I moved in back in 2021. I was paying $1761 in rent, when I renewed it went to $1902. Not including utilities which makes it more. I believe that is a lot for an apartment that really isn't "All that."

I love it at Rose Hill! My neighbors have been kind & polite both inside & outside of my building. The apartment is nicely appointment, spacious & feels very safe. The staff are amazing, friendly & kind! They make an effort to get to know you & build rapport. Highlighting Charnee because she's been amazing since the beginning (but everyone is awesome).

The community overall feels taken care of and safe. The people are overall very nice, no wandering pets or extremely loud kids or cars for that matter. The units are nice, some upgrades could be made but STILL nice. Maintenance is quick and that's a big thing for me. I STILL feel like visitor parking needs to be reassessed and addressed as there is a severe lack of it. Other than those things I've enjoyed my time here. No horror stories and i wasn't paid to say that lol.

Rose hill apartments is a phenomal place to live. They are near a shopping center that has various shops and restaurants. They are only 10 minutes away from Kingstown. I feel safe in the complex and community.

Noisy apartment

If you like hearing noise throughout the day and night this is the place for you. The walls are thin and the floors are even thinner. You can hear the T.V, washing machines, and people walking and talking all throughout your apartment. Even if you put in a noise complaint, it still does not solve the issues. Even when you contact the apartment office they seemed to be more annoyed then anything. Also you can forget about the referral bonus because they will make up a bogus lie about why you didn't recieve the referral bonus such as saying thay they never recieved an email on the referral even though there is no fine print stating how someone should say you referred them. And they will ignore you when you ask to speak to property management constantly saying that they are out. This place once use to be a nice place to live but in the past 5 years it has been horrible. Management use to care but they no longer even reach out even when you email them. The only good thing here is there maintanence team which take care of things in a timely manner. Other then that it is not comfortable and almost impossible to relax especially on the weekends. Neighbors continue to ignore the noise policy, have loud get togethers, and have children running around inside there apartment even though there is a playground right outside. I would not recommend this apartment to anyone anymore. It use to be appealing when they offered up to 800 dollars off your rent when you did refer someone but like I said its bogus they don't even honor it. Hope you find a better apartment to live then this one, it is not worth how much they charge you, plus they increase the price by hundreds every year.

My neighbors are friendly. The location is convenient. My apartment and the grounds are well kept. There is a nice trail to walk, run, or bike ride that leads to Kingstowne. From this trail the movie theater, restaurants, and shops are easily accessible.

Overall, my experience has been good. There are many amenities offered including the gym and residence lounge, which are modern, clean and delightful. I like access to fitness videos on demand so I can have my own private workout class. The pool area is lovely in the summer. Nighttime security lights illuminate the entire parking lot, but also your house, which is less pleasant.

I moved here March 2021 after seeing all the comments for area places. I am an older woman and feel very safe here. The parking is good with plenty of lighting. The area is walkable and a strip mall next door. I haven't seen a mouse or roach since moving in and that was a major plus for me. Very clean, maintenance is great.

This is my third apartment complex in the DC area since 2012. The other two were much newer and had lots more amenities. However, as time went on, those places could barely provide the basics and they were a lot more expensive (if compared to today's economy). Rosehill Apartments is not perfect, but the entire team (leasing office and maintenance team) do an excellent job of making sure tenants have a roof over their heads, working appliances, and the complex is safe. Do I wish there were hardwood floors and it were a little cheaper? Yes. But I'll take it for now.

It's nice. I pay my rent, I get my spot, the parking is solid, the place is clean, the location is good. I haven't had any issues with pests, which was one of my primary concerns when choosing a place. They don't reinvent the wheel or anything but the place is solid overall.

The community feels very safe and clean. Our neighbors are quiet and respectable and respectful of the community people take care of their dogs and pick up after them. Parking spaces are equitable and there are no major issues in the parking lots. It is a on average younger community of families with children, the gym is nice and convenient and all staff are easy contact and amenable work orders have gone well and I have not seen any serious issues. We are very happy at our current apartment although we feel that rent has increased quite a bit since moving in.

Rose Hill is a great place to live and we have had no complaints. It feels very safe, office staff is very pleasant, and our neighbors are quiet and respectful. We enjoy our sliding door access to the playground and walking paths. There's plenty of parking and all trash aread are kept clean. We would stay longer if rent didn't increase so high!

This is a well kept community. It's extremely clean and the process of moving in went smoothly. I feel very safe here and I'm proud of where I live. I love the key fob access and the gym amenities, I also love my in unit washer/dryer.

Very quick response when I put in a maintenance request. The hallways, grounds, parking lots, trash receptacles are always well maintained. The maintenence crew are all very friendly, as well as the office staff. I feel very secure if I happen to come in late nights. Even taking late evening walks. I am enjoying my retirement at Rose Hill Apts. Some times it is "too quiet". (Smile) I forgot to mention, I love my balcony, although I don't sit out there (heights )

Rose Hill stood out immediately due to their immaculate community and apartments that I could tell were well taken care of. Too expensive, parking sucks, building always leak, bugs, no privacy, they do maintenance at their convenience not yours. Rooms aren't big enough and no lights in apartment rooms or by the door. Only stairs no elevator and charge you for everyone's water bill in the building instead of what you use. Horrible!!!

The community is nice. Maintenance and office staff are very responsive. Quiet neighborhood. There are designated dog bags and trash cans on every street which is nice when walking your dog. Recommend!

These apartments are a good value for the price. They are clean and service requests are responded to promptly. The amenities are nice though the pool could use some TLC, especially the bathrooms. Overall I'd recommend them.
