Area is not too bad there's town center close so plenty things to do. One thing is that the apartment puts on so many little fees it's ridiculous. And to pay rent online there's a $50 fee it's a scam.

I have lived at Thalia Gardens Apartments since 2005. I have looked at other places, but I found this apartment to be the best place to live. I love my new place. It is the best because I love it!

The experience has been okay. It hasn't been great but not the worst either. They could work on upgrades beyond a cheap appliance. Seal the windows and doors, do something about the excessively high water bills, and the lack of communication from the officd in regards to maintenance.

Decent starting apartment for a couple and a child. Maintenance team is quick with responding to trouble calls, but the problems are "fixed" with bandaid fixes. My plumbing for my main bathroom was leaking into my downstairs neighbors apartment unit numerous times. A plumber came out and "fixed" the issue, but there was still water leaking. I would consider myself as a "clean freak" deep cleaning my bathrooms and kitchen every weekend or biweekly if I was too busy the previous week, but I would still find random spiders, centipedes, and cockroaches even though the complex charges a mandatory 5 dollar fee for pest control. I have yet to see the pest control company come out and exterminate the property within my 6 months of living here. Your water bill is split four ways between all four units within your building. So if you barely use water then you're going to end up getting the short end of the stick for a unit that uses way more water. Our downstairs neighbors were smoking, and the smoke was coming up through the ventilation making our entire apartment wreak of weed while we have a newborn. We told the leasing office about it since there is a zero drug tolerance within the units and a paper notice was posted outside of every units door stating leasing termination would happen if drug usage was done once more and reported. The neighbors were still smoking and nothing was done. Tenants have a weight and breed restriction for dogs. Tenants have a gross habit of walking their dogs and not picking up their dog's feces which has been on the sidewalk and grass even though doggie litter bags are posted everywhere throughout the facility. If you're looking for a quiet place to stay, this is NOT it. You're right next to I-264 and hear ambulances, cop cars, etc. Within my family's first five months of staying here, there were gunshots fired a couple apartment units down from mine. This complex has a ton of children ranging from all different ages. You have mandatory parking for one car, but if you have multiple vehicles your other cars have to park in the unmarked spots which can make you walk a distance from your unit. The staff in the leasing office is somewhat friendly, but my family has had some encounters where the staff wasn't very kind. The pool is nice, the gym is small and gets packed after working hours even though there isn't a plethora of equipment to work with in there to begin with. There is a small yoga studio which is decent. There is also community computers if you do not have one. Their clubhouse is nice and can be rented out if you want to host a get together with friends and family.

The past 4 years at Thalia Gardens has been good and bad. For the most part, the neighborhood is decent and family oriented. There should be 24/7 security which I haven't seen in over 2 years. The landscaping is subpar and maintenance responses to emergency and non-emergency requests are less than average. I am deeply disturbed by the outrageous utilities bill as my family and me are as strict with water usage. It seems we are being charged for other tenants' usage. Furthermore, the older townhomes needed a renovation overall for the amount of rent being charged. My townhouse was fully renovated interior wise but the exterior is old and falling apart. I appreciate that office management include the residents in various of community events and offer open lines of communication.

It's your typical apartment complex. Quiet considering how close to the highway. Very close to town center. The apartment itself i would consider mid. Has a pool and tiny gym i never use. The rent goes up each time you renew a lease but the apartment will never get better.

I've only been here a few months but it's been nice. The staff is responsive and they keep the area clean. Neighbors have been friendly. It's in a central location with great access to the interstate and shopping.

Its a nice quite community. My main issue is coming home from work and my parking spit is blocked, very annoying. Parking spots in the cut is not good because it is not spaced correctly and people from next apartment complex are parking there also.

The overall community experience has been fine! No issues with my fellow community members. Environment feels safe and friendly! I wish certain things would be addressed in a more timely manner when it comes to certain concerns. Ex: I've had squirrels in my air ducts for almost 2 months. I continue to bring up the concern but they're still there! Also the road in front of my building and parking space was dug up due to a broken water main. But the road is yet to be repaired and I cannot access my reserved parking space. I would just like a little more urgency when it comes to those type of things.

The living experience started off great, maintenance tended to whatever you needed , the leasing office helped you with whatever you needed, the people in the neighborhood was great and friendly. But as time went off things started to fall off. Maintenance stopped answering trouble tickets , cars started to get breaking into , teenagers started breaking into vacant apartments and making music videos with weed and guns and the front office knows all of this information and won't do anything about. They won't install cameras at the entrance of the complex's, they won't install cameras in the parking lot so it's seems like they don't care about there people

It ok have a lot of air leakes does not keep the heat on ac in the appartment. Other than that it is great. We are keeled informed of what is going on in the community. All worker very knowable and friendly.

My experience was good until my roommates and I wanted to downsize. We wanted to go from a 3 bed apartment to a 2 bedroom townhouse or apartment. We filled out the paperwork and now the transfer program has been put 'on hold.' It's been almost 6 months and we had to sign a new lease or be homeless. Other than that and noisy upstairs neighbors everything is fine.

The apartment complex is very nice and always clean, however rent is a bit on the expensive side and only for higher when I renewed the lease aside from that maintenance does take a little long to come and they somewhat fix the problem

We thought the apartment itself was beautiful. However, because of the fact that there are 4 families in one building, and the walls aren't soundproof, it tends to get noisy. The other issue is the constant smoking and smell of weed in the buildings. It's not exactly family friendly.

Units are beautiful, maintenance staff is helping as required and all issues are resolved accordingly. Office staff is kind and resolve doubts as required and the support by email is good, they reply my emails incurring my doubts quick.

When I first moved here, I was excited. The leasing office seemed professional and the ground seemed well kept. However, my experience has been lack luster and I simply stay out of convenience with the area and my daily commute. The space in the apartment is fine but the buildings are not well maintained. The buildings constantly shake, the walls are thin, and things are constantly breaking. The neighbors are loud, considerate, and constantly leaving door dings in peoples cars. And the utility bills we receive are outrageous. Over $100 a month for water because they do not directly bill for usage rather us splitting a bill as an entire block. We even pay for pest control.

I have had MANY leaks from the ceilings in the bathroom and dining room one time right after move in. Have had leaks from the toilets also. It took me 5, yes FIVE service requests to finally get my bathroom ceiling fixed. I had to call the admin building and escalate the issue after months of no communication. So I am not happy with my stay besides it being a good location and the outside of the apartments are always taken care of. Our front door to the building is also hanging off. The bottom hinge has been broken for days which makes it not be able to close. Doorknob was broken for a couple months also. Also, a couple months ago there were multiple vehicles broken into near my truck. I believe it was 2 vehicles with windows smashed out and things stolen.

I moved in during August 2020 and it's been a wonderful experience from day one, everyone has been so helpful from the leasing office to the maintenance staff. You couldn't find a better convenient community for your money.

The office hours are limited to M-F 9 to 5 which is when residents are at work or commuting . In the past eighteen months there have been situations in which the Emergency maintenance staff have been COMPLETELY unresponsive. The small perks which added to the value of living here, versus other locations have vanished (ex. quiet hours, discount on rent for longer lease commitments, discount for having been residents for milestone years). There is no longer a sense of being valued as a resident.

There is trash all over. Dog crap all over which obviously smells. The kids block streets and roads during school mornings while cussing, fussing, and sometimes full out fist fighting. Whoever is in charge of allocating maintenance requests drags their feet on repairs. The company hassles you when rent is due even if you pay before the deadlines. It's generally extremely quiet here and yet there constantly seems to be something going on. The neighbors keep to themselves but otherwise seem normal and/or friendly. Many of the people who work here are actually really nice and helpful. But there seems to be a disconnect between the front office and everything else. Everytime I've gone to the front office the people there would be talking, playing and laughing which would be fine if they actually solved problems. I asked for a key to the gym and ended up going to the front office multiple times because the ones they gave me never worked. They didn't even care to make it right but then advertise that there is a gym etc. in terms of crime just look up the name of the place and wavy TV and you'll see lots of nonsense. Between an unsolved double homicide, house fires, potential bomb threats, folks breaking into cars, etc. this place is...questionable. I will add that it depends on which part you live in as well.

Living here has been fun and I've enjoyed my time. The management is helpful and almost always has the answer. The units are spacious and come with good utilities. I enjoy my time and it works as a starter apartment.

It's a nice, well kept community with various recreational activities available. They provide food trucks, contests, and holiday parties for residents. Overall I have had a positive experience with the staff on property, including the building maintenance crew.

This place sucks. The leasing office is full of useless morons who don't know how to do their jobs and always have an attitude. The property manager is a -----. All of maintenance, including the manager, is SLOW. They don't know what they're doing, they lie and take forever to address the issues. They barely address them and certainly don't fix them. It's mold in all the units. I've had plumbing issues from the first month I moved in til now! 4 months of the same ---- going on . Everything is old and overpriced. You have to put your rent in escrow and call code enforcement for them to do their jobs. STAY FAR AWAY FROM THIS --------. YOU WILL REGRET IT.

When I first moved in everything was great but the door of the building was broken and I put a request for maintenance to fix it they close my ticket saying the door is fixed and it's not and we have so much outside leaves and dirts and more bugs coming in the 200 lear lane building .
