My fiancee and I had great hopes for the pricing, quality, and location of these apartments. Regretfully, we had the following problems: 1. The leasing staff did not present accurate information about particular apartment deals. I'm fairly certain this was an honest error. 2. The leasing staff assured us that my fiancee, who was traveling from out of state to sign the lease, would be able to come in and sign it. When we came in to have her sign for it -- just a week before she was to move to the area -- we were told the manager was on vacation and had not provided the paperwork for her to sign. 3. We were subsequently told that the leasing staff could send us the paperwork, and that we needed to overnight the paperwork back. We asked for them to pay for the cost of this, since it was their error, and no answer was received. 4. We also signed a contract to start the lease on a certain date. The staff signed this paperwork, then attempted to renege, demanding that we start the contract a day earlier (at a presumed one-day cost to us of about $45). When I brought this to management, I was told they couldn't honor the contract, and that errors happen. They also refused to reimburse us the cost of pulling the apartment off of the market. 5. I brought this to Rose Hill's parent company, A.J. Dwoskin. Management their not only did not force Rose Hill to honor the contract, but also did not reimburse us for the cost of pulling the apartment off of the market. In other words: Rose Hill Apartments expect potential residents to honor contracts, but they will not. THEREFORE, we chose to not live at this apartment. The staff was simply not trustworthy.

I feel very safe at this location. I moved here specifically because of the security factor and so for it has been pretty great. I can't wait to continue my time here. In addition seeing all the dogs has been a great addition.

Stay AWAY from Rose HELL - these people are scammers! Things may appear to be okay while you are living there, but be aware when you move out. They will do whatever they need to do to cheat you out of your security deposit. The property managers (Melanie Conley and John Smith), including their leasing office staff, are very incompetent and unprofessional. Unfortunately, I have had a negative experience each time that I went to the leasing office or had to contact them. They offer for you to get your packages delivered to their leasing office for safety purposes, but then they will make snide remarks when you go to pick up the packages as if you are inconveniencing them. Also, do not bother to refer anyone there because you will basically need to harass them in order to get your reward as THEY promised. The walls and ceiling are very thin, as other reviews have stated, so there is absolutely NO privacy or peace in your own apartment. In addition, the dryer in our apartment gave us many issues. We had maintenance come to try and fix it several times, but management was not willing to replace it. WORST of all, they deliberately make errors on the letter that you receive prior to moving out, which include a checklist of items that needs to be returned, so that you do not know that you need to return certain items. They do that so they will be able to charge you for the "missing" items and blame the fault on the resident. The only good thing that I would say about the apartment complex is the maintenance staff. They were always very responsive and helpful. They also kept the overall appearance of the complex looking nice. Other than that, I would NOT recommend living there.

Rose Hill is one of the few places that I found on-line where 1 bedrooms were less than $1500/month and had good reviews. Most other places with comparable rents had lots of bad reviews such as poor managements, rodent issue, bed bug issues and leaking ceilings. Only negative is pet rents is $50/month.

Couldn't recommend this place enough. The old property manager was kind of snippy and rude but I think she's gone now. The community is beautiful and safe, loved my neighbors and the staff. Maintenance was incredibly responsive and helpful. Rooms were small but well kept and professional. Brick walls kept everything quiet. Security guards walked around at night.

I have lived here since 2013. It has been a dog friendly community although now lots of people walk their dogs without a leash and dog fights have become a frequent occurrence. When I initially moved in management was great. Since then attitudes and policies have changed. While there are several friendly people in the office several are less than professional on a routine basis. The area has become less safe, crime, break-ins have become more frequent and/or visible, and packages that have been delivered, tracked, and signed for have gone missing. About every other time a new person moves into my building weed can be smelled. That is not cute, funny, nor an exaggeration. The walls and ceilings are thin. You can smell whatever you neighbor is cooking or saying, and I can hear the front door of the building open and close all of the time. I was in a car accident, out of town, when my car was wrecked and immediately sent to the junk yard. The junk yard did not return my parking pass. As a result, I now must get a temporary parking pass every week or pay for a new pass. That feels like a violation as I almost died and was in the ER. I didn't sell my car. As I had lived in the community for over 3 years at that time. Replacing my parking pass would have been an appropriate customer centric response. Oh yes, and I emailed the manager explaining the situation. Trust and believe, I did not get an email response. I had to email more than one time. Ridiculous and unprofessional. And as I was seeking treatment for my injuries at the time, I did not have the time, emotional or physical energy for that level of unprofessionalism and lack of common kindness. Also, when I moved here, I was able to create parking passes for my guests. If that policy was still in place a lot of time wasting and frustration would not have occurred.Please note, they now have a buyout clause in the lease which I was going to take advantage of. However, you must still give 60 days notice. Which defeats the purpose of the buyout!! Just like you do when moving out which means you must pay 4 months rent! That is outlandish! Sooooo, if you want to continue to pay more every year and get less and less for your money then please move here. If not, look elsewhere as I have not noticed any improvements over the years to match my ever increasing rent! It is not what it used to be.

UPDATE TO MY ORIGINAL RATING: When I moved in here 2+ years ago, I was really impressed with this complex. The property was well kept, the rates were reasonable, and the management was responsive and friendly. But in the time since then, numerous experiences have caused me to change my positive opinion. By far the biggest problem is that the plumbing is awful. I can't count the number of times my toilet has clogged to the point that plunging doesn't fix it and maintenance has to be called. Worse yet, I've endured FOUR major flooding events that have caused my dining room, kitchen, and living room to be swamped with filthy water. Additionally, there was apparently some sort of leak in the bathroom plumbing of my own apartment, which caused significant mold buildup in the bedroom that runs adjacent to the wall with the leaking pipes. But despite all the damage done to the carpet throughout the apartment, including mold, they were unwilling to replace any of the carpeting or let me move to a less flood-prone apartment unless I was willing to pay a $700 relocation fee. I've encountered several smaller irritations as well, such as the pool lifeguards telling the kids they can't use floating pool rafts (even though the management said they were allowed in the pool when I called and asked), or when they hold events but don't stock anywhere near enough supplies so that the residents can all get food and drinks, or when you can't tell which parking spots are reserved and which are not because of the poor job they've done painting over the old "RESERVED" markings on the lot. But for me, the breaking point that caused me to redo my review happened today. As a federal employee, I occasionally have to deal with being furloughed when the government shuts down. The last time this happened (in 2013), I called my landlord and creditors and requested that I postpone payments until the government shutdown ended. Every company I contacted told me it was no problem, and that I could wait until my paychecks resumed before making my next payment. No one charged me any late fees or penalties either. But this time, when I called Rose Hill's office to ask if I could make a partial payment until the shutdown was over, I was told they would not make any accommodations for federal employees. So at this point, I'm done with this place. I have no plans to renew my lease when it ends this year.

Let me start from a nice side of the community. The community located in low crime area and has cameras in each building including outside. That was the reason why I choose to live here. It is also close to 395 & 495, which is a good benefit. The community has a great landscaping, dog park & and grilling areas, and it's quiet at night. The office staff & maintenance are always nice & friendly. Now, the other side of the community. I moved in October last year and since than I had to put so many maintenance requests regarding to apartment and some times office staff forgets to put it in, so I had to call back and remined them. Also, my downstairs neighbor apartment drives me crazy. The are three people and three dogs living in one bedroom apartment, which is already against to rules and regulations. He slams his door 24/7 and this is not a joke. He walks his dog at 3-4 am ( because the dog is very aggressive), make my whole family wake up because he slams the door and his dog is barking like crazy. I called and notified leasing staff twice, but they did not do anything about it and I never recieved confirmation about it!!! German shepherd is very aggressive dog in general if it's not properly trained, and such a dog is not allowed in many communities around DC area!!! So, what is the purpose of having cameras all over the community??? They must be fake. Now, the visitor parking is really bad, it only a few spaces for for such a big community and the same cars are standing there all the time!!! The adult pool has been open for a month already, but they still can not clean up and open the baby pool!!! Why??? My lease will be up soon, but I don't know if I should stay or should I go!!! Over all, I will rate this community as 3 stars!!

Very friendly community, lovely people to live with. So far everything has been great with the apartment, the only issue we have is the walls are relatively thin. We live on the ground level, and it's pretty clear when people are walking around above us, and we can often hear our neighbors. Other than that, everything is great. Quick and good service, friendly staff, well kept area.

We are so happy to have moved into this neighborhood! The leasing team, including Mr. John Smith, were outstanding and did everything they could to make the leasing process as easy as possible. And it didn't stop there! Now that we have been here for a few months we see how much the team at Rose Hill cares about keeping their tenants happy. They know their tenants by name and always have a warm greeting when you see them around the property. They also have fun activities planned in their club house including group work outs in their gym, paint night, bingo night and many others. Our apartment is beautiful and exactly what we wanted as well. It is so peaceful and quiet! We are 10 minutes from work now and it makes life so much easier. There are also shops like Safeway, Dollar Tree, etc. within walking distance. Our favorite part is how dog friendly these apartments are! What is life without our fur babies? The grounds are always kept clean which is important to me too. We like walking our dog around the neighborhood and appreciate a clean beautifully maintained area like Rose Hill Apartments.

Great experience so far. Knowledgeable, professional staff. Community clean and well-maintained. Apartment totally refurbished upon move-in. Everything works properly, as advertised. Maintenance requests responded to expeditiously. Generally quiet and peaceful within the apartment and community.

Best community ever live in Virginia.It is close to schools, gas station , post office, banks , 395,495 etc. and also the stuff members renovated the Windows, installed new cameras around the building and also inside the building for best security for the tenants.

I love my neighbors very friendly. Love the dog park and maintained the cleanliness of our surroundings. The maintenance are good...as soon as you need them to fix problems in the apartment. ..they showed up right away. Awesome.!!

The apartments are nice. Staff is good 90% of the time, but there are times they are unreachable and unresponsive. Maintenance is generally quick to respond to maintenance requests and do a great job. They do a lot of maintenance during the day that makes it difficult for pet owners

Rose Hill is a nice complex in a great location. It is close enough to all the major high lights of NOVA, but tucked away for a nice neighborhood feel. The community is very well lit, well maintained, and safe. The community is pet and child friendly. The staff is beyond friendly and accommodating. It is a nice quiet place to live.

Rose Hill Apartments is a good place to live and the convenience to Kingstown, Old Town, WW Bridge is wonderful. The social activities offered are great and now the complex offers shuttle rides to Huntington Metro fantastic!

They provided a great welcome. The grounds are beautiful. They worked with me to get everything done when I was relocating from out of state. I am very excited about all of the amenities including, group workouts, the workout room, the pool and the tennis court. This really feels like a community.

The Rose Hill community is great for a growing family. They offer several family friendly amenities throughout the year such as Bingo nights and game nights. They are currently renovating the member clubhouse so I am eager to see the potential going forward.

We are very pleased with our decision to rent at the Rose Hill Apartments. The value we have received has been great. This is not a luxury apartment, so do not expect to be amazed at the interior of the apartments. (This does not mean that they are bad on the inside--just not luxurious, although many of the units are being renovated now.) However, the grounds and buildings are well maintained. The staff (maintenance and office) is the best I have seen or heard of from other nearby apartments. They respond quickly and resovle the issues. They are courteous and friendly. And the management holds regular events that are free to the public. One of our family members works at home, so it was a must for us to feel safe in our community. We were able to save money compared to similar floor plans at other nearby apartments, but we feel we got the best possible value.

I just recently moved into Rose Hill Apartments. This was my first move in a very long time and the leasing staff made me feel very comfortable in this new transition. They were extremely helpful and very patient with me and answered all of my questions. The complex is very well kept and very clean. I would recommend Rose Hill Apartments.
