Great Staff! Lovely for those who WFH and need multiple clean areas to work around the building (& free coffee). Great dog amenities. Compared to other areas, this area of renton is SUPER flat, so getting around on a bike is a breeze. If you're planning on walking your dog at the waterfront park (gene coullon), FORGET IT. The park is VERY much so against dogs. Instead, we drive to Cedar Creek off leash dog park, which is mostly smooth rocks and pebbles. Negatives: Fetch (the required package delivery service) will cause you issues if you are: (1) planning on ordering furniture or big items, (2) someone who orders meal delivery (cold food/hot food), or (3) someone who orders from anywhere other than Amazon. On average, you'll wait about 12 hours longer to receive your packages. I like amazon because i can set specific delivery times for them to leave my packages at the Fetch facility in Seattle. Prior to doing that, amazon had been leaving the packages outside the fetch facility after hours. If you ever have issues with Fetch, and have the time, document your problem and forward it to the leasing office staff so they can relay that issue over to the corporate fetch people. That being said, I moved here with just a few suitcases to an empty apartment. Yes, I slept on the floor the first night and on an air mattress from target for a month, BUT 3 months later, I had a perfectly organized and decorated apartment. All thanks to a little patience, my collapsible rolling cart, 1 large IKEA delivery, and Target/Marshalls/Ross/World Market/Lowes within walking distance. Also, I have a dentist, OBGYN, emergency room, eye doctor, and doctors office all within walking distance!

A fine complex overall, there are issues with strangers walking into the garage and stealing packages, groceries, and even vehicles sometimes. The proximity of the bus stop is highly suspect in this. Lots of looted items/garbage in this area from the nearby Target, even though service does clean this all up by noon every day. I recommend moving the bus stop by complaining to the city on behalf of the residents.

Our experience with Griffis Residential is being great from beginning to end. Everyone that we spoked to is being very profesional and courters. The Aparments was cleaned when we moved in and the little details that needed to addressed were corrected in timely manner.

Griffis is a nice community. We have enjoyed it since we moved in. Overall safety/security might need to be improved due to the amount of theft & drug use in the area. The location is the best for us because it's centered around shopping, airport, freeway access and city.

There are pros and cons depending on what is important. Pro: 1.proximity to stores and highway 2. Clean apartment 3. Parking cost $60 not as bad as most Cons 1. Small apartment very costly 2. Utilities is 200+ because you will pay for everything. There's two trash charges $50+ Valet and regular trash, sewer is per person in unit, averaging $80 for 2 people, delivery service $15. 3. Noisy from highway 4. a lot of burglary during the summer The list goes on? If you don't have a car #4 doesn't apply.

I love this building and all the amenities and the walkability of the community to highways, job and stores, movies, park, lake. the maintenance staff is always really friendly every time I have had service my apartment, they go above and beyond to adress and fix issues. the leasing staff is also very friendly and helpful and talk in a very polite tone even when they must be annoyed by people asking questions all day or dealing with complaints. everyone I've encountered in leasing office has been great except for one woman who every time i have had to deal with just sounds annoyed or like she doesn't wanna do her job : groaning and giving responses like " i get why you are upset about this issue but there's not much we can do about it" instead of maybe addressing the issues with someone who CAN do something about it. Please address the dogs peeing on everything including stairways, elevators and hallways. Put up cameras in those spaces and fine those tenants that are violating our community. Also PLEASE GET RID OF FETCH and find a different company to work with this service is UNRELIABLE and my packages go missing and come late all the time to the point I have my packages delivered to a friends address instead. I am forced to pay for a service I refuse to use due to lack of trust. I also saw a homeless woman sleeping on the staircase closest to elevator 1 north a few nights in building 2. I found out she was homeless because I saw her rolling around in the grass in the pet free area outside the leasing office too. I noticed a few doorways are being left open by people wedging objects between the doors to prevent them from shutting like PVC pipes. Maybe security should check the doors and stairwells each night to make sure nobody is breaking into the building and sleeping on the stairs.

The place is great, close to shops and restaurants. My apartment is very spacious and has a lot of storage, and the balcony is a plus. I love that the parking garage is covered and secure, and I don't have to worry about the car. The employees are always really nice.

I was having an issue with my entry door. Put in a service request and within a couple of hours, Romeo, a maintenance technician came over. I explained what the problem was, he fixed the issue and then had me come and test the door to make sure it was done to my satisfaction before he left. Excellent service, very professional and friendly! Thank you Romeo.

Griffis lake is located in a fantastic location with a lot of restaurants and shopping centers La fitness . close to the airport and south center mall which I love. Beautiful apartments updated with a lot of amenities. The gym is two stories with a lot of equipment that you can't even find at La fitness. Heated pool with a hot tub and awesome barbecue area . amazing clubhouse with pool table and full kitchen that you can use . Been here for almost 5 years and apartment complex is only getting better and more updated. Up to style. ??

Great location and commuting to downtown Seattle and Sea-Tac airport. Very close access to freeways and highways. Apartments are very close to restaurants and shopping centers and entertainment, very convenient.

Maintenance team is top notch! Office is always helpful but the area is not really safe, hallways smells like pee most of the time. Units are great, can't hear neighbors, gym is awesome and pool is open year round and is heated which is cool.

I have an inside courtyard facing apartment so it's nice and quiet. You can hear birds chirping Community amenities are super nice and clean Washer and dryer's in the units so you don't have the hassle of going out for day to day laundry

It is a great place to live. Awesome location near the landing. Pet friendly and the amenities are everything you wish for. The apartments are very nice and comfy. I got a renovated one and cannot complain about anything.

Decent living paycheck to paycheck.
Overall this apartment is average. The largest Downside is cost. Working with staff can occasionally be difficult. Countertops are not sealed so be prepared to have granite Polish in your food. Make sure Do not keep valuables in your vehicle lest the windows get smashed.

Overall, a decent community to live in - grounds are generally kept clean, office staff is helpful, the location is convenient. Fees are out of control. Be sure to add at least $200/mo+ after your base monthly rent. Mandatory and charged Fetch package service is a disaster. The biggest issue is safety and security are not a priority for the apartment complex. Security issues are readily dismissed by Griffis management when brought up. There has been numerous car break-ins, cars stolen, shooting in the parking area, package thefts, unauthorized people attempting to enter apartment units, and more. Homeless hang out at the bus stop and bring a variety of issues, though that problem has improved slightly in the last few months. Exterior lighting is problematic and many areas of the complex are pitch dark for hours at a time. Griffis refuses to install video cameras and employ armed security (there is limited on-site security after hours), yet Griffis spends millions on repainting the complex, improving the pool area, fitness center. It shows where its priorities are - i.e. making improvements that allow it to raise rent rather than keep its tenants safe and secure.

It's hot or miss. Expensive but I don't commute. The bus stop ending at the apartment brings vandalism, stolen property, trash and drug use near entrances to the garage. I've had a holes person nock on my door asking for money other neighbors have money because they were scared.

I have been moved from PA to Seattle since 2009 , It is so deference then the East cost I offended give away the food to show my appreciation , I hope everyone enjoy the food I share. To me I like to do it. I wish no one fell I go to the office to ask for help too much. For me a lot online working is hard for me to learn, I have to ask my kid for help. But when they are working they can't get my information So I really appreciate I can go to the rental office ask for help. Thank you so much. Yesterday my refrigerator out of light,I went to the rental office the door was closed but Claudia open the door talk to me ,they open at 12 o'clock. It was 11:30 am I asked her help me to put my order in ActiveBuilding So Romeo call me at 12:25pm and finished the work at 12:39 pm I always prefer I have to be home when anytime people get in my apartment, I appreciate Romeo did the good service and quick service for me. Our maintenance team member Mike is great. Overall maintenance team is awesome. The community is ok. The people who live in the community do not care about other tenants. Management seems to not do anything about it. Griffis as a community 2/5 stars.

Going great so far. Like the community and surroundings. Nicely located and ammenities are great. I enjoy the swiming pool here and the gym??. They are pretty well maintained. Garbage disposals are top notch. So a great experience overall.

Apartments are very modern and extremely quiet, I never hear the people living around me. The gym is an amazing feature. On the bad side there are a lot of animals and not everyone cleans up after their dog. Also bus stop on back side of apartment has a lot of homeless hanging out and feels a little unsafe if you are walking back there but there are ways around that area.
