Rosehill apartment sucks
too much noise from upstair neighbors the water come out from the tub every evening in winter it is not warm enough inside the new manager is rude i lost almost all deposit when i left,after a whole day cleaning If you are trouble-seeker, go and live there

No Complaints Great Place
I just moved in a few weeks ago to one of the renovated apartments in Rose Hill. I really like my new place and the area is great! For me the location is perfect because I can get to 495, 95, or 395 in minutes and the Fairfax connector stops in front of the complex takes you straight to either Huntington or Van Dorn Metro Station. The staff has been very friendly and helpful and the area seems pretty quiet and safe. No parking issues bugs,or rodents...I was able to get a really really good deal that was running a month ago that won me over not sure if its still running or not but the rent rate here is comparable to the area.

Nice Place
I really like Rose Hill. Maintenance is really helpful and timely and the office is nice. The price is a little steep, but for this area so is everywhere else. I live in Rose Hill I and even though my apartment is tiny, it has lots of closet space and a nice kitchen. I really like the walkout patios, it's almost like having your own yard. I highly recommend it.

Reasonably nice, somewhat more affordable than Kingstowne area apts.
I've lived at Rose Hill Apartments since 2005 and will be moving out in a few months. I m moving out because I ve taken a job outside of the area, but also because the cost of living is extremely high in this area. I looked at several Kingstowne area apartments when trying to find a place (Sussex At Kingstowne, Van Metre Saratoga Square, Van Metre Saratoga Square, Archstone Springfield Station) and went with Rose Hill because they were nice apartments at a somewhat more affordable price. THINGS YOU SHOULD KNOW ABOUT ROSE HILL APARTMENTS: The complex is divided into two separate apartment complexes that were merged together at some point in time, Rose Hill I and Rose Hill II. The apartment complex is big enough that your experience (parking, noise, etc.) might vary a great deal based on where you live. I think the units are nicer where I lived in Rose Hill I (HINT: the units on the road by the swimming pool have the most parking and are probably the most secluded). PARKING: Varies a great deal throughout the complex (VERY hard to find in some areas, not hard by my unit). You can rent your own reserved spot if you want to, but I never had a problem finding a spot. I never had a problem finding parking for guests either. Seems like there are an inordinate amount of commercial vehicles that park throughout complex (landscaping vehicles, work vans, etc). I never had a problem with car break-ins, vandalism. NOISE: I don t hear a lot of noise from my neighbors (occasional bass from below from neighbor s TV/music) but I hear everything else. I hear way too much truck traffic, especially the beeping sound of trucks backing up from the nearby shopping center in the early morning. You ll get some airplane and train noise too; it s a pretty busy area. You can hear when your neighbors take showers as the water pipes hiss through the wall. Very annoying and disrupting to your sleep patterns when your neighbor wakes up hours before you do! This may vary based on your apartment location, but I get a glare in my bedroom window at night from the parking lot lights. Make sure you have a thick curtain to cover the window with if you want to sleep well at night. Maybe earplugs and a sleeping mask too! This place isn t for light sleepers, and this is my biggest complaint about the apartment. GROUNDS: Upkeep and landscaping is great. They definitely make an effort to keep the grounds looking sharp. The pool is awesome and by far the biggest and best in the area. I decided to find other workout options rather that use the complex s small and cramped fitness center. SAFETY: I never had any issues with break-ins, vandalism, etc. with my car or apartment. Parking lots are well lit (as described above!) I ve seen a security car patrolling occasionally at night which is reassuring. CONSTRUCTION: The apartment is no frills, but put together reasonably well. The layout of the one-bedroom model is a head-scratcher. The living and dining rooms feel oddly crammed together around the washer and dryer closet; it s difficult to lay out living room furniture in a way that looks nice and makes sense. Expect to buy plenty of lamps or track lighting as the apartment comes with a lighted ceiling fan, but no lighting for the living room and bedroom areas. TINY BATHROOM with no fan for ventilation(!) Adequate bedroom, kitchen and closet space. The balcony is nice as long as you aren t catching your neighbors second hand smoke while you re out there. MAINTENANCE: Apartment staff is very proactive in asking if there are any problems. Maintenance requests often take a few days to complete if they are not urgent, but are usually done right. I had a refrigerator die and they had it swapped out in a day. Not bad. Maintenance staff is generally friendly but there are a few exceptions. I liked how the staff notifies you well in advance if there was a need to enter your apartment for maintenance or any other reason. STAFF: I loved the staff right up until recently. The staff is very professional, and helpful as long as everything is going well. Just don t be late on rent by even one day, or you ll be treated like an idiot who doesn t know how to handle money. They ll hide behind corporate policy rather that give you any leeway; you ll have to pay a late fee which is reasonable, but you ll also have to pay that month s rent by cashier s check instead of personal check which is insulting and a hassle. Plus you ll be reminded of your one late rent payment in any future dialogue you have with the staff. If you have a year or half-year lease, move out requires 60 days notice, which is excessive. If you have a month-to-month lease, move out requires only 30 days notice, but your rent will be roughly 18% higher per month than the one year lease rate and subject to increase at any time! OVERALL: If you must rent in this busy, high cost of living area, Rose Hill Apartments is a reasonably nice, relatively affordable option.

My experience at Rose Hill
My experience at Rose Hill is a mixed bag. We've had both ups and downs here. There is plenty of parking but both of our vehicles have been vandalized on more than one occasion. It is nice that you can pay extra for a reserved spot though we never had to because there was laways plenty of open parking without an unreasonable walk. Inside the apartments are fine. There are no upgrades, and the appliances are rather dated but they work and for my first time away from home this was fine. Rooms are a decent size. There is a very limited amount of storage space and closets, however, the walk in closet in our master bedroom is wonderful. The outlets and cable hookups are in weird places requiring us to run cables all over the place. The bathroom is tiny and there is no exhaust fan which leads to mildew problems in the shower. It is wonderful having a washer and dryer in unit and those defintely do their job well. As I said before, the appliances are rather dated. We are starting to have probles with our fridge and our microwave. The air vents are horrendus and the way the venting is set up keeps a ton of dust in our apartment and we talked to neighbors who have the same issues. We have had problems with our neighbors above us each time. The first one we could head snoring every night, and the second we can regularaly hear talking or playing his tv loudly after 11 pm at night. It just seems that the apartments are older and you are going to have higher noise levels. We usualy just turn up our fan or a noise machine and can fall asleep that way. Although this is a pet friendly community a lot of people seem to be dog haters. On more than one occasion people have acted rude while walking our puppies (and our puppies were not jumping on them or even coming near them) they just act like god why must people have the dogs outside where I must see them. Our puppies aren't breeds which are sterotyped as aggresive either. Its very give or take. There are however just as many people who aren't dog owners who will stop you to say hi to your dogs. I love the fact that there is a nighttime security guard who patrols all night. The managment is ok. Some of the people in the office are very nice others just act cold. One of the girls was very rude but is no longer there and another was just too nosy and is gone also ( I don't think it is very professional to bother a newly wed about when they are going to have children and when that person replies that they aren't even sure that they want to have children lecture them about how wonderful chidlren are and you will grow up and change your mind later.... that is not her business and nor is it the place to lecture me about it. I found that extremely unprofessional but I think she may have thought she was just being nice/older and knowing) We had a pipe burst in February soaking our carpet for more than 2 weeks. The first time maintence came out, they blamed it on a leak in the dishwasher, and I tried to ask the man to check everything else because I don't even know how to work a dishwasher (I wash everything by hand because its only me and my husband) but he said he knew it was the dishwasher, since no water had been run all day the leak seemed to clear up, but by the time we arrived home from work the next day, the spot was huge and again leaking dirty water. The area got so large that we had to be put in ahoel while they ripped our whole wall/kitchen apart. They paid for the hotel and all of our food which was great. They told us to submit in writing what we would like to be compensated with, and we asked for a mold test in the future and compensation for my husband having to miss work because the day when we got home the place was so ripped apart we couldn't find anything and weren't able to get any laundry done because of the leak. They did compensate him for part of his pay but the mold test was never compleated. I still think they did a great job of getting us into a pet friendly hotel in a timely matter. We are leaving because they said in writing both through mail and door drop delivery that our rent was changing by $30 (this was signed by more than one person in the office) and then when we went to resign it turned out that it would be changing to almost $1200 so we decided for that money we could go get a much nicer apartment. We were going to stay because like I mentioned things are adequate and decent, but that much money for a small one bedroom wasn't worth it because we are now making enough money to afford a bigger and upgraded place. I would reccomend these apartments to someone who is looking for a decent, cheap place to live. For the amount of money they are charging for rent it makes mroe sense to look around the area into some of the "luxury" apartments though. My experience here was not horrible by any means and if I had to I would probably consider coming back here in the future. I definately wouldn't write them out of the poossiblities.

very impressed
I have lived here for 1 year and am moving out soon b/c I am buying a house. I must say that I really enjoyed living here. The price is an excellent value and I am not aware of any crime or enviormental concerns. Parking has not been a problem, and repairs (actually replaced)washer/dryer and microwave were done quickly with a follow up call. The staff has been more than fair and accomodating. I am a fairly neurotic and fairly high maitainance, so this is a big compliment to the staff here. I am not surprised that they got such good reviews.<br><br>I am sorry to have to leave soon and will miss my old apartment.

I don't know why Christle left here, but she was the only good one in the office. Well, there is one leasing girl who is good, I think her name is Alexis. Im not sure. But I know this place is going to go down hill fast without Christle, and I'm not going to stick around when it does.

The apartments are habitable and the price is good considering what you get. However, the service is pretty lousy. The people in the leasing office do not know what they are doing and say conflicting things. They can also be rude. I was told my move-in date would be one day, so I was there in the morning with movers and was told that I couldn't get a key because my move-in date was the next day.<br><br>When I did move in the dishwasher was not draining and flooded. Several other maintenance items were not taken care of. <br><br>As a general rule, it takes many days to have maintenance issues resolved, and at least an extra visit to the leasing office.

Great Place
I've been here 3 years now. I love my apartment. The staff are terrific. Knowledgeable and willing to help. The maintenance staff are trustworthy and they are great with my dog. They come whenever I need them with just a call to the office. The parking is ample though I do have a reserved space. There is minimal noise, it's an apartment so you do get noise from above. That's going to happen. The pool changed their hours to 10am and I use it a lot. The pool staff that are hired are knowledgeable and keep the pool clean. The workout area is small but very good and they maintain the equipment. The grounds are well maintained. The area I live is easily accessible by bus to the metro, a great little shopping area with a great pho restaurant and doggie daycare which is excellent and well run. Overall you won't be dissatisfied with living here.

So funny. Suddenly apt rating is 85%. Never has been for over 5 yrs. Also suspect of all the reviews simple one line sentences from verified resident....Hmmm....very strange indeed. Overall decent place to live. New mgmt personal running things and have seen decline in the upkeep of the grounds. Use to be someone out picking up and cleaning up daily, now hardly ever see anyone. Use to cut grass, pick up leaves weekly now its a joke as to how high they let the grass get, in fall when leaves were falling it got so bad you couldn't even see the sidewalk or curb in front of the buildings due to the wet, slippery leaves.Could do a better job of grounds upkeep. Other than that decent place for the money, nice staff, etc. At the end of the day it's a simple older garden style rental property nothing more, nothing less.

RUN (do not walk) AWAY from this place ...
It’s not full of rats or crack vials, however, if you have another option, I say go with it.<br><br>The staff is misinformed, unsympathetic to residents, untrustworthy when seeking advice from them, powerless to do anything substantial. <br><br>They want extra money when you move in if by any chance you want access to their dirty pool or their tiny gym.<br><br>Nothing is at the residents’ convenience. For Instance, they painted all the doors recently. Started on the apartment doors at 4pm when everyone began coming home from work. Plus, the paint stank for 3 days. That turpentine smell. People upstairs from me have an infant. I can only imagine. There is no resident phone line to call for help. If you call the office and you live there, you will wait on hold like every other shmo. There is really no advantage to living there. If you think the office might give you any kind of preferential treatment for being a resident, you will be disappointed.<br><br>None of the buildings are equipped for handicapped nor are there any fire escapes. If you don’t bring a fire extinguisher with you when you move in, you won’t find one in the hall. None of the buildings have accessible or lockable back doors. No lights behind the buildings, only out in the parking lot. The individual buildings are not secure either. Anyone can just walk in and out. Also, LOTS OF SOLICITATIONS; unless you like collecting Pizza coupons and Chinese food menus. As a matter of fact, right after they painted the doors? Some pizza guy came in and stuck coupons on all the STILL WET doors. <br><br>Other residents make it a little worse: parking on the curb to block the roadway to your space; thin walls and ceilings so you hear talking, sex and TVs. And whether they spray or not, the bugs come out. <br><br>Rent increases about $150 every year, so if you do move in, don’t renew if you can help it. What’s in your budget this year won’t be next year. There are no incentives to renewing.<br><br>Maintenance does not do annual or semi-annual services. The only way they’re coming out to re-grout the shower is if you call them (2 or 3 times). The carpeting in the apartments is old and flattened out. Also, sometimes, the A/C leaks into the apartment below.<br><br>So, as I said in the title, RUN AWAY from this place. It will only make you angry. Pay an extra few bucks per month for a place that treats you nicely, has a decent work ethic, and actually feigns caring about the residents. <br>

Its becoming BAD TRUST ME!
First they gave me the wrong apartment and put me in the basement, seeing that I was single, fought all I can with them didn't get any where.Paid my rent always on time, yet I got a very bad washing machine that leaks whenever I wash, had to use a towel each time to soak the water as it leaks.Maintenance people just don't understand your complaints or how to fix stuff, they are unreliable, for 2 years they haven't been able to fix my dish washer which has flooded my kitchen three times.Each time maintenance tells me its fixed but they lie and I end up flooding my kitchen. Too many leakages, recently I had a leak in my wall,my carpet got flooded and it took 2 days to get it dried.Read the fine prints in your lease, they want 60 days notice if you have to vacate the apartment, very unreasonable(30 days is normal), else you will have to pay for all those days, they don't care they just want their money.Honestly Rose hill is not a big place,small gym, most of the tenants can't exercise there or use their equipment, you will have to wait for your turn more over you will need to pay $100 for a key to the gym, very very small kitchen...seriously.They charge alot for small rooms compare to other places, you will have to pay extra for balconies (nonsense.....its standard with most apartments).They recently have started this thing where you have the option to pay $35 dollars a month for a reserve parking space, makes it difficult for the poor man to park late at night or find parking right in front of his apartment building, you have to park really far and walk to your building.I just don't trust the management, very shady, if you have a voice recorder hide it and record your agreements...I learned alot from this place.If you live in the basement, make sure you buy insects spray, you will find alot of them in your apartment during summer time, I notice they come from the trees and grass around the basement.

Don't move here!
This is the worst apartment I have ever lived in, the kitchen, and bathrooms need an overhaul, you walls and ceilings are so thin you can hear and smell everything your neighbor is doing. Also they required me to pay rent in June though I wasn't moving in until July 1 by saying if I didnt pay the deposit in June they would have to give the apartment away, so I moved in 8 days early and was required to pay rent for the 8 days I had to move in due to them forcing me to move in that early! It has now become the apartment with the awful dead bird and crickets that wouldn't die. The water heater leaked and they merely put a bucket down to catch the water that I was required to empty every day or so or came home to a flood. The apartment also had a constant mildew smell ( probably due to the water heater). Also on move in I realized the kitchen was totally rotted through. I had to point that out to management who thought it was just warping until I requested they get maintenance in there. The maintenance staff confirmed it was rotted away as well. It took almost three months before they tore out and repaired the kitchen. I had to call every other day and couldn't use my kitchen at all during that time.

It's an apartment, nothing else.
I've just renewed a lease, not because I like giving away money for rent, but because housing is unaffordable and equally outrageous.<br><br>But back to Rose Hill. They [rentals] are small. I have a 2BR (<900 ft^2) and ran out of room quick when moving in. Closet and storage is at a minimum (not sure how they define "huge" at their website). Private balconys are NOT. No outside storage and local "self-storage megaplex" will charge hundreds of dollars in monthly rent for a small storage space of about 240 ft^3.<br><br>The place was built, what appears to be, decades ago, so it shows its age. The property owners seems to make good-faith efforts to keep it up aesthetically in grounds keeping and exterior painting. The interiors are plain, drab white. Over time, the receptacles, hinges, door jams, etc were painted over. Acoustically, it is terrible. The floors creak when the upstairs occupants walk, as does mine. They [upstairs] have a small child that runs wild, it sounds like the ceiling will come crashing through at any minute (same kid also allowed sink to overflow upstairs and water came gushing out through receptacles, vanity lighting, causing the GFI circuits to go crazy). Music, TVs, screaming, normal converstaions, etc, all passes through the walls and ceilings. Wheels and tracks of sliding doors leading to the small balcony are worn-out. Maintenance keeps lubing instead of replacing a few simple parts.<br><br>Windows are double-pane, energy efficient. However, the insulating gas has escaped some windows and those now have a calcium-like deposit that has formed on the interior of the glass, obstrucuing the view. <br><br>Parking is adequate. They will begin reserved parking soon, for a monthly fee of course. Not sure what brought that on.<br><br>I've seen more irresponsible pet owners than usual. Most allow their pets to defecate and don't pick it up. Not good for the kiddies that run around. Nothing worse then unknowingly stepping in pile of dog crap.<br><br>Kitchen amenities are up to date, but feature the very bottom of entry-level appliances. The range hood vents into the interior instead of exhausting outdoors. Kitchen is more like a kitchenette in an efficiency unit.<br><br>Washer/Dryer is a stack unit, again an entry-level appliance. The gearbox makes an unusual whirring noise, because you can hear everyone else's when they're washing clothes too.<br><br>Bathroom is quite small; value hotel-ish like. No exhaust vent, so it steams up quickly. There is a HVAC vent and another vent that does nothing except deposit dust and debris, which has to be cleaned daily from the bathroom floor, tub, sink, and commode. <br><br>Expect about a 17 percent increase in rent after lease expires and stay on from month- to-month. Expect about a 4.5 percent increase if a new 12-month lease is signed.<br><br>Other amenities: clubhouse, pool, fitness room, tennis courts, and basketball courts.<br><br>"Toto, we're not in Kansas anymore," if the complex were in the south, it would be section 8 housing(that's public-assisted housing, boys and girls). On the other hand, if I were paying what I pay here in rent, I could be a luxurious home, town home, or upscale apartment. That's the price you pay for living in the NCR.<br><br>Can't say I've experienced any pest infestation, but that doesn't mean a filthy neighbor has, nor do I sit up at night and see if any roaches are scurrying about. I have noticed a rat that darts back and forth along the ground amoung shrubs at the backside of the adjacent building; reported to mgmt. They [mgmt] do ask that trash be removed daily and "professionally" treat the place semi-annually.<br><br>I would not consider it for any long-term arrangement. As much as I hated to do it, we chose to stay another year or until the housing market crashes, or bursts, and everyone flippin' houses and homeowners with ARMs and interest-only mortgages start filing bankruptcies. More suited for people with minimal material possesions.<br><br>Seems to be a quite complex, except as noted above. I haven't seen any vandilism or criminal activity. They have a night watchmen as well.<br><br>The ol' adage "you get what you pay for," is true here. Sure, there are upscale places, but so is the rent. All I can say is, if you're coming to the NCR and plan on buying a house inside the NCR, make sure you are financially able. Single family homes start at $500K and up. Nice Townhomes $400K and up. <br>

Rude, Skanky and NO hot water
The size of the apartments and the washer and dryer is their only redeeming quality. They didn't tell us about the mentally ill woman beneath us who verbally assaulted the children, got in my apartment and wouldn't leave, screamed and banged on the pipes all night long. It took a year to get her where she needed to be. Two bicycles were stolen by the trashy skanky renters there. My husbands car was broken into. There is never any hot water and the management is the rudest and MOST inconsiderate you will ever want to meet. We were new to the area and not used to the elementary kids getting out at 1pm on mondays. One day not long after we moved here I was at the grocery store and forgot about the early release. My 6 year old went to the rental office and they refused to let him in the apartment and didn't keep him there with them either.

maintenance unreliable
I am dissapointed in maintenance, i was locked out of my bathroom this morning at 6am and needed a shower before working all day not to mention to brush my teeth and wash my face or use the toilet and they said they wouldn't come till later on in the day, i am very upset about this.If this isn't a reason to call 24 hour maintenance I don't know what would be.

Keep on looking
If you are looking for a place to live, keep loooking. This complex gave me nothing but problems. There was nonstop noise and management never did anything about it. I was forced to go out in the middle of the night to hunt down the security guard who was sleeping in his car! My car was hit once in the parking lot and broken into once. Again, management did nothing, despite the fact that my car wasn't the only car broken into or vandalized. Maintanance entered apartment with no notice which was problematic since I had dogs. They even entered in once with no notice when I was home and in the shower. When I moved out I cleaned it from floor to ceiling and even took pictures. They said they needed to repaint, redo carpets and refused to return any of the deposit. In fact, they actually charged me over $400. At that point, I was just so happy to be leaving I didn't care. My advice, live anywhere but here. The actualy apartments are fine but the management, other tenants, and staff are yet to be desired. Oh, did I mention the 2 rapes in the park around the corner in the 1 year I lived there and the police helicopters doign fly-bys searching for suspects??

OK if you don't have alot of stuff
My biggest gripe with this place is the lack of storage. In the tiny kitchen there were a few drawers and cabinets to put all the pots, pans, dishes, and food. The one bathroom had a little cabinet under the sink, and the bedrooms each had a narrow closet. While I lived there, I had stuff sitting out because there was no where to put it. And food odors used to waft in from other units. My unit always smelled like fried fish.<br><br>On a positive note, the office staff seemed to be professional enough, which is getting to be a rare thing these days.

Finally -- a Peaceful Community!
I have not lived here for very long, but I can say that from what I have seen it is really a bargain. You get a washer and dryer in every apartment and the community itself is very peaceful. You are within walking distance of almost everything -- Safeway, Blockbuster, Subway, 7-11, McDonald's, some banks, the post office, a library.... The apartments themselves are quite nice and feel very clean and modern. Definitely spring for the apartments with a balcony -- they're much nicer and worth every penny. As for maintenance, so far they're not what I would call prompt, but they do get the job done. All in all, I LOVE living here and after living in several other communities in this area (some cheaper, some more expensive) I feel I have FINALLY found a place that I would recommend to others.<br><br>-----------------------------------------<br RESPONSE TO YOUR COMMENTS:<br><br>I have read your comments and will emphatically say that this is NOT my first time out on my own (although your accusation did make me laugh!) In fact, I have lived in more apartments in more places than pretty much anyone I have ever met. I have been here for going on a year now and still LOVE the apartment. In fact, I WOULD recommend it even MORE STRONGLY now since I have really been able to experience the place. The neighbors are extremely nice and the management has been very helpful and responsive. The maintenance always comes promptly and I can honestly say that this is a great value for the money. I have paid much more (several hundred dollars more a month)for other places and have never been as satisfied as I am here. The one thing that I will say is that the units with balconies have one water tank for the building. This means that you have to share with other units and sometimes there is not enough hot water. However, this happens infrequently and when it does happen, the water heats up quickly. I suggest to those of you who cannot appreciate the apartments here that you try to find a better value IN THIS AREA. So many of you seem to come from other areas and simply do not understand the housing market here. I have been in markets all over the US and the globe. The more knowledgeable and educated you are about the DC housing market, the more you will be able to appreciate Rose Hill. A tip for dealing with the management: try being nice to them. I have personally seen how nasty some of the tenants are to them. I have always treated them respectfully -- they seem to find it refreshing and respond in kind.

Keep Looking...Don't waste your time @ Rose Hill.
I lived at the Rose Hill Apt. for one extremely long year. If I knew then, what I know now, I would never have resided here. I can honestly say that I never would write a review, but I would be happy knowing that I could possibly prevent someone from making the same mistake I did. <br> I decided on Rose Hill Apts. for several reasons. First, the apt. seemed to have all of the amenities I wanted and I felt it was located in a good area of Alexandria. I moved from the West Coast and was pressed for time when I came here to find a home. <br> I contacted Rose Hill and made arrangements to move in. At that time, I was told that I would receive their special at the time which was one month free rent. I never received the lease agreement, so I again contacted RH and was told that they "forgot" and that "it was going out in the mail today." I was also told that I wouldn't be receiving their monthly special that I had ALREADY been promised because it wasn't within their 60 day policy. We fought and I finally won! After all, I never would have known about the "special" if they hadn't told me! Other things that have occurred in my apt. while I lived there are:<br><br>1. Back windshield shattered in parking lot...manager did nothing...suprise, suprise.<br><br>2. Air conditioner broke last Aug. --Took one week to get it fixed and I was told by former maintenance supervisor that I would possibly have to pay for it because it had to be something I've done even though I had only lived there two weeks!<br><br>3. Water would not shut off in bathroom early on a Sat. morning. Called emergency maint. at 7am. and was told he'd be there in a 1/2 hour. I told him I had a flight to catch at 10am and to please hurry. He arrived at 9:30am. (I had also called his home # back to see where we was at 9am. and was told by his family that he had just left. When I confronted him, he said traffic was bad...I called his bluff...funny how two days later and the same night that I came home after ordeal my windshield was shattered!) I had to finally leave while he was still working and asked him to make sure to leave that bedroom doors open like they were when he arrived. Two nights later, I came home to my poor cat being locked in the bedroom w/ out food, water, or a litterbox. Nice, huh? Oh, and I did miss my flight! Thanks again, Rose Hill! <br><br>4. Smoke alarm always going off. Tried new batteries several times before alerting maint. staff. I let them know on the request form that I needed a NEW one because it was not the batteries, it was faulty. Three days later, I arrive home...I can hear a faint beeping from the parking lot and all I can think of is...that better not be my apt. Sure enough, the closer you get the noise becomes ear-piercing! I have a note under my door that reads in...."we put new batteries in your smoke alarm!" The real kicker is that my neighbor (a leasing consultant for RH) says she heard the noise on her lunch house and "wondered" what was going on. I didn't arrive home until 6pm. and the maint. request was timed at 11a., so for roughly 7hrs. my smoke alarm blared and no one did a friggin' thing! Also, my poor cat was so tramatized that he puked the whole night and I ended up having to take him to the vet...yet another bill I was forced to pay for due to RH!! YEAH!<br><br>5. We vacated our apt. and scheuled a move-out inspection which had to take work off for. (They only do it 9am-5pm M-F) Was told we would be charged for blinds (cat!) and that they were $15.00 ea. So for three windows, one would expect to pay roughly $45.00. It was definitely a wake-up call to receive a bill for $90.00 for blinds and $45.00 carpet stains. I fully realize that the blinds may cost this much, but I also know as working w/ the public that you NEVER say a price if you don't have a clue about what you are talking about...seems to be a common theme among those employed at Rose Hill though. Also, we received this lovely bill the day AFTER it was due! Again, had to take time off work to drive over there since mailing would have made it later than it already was.<br> All in all, I can't say much in a positive light for Rose Hill Apts. I know that I was constantly wondering what I was going to come home to. There are several other circumstances that occurred, however, if I were to write everything, this review would become a novel. After researching, I have now found a lovely apt. and it was in large part to the Apartment Reviews that I read. Most who work for RH would say that those who complain are just disgruntled former residents, but, I just want others who may rent here to know what they are getting into...after all my new home has a 61% rating and it's true...this place is a dream!

Rose Hill of Alexandria rated superior in resident survey!

Pretty nice place
I'm coming up on my first year here and am planning on staying for another. The apartment building I am in is fairly quiet. I never hear any noises during the night. Another plus is the accessibility to the beltway and other major roads. The area around the apartment is really nice with an elementary school across the street and a park down the road. I haven't had any problems with mice, roaches, bugs, etc. Maintenance has always responded in a timely manner. No problems here!

Don't trust management
Overall, living at Rose Hill was ok (2003 - 2004), but the management was a little shady at the end. They will do WHATEVER they can to keep your deposit. Make SURE you are WITH THEM when they do the walk through at the end. I had to move out of town on a weekend and they refused to do the walk through before I moved out and they refused to do it on a weekend, so I had to leave them to do it. They accused me of having abnormal damage to the carpets, which was just not true. They claimed they took pictures, but when I asked to see them, they told me I would have to come in (I moved over 3 hours away and had no time to go back). In addition, I was told that the amount they kept from my deposit was for the cost the carpet cleaners charged them, but I never saw that bill, even after I requested it and was told, by Mona, the manager, that she would send it to me. I gave her my address, phone number and fax. I called over four times about the deposit situation, but once I was out of the apartment and not paying them the outrageous rent for a TINY one bedroom apartment, they didn't care anymore.<br><br>The grounds were nice, but the winter was rough since no one shoveled the sidewalks when we had a blizzard and the snow plow piled up three feet of snow BEHIND my car.<br><br>The pool is decent.<br><br>The gym area is very nice, but paying $100 for a key to use it was just rediculous.<br><br>Overall, it's a nice area and a GREAT location, but they do need some work. I wouldn't put down the whole complex just because of my bad exit experience, but I would make sure I got EVERYTHING in writing and watch the management a little more closely if I were to live there again.
