Bend over, and bring your own vaseline!
I lived in the apartments for almost 3 years. Now I know why it was the least expensive in the area. When we first moved in there was a broken light fixture in the garage, and instead of the maintenance dept. fixing it they accused us of breaking it. You are responsible for the water, sewer, electricty, phones, and cable. The water and sewer is allocated for I felt like I was always paying way more that I used. My electricty bill seemed to be high as well, not sure why, maybe becuase there were seperate heating vents with seperate controls in each room. The cable is, well either you have it or you don´t. There is only one company that offers cable in the complex, and they operate out of California. It maybe be cheaper to get a dish and have access to more channels. There always seemed to be a problem with the moisture. My windows were constantly filled with condensation, and then the track would fill up with water. The window frames were in really bad shape, as I had holes in the molding around the windows where cold air was constantly coming through. They tried to fix the problem with caulking. But the damage needed way more attention than that. After I moved out, I was given a bill for the remaining "cleaning and painting" charges that my deposit did not cover. I really do not think that what they charged me was anywhere near fair. They took advantage of my situation and now are threatening to send me to collections.

I have lived here for a few years.
The longer you live here the higher your rent will be typical. <br> <br>We have had good and bad in the seven years we have been there. There are many unsupervised children not much can be done about that. Some of them have been good kids some need to be arrested. <br> <br>There has been little or no maintenance on our apartment while we have been here. Some painting needs to be done and the drains are slow. The cable still stinks but they have upgraded the broadband to DSL, I don´t have DSL so can´t say how good it is. They did come right in and fix our refrigerator when it had a problem, but our overhead light in the front room has a short and the have not or will not fix this. <br> <br>The biggest problem is the noise!! Loud car and home stereo systems at all times of the day and most of the night. We have had to call from time to time but the office staff does little or nothing about it. We have had good and bad neighbors here. Some of the worst are the fresh out of High school types loud music loud cars no respect for others. They don´t stay long I suspect they get evicted and that takes time. Some of the good people were harassed out by these crud youth. <br> <br>You can hear everything in the apartment above below or next to you and I do mean every thing. Sound will travel thru the floors or walls no problem. <br> <br>We have had only one problem with theft in the parking lot someone stole our jack and a few tools others have not been so lucky. The complex did have some security for a while but they dropped it so we are on our own again. <br> <br>I have been in many of the apartments visiting friends some having few problems than others. I was in one recently facing 49th street. When this one was built it must have rained hard and soaked the wood framing. There is mold coming thru the plaster where the boards are. Ours is fine and others apartments are in between just lucky I guess. <br> <br>There is no supervision at the pools. Teens can be a problem there. When my children were younger my wife would not take them to the back pool by herself due to harassment and unsafe actions of the teens. (Jumping from the roof cursing food in the pool dirt and rock in the pool) <br> <br>We have stayed because the complex is close to 205 and where I work, we looked at some other apartments in the area but the layout did not work for us. <br> <br>We will be glad to leave and hope that the move out cost will not be too expensive. I will try and add comments when we leave. <br> <br>Office staff has been hit or miss some good some very bad. We have not had any problems with over charges but water is expensive here as they charge back for lawn and pool water. <br>

You get what you pay for....
The apartments themselves are what you would expect for the money. Not great, not horrible. The cable situation does suck, and the people who laid the walkways were idiots...anytime it rains you have to get out your hip waders! Parking is what you would expect in a complex, crowded. However, the staff is friendly and helpful, and they have always fixed anything as soon as I have told them about it. Overall, it is typical of the apartments in Vancouver for the money that you spend.

Evergreen Park. A nice place to live.
I have been at Evergreen Park for 5 months and I have had no problems, and do not forsee any either. The staff has been helpful at all times. I never have problems parking, and the amenities are great. The price isn´t bad either. As far as the brats. I have two and they play with the other children and don´t cause any problems. This is a diverse community with whites, ------, ---------, etc. Great melting pot, so to speak. The mold that people are talking about comes in moist areas and just needs to be monitored that all. Like the other person said in her post, if you keep your place up. you won´t have a problem. One more thing. If you love heat, this is the place. My apartment stays warm and toasty just like Ilike it :-)

Great Apartment- So-So Management
I have found my own apartment at Evergreen Park to be very clean, very nice, and fairly quiet. The staff leaves a little to be desired, having forgotten to give me copies of my lease on two occasions and occasionally charging me fees twice for the same thing. The maintenance staff is great and responds to any problems very promptly. There is a bit of a problem with unsupervised children in the parking lots, but I have largely found them to be very nice and they will usually quiet down when asked. I was pleasantly surprised at the price and condition of the apartment that I rented, which features vaulted ceilings and a nice open living room. They do charge inordinate amounts of fees for late rent, moveout, and move in, but as long as you read your contract very carefully and follow the rules you will not be charged an unreasonable amount. I was surprised at the comments of the other previous tenants as I have never found there to be any mold problem, my windows are very secure, and I have never had any problem with theft here. Parking is kind of a nightmare, especially for those coming to visit you. Visitor spots are almost non-existent here, which can cause problems with people parking in marked spots.

Current Resident´s Opinion
I have lived at Evergreen Park for more than 4 years. I can´t believe how much some of the posters complain. The person who complained about paying 1200 for carpet replacement lived here for 3 years, if you hated it so much then why did you stay? This is an average apartment community, the residents are low to low middle income. Families live here mainly besides other singles and couples. The main thing that brings this property down is the residents themselves, they leave trash outside their doors, toss ciggerete butts on the ground and let their children play outside without supervising them. The staff has to spend the summer babysitting the 18 and younger residents at the pools, because the kid´s parents can´t be bothered to actually parent their children. Trees and shrubs get torn up by these brats also. The staff is constantly cleaning up after the residents. <br> <br>The property is making to improve the quality of the apartments. Outside contractors have been working on the dry rot problems on the buildings. <br> <br>Maintenance staff always are friendly and polite when they greet me in the parking lot. When something breaks in my apartment, it gets fixed within a short time period. I feel comfortable with maintenance staff in my apartment whether I´m home or not. One of them is even a woman, if you a woman you will know how nice that is. <br> <br>As for the mold complaints, HELLO this is the pacific northwest. Rain is a constant here all winter long, so you need to fight against mold no matter where you live. I never have much of a problem with it and I have asthma myself and so does my child, and we have never had a increase of symtoms by living here. The staff is helpful in giving you cleaning tips to prevent mold and if you follow the directs and keep your apartment clean you don´t get mold. <br>

Steady Decline
I had the unfortunate pleasure of residing at this complex about four years ago. I was surprised that the quality of service, apartments, and clientle had taken a nose dive compared to how it looked in 1993 and then in 1998. I am irritated that the standard of living in Vancouver offers it´s resident so little. What a pit. I had a mold problem in 98 and im sorry to say it hasn´t improved. I went to visit one of my friends and the ------ little parking lot kids (children whose most recent supervision comes from visitors and residents trying to manuver through the ------ parking lot yelling at the to remove their asses from the lot)swarmed around my car calling me a ----- for trying to drive. I have half a mind to drive back there and smash their bikes. Good Luck but I would rent anywhere else rather then these apartments. Downtown Vancouver has small family owned complexes that are much nicer if you don´t mind older 1970 construction.

You get your money´s worth
I have read some of the complaints on this board about Evergreen Park, but it amazes me that people would expect a mansion. First of all, rent for a 2 bedroom apartment is under $650.00. Paying $650.00 isnt going to get you an apartment on Fifth Avenue. I think for what people pay, it could be a lot worse. I live here (temporary stay) and their are a few things I dont like.... mostly about the residents. If they would pick up after themselves, picked up their trash and didnt park there ------ cars everywhere, the place would look a lot better. Landscaping and management are great. Maint guys always walking around picking up the crap that the residents are too lazy to pick up. People, dont blame the management for everything, blame yourself for living like a pig! If the staff didnt have to waste there time picking up after all the pigs that lived there, they could spend more time on things that could benefit the property.

do not tango do not pass go
I had lived here last year for a period of about five months. I forced an eviction after my car was broken into 2 times and I had lost over a $1000 in tools. Every time I tried to be as pleasant as possible with these managers, but met absolute defiance, resistance, and lies. Do not tango with these people. They don´t dance an honest step. Here it is a year later and they are haunting my credit report. They slapped an extra month of utilities and $140 in charges to my "then" rent. Unless you pay your rent PRIOR to the first of the month, expect a letter on your door informing you of a late charge. The pool access was ridiculous and the children are left unattended and not enforced to conform to politeness. And you can forget trying to get internet access from anyone other than some cheap Built-In wiring company that charges you for NOT using their internet system. This is by far the worst apartment complex experience I have. Don´t say we didn´t warn you...

Managers are horrible!!
Evergreen Park managers lost our rent check and then had the nerve to charge us again, plus a late fee. At the end of the month, I came to discover that they had cashed both checks!!! We were so mad and we never recieved an apology. We hated living here, stay away...far, far away.

Stay AWAY!!
If you are thinking about moving in here I would highly recommend that you do not. I have had nothing but problems from the staff here and from the apartment itself. First off, almost every month I would get a notice on my door saying that I owe more money for rent. They would always admit it was a mistake but I think they are just trying to sucker you into mindlessly paying more than you have to. Second they didn´t give me any notice when my lease was up and that they were raising my rent $75/mo. The apartment itself is in poor condition. The window seals leak and mold, there is no way to get all the bugs out of the place (no matter how clean you keep it). Parking is horrible, they assign you one spot which always seems to have someone else parked in it or blocking it (and they won´t tow the person unless they are parked there 24hrs). The walls are like paper. <br>Don´t be fooled by the model, the actual apartments are never that nice. <br>

Very noisy
I lived on the ground level and I can hear EVERYTHING that goes on upstairs. I can hear when they close the door on their dryer its that bad. The ceiling shakes whenever people walk around upstairs. My car was broken into twice while I was here. The window seals leak and started to mold. I got out as soon as my lease was up.

what a joke!!!!!
i lived there 14 months to long!!! i had my car stolen,broke into twice,patio furniture ripped off the first month i was there. there was a drive by shooting 2 apts over.there were cops there all the time. the kids were all hoodlums. when i moved out i ended up owing over 500.00, 100 and something dollar carpet cleaning bill,100 and something dollar cleaning bill when my neighbors said they were only in there less than hr and i got charged a full cleaning job!!! then they charged me to paint another 100 and something for that when it only needed touched up. my water bill which i owed 1 month tripled. if you rent from here READ VERY GOOD EVERYTHING!!!!! these apts have a severe mold problem and i mean severe. i have already stopped 3 people from moving in hopefully by this i have prevented more!!!!!

Ok, at first the apts don´t look bad. But beware. They will take your Security deposits (damage, pool keys, pet) and take you to the bank when you move out. My wife and I cleaned the apt super clean so we can get our deposit back (I have photos). Because the apt will not clean the mud from sidewalks you track in mud. The Apt. manager said that the carpet in the apt was new when I moved in and they said I had a pet that damaged the carpet. Well the stains started coming back into the carpet 2 weeks after moving in. I have 4 kids. Two where potty trained in this apt. From my understanding pet/human urine looks the same under ultravoilot light. They charged me for an entire carpet replacement $1260.00. They will also not tell you about there MOLD problem. I have Asthma and as soon as I moved in I started having problems. All the time I would have asthma attacks. After I moved out I haven´t had a single one. The mold is in the paint, carpet, wood. They never sealed the windows correctly so you can see the outside of your apartment next to your window. DO NOT MOVE IN HERE! I have lived in some scary places around the country but this place took the cake. It is the WORST COMPLEX I have ever lived in.

A Dump is better than Evergreen Park Apt
When we first moved in.I thought ,Wow!A three bedroom for only 625.00.It looked O.k.Let´s start with no grass whats so ever outside our apt.Mold everywhere.Now my 2 yr old daughter has asthma.Not counting my husband and my older son.Our cars got broke into several times.Not including all of our neighbors that had there cars broke into and windows bashed in that our parked on the road.This would all happen in one night.The managers are all dumbshits that don´t know there head from a hole in the grass.Know matter how desperate you are.Think of your health. P.S. I also hope you like ants and slugs alot.

A total Sham
When I first saw the place I was in awe but learned otherwise shortly thereafter. The front area is well maintained but as you get further back into the complex it gets worse. My apartment area floods every time it rains and the ground is like a swamp. The demo model is immaculate but when I saw my actual apartment I was all but satisfied. For what I pay it is small, used, and run down. The appliances are all cheaper hotpoint models. The carpet looks old and worn. Cabinets are worn down. Cracks in sliding glass closet doors. Two weeks after placing my $300 deposit I tried getting it back and they said there was a reatiner fee of $250 even though it said totally refundable. Parking is bad if you have more than one car. I can´t get digital cable or cable modem here and my apt. faces the wrong direction for dish (which they want a $75 deposit before you can install it. The gym is all but a joke. The list goes on and on...

Oh my God!
I just came across this web site and am Shocked to read what other´s wrote. I absolutly LOVE living here! I have been here 2.5 years and I plan to stay. Sure....there are occasional parking problems, but I can get over it. The landscaping is beautiful, awesome amenities (2pools, FREE tanning, Fitness room that is open 24 hours), and the staff is the best I have ever experienced at an apartment complex. They go above and beyond for me. I have talked to other neighbors and they feel the same. I would recommend this place to anyone!

would not recommend
The noise here is a major issue. Tons of kids run loose at all hours and unsupervised by their parents. I cringe every time I hear kids outside playing anymore. The apartments are relatively small. The appliances are not energy friendly, and it was absolutely miserable to try to cool down the place during the summer. Typically my apartment was at least 10 degrees warmer inside than it was outside during the warmer months. Also I had a problem with all the bugs here. They do minimal landscaping but no pest control. The spiders are as big as small rodents, I swear. The roofs are disgusting and I never see them doing any sort of maintenence on gutters or on the outside condition of the buildings. I can´t wait to move out. I won´t live in an apartment complex again.

AWFUL!!!! DON´T EVER RENT HERE!!!!!
i have never lived in such an horrible complex. my telephone wires shorted out 3x while i lived here, the kitchen, bathroom and balcony floors are ROTTING out-and the management KNEW ABOUT IT BEOFRE THEY RENTED IT!!!!!!! staff very unhelpful, never got a copy of my lease. Dishwasher had standing water and molding things for weeks!!! i moved out as soon as my lease was up@!!!!!!Be forwarned about this pit!!!!

not bad cable sucks...
The Cable provider here "Castle Cable" is horrible and generally three stations are out at any given time. You can get a little dish and install it but I don´t want to pay the $200 for the dish. Parking can be a pain the a$$ if you have more than two cars. I have had noise complaints off and on here and although they say they only allow three instances the trutch is I have never seen then kick anybody out.
