford Police Department, as well as the Fort Bend County Sheriff s Office. It Is true, crime is impartial to zip code. It can happen everywhere. Knowing this, we as a management take our responsibilities very seriously and have done many to deter from this type of unwanted activity in our community. In addition to limited accessibility, we have added LED lights installed around each building and constant close patrols from both SPD and FBCSO. As a matter of fact, we want our residents to know that we care about our community so much that we have organized a Crime Prevention Town Hall meeting with FBCSO which will be held next Wednesday, June 2 from 6pm-7pm in the club house of our sister community, Preserve at Colony Lakes. I m sure you saw the invitation that was sent out last Thursday. We would love to see you there as we have organized this for you, our resident. Another resource we have is our Courtesy Officer who also assists us in regular community light checks. If you have any concerns, you have a direct line to be able to reach them by dialing the main office line and choosing Ext. 4. As far as the broken-down vehicles, we constantly hold audits of our parking lot. Towing is constantly enforced on those that are out of regulation and are out of compliance. If you see anything that appear to fall within this category, please give us a call at the office so we can get it resolved. For the breezeways, our porter, Aaron, is on constant circulation for pressure washing duties. Unfortunately, as for this recent week, we had to pause due to the inclement weather. Once we

        I love my apartment and I love to see the children back in school. I like seeing the football team practice on the field, a sign of life coming back together again. This area is so convenient, right between Hwy 6 and 59 awesome. Also, I love the new Smart Keyless system. I feel safe and secure especially being on the 1st floor.

          The staff and maintenance are excellent, they are very responsive and helpful, They always do their best to be timely and provide help in the best way. However, the only bad thing about this community is that it is very noisy, which can be hopefully fixed by the management team.

            Avoid moving to these apartments don’t do it man. Your car will get broken into and tires stolen. The staff will overcharge you and make u pay extra fees. We can’t figure forget about the cars left on bricks all over the property you can’t miss them.

            Great place to live, leasing staff always very friendly. Quiet and safe place. I have been living here for a year and a half now and I have no complaints at all. Rent is reasonable for the size and location. Overall I am very satisfied.

                  The walls are paper thin. I hear the upstairs neighbors when the walk and talk. I dont complain because my dog barks when someone comes to the door. Living in the first floor sucks because people look in the windows without hesitation and that doesnt make me feel safe and the apartments dont want me to have patio curtains up. But its for safety or sit in a dark apartment all day. And during COVID we need light.

                    It started off with minor things like the Office staff member mixed up my parking assignment, and the gate being broken for an extended period of time. A year into my stay, my apartment was broken into and when I expressed my concern for the lack of security, I was told that there was nothing that they could do. When I suggested that they install more cameras, I was told that it simply wouldn't work. That did nothing to put my mind at ease.

Your input is invaluable to us as this helps us evaluate our customer service and our commitment to our residents. We appreciate your candor, as we, too, believe in practicing it ourselves. We don t hide behind the guise that things are perfect in our community all the time but we make sure that we are doing our utmost best in recovering from imperfect situations. In regards to the unfortunate incident that happened in your apartment, when Lissa and I spoke to you about it, we did not mean to come across uncaring or obtuse. For that, I am truly sorry that it did not put your mind at ease. As far as safety goes, it is a sad fact that crime knows no zip code. This said, we put careful thought into our resources because we don t want to create a false sense of safety for anybody, including us, the staff. Our community has limited accessibility afforded to us by our gates, both vehicular and pedestrian. Together with our Courtesy Officer, we maintain a great relationship with our Law Enforcement Agencies and they have been instrumental in helping us deter criminal activity at The Vinings. Most importantly, we encourage all members of our community to report any concern to the office. We do believe that it does takes a village. Lastly but as importantly, we d love to speak with you about other parking options that you may find more preferable. Entonces no utilizaron un buen sellador para que no se levante la pintura y hay humedad en la bañera

                        Huge decrease in consistent complaints on neighbor making environment unsafe with lots of traffic to apartments. The appearance and upkeep with the property has declined. Our stairwells have not been power washed, the lights is out which I reported a few days and it definitely serves as a safety issue.

                            Great experience, rent is to high. Love the community and staff. The problem is can people really afford these rental rates. Too much and stressful. Price keep going up during a time of a pandemic and financial uncertainty.

                                The community here at the Vinings is very friendly and comforting. Thanks to the gated area. The staff is very friendly and are always available for help with something in the apartment or over phone. Due to COVID-19 still around The Vinings team have made it seamlessly easy on over the phone and everything electronically to sign papers and view certain items. The Vinings apartment is the best choice !

                                        These apartments suck. Ever since Ive moved in theirs always something happening and Im getting the short end of the stick. Paying for trash valet for no reason since they dont be taking my trash have to get it called in and maintenance work being filed late and getting it fixed days after the fact. These apartments just suck worst experience
