Over priced for Renton....
Over priced for Renton. Good location and pretty interior but that's about all it's got going for it. The guest parking is horrible in the evenings and on weekends. The elevators are so slow, but there is no access INTO the building via the stairs. Sound proofing isn't great, I can hear my upstairs neighbors coughing all night. The constantly jammed/stuck trash compactor is constantly making noise that can be heard and felt in my bedroom and the trash rooms can occasionally be smelt down the hall. The interior hallway carpets are stained and not impressive. The door buzzer on my side of the building is constantly not working properly which requires going downstairs to let guests in (and then waiting several minutes for the elevator to go back up).

I have lived here for...
I have lived here for 2 years and am very happy with the choice to live here. Close to The Landing, buses and the highway. Apartments and grounds are clean and I love the office staff. The only drawback is that there is a fair bit of traffic noise on my side of the building. As long as the windows are closed its fine.

Pros- great area, great...
Pros- great area, great amenities, insides of the apartment are nice. Cons- maintenance guys are slow and they expect you to fix problems that are caused by he building being poorly constructed, parking garage is not secure, they need better quality cameras that can actually see who is coming and going, stairwells smell bad, walls are very thin (can always hear neighbors), elevators are extremely slow,

This aprtment is pretty...
This aprtment is pretty good. It is gateted apartment, so you'll feel safe. Parking is assgiend by the office, so you don't have to look for parking spot, but some spots are very compact, so i hope you or person who parking next to you are good at parking lol Everything is most all good, but there are 2 major downfall with this place. it is getting more expensive every time, it would be probalby better to get a apartment in Downtown Bellevue with this amount (or buy a house), if they keep raise a price like this. Second is the Studio. There is no openable window, so you have to open the french door (and this door does not have screen!) to get fresh air. which means in Spring to Fall season, you will live with bugs.

I love living at the...
I love living at the Reserve even tho it is quite a distance to my job. It is so convenient to everything else and my apt. works prefectly for me. The closet and bathroom are amazing. I was worried about the noise, but so far it is not an issue. The parking is tight but otherwise it is a great place to call home.

I've lived at The Reserve...
I've lived at The Reserve for almost 2 years now and lived across the street at The Sanctuary for 1.5 years. It's kind of expensive but location is great and the underground parking garage makes it nice and safe. I love how The Landing has grown with shops and having the apartment place close to 405 makes it easy access.

I'd only rate the staff...
I'd only rate the staff 5/5 stars. Slow elevators. One round trip from floor 4 or 5 to the garage and back can take 10 min. Many dog owners do not pick up after their pet. There have been 2 car break ins in the Reserve garage over the last 9 months. Garbage cans in the garage and on the property often overflow with litter. Good access to 405. Short walk to The Landing and Coulon Beach Park (no dogs allowed however). Great pool, nice club room, free Wi-fi in common areas.

Pros: Location, Age of Building, Guest Parking, Size of Units Cons: Paper thin walls. We are awoken numerous times nightly because of kids stomping on the floor above us. Cheap design. The building is in tact because of the age not because of the quality construction. Some of the amenities are poorly maintained and not even in working order. The elevators are very slow and there isn't a stair option from the parking garage. Overall: If you choose to live here plan on paying a premium for subpar accommodations. I assumed that the tenants of this building would have the courtesy, knowing how thin the walls are, to try and keep the noise level down. It is not worth the money and I suggest you look elsewhere for a more pleasurable renting experience.

Worst staff ever! Staff is not good at follow ups nor are they knowledgable. The staff will give you different /false information every time. Poor management. I can't wait for my lease to end! I do NOT recommend this apartment community.

In overall, I feel alright for the apartment itself, but they need better management for residents to follow the rules Improvement suggestion: 1. Do NOT allow big dogs unlike written in the contract. I see a few big dogs, and my mom is very afraid of them due to her experience in the past. Management simply didn't put an enough effort to restrict residents from brinining such dogs. Elevators are way too slow. Need to change how to turn around channels in the gym. Have a strict rule on not bringing big dogs. Unclear and unresponsiveness on my request towards water bills.

I live at the reserve across the street runby the same people. The Reserve seems like a nice place to begin with. The staff and the residents have gotten lazy. A holiday decoration was stolen from my doorfront, only to be destroyed down the hall a little ways. A violation of their "great" security. There are several ways it get into the very halls of the apartment complex without having to swipe a FOB. The building also fails to put FOBs at every outside door. To get in the complex without going through the garage you must go to 1 of 4 FOB doors. In convient to say the least. The elevators are awfully slow. You can only take the elevator up, but the elevator does not have a FOB!!!! People are too willing to let other people into the building. They need bubble cameras in the halls and should worry about intruders more than the random shopping carts. Packages are left at your door rather than at the front desk as expected. After the incident with my wreath, I dont feel nearly as safe as I'm paying for. Go find a good garden community up the hill. The parking is tight and poorly planned in reference to adjacent car sizes. The staff alway seems new and preoccupied more with assisting people moving in than with the people that currently live here. At my move in, they had a reward program for paying your rent on time. If you paid your rent on time 12 months in a row they'd give you $100 off your 13th month if you were still here. After 7 month on the rewards program, they informed me that corporate stopped the promotion. I feel like I'm getting ripped off in what they originally promised when I was shopping for apartments. Bad Security, inconsistant package shipment acceptance, and sloppy business skills time to shop for a new apartment when this contract is up.

I've lived in The Reserve for about 10 months now and even though it looks nice on the outside, its not that great. SLOWEST elevator in the world! I swear I've waited 5 min or even longer a couple times OR its not working. There is dog crap everywhere even in the hallways! People leave their trash OUTSIDE of the trash chute room, vomit next to swimming pool, and their gym? Dont even bother. There are 2 treadmills and one is always out. Nothing ever works in this "luxury" apt. Noise wasnt too bad until summer came around with the motorcyclists revving their engine EVERY time they passed. Not to mention the stupid kids racing every weekend at 3am behind Fry's Electronics/Lowes. Currently there is construction so its a complete mess and difficult to get home. Its just always something here. Before the complex was offering $222 for referring people to live there. Now they increased it to $500 to refer. Hmm.... wonder why? *sarcasm* OVERPRICED!!!!!!!!!!!!!!!!!!! NO parking whatsoever on the street if you have a roommate with a car unless you pay $50/month for an extra spot. Oh yeah, pet rent of $50/month too. Washer/Dryer? Im scared to wash new clothes! Ive never seen so much lint build-up in my life! It takes more than one dry cycle to dry completely and you can expect your clothes to be ruined. Basically, if you want to live here, be prepared to pay for everything you do but expect everything to be broken most of the time.

I have lived in the Santuary for about 8 months now, and this building is extremely not dog friendly. I have a small dog, and I am very diligent about cleaning up after my dog-however the apartment management is making it increasingly difficult to do so. There are is only a single dog station for the entire building and you must walk through the grass (and other pet owner's dog waste) to get to it; recently they have even removed trash bins near the elevators so if you are cleaning up after your dog there is nowhere to dispose of the waste. The management also allows large breeds that other apartments do not, regardless of if it is agressive. I can live with the noise from the highway and the fact that there are no windows that open to allow for air in the studio apartments-but the fact that I am paying $50 a month for my dog to live in the building and do not have a clean spot to walk him, that is too much.

I have lived at the Sanctuary Apartments for about a month and a half and am counting down the days until I can leave this overpriced hell hole. Do NOT live here. Like other reviewers have said everything is faux luxury and bottom of the line, elevators are super slow and this week it was completely out of service for 3 days. Noise is definitely an issue--it's summer and everyone leaves their windows/doors open because it gets hot inside even when it isn't hot outside and you can hear everything going on in everyone's apartment, many nights until 2 am. About a week ago our car was stolen out of the "secure" garage--today when I got home the gate to the garage wasn't even working it was just wide open. When I called the "emergency" maintenance number to report this I was routed to the office's regular answering machine, the first option being leasing information. This place is such an expensive mistake.

Yet another crappy apt experience...
I can't wait to find a nice townhome or house...maybe one day. I've been living at the Reserve for about 7 months and am now being forced to move because the management have no clue how to resolve issues. I say forced because they have not offered me any reasonable solutions to this problem. I've had bugs in my apt for a month now and while they have managed to get Terminex out here...they did not stop the bugs in my unit. I had to literally hound the office to do their job. Even spoke to the regional manager who told me it's not their fault they have bugs...i guess insuiating that I brought them?? I don't know, I don't have pets, I've lived here like 7 months and you want to point the finger? I've tried being patient, accommodating and persistant working with this property. Alot of the correspondence or suggestions to try to assist with my situation came from me. It's irritating and frustrating when all they can say is well what do you want us to do. Well dam your the management, you tell me. So now instead of moving into another unit because I'm convinced alot of the apartments are infested I'm moving out. I don't want to chance summer coming around and a whole new infestation breaks out. I have bugs all in my stuff...I've had bugs all over the apartment it's been a mess. these are very nice looking apartments but there is most definitely more than meets the eye. Do your homework before moving here.

Enjoyed it.
Basic 1 bedroom, about 700 sq ft. Facing 405 freeway. Noise was rather high from the freeway, but that's a white noise and didn't bother me. Had a great view of the Lowe's and Fry's parking lots. The best thing was proximity to Target and restaurants...just walk. Elevators are incredibly slow and sound like they will fall apart at any time. Had a top floor unit and experienced little noise from my adjacent neighbors. The front doors are hinged to automatically close, so if a neighbor isn't careful to close the door softly, it will slam and that can be felt in an adjacent unit. Other than all that, I really enjoyed it. Just realize this isn't luxury...they are basic, three year old apartments. Nice, but not luxury.

Very noisy place to live
These so called luxury apts are for from that . No matter where you reside at the noise levels are Awesome!! You can hear dogs,cats ,people, fire trucks through the night,crack heads spinning there tires,tenants fighting,tenants parting,hwy noise and Boeing Harleys am in the morning ...it is so peaceful and relaxing. In the summer ...you have to open the windows...it really gets hot in the Luxury ovens. When you open the windows you hear the world...also you get this nice black dusty substance that doesnt really come off the windows that the company decide not to put any wood or protective casing around the window. So the black dust loves to stick to dry wall!! In return you get to pay for that when your lease is up. It comes from the Hwy....road dust from the vehicle's...and it is really hard to clean. Hey!! You also get to clean your own windows if you dare. Parking is also a freakin joy!! It won't be long until this place becomes a section 8. Very very poorly constructed...cheap labor,cheap material..wait until the first mager earthquake . SCARY!!!
