For the location and price wise this is a good area to rent, your close to a shopping area, banks, gas station, school for kids, library, the leasing office is always clean and the staff has been nothing but professional, I love the extra events they provide throughout the year.

Living here has been very pleasant. The staff has recently had a lot of changes and they are not as smooth and friendly as they once were, but the amenities and fast maintenance are the best here as ever.

Dissatisfied that the military discount was removed with little or no notice until lease re-signing. Dissatisfied that no improvements are being offered to continuing residents current interiors.

I've been a resident here for over 6 months and overall I really enjoy living here. The office staff is [relatively] friendly, maintenance requests are handled very promptly but it's hit or miss if it will be done correctly the first time. There is more than enough parking. Almost everything can be handled on-line (rent payments, maintenance request, community activities, etc...) which is really convenient. The community office has extended hours on certain days of the week which is excellent for people who work outside of the typically 9-5. The one thing that I don't care for much about the apartments is that the community grounds leave much to be desired as far as curb appeal is concerned. I've noticed that many residents who live on the ground level with entrances keep them any sort of way which makes the community look very unclean and rundown at time. This can be very misleading because the interior of the apartments are actually quite nice. Overall, if you can get past the grounds, or live on the side with balconies, this is a nice place to live. It's very close to good shopping centers and all the major highways.

Sorry office personnel, lost very important information regarding my move. Have turned my file into a collection agency, who are very rude. Too bad the office will not admit that they lost my forwarding address, which has resulted in total misery for me. Thank yhou.

I love living here. The staff and manager were great during my transition. The community is so fresh, inviting and well maintained. So many neighbors speak highly of the complex.

I signed a lease for 15 months and will be leaving when it was up. This is due to the 13% rent increase. If they had been more reasonable, I would have stayed for a long time. I was in a newly renovated phase I apartment and really liked it. The living area is large and there is a surprising amount of counter space in the kitchen. The appliances are new and work really well. I also had ceiling fans in the bedroom and dining area that helped circulate the air and keep the bills down. The only downsides are that there is not a lot of storage in the apartment, only two closets and no pantry. They also hooked my w/d unit up weird and I am unable to take advantage of the space in that area because the unit has to be right up against the door. Maintenance has been really good. Anytime I have an issue, they are super responsive and generally fix things the first time. The only problem I have had is drain flies. This unit has been treated since the spring and I still have them A different treatment was recently applied, though, and I haven't seen anymore, but I am not sure if that is because they are all dead or if it is because it has gotten cold. The office staff is super friendly and knowledgeable about the area and the apartments. I have never had any issues with them at all and they have also been really responsive and have looked out for the residence. The only reason I would not feel comfortable recommending this complex is because of the large jump in rent. I was told that it was based on unit availability and rent in the area, but I still think that the increase is a bit ridiculous. I want to stay in a place for a couple years, but if the rent here keeps going up that much every time I renew, I won't be able to afford staying, so I am opting to move out to find a more reasonably priced place in the area, of which there are several choices.

I have found the community to be pleasant, the management staff to be knowledgeable and courteous. The grounds well kept. I do not have any other comments to make to complete the 200 characters. This seems like a problem with your survey. stupid.

I enjoy living here. It's convenient. I feel safe and it is close to church, plazas, and schools. It has what we need as a family while we consider the option of buying our own home. We like customer service overall as well as maintenance services.

Older but more affordable apartments in the area. I haven't had bug or rodent problems. I wish the lawn crew wouldn't cut the grass/weeds so short. Spraying for mosquitos would be an added bonus for people to enjoy the outdoors. Parking can always be found but you might have to walk.

We've been here about 10 months now, and I'm over it. The staff in the office were great for about a month after we signed the lease, and then the problems started. Water is through the office, and so two checks need to be written to them each month - one for water, one for rent. We messed it up the first month, got a notice about owing more money, and straightened it out with them. Since then, however, the issue seems to continue. We write two checks, both for the proper amount, and then two months later we get a notice saying we owe more money. When we've called to find out where that extra money is from, they can't tell us, but insist that they've left notices on our door. Unless the neighbors are stealing them, that's a lie. And I've been called a liar by Tiffany for saying that they were never left. I have never seen an organization with such terrible bookkeeping skills. In addition, there is never any parking, and the walls are paper thin. You'll probably have a neighbor two floors below you complain about the noise from watching TV. When we've had maintenance come out, it's taken a couple trips to get the issues fixed. Don't waste your time or your money staying here. It's really not worth the unprofessionalism in the office once you've signed the lease.

The staff does not seem to care about problems and they seem to play favorites. Parking has been a constant issue and has been brought to their attention multiple times. We were told by the property manager to call the towing company if we couldn't find a spot. When you work long hours, the last thing you have time for is calling for a company to remove a vehicle. The tow company even admitted they were told not to tow some vehicles. Next, we're told a new parking policy will go into effect soon. But that's what happens around here: they promise/threaten and don't deliver. For example, we're sent a letter about residents not picking up after their pets but nothing is done. Also, cross your fingers that you get respectful and quiet neighbors. Multiple complaints about noise and, you guessed it, no response. The least they could do is respond to an email. Even when you go into the office, they don't want to respond to the problem. The location is great, though.

During my first visit...
During my first visit at Rose Hill, I spoke with a leasing consultant that informed me that there was no one bedroom apartments available to tour. Therefore, this person provided me with pictures. Although the pictures were helpful, I was not satisfied with this accommodation so; I came back the following day to tour an apartment (even if that meant viewing a two bedroom apartment). I just wanted to get an idea of what the apartments looked like in this community before I made a final decision. This day, I was greeted by another leasing consultant. This leasing consultant was exceedingly helpful. This consultant provided me with a great deal information that I was not privy to the previous day. In addition, not only did this leasing consultant allow me to view a one bedroom apartment, but this leasing consultant allowed me to tour the exact apartment that I was interested in leasing, which was vacant at this time. After speaking with this consultant, I learned that this particular apartment had been available for touring for quite some time. Therefore, the fact that I was at this community the previous day and was falsely informed that there was no one bedroom apartments available to tour, ?put a bad taste in my mouth.? However, the fine quality of the community and the fact that the second leasing consultant was so welcoming and accommodating outweighed this one negative experience at Rose Hill. The Rose Hill community is lovely, most of the staff seems nice, and the apartments are beautiful. I am so glad that I came back to visit Rose Hill that second day because if I hadn?t, I would not have chosen to live at Rose Hill.

I have been very happy in my apartment home at Ros? Hill. Any issue I have had has been minor and has received prompt attention by the management. All maintenance issues have been promptly and professionally addressed. It is very peaceful. I plan to continue living here for at least 10 more years.

So far so good! I love the staff!! I wish the bathrooms were bigger, too. Other than the incredibly small bathrooms, its completely worth it!! I moved here from California and was a little turned off by how expensive everything is out here, but I can't get the service and security for the same price anywhere.

Long term resident and love it here. Staff is helpful, friendly and participates in resident events. Great sense of community, with open spaces and fitness center. Local to shopping and close to highway makes it easy to get anywhere you need to go.

Overall it's been fine, you get what you pay for and Rose hill is the least expensive apartments in the area for a reason. The turn over with staff also shows that it doesn't treat it's employees well either or they would stay. I can honestly say that I can't wait to move out of Rose Hill apartments.

I found this apartment when I still had a pet at www.peoplewithpets.com as a temporary solution when I was moving to Virginia. I was so satisfied with the apartment, my temporary solution has turned into being here over 6 years and I am looking forward to at least another year here.
