The main reason that we like staying at the Rose Hill apartments is that they are under very good management: service requests are handled very promptly and we do not have to worry about maintenance. That being said, we also appreciate the proximity of the community to shopping centers and main roads (395, 495, I95, route 1). The apartment itself is full of light and pleasant, the neighbors courteous.

Do Not Rent here! They will take your deposit money and deny your application, for no good reason. The leasing office will be very friendly and helpful, all through the application process, and then will not even return your calls. They were rude, accusatory and lied to us. I would never recommend this place to anyone. Don t waste your time and money!

Rose Hill has been a...
Rose Hill has been a pleasant experience for the most part. We can hear our upstairs neighbors moving around at times and the water running in the shower/bath above us is rather loud. Aside from that, the buildings are in good conditions and the large balconies are great. We are not allowed to have grills, unfortunately, but we've been able to use the grills in the common areas without problems. The free, abundant parking for guests is great! All in all, a good experience.

I have lived at Rose Hill for a year and a half and am only moving out so I can live closer to work. I have a renovated one bedroom that is fairly large, so the appliances are fairly new and the amenities such as the ceiling fan and the washer/dryer are very nice. I had a couple issues with maintenance not completing requests in a timely manner, but it seemed like the office did work to correct that once I brought it to their attention. The people in the office are always friendly and helpful. The base rent is reasonable, but pet rent is high. There are plenty of shopping centers nearby, and it's a short drive to the metro or the highway. A very quiet community. Overall, I enjoyed living here and would recommend it.

I have lived in Rose Hill Apartments for the last eight years. It is a nice community and the apartments are well kept considering their age. That being said I feel the rent here has gotten a bit high for what you get. They are well maintained, however these are old and fairly basic apartments.

Nice community, friendly...
All of the staff are friendly. I moved here because I like the location and I liked the rent. The huge increase in my rent when I renewed last year was quite a surprise, and a bit of a hardship. I am a Federal employee and our pay has been frozen since 2010. There are times when it feels like there is no insulation between my unit and the one below me. I can hear those residents talking, especially in the bedroom. None of the windows are tight against the weather. The outside walls feel extremely cold when the temperature drops. The water temp is so hot that I can practically use it straight from the tap to make tea! The office staff told me the temp on the heater cannot be turned down because it supplies so many units and if the temp was lower we could run out of hot water. The water pipes are noisy whnever anyone in the building runs their water. The ventilation is strange - in my bedroom I can smell cooking from other apartments! Someone running their garbage disposal sounds so loud that it could be mine running. I would recommend the community based on it's location in a neighborhood and proximity to public transportation.

In general I have excellent experience at this community. What I realize only one thing is that the the monthly rent is very high this is the only problem that we renters talks about. Unlee otherwise the company improves the monthly rent price it may be difficult to make occupied the whole house.

On the whole I have had good experiences in this community. Things have changed some. Some of those are good changes while some of them I don't think they're so good. For instance in the past it was always easy to have visitors come and visit because parking is not an issue. Now they have to park in a certain place and I have to get special permits and it's very difficult to have my children come from another state to visit and spend the night. I love the area I live in and I have no complaints.

Friendly Staff, clean...
Its a nice quiet place to life, with good and clean facilities, but the best is the Service team from the office staff to the service guys. Just one thing to said THanks to all.

The office staff doesn't seem happy. It costs way too much to replace lost items - $100 for Kastle fob and parking sticker. It's terrible to have to pay $100 to replace a Kastle fob that often won't allow entry to your apartment.

Overall, I'm satisfied....

Great dog park and pool. Outdoor grills are nice. Internal apartment is falling apart. Cheap appliances and horrible windows that rack up heating and air conditioning bills. I have nothing more to add, just getting to 200 characters. done

Good area to live in. It's got a shopping center within waling distance and it's close to the Beltway. There is always loud neighbors around, but for the most people are respectful of others. The worst problem is that people don't know how to park in lines. I come out to go to work and someone has parked 2 inches from my car and there's 4 feet on the other side of their car. Hate ignorant parkers.

This is the best community that i have ever resided in. Between the fast and efficient Maintenance and friendly office staff, they make me very comfortable and confident that when any issue arises they will try their best to address it.
