The apartment is good but there are broken glass pieces in the footpath. If removed would be good for pedestrians. Rent is bit higher for one bedroom. Overall, the apartment is good and very safe place.

People don't pick up after their dogs. They park where they aren't supposed to. Someone is living in a storage area next to my apartment and nothing is being done. There ?s urine in there that is making my place smell.

Leasing office and maintenence are all great! Absolutely love the neighborhood. Location is amazing. Neighbors are great! Parking spaces are a bit small. Makes for a huge challenge for visitors. Giving each apt two spaces would help.

I really love living at Thalia Gardens. Maintenance service has really gone downhill though and since I have been there as long as I have I feel like the toilets should have been replaced instead of me keep calling them in because they are constantly running

The community is very close to Town Center making it easy to find places to eat as well as enjoying a good walk. The area is great with Mount Trashmore around the corner. Schools are all within a 10-15 drive depending on the school.

I'm sorry but I have nothing good to say! Between the mold floors, edges of the carpet, windows that needed to be replaced 20 yrs ago. My unexplained $164 water bill! Toilet that keeps overflowing, the sink that is always need to be pumped. The list goes on.. I'm a single mom of two, my kids hadn't been able to enjoy the pool in two years because i work a lot to pay this high rent and they won't allow the sitter to bring them to the pool.

I previously lived in a townhome within this community and had a very positive experience. Maintenance was extremely timely, communicative, and often responded within 24?48 hours, sometimes even the same day. That positive experience is what made me comfortable moving into an apartment within the same complex. Unfortunately, my experience in the apartment has been very different. In addition to inconsistent maintenance response times, the layout and space in the apartment have been frustrating. The stackable washer and dryer are located inside my son's bathroom, which is already very small. Doing laundry in that space is inconvenient because the bathroom door swings into the toilet, making the area cramped and impractical. My primary bathroom also has very limited storage or usable space. I have also experienced ongoing appliance and utility issues. The dishwasher was non-functional for weeks before being replaced. During the replacement, the laminated flooring was damaged, and it is now visibly torn up. There has been no plan communicated to repair the flooring, and the replacement dishwasher is currently not working again. I am also dealing with ongoing hot water issues resulting in only lukewarm showers. Noise has also been a concern due to very thin walls and floors, making it easy to hear upstairs neighbors throughout the day and night. While some issues have been addressed, the overall experience in the apartment does not match the quality I previously experienced in the townhomes. I would strongly recommend that future renters tour the specific unit, closely review layout and storage, and ask detailed questions about maintenance response times and repair follow-through before leasing.

I loved the community especially the staff and the neighbors in my building. But it's annoying walking outside your building and finding dog ---- right there. It would be nice if the ones with dogs walk them somewhere else or pick it up.

I have been a resident since 2000 and unfortunately I must satisfy Nusbaum Mgmt is slipping. My building has not been updated since I moved in it in 2010. Entrance looks terrible..New townhouses built with no privacy fence and right up next to the apartments, Maintenance is now becoming a problem. Apt space is excellent compared to newer apartments.

The apartment complex is nice, also the layouts of the apartments are very spacious and well thought out. And best of all the bang for dollar is really good as well since you're getting 1000 sq ft apartment or more. The only downsides I've come to experience living here is one utilities are shared meaning water is sharing with 3 other units you have zero control over making my water bill 180 dollars a month which I find absolutely insane. More the. Half the time I've been here im deployed and out to sea so paying for everyone else's water is someone I can't stand and think this should be broken up to what you use instead of wasting my money on strangers. Another thing I can't shake and really didn't experience till I got my second unit with Thalia gardens was one of the downstairs unit had roaches? so guess what they live in the walls and pipes and made it to my unit. Since June when I moved in I've dealt with constant roaches even though I'm a clean freak and I have paid out my own pocket for pest control? the apartment complex charges per month a fee for pest control and it's honestly inadequate.. they kept trying to tell me are you sure it's not your unit. And I couldn't believe there was their response.. I felt insulted by even the mention that maybe it was me. A father of 2 with a new born in the house we clean more then anyone I know and I always make sure there's never food or anything open or on the floors since my daughter crawls and now walks around the apartment and puts everything in her mouth. I'm sad to write that she also found a roach or two and had them held in her hand! I've complained and documented every issue with the constant pest control. My apartment was sprayed 5 times. And I still to this day 6 months in living here see babies and big roaches. I'm reaching the point I want to cancel the lease and get as far away as possible before these bugs infest my belongings and I'm Stuck with this problem forever.

Took months to get a stove that worked and also a fridge, dishwasher is not working properly and the toilets are leaking. Outside the gutters is not attached wheh it rains the water pours through the crack. It is like walking through a waterfall when entering the building. Rent continues to go up.

Been here for a few years and so far everything has been good. We like how spacious out 2 bedroom apartment is. The cost of living here has been lower than what we see for 2 bedrooms on the market. Overall Thalia is a decent place to rent at.

This is my favorite complex in Virginia Beach! Amazing staff, the landscaping is immaculate, and they keep up with repairs and modernization of the buildings. I am in one of the newer townhomes and it's amazing.

We have enjoyed our time here. Very convenient location. People are very friendly. There are some issues with bugs but they try to address the situation when we ask. People are mostly quiet and respectful of others.

Apt is outdated, maintenance staff is good however they're short staffed, but they're friendly as I stated this department is old and outdated and they just updated the hallway, but the inside needs updating in a one bedroom apartment each year you're expensive to be so outdated. They also should offer a bonus or a reduction of rent when you pay your rent on timeeach year you're here.

Moved here in 2010, maintenance repair/quality has greatly declined. The building I occupy consistently has leaking pipes/plumbing. If you desire quiet evenings, then be sure to rent on the 2nd floor. Kids jumping and screaming overhead is the norm. Common areas are starting to be used for storage areas. (bikes, tools, work boots)

Had great service when I first moved in. Building and apartment services are neglected. Communication with maintenance is a struggle. Phones are never answered and calls left on the answering machine are almost never returned. So much time is wasted just trying to get in touch with maintenance.

It's alright. The apartments are old but spacious. Maintenance is hit or miss. The water bill was originally explain as per unit , per how many occupants however, the apartments across from me have 3-4 people in them yet my bill for 1 person is over 140 dollar dollars a month. My AC unit leaks and although I have it set to 68 it feels way hotter in here. I've called maintenance twice and they've drained the water but it keeps happening.

The rent has increased approximately $55/month per year over the 5 years we have lived here. The maintenance staff is excellent although at times short staffed. There seems to be a lot of plumbing issues due to old underground pipes that need to be replaced, however they are very quick to resolve any issues within the apartments. The smell of marijuana is everywhere.

If you don’t smoke or like the smell of weed, don’t move here!
I just submitted a review but forgot to add, as someone else mentioned, random people just walk into the buildings and smoke weed in the hallways. I encountered 4 people in the hallway a few months ago, sitting on the steps smoking weed like they were sitting in their own backyard. I told them they couldn’t smoke weed and they had to leave. NONE of them lived in the building where I live. In addition, a neighbor who has since moved out smoked weed EVERY day in his apartment across from mine. The smell would flow into my apartment, I presume through the vents. I don’t smoke weed or anything else for that matter! I complained to “management” and Stephanie acted like she would address it but at the same time told me that “smoking weed in Virginia is now legal” but smoking weed in THALIA GARDEN APARTMENTS, according to the lease is not acceptable. Unfortunately, my lease isn’t up until July but as trust and believe, I’m outta this dump!

The townhomes are comfortable with a nice layout. From the first night we thought it felt incredibly "homey." Maintenance team is very responsive and has been really kind every time they have been called. However, paint chipping off walls, bathroom lights not working due to a deeper issue with wiring that maintenance couldn't figure out after two reviews, and overall home construction is extremely cheap. We have had towel racks that have come out of the wall simply from holding your standard (single) wet towel. Some things are simple wear and tear in a home but the items we have seen not hold up, feel fragile and cheaply put together. Safety in the area is a huge concern. I don't like stepping out after it gets dark, at least beyond my front porch. I've had people try to get into my car, shootings near the trash dump, etc. For how much is charged for rent, I'd at least appreciate cameras throughout the area that can be quickly reviewed in the event of a crime. We've been staying in this location largely due to convenience of distance from important things like 264, but once we find something in a more comfortable area, we will be moving. Lastly, I mentioned it a few sentences ago but the rent price is EGREGIOUS for what is offered.

I've enjoy living at Thalia Gardens. The community is clean. Ive never had an issue with safety. Neighbors are friendly. Maintenance is pretty quick with getting issues resolved. They recently changed the lighting in the parking lot.

It has been a nightmare, leaking pipes, wet floors, based boards, and walls. Moldy walls , cock roach infestation, dirty hallways, minimum parking and raised rent with no renovations. Nothing is being fixed!

Flooding, Mold, Mismanagement, and Broken Promises — Avoid This Complex
Living here has been one issue after another, and the way this complex handles problems is unacceptable. Flooding & Mold: Our first unit flooded multiple times due to unresolved plumbing issues. Each time we reported it, maintenance only applied temporary “band-aidâ€� fixes. As the flooding grew worse, mold spread into the dining room. Instead of properly treating it, staff sprayed bleach and wiped it down — a cosmetic clean-up that did nothing to solve the root cause. Health and safety were never taken seriously. Maintenance & Communication: We submitted multiple maintenance requests, many of which were marked “completedâ€� without anything actually being fixed. Simple repairs dragged on for months. Communication was dismissive and unprofessional throughout! No updates, no timelines, and constant runaround between leasing and maintenance. Apartment Transfer Mishandling: After months of flooding and mold, we were finally granted a transfer, but even that was mismanaged. We were told in person the new unit would not be a downgrade, only to later be told that it was. We were pressured to sign quickly because the old apartment had already been rented out before our lease ended. Management changed our locks before our lease expired, leaving us without legal access to the unit we were still paying for, which is illegal under tenant-landlord law. Washer & Dryer Issue: In our original unit, we had a standard-sized washer and dryer included at no charge. In the new apartment, we now pay separately for a washer and dryer, yet none was provided at move-in. When one was eventually delivered, it was smaller and not comparable to the previous unit. We requested a washer of the same size as before, and management claimed it wouldn’t fit through the door. When we rebutted this and explained it could fit, they still refused, offering no real solution, just a dismissive excuse. We have the email thread documenting their refusal as proof. So now we pay more for less, with no recourse. New Unit Problems: Not even 48 hours into the new apartment, we were already facing: Both toilets not working properly. Drywall damage. A leaking shower. No outlet in the hall bathroom (a building/ electrical code violation). Overall: This complex consistently chooses temporary fixes, misleading tenants, and ignoring major safety issues; all while raising rent. Flooding is patched, mold is bleached, appliances are downgraded, and tenants are pressured into signing transfers under unfair terms. I would not recommend this complex to anyone.
