Very nice community. Clean and organized. Great amenities, especially gym. One thing that is more of a personal preference is that the 1st level is a parking garage so there is technically no immediate first floor option. Something to consider since I am regularly taking my dog out and having direct access to the ground level would be ideal.

      Leasing and move-in has been easy. I had previously lived in this community, so I did have some understanding of the surroundings and community. When I needed to return to the Seattle area, it was an easy decision to consider this community again.

        When I walked into Griffis Lake Washington, I was met with a friendly smile and a very welcoming attitude. My thoughts for what a perfect apartment would be were listened to, and on the self-guided your we took, I had found an apartment that encapsulated everything I wanted.           The community is pretty good. Maintenance is excellent, friendly, fast, professional and knowledgeable. We do have some security problems, especially in the garage area, but that's more a function of the location than the apartment management.

              Expensive for lots of issues, like water being shut off often, elevators not working, gates not working, pool and hot tub often closed, halls smell like trash, no windows in the studio apartments, dog pee in parking garage, dog poop in flower beds

We recognize how disruptive it can be when the water is shut off. Please know that we always aim to provide as much advance notice as possible so that residents have time to plan. However, there are times when emergency repairs or unanticipated issues such as a shutoff by the city or a utility provider occur without prior warning to us. Regarding the gates, we understand that their reliability is a key part of feeling secure at home. Delays to repairing the gates were due to needing full motor replacements or specialty parts such as springs that had to be custom-ordered. We communicated this with full transparency to all residents, providing updates throughout the process. We also hear your concerns about the pool and hot tub closures. While we work hard to maintain the amenities and ensure everything is properly balanced and functioning, unexpected closures can occur. Regarding the pet waste, we are grateful when residents report it to us. It s the responsibility of all pet owners to clean up after their pets, and our team will ensure that the dog waste stations are well stocked with bags and supplies. If you are able to identify specific incidents or individuals who may not be following pet policies, please contact our onsite team. Additionally, we will notify the service team to focus on cleanup in those areas specifically. Lastly, we strive to keep our hallways clean and odor-free, and we re sorry that you ve experienced unpleasant smells. Sometimes trash chutes can become blocked by large or improperly disposed items such as boxes. We appreciate you bringing this to our attention so we can address the issue. We want you to feel at home in our community and hope you ll reach out to the onsite team directly so we can speak more about your experience and work toward meaningful solutions.

                The management team at this community is truly one of the best parts ? they're kind, communicative, and really do try to help when concerns are brought up. That said, the property itself needs serious attention and reinvestment. The "luxury" amenities are often unavailable or in poor condition. The pet spa is frequently out of service with broken equipment. The pool ? which residents pay for ? is rarely open and, even when it is, it's only available for limited hours. These advertised features don't reflect what we're actually getting as residents. The biggest concern, though, is safety. The garage doors are extremely old and break down often ? sometimes patched with duct tape as a temporary fix ? which creates both security and fire hazard risks. Dozens of cars have been broken into, and there's little indication that meaningful upgrades or prevention efforts are being made. This community has so much potential, and I share this not to complain but because I care. Long-term residents want to feel safe, respected, and proud of where they live. If ownership can invest in infrastructure, communicate more transparently, and make real efforts toward improvement, I'd gladly update this review. Until then, I hope this helps others make an informed decision.

Regarding the pet spa, we checked and found everything in working order, but we ll have our service team take another look just to be sure nothing was overlooked. If you see any specific issues, please kindly submit a word order and we will be happy to assist. Regarding the garage doors, while we are not aware of duct tape being used as a repair method, we do acknowledge that some doors remained inoperable for extended periods. In those cases, the delays were due to needing full motor replacements or specialty parts such as springs that had to be custom-ordered. We communicated this with full transparency to all residents, providing updates throughout the process. Regarding the pool, we did experience temporary closures early in the season either to unsuitable material in both the pool and spa, or related to water clarity issues from residents not rinsing off before entering. While both pools have not been closed simultaneously for these issues, they are normally closed for morning maintenance. Our team begins cleaning both pools around 8:00 8:30 a.m., and although they are scheduled to open at 10:00 a.m., they may remain closed until cleaning and water balancing are complete. We ve worked diligently to minimize downtime and ensure water quality and safety at all times. Safety is a top priority for us. We understand and share your concern about recent break-ins. While we are a controlled-access community, we promote vehicle safety practices and do our best to support residents with information and reminders. That said, we are always looking at how we can improve and are actively evaluating options. We re committed to making continuous improvements and being as open as possible with our residents about the steps we re taking. Please contact us if you'd like to discuss further.

                  My one window does not open and the door that opens for air flow has no screen. My apartment is either bug infested or too hot to use the dryer or cook neither of which is habitable in the long run. My renovated apartment also has a lot of room for improvement, missed details like rusted dishwasher and dirty and wrapped baseboards make it look dingy and not fully renovated.

                    This is a nice community. Property management could work on bettering their contracts with service suppliers for fixing major issues, that on-site facility can't do, in a timely manner. Such as elevators and garage doors.

                        Been great except for my front door lock keeps going out every few weeks and all they do is replace the batteries. I have been late to work or had to leave my unit unlocked several times now. Please just replace the front door lock already. Changing the batteries every 2 weeks does not solve the root cause issue

                          Community is in great location. A minute is a great as well. Few negatives, garage doors are broken almost all the time. If you own a truck or a big suv it's almost impossible to get out from the garage.

                              The apartments and location are great. However it's a large property with at least 700 units and I think it's sometimes too much for the management team to handle. Things are constantly breaking and take months to get fixed. The management team is often passive aggressive when people raise concerns. The safety isn't as great either. Cars get broken into often regardless of being in a secure parking garage with security on the grounds.

                                the delivery service is not convenient, the mailbox location is not convenient. we all pay for a delivery service that requires us to do more work. I prefer to get packages delivered to my front door and getting them from the parking garage up to my unit is a hassle.

                                  I stopped at Panera across the street snd decided to drop in to see the facility. The team warmly greeted me and made it work for me to have a one on one tour. Sharing money details is never easy, but they were discrete with their questions and very professional. They shared details and answered all of my questions. She took the time to show me the outdoor areas and made sure she addressed questions about my dog. Follow up has been exceptional.

                                      Griffis at Lake Washington is very convenient to freeway access and The Landing shopping center and restaurants directly across the street make it even better. Area is in close proximity to Seatac, Southcenter, Factoria and Bellevue.

                                          I love the convience of where the area is. My husband is able to walk to work so it safes us on gas. The building is friendly and has a lot of place to eat and shop. At night the area is is quiet and low crime rate.

                                                I like the concept of this apartment, but is frustrated with how slow things get fixed around here. We pay so much for things we don't get to use. Security and mails/packages system could be better (why do I have to go to a different building for my package?) And 7se extra gas cause garage doors are down for months? Some incentive or reimbursement would be nice.

                                                  For the most part, it has been good. There are a lot of little maintenance items in the complex that could be addressed. Also, the elevators are extremely loud. We were not told about that and it's kind of disappointing since we are right next to them.
