Just moved in. Very good experience so far at Rose Hill. Apartment in wonderful, clean condition. Great amenities like a brand-new fitness center and modern rec-social room. Saw a few of my neighbors - all seem decent and friendly. They smiled and waved hi, two of them even introduced themselves. Put in a maint request for a missing shelf piece, guy showed up same day - was quick and efficient. I know a few kids and dogs live here, so don't know yet about any potential disruptive behavior factor on that, but so far 3 days in, no issues there. I look forward to using the fitness center and attending some social events!

Great team, quality fixtures/finishes in the apartment, and everything is well maintained. But the soundproofing between floors is terrible! I doubt there is anything to be done, since it seems to be a flaw of the underlying construction. It is entirely common to hear upstairs or downstairs neighbors speaking at normal conversation volume. In contrast, I have never heard anything through the shared walls.

I would not recommend this apartment complex to anyone. The ventilation is terrible. My apartment constantly smells like cigarette smoke. The hallway constantly smells like cigarettes. Contacted the leasing office and the issue has still not been resolved after bringing it up 3 months ago. Parking is hard to find due to non residents parking here and the the leasing office not enforcing parking passes.

Very convienent to transportation and shopping. The amenities are excellent especially the full size washers and dryers in each apartment. Office staff very helpful and pleasant to deal with. Overall very nice place to live.

The move-in went very well. My leasing agent was responsive to my questions and was always very helpful. I feel very good about my move here. We had a snowstorm and maintenance worked to clear the parking lot and make the walkways safe.

I lived here from June of 2000 and left in Fall of 2016. Thing were going well until a new property manager, a John Smith, took over. I informed them of a job change which created a brief stutter (one rent pay only) which was unavoidable. While similar circumstances over the years came and went with no issues or problems, Mr. Smith taped an Eviction Notice on my door (and also sent one in the mail). This guy is a ham-handed fool who has no business managing any sort or property or business whatsoever. Beware!

I like the lighting in the apartment and the sliding glass door first floor entrance. I'm on and end unit and like the peace and quiet. The grounds and common areas are very clean and in good condition.

I love the community, except every now and then, I can hear the neighbors. I would recommend this apparent neighborhood to anyone who would like to move in here. The neighbors do talk to me occasionally and are very curious and kind. No issues except loud cars radios sometimes.

I really enjoy the Rose Hill apartments. What first caught my eye was the use of a light grey paint on the walls instead of the beige I saw everywhere else. It made the apartment so much more bright and inviting. After that, the size and layout of the apartment, quality appliances, and amenities sold me. It was really easy to make my apartment my home. The maintenance staff is very quick to respond to requests. The longest I think it took was 2 days and that was a low priority request. Some requests have been fixed as quickly as a few hours. The staff is overall friendly, though I wish the weekday hours extended later every weekday as opposed to just a couple of days. The apartments are very spacious and clean. I find that I don't often hear my neighbors, so the walls aren't too thin. I've never had issues with bugs or rodents, and they have exterminators check all the apartments twice (ish) a year. Parking is free and easy- I often park right in front of my apartment. Overall I'm really satisfied with my choice to live at Rose Hill. I don't have any complaints and really love my individual apartment. The only thing that might keep me from renewing another year would be a rent increase or desire to live in another part of the DMV. I highly recommend renting here if it's within your budget.

Office staff/leasing staff were available to meet at my convenience. A variety of units were shown for me, to see some upgrades in some units. I was informed immediately of all amenities in the community and noted how well kept the grounds were.

I really like the community here apartments are up to date the management company slways invests in the property we have gotten new winds as well as new roofing work in the time I been here. Maintenance always answers to all of the request right away.

Good community, in a really great area. We are close to Kingstowne which is in the process of receiving new shops (Chick-fil-a, Chopt, &Pizza). We are also close to 3 metro stations (Franconia-Springfield, Van Dorn, Huntington)!

I enjoy living at Rose Hill. The community is always well-maintained and whenever I have a service request, it is completed very quickly (usually the next day unless in the case of an emergency). The office staff is responsive and they regularly have different activities for the residents (ice cream truck, bingo night, community yard sale etc.). I've never had issues with my apartment and for the most part, the neighbors are nice and courteous. Rose Hill is a quiet, family-friendly community in a good location (close to shopping and food (Kingstowne, Springfield Towne Center etc.)

Only issue I've had thus far is inaccurate info on maintenance policy from an office staff member - if you have any questions, I recommend speaking to Tatiana at the office - she is very knowledgeable and also professional and kind.

Great place to live, maintenance is very responsive, parking has never been an issue, they keep the grounds well maintained and it's a great value for the area. I live in one of the ground floor units, and it is so convenient to be able to go outside from the sliding door where my kids can play. It would be nice if there was a second bath with the two bedroom units, but we do fine.

I have had a pleasant residency at this location. I wish you didn't have to pay amenity fees, however the apartments is beautiful, spacious and I love my big balcony. Having a washer and dryer is always a plus.

I can't say enough positive things about Rose Hill Community. I enjoy coming home at the end of a longs day work. My neighbors are quiet and courteous. Everyone is very friendly and kind. My neighbors helped me out as soon as I walked into the door. there where no concerns or problems during my stay. There is a dog park area for anyone that owns a pet and is very useful. The playground area is very help when it comes down to having younger kids. As well the tennis court. The gym is very clean. And the outside grills are very helpful when it comes down to having get togethers.

My experience living in Rose Hill Apartments has been extremely pleasant and easy. The property staff are very professional and courteous and kind. The property stays clean and the landscaping is immaculate and beautiful. Most of the residents are kind and neighborly. I love the convenience of being able to walk to the shopping center next door. It's wonderful! If they ever made these apartments condos, I'd buy mine! Love this place!

Nicer community that I expected. I enjoy the amenities. John at the management office is great. If you are looking into living here, definitely ask for him. The grounds are beautiful. They are upkept. Pest services come routinely for maintenance, however I rarely encounter any bugs. Surrounding neighborhood is cute and safe. Lots of diversity in the complex.

I'm think the community is safe, comfortable. The school is close. The mall center is like 10 minutes away. Is always quiet. The neighbors are very nice. The staff abre very fr?endly. They're always on time when there's an emergency.
