Stellar Property
The leasing office has been extremely helpful in my relocation process. Having to relocate from Seattle, Washington to Virginia has been hectic to say the least, but having dealt with the professional staff at Woodland Park has made my transition smooth and uneventful in finding a new residence. Top marks for a Stellar property.

Good place to live
I love my new home. It's in almost-new condition and has a large floorplan. I enjoy the communtiy and plentiful parking.

Events
Can't wait for the happy hour! The events they plan every month are so fun. Everyone has a blast and it is nice to get to know the staff on a different level.

I don't recommend
It is noisy and my AC does not cool the entire top floor of my 2 level. They are slow to respond to some maintenance issues and don't always notify you when they enter your apartment. I have waited in the lobby up to 10 minutes (a long time to stand and wait) while people gaze at me from within their office before helping me.

Discrimination!!
I used to live in Woodland and the worst experience was the complaint about my Israeli flag next to a bigger U.S. flag. They wrote me up and told me to remove the other flag because neighbor had complained about that. Poor Community - does that reflect American values????? I never removed that flag and moved out a few weeks...

Have lived here for 3 years now.
I moved in back in 2005 and am going on 3 years now. Still am very impressed with everything thus far. I have made many friends here and as opposed to the previous comment, the staff is like a second family to me as mine live several hours away. I am definitely going to continue renewing until I am ready to purchase; even then so I will be purchasing thus Van Metre as well. Two thumbs way UP!

I saw people writing some good & bad reviews on this community. I would like to share my bitter experience on this community & its Management staff. We along with my 1 year old kid moved here last year for a 7 months lease. My husband is a consultant who works in chicago and visits every alternate week. Initially the staff was cooperative and the Asst Property Manager used to give courtesy calls frequently. Later on they stopped responding my calls for any maintenance. The time came for renewal of our lease and its cold December. Generally my husband only looks after the lease,rents and all payments. He couldnt travel frequently that month as he was held up with his office work. The management sent a notice 1 week before the lease expiry date. I informed my husband about this Lease extension. He called the management staff regarding the lease renewal. The response we got from them is shocking!. They are forcing us to leave the premises by end of week. My husband repeatedly told them 2 months before that we are renewing & extending our Lease. Now they say that who was the person in the staff that he interacted with. How can my husband remember their name? as their staff changes every fortnight. That was a terrible situation. My husband requested that he is out of town and be back in 2 weeks then we will move. If they want they can take 2 months rent as security deposit for a 2 weeks time. BUT they never listened.I even requested the PROPERTY MANAGER who is also Female that its difficult for me to move now with a 1 year old kid. She didnt even bothered to listen my request. I came out of the Leasing Office with tears Rolling out of my eyes. Then with the help of my husbands friend I moved the luggage to a storage Area and stayed temporarily for one week with their family till my husband came and took other community. This incident shocked me and my huband.My husband remembered the name to whom he interacted about the LEASE Renewal.Then to our surprise they say that person is on vacation and returned yesterday.And YES you did speak to him about the lease renewal. They apologized for the communication Gap & mistake they commited. But the damage was already done. Please dont beleive this Community MAnagement Staff & its not that better place to live in. There are far better communities surrounding that area.

My Community Captain has been wonderful
I moved in about 6 months ago and have recently been extremely surprised when I was contacted my my "Community Captain". They were assigned to me when I first moved in and I thought that that was the only communication I would receive back then. To my surprise they followed up with me again today just to check in and see how everything was going. I have adjusted very well to living here and I will definitely be renewing my lease come time to do so.

Very Happy
Everyone has been very helpful, accommodating, respectful, and responsive. The grounds are great.It has been nice to work with the same person everytime I was there about my lease. The woman I was working with was very knowledgable about the property and the area which helped me since I moved from the midwest. I believe everything is fantastic.

Just moved in
I just moved in and things are good so far. I live in a Hawthorne model, on the 3rd floor, with a roommate. The walls aren't thin...I have no idea what people are talking about when they say that. My roommate and I can't even hear what the other is doing inside our own apartment, much less our neighbors. Every now and then we hear the people upstairs in their kitchen when our house is completely silent...but that's been it. Nothing out of the ordinary or obnoxious. Even the community itself is quiet, which makes it very relaxing. Oh, and my unit does look out onto Sunrise Valley Drive and I LOVE it. I lived in Chicago for a long time and I miss looking out my window and seeing the city. Now, I know this isn't even close...but when I get a peek out of my blinds and see the office buildings at night lit up, etc. it gives me that same initial "feeling". Also, traffic noise isn't an issue at all! Maintenance has been great, we've already had them in to fix something that started happening with my electrical switch - they showed up 3 hours after I reported it and had it fixed about 2 hours from the time they showed up, and it's worked great ever since. My roommate bought a ceiling fan and told them and they showed up the next day to install it for her. The leasing office has been very responsive. I'm a lawyer and due to double booking the conference room at our office, I needed a space to hold a deposition and thought of the club house. They immediately put us in their conference room - which I thought was so nice, I wasn't expecting that at all. It would be nice if the business center had a printer, I've found that slightly annoying. Even if it was hooked up to the back office and we had to pay 5 cents a copy - that would make it worth it. The gates haven't been a problem...you have to pull to just the right point to have the gate wand hit the sensor right, but once you get a feel for where that is, there isn't a problem. The gates are open once or twice but I never seem them open consistently. I do wish that residents would clean up their dog's poop! It stuns me every time I see what residents are willing to leave for others, ugh. Also, I wish there were a few rules and regulations regarding what people can have on their balconies and in front of their homes, etc. It does get a little "trashy" looking but still nothing major, and nothing noticeable if just glancing around. In fact, I have no idea if we have rules or regulations at all, nothing like that was provided when we moved in...such as, can we hang plants from our balcony, is there a time you have to stop washing your clothes by, etc. No clue about that...that information would be nice to know. Guest parking is bad. They really need to insert some guest spots throughout the development but when I've needed a guest pass, I've gotten one. Also, apparently,. the road towards the back end of the development, outside of the gate, is for visitor parking and since I live close to that end, it's not bad. What I would like to ask for those who have renewed or were presented with a renewal is....How much did your rent go up for your renew? I just moved in and am trying to figure that out. Based on these posts it seems it goes up near $500 a month! (I'm a real estate attorney and this seems very excessive. 3 or 4% seems to be the industry standard. I'm trying to get a feel for how much rent here really does increase, so I can be ready to address it when that time comes.) Thanks!

This place has been great. I have lived here for about a year now and have enjoys this place. I really like the activites that this community offers. They just did a breakfast to go last week and I thought that was cool. How many places offers stuff for the residents free of charge on a monthly basis. Thanks to all the staff for that.

Mid-move out review
We will write another review once we get the final letter from Van Metre Woodland Park at our new residence. There are positives about this place, and I will start there. Most of the negatives posted on this site are valid, but no positives are listed (disregarding the supposive 'self evaluating' by Van Metre Woodland Park themselves). First, I never had a problem with anyone at the front office. They were all friendly. We've had a lot of packages come through, and each time they took the time to find them (which their system is indeed unorganized, I admit). When we had a problem with the gate wands, Tom personally called us to set things straight. Secondly, the complex is always clean, and landscaping taken care of. At times of snow and ice this past winter, the complex was prepared and laid down salt. I believe the office did what they could, when there was a string of car break-ins a few months ago. Just an announcement made a difference. My car was one of these cars, and I do believe it was a resident (or child of one) who was involved. Only a neighbor would know as to what was under the hood of my car. Lastly, the office does try to stay in touch with its residents by hosting resident activities (wine tasting, Super Bowl party, etc). We are in the process of moving out, and it does not look good as our pet deposit apparently wasn't really a deposit, but a partial payment for carpet replacement. It may seem that the head service person was looking to replace the carpet, and since we had a dog, it was easy to point out due to our pet, that the carpet would have to be replaced; perhaps we were used as an excuse for new carpet for the complex. I strongly believe that the pet deposit should have covered this. And I'm assuming that the pet rent should have covered something as well. We are really concerned with the pet deposit issue. We will report back to this website, when a 'bill' is sent to us. Other than the above issue, our stay was satisfactory. Most issues that we had were taken care of within 48 hours. The walls are a bit thin, we could hear our neighbors' conversations while in our main floor bathroom, and 2nd bedroom bathroom. The gate situation can get a bit frustrating. The wands work, but can take a bit of waving to get it to open the gate. A few times, a tow truck started to just tow cars away in the parking lot. Luckily our neighbors were kind enough to notify others about this situation. There were times where I walked into the rental office, and no one came out the back. Never was certain as to how this process worked; are we to go back and get someone? I waited for about 15 minutes and just left. At times the office had someone working the front desk, which made things much easier (and attentive). A few times, either our account balance or something to do with billing was off mark. We were threatened with some sort of action (whether it was debt collection or court), when it was an office mistake and not ours to begin with. Some other neighbors have had the some problem. There seems to be an ongoing residents vs. the rental office mentality, which I believe is not a very healthy situation. However, this does keep the residents pretty closely knit as I found people always had something to say about the office. I was opposed to most of the reviews on this website, that is until we found out about the nonfunctional pet deposit. As stated, we will write another review once our final bill reaches us from the Woodland Park office. But for now, I will set this to 'not recommended' as our pet deposit is not actually covering anything, and we are to be charged for both carpet replacement and carpet 'pet cleaning'. If the move out process is satisfactory, I will write another review with a recommendation, as this is the only real issue we have. Should negate our previous rating. FYI - We would have stayed in the complex (since we did not know about the carpet situation at the time, otherwise we would have left regardless), but they raised our rent from 1700 to over 2000, and took away the garage (which became an additional 150 a month if we wanted to keep using it). A few neighbors have taken our route as well, and I recommended a friend and some colleagues to move into this place, to whom I may need to apologize down the road; hopefully they can straighten things out, especially since they all have dogs.

Great place to live!
Everyone has been very helpful, accommodating, respectful, and responsive. The grounds are great but wish there were elevators. People are friendly and the monthly activities the leasing office hosts is a great place to meet new people.

Dont even think about Renting here!
Dont even think about Renting here.The Management are not less than manipulators.They know how to manipulate your records from the day one your Lease starts. Even though you pay the Rent and utilities promptly they manage to change the Records in their database.At the end of the day you get a Warning BILL Sticked to your doorbell asking you to pay this balance or they will breach the Lease. This happend to me as well as many of my friends who live in this community before. Stay away from this community. They can give you horrifying nightmares.

WARNING! Dont get cheated
Dont Rent here.Its my sincere suggestion. Yes! this is my personal experience which I would like to share to those who want to Rent here for the first time. Initially they attract you with specials and discounts.Treat you like special.When you start liking the stay & think of extending the Lease then "YOU ARE TRAPPED". They hike the price in such a way that it will be more than 40% more price than the surrounding market price.Their intention is to get back the money they offered in the form of specials. This is their strategy of fooling customers. Management is not friendly.They always try to convince you in one way or other & their ultimate intention is to TRAP you. NEGATIVES: 1.Its difficult to get a parking spot after 9:00 PM. 2.HIGH RENT When compared to the Market. 3.Walls are thin & lots of disturbance. 4.No help if your vehicle is trapped in the snow & they dont clear the snow on time. 5.Their 24 hrs hotline number is just a part of marketing strategy.They dont respond to your call. POSITIVE: Its good for first time Renters with one time Lease sign. VANMETRE WOODLAND PARK APTS is good only for first time Lease.If you want to stay longer this is not at all a right place.You get cheaper prices with best communities around.
