Rose Hill--B oo--Hiss
There are many reasons why NOT to live at Rose Hill. It would take a book to cover all the issues this management property has. <br> <br>First, let´s say the grounds for the most part were kept. Of course depending on the building you lived in. Besides the pet waste that laid on the sidewalks for days and into weeks. <br> <br>Second, the rent is outrageous for what you receive in living space and amenities in this area. The rent went up in the past 3 years in increments of $100.00 per year. <br>Of course, you do not receive anything for this increase. The "New" fitness center was suppose to be the reason for the first large increase! HA! Not worth it! <br> <br>Third, the noise! It is awful knowing that you can hear your neighbors during all hours of the night encountering "private noises". Not to mention the walking across the apartment like a herd of elephants on top of your head. <br> <br>Fourth, the enforcement of rules and regulations that is issued by the management is useless! Example...the 80% floor covering requirement by Fairfax County is enforced as a "throw rug"......Besides other noise rules that slip by without acknowledgement, unless you call and report it on a daily basis. <br> <br>Fifth, poor customer service and attitude by rental office and personnel! <br> <br>The good thing is that the complex is close to the shopping center and on the bus line. <br> <br>RATING: BOOO--NO <br>

I wouldn´t elect to rent again!
We moved to Rose hill from a fairly high class and modern apartment in Fair Lakes(fair oaks, VA area) and it was so hard to get used to almost everything in the apartment for a while. Specially the very old bath room! We had many problems with the bath tub, the reason is that the whole apartment needs a complete remodeling--then the rent increase can be justified! <br> <br>The maintenance is okay for easy fix that are not costly, but when it comes to a costly repair you kind of give up on it. The management doesn´t ever return your calls to let you know what is going on. We have a big issue with the noise that comes from the apartment on top of ours, I am not exaggerating, it feels like our place have been attacked by intruders every time some one walks around in that apartment. To this day we are waiting for the management to respond to us. This is since May of 2001. We also have a very old dish washing machine that works only when it feels like it. Even then it is useless, because you have to redo your glassware -- a lot of white pasty spots are all over it--tried all the commercial products on it, none works, obviously the machine is too old!!!!! <br> <br>I can understand if the price was fair and service is poor, but we are paying the market price and getting NOT the service and atmosphere that we deserve. <br> <br>One more thing, there is no linen closet! Kitchen is too small--to make it worst your washer and dryer share the space of your kitchen! Rose hill needs to renew the entire bathroom. It is just too olddddddddd! I hate their toilets! <br> <br>The heater/air conditioner has a balance problem. While we are warm and comfortable in the living room during winter, our bedroom is freezing! Same goes during summer. It seems like there is no balanced flow of air in the entire apartment. Each area has different temperature. <br> <br>

Pretty Groovy
My girlfriend and I looked at a great many apartments in the area and this complex was far-and-away the all around nicest. Turned out, after being here for a few months, that our impression was perfectly justified. <br><br> <br><br>The grounds are well kept up and clean, there is always plenty of parking nearby (I get mildly disappointed when I can´t park RIGHT in front of my door and am frustrated by the dissymetry of having to park two or three spaces away). There are parks right up the road one way and malls the other way... Old Town in a 15 minute drive. We only have one car between the two of us, but my commute is easy as pie (1 hour door-to-door into downtown DC) using the bus/metro. The place is incredibly easy to get to (our friends and family visit from New York/New Jersey and the directions are still only three or four lines long) but removed enough to be very quiet at night. Also, it´s walking distance from a little strip mall which rocks. <br><br> <br><br>The apartment itself was very clean when we moved in, all the appliances were (and continue to be) in working order. Undeliably, one of the best things about the place is the washer/dryer, we got one of the apartments with the slightly outdated version... but it works and is worlds better than the laundrymat. <br><br> <br><br>My only criticisms are that the area is only serviced by Cox Cable... they bite. Two, there is no linen closet, but there is plenty of closet space for a makeshift one or one can set up some shelves in the utility room. Three, there is no way for hi-speed internet: too far from the Central Office for DSL and Cable... please see review of Cox Cable. <br> <br>It should be noted that the complex is actually two complexes in one. I get the feeling that the lousy reviews might be of the other side (one is set up in a circle around the basketball team streets... thats where I live. The other side is set up in parallel rows).

Below Average for area
The apartments are average size for the area and conveniently located, however, the rents have increased 26% in the last 24 months and is totaly unjustified. We lived in one of their three bedroom two bath apartments the livingroom/dining area and bedrooms are spacious enough but the bathrooms and kitchen are extremely small and there is absolutely NO storage closets outside the average size bedroom closets. I had to store towels, linens and cleaning supplies in bedroom closets leaving insufficient space for cloths! The vents in the bathrooms are nothing more than noise makers (very loud ones at that!) They never worked. And the heat and air conditioning distribution was very uneven, the master bedroom froze in the winter (we had to use extra space heaters) and sweltered in the summer. The walls are extremely thin, you can hear normal levels of conversation from neighbors and the people above us always sounded as if they were coming through the ceiling! The plumbing is very old and noisy and the water has a very bad odor, we had to buy a filter for drinking water. And many, many times I was forced to park some distance from my building carrying groceries or a small child which was extremely aggravating.
