As one commenter said in this recent cluster of approval ratings, "We are a community within a community." That is exactly correct. We make sure that our tidy little community stays that way. We keep "undesirables" out and eject those we don't like. --- The Dwoskin management team works with our cohesive community to "pressure" out those we don't like, and we do this under color of being good, law-abiding citizens. We are a unique group. Come join us if you think you are the type we would approve of.

My experience living...
I have lived here for going on six years. The office and matainece staff has always been very nice and cordial. If I had any problems they were very prompt to fix them.

I've only lived in rose hill for 3 months, so I don't have a lot of time under my belt here - but I want to write about my positive experience so far. my husband and I live in an oronoco 1 bedroom apartment, and we don't EVER hear our neighbors. EVER. yes, we hear the doors slam at random points in the day/night - but it's hardly something to dock points for on a review. they're heavy doors, and their gonna slam. rude people live everywhere, not just rose hill! I admit I pay a little more per month to have top floor just so I don't have anyone above me - so I can't vouch for anyone that may have someone above them stomping around. the only complaint I have with sound is during nice weather - living in the first row of apartments on rose hill drive, the trucks that do deliveries at night in the plaza next door can be a little loud. such is the price for having shopping so close! as for bugs - no roaches so far - I have seen a few silver fish, though. each time, I contact maint, and they come spray. I wouldn't consider it an infestation, but it's enough to note. take into consideration that these are not new apartments. there will be bugs. it's not due to cleanliness - it's due to being an aging building. coming from a house that was built in the 50s/60s with a massive ant problem - finding a few silverfish every once in a while is not a problem! maint staff is polite and office staff is friendly! grounds are clean and maintained. I would recommend these apartments to anyone - especially as a first apartment in a nice area for a great price! the only reason I wouldn't give 5 stars in any one section is because there is always room for improvement, no matter how awesome you are ;)

I lived in Rose Hill for two years just after moving to the DC metro area. I leased the apartment sight unseen online. It was above my pricerange, but moving from Georgia everything was! It was also the only place I could find that would take a large dog, which I have. I was lucky in that I got a 1st floor apartment, end unit. I only had two neighbors. The next door neighbor was friendly and extremely quiet. I very rarely heard him. I did hear him snoring when he would fall asleep in the living room though. My upstairs neighbor was fairly quiet. I could hear him walking, which is OK. But my biggest problem was that he would play classical music from 7pm on Friday until 9pm on Sunday every weekend. It wasn't loud, but the floors and walls are thin and I am a very light sleeper. So I suppose if you had louder neighbors than I did, it could become a problem. But overall the complex was very very quiet, which I liked. I also liked being on the ground floor because I could step outside through my patio and walk my dog through the large and comfortable courtyards. There was a bit of a problem with dog poop being strewn through the courtyards, but the management knew about it and urged everyone to pick it up. But, people are irresponsible about their dogs everywhere. The apartment itself was pretty good. The bedroom was large, and the closet space was good. There was a large walk-in closet and a smaller sliding door closet in the bedroom. The living/dining room was not big, but it was enough. The only complaint I had would be the tiny kitchen. I like to cook, and the galley kitchen was just not large enough for me. I also like a dual basin sink, and this one just one large basin. The washer/dryer was stackable, which isn't great, but it was still very nice to have one in the apartment. There was generally enough parking, but on the weekends the lot and street would fill up very quickly. I lived (literally) right next to the Seven-11, so I always parked on the street. I never had a problem with vandalism and never had a break-in of my car or aparment. Though, I know there were car break-ins because the management did put notices on doors when they happened, urging everyone to be concious of leaving things in their cars. The worst thing about the parking is that the the first several buildings are built perpendicular to the parking lots, so if you lived in a very end apartment (as I did) and parked in the lot, it was quite a hike to your apartment which could be a pain in the rain or with groceries. Since I normally parked on the street it wasn't much of a problem for me, but I know it was for others. I also enjoyed some of the community building events that the management put on, and was happy that they did that to help neighbors come together and have some fun. Management was always very friendly and accomodating. They all knew me by name and greeted me when out and about. I had a couple of maintenance issues while living there, and they were all handled quickly. Some people do not like living next to a shopping center, but I really do. I used the restaurants, dry cleaners, barbars, Safeway, and Seven-11 all the time. The Safeway is rather small and not well stocked, but it's good enough for the basics. It's also right around the corner from the post office, and just down the block from the library. Very convenient for most basic things. There is also a running/walking/biking trail that leads from the back of the complex to Kingstowne, which I found to be very convenient. As far as security goes, there is very little. I never had a problem, but did notice some things that were security risks. The entry to the apartments was uncontrolled. Anyone could come into each apartment entry vestibule. Having locks that only the six apartment holders could open would be nice. There is very little outdoor lighting around the complexes and parking lot. Also, at the fence near the Seven-11 there is a gap that people would come and go freely between the complex and the shopping center. I admit to using it a couple times myself, as it was convenient, but it allowed anyone and everyone to pass between the two. (this could have been remedied by now, not sure) The pool was nice, though I rarely used it. The fitness room was tiny, but I rarely ever saw anyone there so I never had trouble getting a treadmill or using the weight machine. The dog park was quite small, but still a nice feature. There was a gathering every Thursday of dog owners there, which was a fun get together. Overall I enjoyed my time at Rose Hill. It's not the most spectacular complex, but it's decent and I think the management and nice grounds makes up for the older and less pretty buildings and apartments.

I will not write a positive review for movie tickets. I have integrity.
It is appalling that movie tickets are being offered if a resident writes a positive review, prints it out, and shows staff. If you see positive reviews talking about lovely conditions or reviews about staff that is why. If you are wondering why I am awake so early on a Sunday it is because I never sleep 8 hours in a row. There is NO insulation, so I hear my neighbor cough, snore and speak. Forget about when they walk around...sigh. I also smell what they cook for dinner. The smell of fish and fried food at odd times is not pleasant. The rent was also raised about $60 last year.

Great place to live
I've lived at Rose Hill for over a year now and I have been nothing but pleased. The management is responsive, maintenance is quick and respectful, and they really do a nice job of keeping the public areas clean. Some of my best interactions have been with Josh, who has been with the company for a few years. He always takes the time to listen to our needs and does his best to address the situation as quickly as possible. It's nice having someone who is emotionally invested in his job and it makes a big difference for the residents. The gym is great and is open practically 20 hours a day. I've never had an issue with parking and they do a nice job of maintaining the cleanliness of the lots. I'm a soft sleeper and I rarely hear my neighbors; I have never had to complain about noise levels because people are pretty respectful. It looks like they are doing some upgrades to the landscaping, but there are tons of trees, grassy lawns, and flower beds. Location is perfect with a small shopping center within walking distance, and Old Town, Springfield, and Arlington are all within 10 minutes. Rose Hill covers the basic needs and the staff will do anything they can to make you feel more comfortable. I definitely recommend checking them out!

Bribery for Positive Reviews on ApartmentRatings.Com
Readers: Be aware that Rose Hill is currently offering residents free movie tickets for submitting positive reviews here. Their flyer didn't ask anyone to lie, but if some reviewers start sharing their wonderful experiences, they might just be in it for the reward. That being said, the apartment is fine overall if you're just looking for a decent place to live. The location is a 5 minute drive from Old Town Alexandria. It's safe and I've never had a problem finding a place to park. However, the sound insulation is poor. You can hear your neighbors walking and talking, even with a fan on to mask the noise. Could be a big problem for light sleepers.

DISCRIMINATES AGAINST THE HANDICAPPED!
I needed to move ASAP for a new job. I have a deaf member of my family who requires a service dog. The dog has papers, a badge and I have the hearing test of the individual. I was told no dogs. When I informed them it isn't a pet, but a required service dog, the response was, and I quote "We are sorry, but we do not have any handicap apartments available" I informed them that is Discrimination and illegal, I immediately required an apartment, had good credit, and cash in hand . I received a response many hours later per email with no name signed to it saying we just don't have a first floor walk out. And asked me what number of bed rooms and when I needed to move. I already felt very offended and frustrated. It's hard enough finding a safe affordable apartment, but when someone discriminates against your family members handicap they were born with, it makes it near impossible and literally heart breaking. I will NOT be moving to Rose Hill- WILL NOT recommend it. And have already spread the word! If I had the time and money I'd sue for discrimination!

Suitable Living
Rose Hill serves your basic needs. It is however, in a decent location being close to both 495 and 395. Kingstowne is nearby too as is Fort Belvoir. Not a bad place to live, but it is not a luxurious or fancy place. It is suitable.

A decent apartment for students and post-docs!
I am a post-doc and I moved here 2.5 months ago. So far, I do not have any problem living in this Rose Hill complex. The apartment is kind of old but it has excellent maintenance crew. The apartment manager (Toni) is awesome and she is really sweet and very professional. Not to mention the maintenance crew are very impressive. They have kept up all their promises but I have lived here only for 2.5 months and I will write another review in 3 months or so. Overall, it is an excellent apartment for graduate students and post-docs.

had to move away but I will miss it
I had to move to this area in a hurry a few years ago, and I had to sign a lease without ever visiting the property. I really lucked out though because I have loved living here. There is so much sunlight on both sides of the apartment, and the layout is great because I connect to other units mostly through closets, which reduces the noise. I lived here for 3 years but had to go month-to-month after my lease expired because my job was unstable. They really took advantage of that and kept jacking up the price by a hundred dollars every few months until it was $1500 per month for a one-bedroom. And I could never renew the lease because I knew I could have to move at a few weeks' notice. If I had been able to lease, I think the price would have been fair for what I got. I got a job in a different state and just had to move away. I already miss the walk-in closet and the window in the kitchen. I always got prompt maintenance and friendly staff. I lived in a unit with plenty of parking, although I can see how it would be tough for some of the other buildings. Overall, everything was great and I only moved because I had to.

Good apartment
We lived here for a year and had a good experience. We would have definitely stayed if it wasn't so far from work (working in DC). The commute wasn't terrible, there is a bus that goes to either nearby metro station, but if you want to go out at night, it isn't super convenient. The management was great and the staff are all very friendly. The one time we did see a mouse in our apartment, they sent pest control the same day we called, and we never saw a mouse again. We also had an ant problem for a little bit, but as soon as we told management, they sent over the exterminator and that took care of it. For people complaining about bugs or mice, you just have to tell them and they will help you out. We could hear our neighbors upstairs. At first we could just hear them walking, but then I think new neighbors moved in and we could hear their bass when they played music, so the walls are fairly thin. Other than that, no real complaints. Rose Hill does their best to create a community sense, and I really appreciated that. If we wanted to stay in Alexandria, we wouldn't move. Recommend for anyone who wants to live in this area.

You get what you pay for - overall not a bad apartment
I've been living here for over 2 years and am moving out in the upcoming months. My reasons for moving out is more along the lines up wanting to size up, but also from the fact that the insulation between floors is minimal. Overall, Rose Hill is a nice community and is a solid apartment. I live in one of the newer renovated 1 bedroom apartments and it is quite nice. I do enjoy the new appliances, new carpets, and the cleanliness of the apartment upon move-in. Maintenance has always been great here as they are usually in your apartment and fixing the issue within a day. I've never had any major problems, but when something was broken they fixed it right away. The office staff is friendly and I've never had a problem with any of them either. As for the downside, the newer apartments have little to no insulation between floors. It was great when I had a really quiet guy below me, but he moved out and some woman who smokes moved in after him. I've come home to my apartment smelling like smoke and would hear her snore all night long. She also decided to put in a surround sound system mounted on her ceiling which caused my entire apartment to shake. Needless to say that didn't last long, but it all depends on the mix of tenants. Parking is ok, there was a lot of repairs to the parking lot for some reason in which they closed off sections. At those time parking was a pain, but for the most part it isnt too bad. For what its worth, it's not a bad apartment to live in and you honestly get what you pay for. I would recommend anyone looking for a place to check out Rose Hill.

Rose Hill APT review
I live in unit 6210...All the way on the end of the second row. I think I have the older side because I have a balcony and gas not electric heating. I like the gas because I can keep my electric bill down. Overall I love my place, I have a one bedroom. The area is great, I am close to Van Dorn Metro and Huntington Metro stations. The bus comes right in front of the complex on both sides. I am right next to a shopping center which by the way i can walk to from my end. The good thing is the neighbors are really friendly, haven't had any problems with them. The community seems pretty safe, there is a dog/walk/bike trail that goes straight to Kingstowne center area which is SUPER convenient for me. The downside to this is that I have had a bug issue. I have seen HUGE "waterbugs" that have tried to take showers with me, crawling on the floors in my apartment. I have seen them on the OUTSIDE of the buildings of the whole row of apartments. When i walk up to my building unit there are a bunch of them congregating on the steps and the base of the glass door. Its really gross. I have complained about it and I think they have come out 3 times to do something about it. I have seen earwigs in my living room and one in my bedroom. A friend of mine said he felt a bug crawling on him at night and it creeps me out to know I have had bugs crawling in my bed. I have purchased bug sprays to take matters in my own hands. I haven't seen a bug for about 3 days or so after the last bug "extermination" but it really doesn't look like there was anything done. I saw ants around my fridge/wall by the carpet but we shall see after a week if there is any issues remaining. There is parking yes, but visitors beware! Twice I have had a car of mine or a friend's towed because there was no "visitor notice" on the vehicle. My own car was towed because the office closed before I could get a decal for my car. Your car won't be towed if you have a "hand written" not saying its a visitor of a resident. Best thing for visitors to do is to park on the street or in the shopping center. I have seen the tow truck guy checking cars with a flash light at 11:59pm. Shady I tell you. The noise is minimal, I can hear my upstairs neighbor walking around and at almost exactly 5:30am the shower turns on; which is fine because that lets me know i need to get up and get ready for work too. I feel safe around there and its pretty nice place to live. The staff is very friendly and helpful. Maintenance is pretty swift with fixing things when you call. I just want the bug problem to stop, bugs don't pay rent so they can't stay there.
