Living in Hell
When I first moved into the complex, the staff was great and things got fixed the first couple of days. But then it was bait and switch time with the employees. There have been crimes both to property and people for which the management has no sympathy. i understand that there are families with children here but common teach your kids some respect; maybe things would get better if the management did not allow the illegals to take up residency. One family member qualifies for a place then the next thing you know everyone in the family is living in the apartment. DO NOT WASTE YOUR TIME, YOUR MONEY, YOUR LIVELIHOOD, YOUR LIFE LIVING IN HELL AT EVERGREEN APARTMENTS.

It's a trap
This place is bad news and the managers are completely rotten people who will keep all your deposit and lie about the condition you left the apartment in, even if you leave it completely clean and undamaged.

worst place ever to live
K so I've had to live her for about 2 in half years now, might have to live here one more.:( I hate it there is always drama and violence and everyone is noisey. Someone got there car stolen. The management sucks, the "ladys" that work in the office are always rude and act like your interrupting them even when your trying to pay rent. Not a fun/safe/or quite place to live. Only live here if you have to like us. They try and make it look like an upper class place to get you to move in once you move in you realize its hell.

Great Management!!!!!!!!!!!!!
I totally didn't like the management change over that happened a couple months ago. My rent payments got lost and I was told I had late fees, when I had paid my rent! I was so frustrated! But when I took the problem to the management they explained that through the transition a lot of things got messed up. They fixed everything for me right away! Now they are throwing activities for the residents and giving away great prizes like $500 off rent! It's great! I will difinately renew for another year! I can tell the office staff really care about cleaning up the community. They recently had an event that brought everyone together to clean up trash around the community for half an hour and everyone got free lunch and a $50 gift card! How awesome is that!? Great place to live! I just hate that there's a handful of people who ruin it all for everyone else...but there will always be someone like that!

Rip Off Artists - Don't expect to get your deposit (not fee) back
My friend recently moved out of these apartments, in which I helped clean in order to get refunded the so called Cleaning deposit. Don't they know by law if they intend to keep your money they cannot call it a deposit. I wonder if you check their records they've never paid anyone their deposit. We spent a total of 4.5 hours cleaning and still had to pay money in the end. The law states you cannot charge for normal wear and tear after 18 months. Like painting and they still charged for painting. I hope a lawyer gets ahold of these crooks. Too bad my friend didn't read this site before moving in!!!! It seems all they are doing is recooping costs for something they are planning to do anyways. Why don't the just call it a maintenace fee, be up front, and say if you don't clean you could possibly have to pay more. They are not up front, because I was there at the signing when my friend moved in.

Worst Apt. Complex ive ever lived in!
Ive lived in a few different apartment complex's and this, hands down, was the worst. To start off with, rent is over-priced for what you get. I had mold grow not only around the windows, but on my sons walls near his bed. No matter how much you tried to clean it off, it always came back within a day or two. I had several things break in the apartment, and maintance NEVER came out to fix them. I had my car stolen from the parking lot, and the management could have cared less. I had several neighbors who partied all night long, and again, and nothing was ever done about it. There is only one dumpster for the entire apartment complex, so you either have to walk half a mile to get to it, or put it in your car and drive it down. Theres no outgoing mail for the residents. You have to give it to managment, which to me, was nothing but a hassel, and didnt make any sense at all. And to make matters worse, there were mailboxes around the entire complex, yet YOUR mail-box was on the opposite end... Im not sure what was up with that. Oh, and if you plan on getting your security deposit back.. Plan on taking them to court to get it. They either dont send it to you and you have to file a small claims case, which by the way, they have had against them, or they do send it to you, and its for $5 because everything else went for cleaning fee's and repairs... And if you think taking pictures will work... They'll only go in and produce fake pictures of an apparently trashed apartment. Not only have apartments burnt down at this site, but roofs have started to cave in, causing windows to break, and the apartment complex acts like its no big deal, and acts like nothing is wrong..... I would NEVER recommend this apartment complex to anyone... not even my worst enemy. This place is a joke. AND FOR THE PERSON SAYING I SHOULD HAVE CLEANED BETTER TO GET MY DEPOSIT BACK, FOR YOUR INFORMATION, I DID GET IT ALL BACK PLUS COURT COST. AND AS FAR AS MOLD GOES, MY APARTMENT WAS SPOTLESS... MOLD GREW IN MY APARTMENT FOR THE FACT THAT AT ONE POINT, THE ROOF STARTED TO CAVE IN, AND WHEN IT RAINED, WATER LEAKED INTO THE RAFTERS. So, dont even get me started in me not being clean enough.

This place is the pits!!!
Do not move here unless you enjoy loud and disrespectful neighbors, trash-filled parking lots and courtyards, and possibly having your vehicle broken into or vandalized. The staff are a bunch of inconsiderate dolts and, worst of all, they will screw you over when it comes to your security deposit. My wife and I lived here for fourteen months, and it is by far the filthiest and noisest place we've ever lived. Their security deposit policy goes something like this: you have to pay a cleaning service to clean the apartment before you move out or else the property will charge you (heavily) for cleaning fees. We got zero of our deposit back because our carpet was slightly stained and a couple of window blinds had been damaged. Anywhere else normally replaces carpeting between tennants, but Evergreen park just charges each tennant to have it cleaned, then leaves the same cruddy carpet for the next unfortunate resident! Living here was a disgusting and regrettable experience.

Don't move here!!!
I've lived in this complex for about 4 months. In that time I have had my car stolen from my assigned parking spot. It was found a week later stripped, and totaled. This complex is FULL of bad people. I don't know how many drug deals I've seen go down! If your looking for a place in this area, this complex may LOOK appealing but trust me...looks can be deceiving! The grounds are always trashed...the office is greatly under staffed, and I won't even get into the trash compacter issue. If you ever have friends over on a weekend night..you have to park like a mile away if you can even find a spot. Not to mention...you car could get stolen ;(. This place is a TOTAL joke. Save yourself the stress...don't move to Evergreen Park Apts.

neighbors with no respect
to the people who live on the ground floor on the east side of the S building, turn your bass down. There are others who do live here and also pay rent to enjoy the place they live in. All you are doing is annoying all of your neighbors. If this continues, be assured you will get evicted.

Corporate Crooks!!
Evergreen Park Apartments is nothing but a pack of cold-blooded corporate crooks. They kept all but $3.99 of my $325.00 security deposit, despite the fact that I left the place in better condition than I got it. One of their maintenance goons, who they have "inspect" the apartments, repeatedly lied on my move-out checklist, and even doctored the inspection photos of my apartment, as an excuse to deny my refund. Their management is two-faced, cold, and conceited as hell... particularly a nasty young egomaniac named "-------", and their manager, -----, is calculating and evasive, preferring to hide behind her minions, while all the while signing off on paperwork which screws you royally. The apartment charges you for every .little thing, and they don't even pay for water and sewer. What's more, they've never even had the basic courtesy to give tenants an outgoing mail-box. Instead, they tell you to drop off your mail at their front office... which you can't do after 6 p.m., when they close. Totally conceited and thoughtless. Avoid this place like the plague. These people value no one but themselves. They are evil, greedy swine.

I'm Sorry..They are HORRID!!
I lived there for 1 year. When I moved in there were quite a few to chose from. I lived with my cousin and we both had small children. The office gave us an apartment next to a convicted child rapist. The only way I knew that was because a friend put our address on a national sex offender website and our neighbor came up!!! Also, I started getting sick from allergies. THERE WAS BLACK MOLD GROWING IN THE CORNER BEHIND MY DRESSER! The management just said that it needed to be cleaned and to watch for moisture from the windows. When we moved out they charged for new carpet, paint and everything else and it wasn't bad at all. (OTHER THAN THE DARK SPOT ON THE WALL FROM THE MOLD!!) You have to walk very far to the garbage area. Half of the summer the pool was closed as it "need attention". THIS PLACE IS A DUMP!!!!! Please believe me!

HELL ON EARTH!!!!!!!!!!
THIS PLACE IS A FRICKEN JOKE, POOR POOR MANAGEMENT, MAINTANCE PEOPLE ARE A BUNCH OF ------- WHO LOOK LIKE THEY HAVE BEEN ON CRACK FOR DAYS, THE POEPLE IN THE OFFICE ARE STUCK UP THINK THAT THEY ARE BETTER THEN EVERYONE ELSE, TRY GETTING THEM TO FIX SOMETHING IS LIKE PULLING A TOOTH. THEY CHARGE YOU FOR BREATHING!!!!!!THIS PLACE IS A MISERABLE NO GOOD PLACE TO LIVE.

This place is just a joke
After three years of living here I can say without a doubt this is one of the worst experiences I have had in every way with a apartment complex.<br><br>Year 1 -The upstairs neighbor had a water leak and and he kept trying to get someone there to help him,no one came. I had to get on the phone and tell them I was calling the fire department cause the ceiling was going to cave in . I had water all over my downstairs apartment . The "Maintenece Person" finally arrives 45 minutes later. They put up a de-humidifier and left me in my apartment with this noisy contraption all weekend . Thats when the mold started to show up. After numerous calls to them I just gave up and took care of it myself .<br><br>Year 1.5- after signing my lease my car was stolen from out front of my apartment .After that I had numerous issues with people in my parking spot ,but Evergreen park never not once facilitated resolving the issue. The park Manager may as well be "Out To Lunch" <br><br>Year 1.5 to 2- A big influx of party goers which included fights and loud parties which would never be resolved by the park. Mold continued to be a issue as well as the parking.During this time Evergreen Park was on the news not once,not Twice,but three times for Child abductions ,apartment break ins ,and a security guard was stabbed!!! BTW do not bring children here everyone drives 20-30 up and down the street ,of course nothing was ever done about this by our esteemed "Out to Luch" Park manager.<br><br>Year 3. After moving out they charged me a additional fee to paint and replace carpet after I had lived in the place for three years . They additionally tried to report me to the Credit Bureau even tho I paid in full and on time my rent and additional fees .<br><br><br>This place is ran by a lady who can care less about anyone or anything except what kind of latte' her "Express Personell" employee brings her . Her employees are uninformative and downright rude . Thumbs waaay down

OHHHH MY GOD!!!!!!
We have lived here for one year, when we first moved in, everything was peachy, but a month later is when it all started falling apart. everything in the apartments are broken, our frig, the bottom part were the crisper is broke, i guess they thought that DUCKED TAPE would hold it in place, the mold is everywere, they told me it was normal...--------, its not normal to have condisation between the supposably weather proof glass, my daughter was being watched by someone outside her window, (he has been arrested) i asked them to move us to an upstairs and i still have not heard anything, and this was last summer! everytime i whipe down my counters the PAINT comes off... the stove overhead were the heat is supposed to escape outside, well if you look there is not one, its just a fan. The pool is always closed cause of bacterial reasons, they dont clean it. the windows are not secure, we had too buy our own locks for them. overall Evergreen Park is not a place too live, I would not recomend my worst enemy to live here. They need to tear the ---- hole down.

Donot move here
This place is full of mold. They will take all your deposit and some. They lack in maintenance, exspecaily the summer season. I would not recommend this place for a dog to live.

Horrible, management are all liars
We lived here for only a year, we thought we were moving into a safe neighborhood, but after we moved in one of our friends who is a Vancouver cop said that the complex was his favorite, all his exciting chase and take downs happened in this complex. He also told us that the police department attributed the high crime in the complex to when vacancies rise management will stop doing background checks to fill them up. I kinda thought it was wierd getting aproved an hour after turning in our application. While we were here we got our car broken into and two other tenants recieved a knock at the door late at night and when they opened it the person assaulted them and robbed them, they tried to get into our apartment, but were met with my friend Mr. Glock in there face, needless to say they ran away. When we left we had completed our obligated lease and had no complaints or late payments, we were promised a good reference, but when we went to got to our new apartment we were told that there was a problem, because our former managers told them that we never paid our rent and we were rude and obnoxious to deal with. This place has been the hardest lesson to learn, never trust the management, check the reviews, consumers know whats what.

Terrible experience..not worth the headache
I lived in this complex for 2 years and gladly paid the $1000 fee to move out before my lease was up. In 2 years, I was late on my rent one time, due to contstraints from work. I promptly delivered rent on the 4th at 10:00 am and was charged a $100 late fee, even with explantion that I was unable to get to the office the evening before. There was mold growing in the bedroom around the window frame. I might add that this was not the only apt that had this problem. I had heard of this from other tenants as well. Moving out is a joke!! Don't expect to get your deposit back, no matter what. I moved out and left the place in respectable shape (respectable meaning all rooms clean of any debris, vacuumed, holes from pictures filled, etc). First off, the letter I received for the move out stated that the complex had to "remove trash" and charged $50. I asked for proof of this so-called garbage, and as of yet there has been none provided. They shorted my final payment by $145 and charged $125 for cleaning. I was also charged a prorated carpet removal fee. They said that they could not only replace the living and dining area, but that they had to replace the entire apartment because that was the rule (never heard that rule before). It has now been ten days since I have left and I can't even get a call back to discuss the issues at hand. That alone goes to show the quality of the staff at the apartments. In my opinion dishonesty, procrastination, and negligence are not qualities of good customer service. I wouldn't recommend this apartment to anybody!!!

I've lived at this complex for almost 5 years and I really enjoy it! The employees here are always willing to help and they make this a nice place to live. They treat me like a person and I want to thank them for that.

I've lived here a year now and I can honestly say this is the BEST place I've lived. The management and maintenance is so responsive. Thank you to ----- (Manager) and ------ (Maintenance Manager) who make this a place my family and I can call home!<br>I love living here and my neighbors do too.<br>Thanks everyone!!!

Crime... Slums... Definitely not what you pay for
After living here for 3 years; the time has come to move out and get back to living in a decent environment. In the past year or so, the management and office staff has totally become less efficient, less than friendly and often try to place responsibility and blame on either other staff or the corporate office. The contractors that they hire to do work; do the work below standard and leave projects half completed. The pools are a joke in the summer. The amount of kids unsupervised and breaking the rules is unsafe for families with small children. Maintenance and "residents events" are often poorly planned with little or no notice to the residents. Rent is high for the condition of the property. They give you a "good deal" to move in but be weary of the nickel and dimes that they seek. Rent is for the apartment only... residents have to pay for all utilities even trash. The complex has 369 units and only 1 trash compactor. You have to rush to get your trash in while the maintenance crew is around or the compactor might be full. Security and Crime: Well there is crime everywhere but it seems to be hitting this area of town a lot more frequently lately. Not just property crimes but personal crimes.

They total scam on move out
They dont pay your last water bill keeping the money and then charge you double after the fact. Keep all your recipts when you move and get ready for a fight...expect to owe double no matter what and get reported to credit agency after 15 days.

You have better choices.
Beware of monthly fees and charges that are not part of rent and fees charged in excess of the deposit return amount on moveout. This is detailed in the rental agreement. If living here take pictures on moveout. <br><br>

Class Action Lawsuit.. Good Idea!
Their lease is 12 pages long, since they outline all of your responsibilities, while identifying they have none. High Theft and break-in area. Communication is poor. Watch out for all of the EXTRA FEES in the contract. You pay Water Fee, Pet Fee, Trash Fee, Usage Fee, Pool Fee, and many others. It isn't a wise choice to rent through them.
