Nice Place to Live
I've found Rose Hill to be a nice place to live. Office staff are friendly and go out of their way to help in many ways. This is one of my highest values - my home environment must have friendly people who know my name! They do a great job of planning community events and promoting a sense of community, which is also very important to me. The grounds are kept well and it is very dog friendly, including a small fenced in dog run. There are playgrounds, a pool and tennis courts as well. There are enough parking spaces because they enforce parking, but they also allow family and friends to park with a pass. It is convenient to the grocery store and other shopping and services businesses. Disability accessibility is a concern of mine with this property. My elderly grandmother came to visit and had a very difficult time getting to our 1st floor apartment. There are stairs required to get to even 1st floor apartments. There are long walkways from the parking lot to the apartment buildings, which can also make it difficult for moving in or carrying heavy groceries.

Love it!
We have lived here for alittle over 2 months now and so far so good, Neighbors are super friendly.. and not noisy.. I love how the entire place is dog friendly.. everyone cleans up there dogs mess outside... Staff has been extremly helpful. Any problems that we have had, they came in and fixed within 1 to 2 days of calling them. We did have a few ants in the kitchen... but there coming in to spray today. No signs of Rodents in our apartment.. We love how it's close to the small shoppping center..Perfect location for small families.. Love the doggie park, My cooper loves being let off his leash and mingle with the other dogs.i think the only minor complaint is that if you get home late, parking is a little hard to find .. (but you can always reserve a parking spot for 45 dollars a month). Thanks Rose hill for making it feel like a home here!

Rose Hill, a Mirage.
At first glance it looks nice the neighborhood is okay, convenience to work. Cheap pricing with a low budget. But upon moving in, its a mirage, bad maintenance, management doesn't care after you move in. Rodents, cockroaches, grasshoppers(a surprise to me) and many more little creatures. All of those creatures have been on the top level, floor number three. I cannot even imagine what it would be like to live on the second floor, let alone the first. Do NOT move into this apartment complex. Sure the first month is great but after that things start breaking. Our sink was clogged with long, dark hair from tenants before us. Maintenance doesn't do what they need to do before new tenants move in. Walls are thin and you can hear everything from the hallways and other apartments, and even smell foods from floors below. We live on the third floor of the apartment complex. 2.5 flights up and found a mouse running around in our apartment. When we called the emergency maintenance they did not return our call for 30 minutes, so we called again. Finally after 10 more minutes of waiting the maintenance guy called back. We know exactly where the rodent was, and all he did was lay down mouse traps then left. We could have done that ourselves. No, we want him to help us pull the oven out so that we can catch and kill the mouse and get it out of our apartment. Pretty crappy service.

I've renewed, so I'm updating
I have renewed my lease, so I figure I should update. I live in the Rose Hill section (with balconies) and at the front of the complex facing the street. Parking: Can be tough to find something close to the building in the evenings, but I've always found somewhere to park in the lot. Noise: I've noticed that I can hear the person upstairs snoring at night, but I've gotten used to it. I also can hear my new neighbor's bass when she's watching TV. Luckily it's not on late at night, and I only hear it when in the living room. Grounds: I'm very impressed with the grounds crew. They really work hard to keep things trimmed and neat. They also pick up trash in the cans around the complex daily - even on weekends. Safety: Again, I still feel safe here. Construction: Nothing special, but well maintained. We also just got new balconies (they're coming along slowly to the whole complex). Maintenance: This is kind of a mixed-bag for me. I've never needed much maintenance, but I feel like I've got to lock my dog in the bedroom here for something pretty often. I know they're doing routine things (mandatory annual pest service, air filters, smoke detector battery changes), but it can get to be a hassle to do so regularly. Other notes: 1. The person in the office who I had trouble with initially was a summer intern who is no longer working here. 2. I've never had bug or rodent problems in my apartment. I've seen the occasional cockroach, but it's following pest control. Also, I've never seen any rodents. There are rodent abatement traps around the complex which helps to control this. 3. My monthly bills are usually: Gas ($5-$10 in summer; $30 in winter); Water ($20 avg.); Electric ($30-$40 in summer; $10-$15 in winter) Initial Review: Let me start by saying that I have only been living here for 1.5 months. I will be sure to write an update after I've been here longer. Parking: So far, I've not really had any issues with parking. I can always find something available close to my unit. One nice thing is that the office lets you make your own visitor passes, so if they are closed, and a friend comes over, they can still park. Noise: I live in a unit along Rose Hill Drive, and while there is road noise, I don't find it to be excessive. In fact, it provides good white noise to put me to sleep. I can tell that other people live upstairs, but it's not usually noticeable. Grounds: Nothing too special, but clearly well taken care of. Safety: I have felt completely safe living here - even walking my dog in the evening (8-9pm). I'm not advocating letting your guard down, but there always seem to be people out and around, and I have yet to feel unsafe. Construction: Construction seems to be of decent quality, especially compared to newer apartment buildings that I've lived in. Maintenance: Since I've been here, I have had my heater replaced, the door to my mechanical closet replaced, pest service, and parking lot paving. These are all good things, I swear! 1. After move-in, we had the coldest days of fall, and I found that my heat wasn't working. Maintenance was there within the day to check on it, and the next day has replaced my thermostat and discovered that the heater itself would need to be replaced. The following day it was replaced. 2. Exterior mechanical closet doors have been replaced. 3. Rose Hill does annual required pest service - the whole building is done at the same time. I have yet to see any bugs other than a few stinkbugs and one very large cricket. 4. The parking lot is in the process of being repaved. This is a full milling and paving, and was preceded by correction of drainage issues throughout the community as well. Staff: Mostly good so far. I have had good luck with everyone except the gentleman who works in the office - whenever I've spoken with him, he's seemed like he has better things to do than work with a resident. Overall: As my review title says, so far, so good... Some other tidbits: My next door neighbor has lived here for 9 years (which in and of itself says good things). Pet deposit is $300/1st animal, $200/2nd animal; $30 per month pet rent for 1st pet (not sure about 2nd pet).

awful
I have lived in Rose Hill for a month and I hate it here. The apartment itself is fine but I hate my surroundings. The maintenance has no common courtesy. They were hammering in the apartment below me at 8am on a saturday for 2 hours. When I file a request it takes several days for it to go through and them to do anything about it. My A/C broke during the summer and they tried to get out of fixing it for a few days. The only way I got it fixed was to sit in the office and wait until someone was called to go to my apartment. Living here is un-needed stress in my life.

Good place to live
I have lived in Rose Hill Apartments for the last year. With Rose Hill, everything they tell you when you look at the apartments is accurate. You get exactly what you see plus the staff has been outstanding for me. All maintenance was well coordinated and done in a timely manner. They are friendly and communicate any issues or problems very well. I am moving at the end of the month for family reasons but I would have had no problems staying in this apartment complex. This is a good place in a good location for a great price.

Rose Hill Apartments Resident
I have lived at Rose Hill for almost 3 years. Overall, I consider the management very competent and helpful. Never have had a problem that management and maintenance didn't take immediate action. Apartment complex is well managed and clean. Good mix of people and is a good location for both families and older folks. Location is 5 star being near Ft. Belvoir, the beltway and the METRO stations.

pros outweigh the cons
i lived in these apartments sept09 - sept10. i honestly enjoyed my stay here but will be moving out due to a job change. otherwise, i would have stayed b/c the pros outweigh the cons. here are the pros: - there's plenty of parking. i've had guests over with no parking problems. that's hard to find with apartment living. - very dog-friendly community. there are doggy baggies conveniently located in different areas around the apartments and plenty of greenery for your dog to 'go' - pretty clean interior. the unit i lived in had all new appliances, fans, and carpet. it even had crown molding on the walls. the guests who came over always complimented on how nice the apartment is. i also had washer/dryer inside the unit, which was a plus. - the management was reasonable and maintenance response time was satisfactory. all my maintenance requests were usually fulfilled within a week, which is satisfactory in my opinion. - not too too many bugs. i've had my share of apartment living and these apartments are probably the best when it comes to bugs. they have pest control come to the apartment on a weekly basis where the residents can request to have pest control in their units as much as they want. each unit is required to have pest control come once a year. - decent residents. the residents around me seemed to be pretty decent people. they were well mannered, working class, and reasonable. this may come off wrong, but i dont like apartments that are inundated with --------- cramming 10 people into a 1 bedroom apartment or indian people reeking with the smell of curry. these apartments are certainly not like that. also, some people mentioned that they had their cars broken into; that never happened to me. i think the management hired a security guy to monitor the parking lots at night. this should no longer be an issue. and now, for the cons: - walls are a bit thin. noise is always a factor in all apartments... hearing the ceiling creak as the residents above move around is fine. but the thing that did get to me is that i could hear the guy living below me snoring through the night. he would fall asleep at around 10pm and continue snoring until 7am. maybe management should look into installing sound insulation in their apartments - the stairway area (outside my unit) has no vent or a/c. i didn't mind it for most of the year since i moved in during the fall. but now it's summer and it's way too freaking hot; literally like a sauna. they should make a window, install a/c, or at least let the door be propped open. - the mailbox is a bit too far away. yes, i know what you're thinking: i'm lazy. that's true; but it's also true that the mailbox is too far away; which makes for a bad combination. there's almost nothing that can be done about it. it is what it is. and now i'm out of cons. so there you have it. i think i was also lucky to have a nice unit. mine was in the renovated section. i can't speak for what the other section is like. happy hunting!

Great place to live!
I have lived in Rose Hill Apartments for 4 years. I moved once within the complex to a larger apartment. The office staff are all very helpful and friendly. The maintenance of these apartments is absolutely superb. When I call in a work request, it is completed within a day--two at most. They even had my heating/cooling vents cleaned at no cost to me when I asked if that could be done! I bought a special shower head and was unable to install it myself. Maintenance took care of that promptly. I feel that all of the staff members lean over backwards to do everything they can to make your stay pleasurable and trouble free. I unhestatingly recommend Rose Hill Apartments for anyone looking for a well-maintained, pleasant home.

Horrible
This place is horrible!! Don't even think about reading all the positive reviews. Don't you find it interesting they are all within a two day span. It looks like to me that the staff is writing these. Anyways, back to this dump, stay away. The maintenance and staff is horrible, be careful when you sign the lease they will sneak stuff in there and you will have to pay hidden fees when you move out. The place itself has rats and my car has been vandalized.

Don't listen to these naysayers
Rose Hill is everything I've ever wanted in an apartment... AND MORE!!! The staff is friendly and very helpful. The maintenance crew is skilled and timely. The grounds crew keeps the landscape artistically beautiful. There is a bus stop right next the community that runs routes to the Van Dorn metro station as well as the Huntington Station. It's a short walk to the rose hill shopping area which covers all of your day to day needs. The pool is beautiful and they have plenty of grassy areas with picnic tables and bbq's for your convenience. Did I mention they have a TENNIS COURT!!! I know you are thinking... probably out of your price range, right? WRONG! My wife and I got an amazing deal on a 1 bedroom with a den. It's twice the size of other apartments in the area that cost 300 to 400 dollars more per month! We've only had a couple of issues since we've moved in. First, the snow... it took a while for them to get a plow in the parking lot, but can you blame them? It was a Blizzard after all and twice as much snow as NOVA has gotten in recorded history. The only other issue we've had is the noise. Our neighbors, although friendly and mostly considerate can be heard creaking around from time to time. Also, we can hear one of our neighbors snoring sometimes. But that's apartment living right?! My wife and I highly recommend this community to anyone who is considering living in Northern Virginia.

absolutly terrible and who cares about the ozone?
This appartment is a complete dump. It had new carpet and paint when I moved in so I assumed it was in good shape. I guess it was.. until i decided it would be nice to use the air conditioning. The AC didnt work (probably because the unit looks like it is from colonial times, literally, its gota be 40 plus years old.) I assumed they would replace it, or send a profesional. They didnt, they sent a repair guy.. i am assuming thats what he was he didnt speak english.. He was tinkering out side for about 5 minutes when i heard him start yelling uhoh uhoh uhoh.. I guess that is the same in every language. I came out side to a loud hiss noise and a gas leaking from one of the freon lines. He just kept repeating "es air senior no problemo" to me... but i know air doesnt go in an air conditioner. sooo much for that chunk of ozone. I dont know what he did to try to fix the thing, but needless to say he failed.. and its only getting warmer. I am tired of writing letters to the useless staff so i decided to write a review. This place has old tired run down buildings and staff that really isnt interested in keeping their tenants happy. I think the only way im gona get a new air conditioner is if i carry this unit to the garbage and then say it must have been stolen. Honostly... if you have the choice between this place and the back of your 2 door honda civic.. think long and hard before you move here. PS i just read the part below this with the stars... they do have parking spots.. i will say that, the rest sucks

Stay away -- nothing but every kind of problem imaginable!
Where to begin? I rented my apartment in Rose Hill site unseen because I was moving from 1700 miles away. I explained that I NEEDED a first floor apartment because my 75 lb dog would soon be needing knee surgery and I could not carry him up and down steps several times a day. I was told that there was a first floor unit coming available and so I took it, signing (from afar) only a 6 month lease. Upon arrival, I discovered there are a total of SEVENTEEN STEPS you need to go up and then down to get to the first floor unit. How they thought this would be adequate after my dog had his surgery is beyond me. I can enter/exit through my sliding door, but that door does not lock. And I would soon discover that the walkways behind the buildings do not get cleared of snow or ice promptly (I slipped on the ice one morning because they didn't salt the walkway), nor does the grass get mowed often enough (I have found ticks on myself twice already). When I entered my unit, I realized this unit had a very different floor plan than what was displayed online -- the washer/dryer is in the kitchen, across from the not-full sized fridge, and there is no coat closet. When I brought this up to the office staff, they said that I had an unrenovated unit and they have a slightly different floor plan. If I want to move to another unit (who wants to move less than a month after they just moved?), I could pay another amenities fee ($150) and a fresh security deposit, and start my lease again. I said no. 3 days after I moved in, I received a letter that I would have to empty all paper/cardboard out of my kitchen for routine pest control. Why didn't they do this before I moved in? When I received my first electric bill, it was for $165, not including the start-up fees, etc. This is to heat my 730 sq ft apartment! I ended up keeping my heat at 60 degrees for the rest of the winter since it never seemed to blow out hot air, anyway, and I'd already had maintenance come out for it twice. The bill was still $80 the next month. When we got a few days of hot weather (90's), I discovered my a/c was blowing only warm air. I called maintenance and they discovered that my compressor had been unplugged outside! I wonder if that's why my heat never blew hot air and they just didn't discover that during the two maintenance calls for the heat over the winter. 2 months after I moved in, I got ants in my bathroom and utility room. After maintenance came and put down sticky traps (which are intended for MICE), the ants spread to my kitchen, as well. Pest control came again that following Friday. The ants did not disappear and I finally purchased ant traps, in addition to ant spray, and have finally gotten rid of the ants after more than 3 weeks of them (and after they got in to my pet food). I am now afraid to put my pets' food or water in the utility room for fear that the ants will come back, so they are in the living room. That does not make the apartment feel homey at all. Less than one week after I got rid of the ants, I found a dead mouse in my apartment. I am thankful for my cat that it was dead and not alive... The neighbor upstairs has a small child who "jumps around" (in her father's words) for at least an hour every night and it is so loud it startles my cat awake. Needless to say, it wakes me and then keeps me awake. A friend with a pick-up truck visited me once and came out to find that someone had thrown their bag of trash in the bed of his truck. Speaking of trash, that is a nightmare. They sometimes have a couple trash cans for recycling (it's 2010 and they say they can't get a little dumpster for recycling?) and the trash dumpsters are often almost overflowing by the time they are emptied. With regards to parking, you have to pay extra for a reserved spot. When I first moved in, parking was plentiful. I don't know why, but that has since changed and I find myself having trouble finding close parking if I come home after 9:30. And now I just learned that since I moved in on the 2nd of the month, I have to stay in the apartment for 6 months and 29 days, instead of 5 months and 29 days (how any other lease would work). That was the last straw. Also, the $500 non-refundable pet "deposit" (which is in addition to the monthly pet rent) is ridiculous. But renting without visiting first is hard so I accepted it. Other than location (<4 miles from my work) and the pathetic dog run, I have nothing else good to say about Rose Hill and, as you can see, plenty of bad to share. Keep in mind, I have only lived here for 3.5 months, and it was still long enough to have all of these problems.

Steer Clear of Rose Hill!!!
The staff, all of them, has a general attitude problem to begin with. The maintenance crew responds when they feel like it. The rent is grossly over-priced. Several break-in's w\ cars in the lots. If you have an issue, or need help, don't expect to get it here. Go else where! We regret this decision! (Also, let's not forget about all of the hidden fees that came up) THIS PLACE IS HORRIBLE, STAY CLEAR, AND YOU CAN FIND AND DO MUCH BETTER THAN ROSE HILL

Love the place!
Rose Hill is my first home in Virginia. It's a beautiful area, and a great location with regard to shopping and dining (shopping center within 5 minutes walking distance). Yes, the rates are rather high, but I guess you are paying for living in a lovely residential area. The only pest problem I had was a mouse in my kitchen once, turns out there was a gap between the wall and the floor, but this was immediately taken care of by maintenance (even when I called in the night). There was a spate of car break-ins in the beginning of the year, but that seems to have been taken care of as well. The leasing staff are friendly and helpful and take a lot of effort in organizing resident appreciation events. The only reason we are moving is because we need another bath and Rose Hill only has two baths with 3 beds, which we don't require (and is too expensive). I would certainly recommend these apartments to anyone.

Look Out for Various Pests!
Rose Hill is in a very nice location and the elementary school and surrounding facilities are wonderful as well. My issue with Rose Hill Apartments has been the contant invasion of pests beginning with spiders in my first year. I have an apartment on the second level which is the highest level in the building and my 1st year was scary when Spring arose. My 8 year old had been bitten by a spider and he had a nasty bump from it and I found that afterwards, I was constantly finding gigantic spiders roaming through my home while there, away from home and during my sleep. There were also many tiny spiders that matched the color of the carpet everywhere, I couldn't figure where they were coming from. When I called for pest control to come, the leasing agents told me that I had to wait until Friday and it was the middle of the week and I had been run out of my home. After various conversations taking place between myself, my mom (I was staying with her in the mean-time), the leasing agents, property management and pest control... finally someone came out, of course this is after It was suggested that maybe I brought them into the house or my son probably has bed bugs and so therefore that was the cause of the bite my son had gotten on his hand. Pest control said that they saw nothing and put down sticky traps. He didn't bother to look around extensively or get down on the floor to make sure of areas of entry. He said that it may be attic spiders. I wound up bombing my apartment and have been doing so every year, sometimes twice a year and each time I wind up seeing a new spider species. Stink bugs get into the window seals easily or however they get in, they were plenty but the least of my problems. Upon my lease ending, I found that I had mice in my apartment in the middle of the night after awakening around midnight from putting my child to sleep. I packed and left for my mom's house yet again. The next day was much like the next day with the spider situation. The leasing agents tried to get me to wait for Friday when the pest control is scheduled to come instead of acting immediatly without constant verbal pushing. The pest control came and found 2 holes in my utility closet and laid down sticky and snap traps. He didn't look beyond that closet, kitchen and bathroom. For 1 week I stayed out of my home and each day I came to straigten up and look for other holes. Maintainance came sealed two holes that were found in my closet but I found 4 other mice entries on my own and two included a huge hole in the corner of my son's room at the foot of his bed and the area around it was covered in mouse hair. This hole ran down into the floor. NASTY! The other major hole was behind my refridgerater. The electrical socket behind the refridge did not have an outside casing on it. What is sad about this scenario is while I been living at Rose Hill, my refridge broke down and they placed in a new one, the the person who put in the new refridge, saw the huge socket hole in my wall and never bothered to put a standard casing around it before plugging in my new refridge. My main complaint about Rose Hill is that when you have these pest problems, the leasing agents, property mgmt. and pest control will try and down play the seriousness of the issue and tell you that you don't have some kind of infestation when you do and it's not your imagination. They will also tell you how long they've lived at Rose Hill and they've had no problems. They have said to me with their mouths that I'm not the cause of the problem, but the suggestions that were given to me says that, I am the one who caused the issue. Pest control doens't have a good habit of looking for the issue well and when the annual pest control inspections are taking place in everyone's apartment, the gentleman will come in, walk in the kitchen, walk in the bathroom, walk in the utility closet and leave. He doesn't put down any pest repellant or no such thing. I wonder what is the point of having him come. Rose Hill isn't the worst place you can live and I'm sure there are others that have no problems at all, but if you choose to sign that lease be sure to thoroughly check your apartment for huge or small open spaces where the pests can enter in. And although you may not see anything upon arrival, please always keep your eye open for areas in your unit that maybe opening up later.

Keep on Looking
This place is not worth it, even if it was the last remaining place in Alexandria. Move to an adjacent city. The staff was rude, the walls where paper thin, they had mice and cockroaches running around. I could go on and on but I like to keep it short and sweet. About the only good thing about this place was the parking. Everything else was sub-par. Do yourself a favor and look somewhere else.

k, wouldn't recommend... i'm sure can get more for your $ elsewhere
Lived here for about two years. On the plus side: Nice landscaping, felt safe in the community. Maintenance is pretty quick in solving ur issues. On the negative side: Noise was definitely a problem, I lived on the first floor and could hear everything going on on the apartment upstairs. The apartments are poorly insulated, had to pay hefty electricity bills to heat up in the winter, i now live in a 3 bedroom townhouse and pay far less for heating than i paid in rosehill for just a 1 bedroom apt. Had to constantly put drano on the tub to keep it running and the bathroom was constantly getting mold. They require a 60 day notice and it's very hard for someone to plan a move so far ahead since most places won't hold a place for you for that long before you move in. I ended up having to pay for a month without even living there.

Apartments are ok but they screw you over once you move
Everything in the aparment itself was ok except I constantly had problems with the AC and the maintenance man never fixed it completely. The security sucks though and cars were being broken into all the time. Once we moved out the sent us a bill for 970 dollars because I turned in my 60 day notice 2 days late and they said they had to put brand new carpet in because of pet damages. When they told me this I asked about the 500 pet deposit I put down and the extra $60 a month i was paying for the pets and why the 500 was added to help take care of the damages. She then told me the deposit and the extra rent was just for the luxury of having a pet there and she cant do anything about it

I would not live here again...find something better.
While there really are some great things about living here, they have not outweighed the problems that we have had - we are moving next month. Management - pretty good. I really like all of the staff in the office. Some are more reliable than others, although they all try to do a really good job. If you can communicate with the senior leasing agent, then she is definitely the best. A couple of the younger ones often relay contradicting information, but they try to straighten it out. Parking is great, but it can also depend upon where your apartment is. I ALWAYS get a spot right out front. Location is great, although it is NOT the nicest area, it's not bad since you are close to Kingstowne, DC and other areas. My neighbors are pretty friendly (well, the ones I actually see). And yes, you can definitely hear people above you, but that is apartment living. It is really dog friendly. They do try to create a community feel. OK, here comes the bad parts: MAINTENANCE. In all my years of apartment living (5 thus far), I have NEVER had to call maintenance more than once or twice a year if that. In the past year, I have had to call them many, many times. These problems were in no means petty things, they were major problems. My son and I had to leave several times due to the smell. We even contacted the health department. Since our lease ends soon, we did not pursue the issue any further with them. We would rather just leave. I will not give specifics because I am still living here. I am sure that maintenance will need to be called again, so I don't want to upset them. I have contacted maintenance several times in the past three months regarding a major concern and still no action. They have done a good job fixing most of the emergencies that we have had, so I don't really blame them. I may have just been unlucky and got the apartment that was leaking, molding and falling apart. I am sure that everyone does not experience this. BUT, I would not risk it. Find something nicer and pay a little more - you will get a whole lot more. I hope that this helps!

I enjoy living there
I've been living at Rose Hill for a year & 1/2. I feel safe and comfortable here. The management & maintenance staff are really nice. Like any apartment you can hear the neighbors above you walking around, the toilet flushing & shower running but that the price you pay living in an apartment. Of course you have a couple of nosey neighbors who don't have a life and watch everthing you do but being an African American I realize that prejudice still exist. But overall I love this place.
