Rude Managers, the worst aparment community I have ever lived in
Definately don't waste your money. There is only ONE place to dump your garbage which is my biggest gripe, it is gross and incredibly inconvenient. Parking is horrendous with few free spots and they are not big enough for anything other than small cars. Children are allowed to tear up the landscaping and there is constantly garbage left along pathways from unattended children who are screaming and tearing thru the property. The pools are too cold and although they claim to have hot tubs, they aren't hot....so they aren't used often. It costs additional money to have a key card to get into use the exercise equipment, and after seeing what is offered, it isn't worth the money to have one. They have not taken care of their sprinkler system and in some areas, it floods every night, allowing mosquitoes to multiply and the grounds to be muddy. They maintenance people drive all over the grass, leaving tire tracks from their vehicles and also drive irresponsibly and leave these vehicles parked at times in the middle of the road. There is ONE pleasant staff member, she is the leasing agent. The rest of them are rude and unpleasant to deal with and make you feel like you are a bother. I have not felt welcome here at all since they took my money. Pet deposits and fees are astronomical and the apartments are not worth what they are asking. I cannot WAIT until my lease is up so I can move. There is much noise from the road and also, from the industry next door, which runs machinery 24/7. You'll do better elsewhere.

Ok Aprtment, but Management Is Horible
The apartment itself is ok, but if you like using the swimming pool, spa, gym good look. Its always closed and to no reason. The management never does there job allowing too many kids in the pool screaming splashing. The Spa's are never Hot. Don't recommend this place at all

Avoid if possible
If you are looking to move out anytime soon and are planning to move to Evergreen Park Apartments, look elsewhere. When we toured the place, the staff seemed friendly and was relatively quiet too. However, that all changed when we moved in. When we moved in there seemed to have a lot of maintenance issues with the apartment such as, non working heaters, extremely creaky floors in all of the bedrooms and showers (all of this wasn't an issue when we did our tour of the building before we signed the lease). Blinds were falling apart and water would get onto the window sills and destroy the wood. With that being said, the maintenance guys were even worse. One of the maintenance guys was pretty cool, but the older bald guy was a jerk. Anytime we had an issue he seemed that it was the biggest pain in his butt to come over and fix our stuff. Parking at night was just plain ridiculous. The complex is way too big for the amount of spaces that were there. Our neighbors were noisy as hell. They would play their rap music extremely loud at all hours of the day. There were a few instances where our neighbors would get so rowdy that ambulances would show up near our door. The area itself is not exactly anything to brag about. It's next to this creeper gas station that always gave me the willies anytime I needed to go there. Management is also a joke. After Joe ( he was cool) moved to a different part of the office, we had three women that we had to deal with. Anytime I had an issue with the apartment they seemed like it was the worst thing they have ever had to do. By the end of my tenure there I ended up owing money for cleaning, etc. Even though I made the place spotless and paid good money to make sure it looked good. When I asked them why I got charged, they never gave me a straight up answer. I am very displeased with Evergreen Park and will NEVER recommend this place to anyone.

Horrible place to live
Literally the worst apartment complex I have ever lived in. I have no idea how they even stay in business. On more than one occasion, we dropped our rent off in the drop box (well before the deadline) and they charged us late fees. Because they didn't pick it up out of the box until after it was late. Our apartment had mold everywhere. In all of the window sills. In our closets and growing on our walls. When we told them about it, they didn't even let us finish our sentence before they shut us down and told us to clean it ourselves. At the end of our lease, we walked into the office and tried to give our notice a month and a half before the contract was actually up, and they refused to give us the move-out notice agreement so we could sign it. At the time they told us that we had to come back and give our notice on the 10th of the next month. We were both out of town on that day and are now being charged with another full month of rent. Needless to say, we are not going to pay it. The women in the office treat you like a child and talk to you as if you couldn't possibly understand what they're saying. They are rude, unorganized, and impossible to communicate with. On top of all of that, the windows and doors are cheap, and old. The appliances were always breaking down. The heating system was extremely inadequate in the winter time, we would leave our heat on, and the apartment was still unbearably cold. The pet deposit is ridiculously, and not one of the utilities is included with the rent. yes, the rent is fairly cheap, but that is literally the only good quality about Evergreen Park. And I'm not the only person who has had a difficult time with these people. Friends and coworkers who have lived there all experienced extremely similar problems. It's definitely not worth the time or effort to even think about moving there.

Management is a problem
Due to the managemnent, I will never live in another Guardian Management home. I lived in Evergreen Park for four months -- my apartment was recently remodled, great neighbors. Unfortunately, my dealings with Guardian Management were horrible. They lied to me on more than one occasion, and they treat me with disdain. When I signed the lease, I was in the middle of a house purchase. I let the management know that I wouldn't be there for the full lease & they told me no problem, that it was easy to break the lease early. But in the end I actually ended up paying two months extra rent to be allowed to leave. First, there was an extra months rent due to "buy-out" of the lease. During our initial discussions I was told there was no buy-out. And then, the management states I didnt follow specific procedures when I left, so they charged me another month's rent. But the procedures I didn't follow are not in my lease and nowhere in any of the paperwork I was given. The final insult was that when I left, the inspection checklist clearly shows all items as being "Satisfactory." However several items are also marked as "Unsatisfactory" and I was charged extra for cleaning. One of the items marked as unsatisfactry was the oven/stove -- the oven which I NEVER used, and the stove was used only 2 or 3 times. Both were cleaned before I left. In the end, I lived there for four months, and was literally out of town for work for two. That apartment was in better shape after I left than it was when I moved in, so I should not have been charged for cleaning at all. In fact this is the only time I have ever been charged for cleaning when vacating a residence in my entire life. I tried to dispute the charges, but the management is completely unflexible and uninterested in talking with me. So, I spoke with the district manager in Portland, who told me to write a letter. I did, and after several weeks, still haven't even been given the courtesy of a response. Unfortunately, it will cost more for me to fight this than I lost in rent and cleaning charges; and due to techncalities in state law, it could go either way. So, I am just out about 1500 bucks.

not a good place
The place we thought was ok at first, but when we had problems with other tenets that moved in after we did, all the management wanted to do was to move us. Sorry, we were here before they were. They did nothing to the other tenets what so ever. And when we moved out, they charged us for lots of cleaning that we did, in which we took pictures. They also charged us for new carpet saying that it was put in just before we moved it, which is NOT true. That carpet was old and had stains on it to begin with. Need less to say we didn't pay then anything what so ever. Come to find out, this is something that they do on a regular business. They always replace the carpet after tenets move out and tell them or say they did in which they didn't replace them at all, and charge the former tenets for new carpets. Also it stated in our resigned lease that we wouldn't have to pay for it. We are waiting to go to court for this now in which I know we will win due to the lease contract that we all signed and all the pic we took before and after we moved. The complex is also full of people that don't care about anyone besides them selves. The maintenance crew is pretty good, but the management team isn't that great. The best person that works there is Joe. He is helpful as much as he can be. Also, there seams to be drug issues that always arise there as well. This seams to be continuous. If I would have known this, I wouldn't have moved there with my kids. This place is not for everyone, but I have found out and heard form lots of people living there, if you have issues with anyone else there, you are a bother to them and they don't wanna do their jobs right, or by the state law.

Pursue all other options before settling here
I have lived in this complex for almost 3.5 years and it has rapidly gone downhill. I honestly would have moved sooner but was here until I bought a house and did not want to move my child twice in a short amount of time since I never felt there were safety issues. The parking is ridiculous and the management does not monitor when cars that do not run are left taking up a valuable unmarked spots for months at a time. The maintenance team is horrible and rude. They never follow through on the dates that are given. The insulation is the worst I have ever experienced for keeping heat in as well as noise from neighbors out. I would never recommend this place to anybody unless it is your absolute last resort. Believe me it is worth an extra hundred or so dollars a month elsewhere not to live in such a trash pit.

Good maintenance & consistent mgt. After 9 years would move back. Quick repairs when something needs to be replaced or repaired. Lots of big trees & friendly neighbors. Flexible mgt when you need meeting space or birthday bbq area. EZ freeway access.10 minutes to Portland airport. Professional management. Security a strong focus. Take a look.

Don't move here!
I hated living at Evergreen Park. The apartments themselves are okay-nothing great, super cheap carpeting where the staples can be felt, moldy windows, etc but still overall not horrible. Many people that live here are scary, and the outside is really ------. I would never live here again, EVER. I can hear everything my neighbors do-take a shower, close a door-EVERYTHING. It is horrible! I never had problems with management, but that's seriously the only nice thing I can say about my time living there. Seriously consider living somewhere else-this place is not even worth the fairly cheap rent. It's disgusting, I hated my neighbors, and I couldn't wait til my lease was up. I seriously considered breaking the lease just to get out of there.

disabled tenant pleased with EP
As the title says I am a disabled tenant who has lived here for two years. Overall, I have had a wonderful experience living here. I chose not to live in a wheelchair accessible apt because the one they have doesnt have a washer and dryer in the unit, though from what I understand they have one on site for that person to use. From the day I moved in their maintance staff has been prompt and effective. They attached my wheelchair ramp to my front door the same day I moved in, without knowing they would have to in advance. They will help me do things that would normally be up to the tenant (like putting in new light bulbs, reattaching smoke alarms.) This means a lot to me because I have trouble standing, much less using a step stool. They have always responded with a smile. In relationship to my disablity, shortly after I moved in I got a small puppy I intended to train as a servoce dog. Though he was obvously still in training and Washington State law does not say a dog in training must be admitted they allowed my service dog on site and waived the pet fee, though Addonis wasnt trained yet. He was a terrible puppy who used to break free from my grip while I was in the office. He would jump on desks, the staff, he even piddle on poor beths shoe. Through all of this they have loved my dog, been paient and most importantly have respected my taining and asked before greeting Adonis. When he was a puppy he almost died. I was afraid I was going to have to spend my rent money on vet bills. When I went in to talk to them they gave me the names of several agencies that might be able to help me come up with rent, and most importantly the entire staff showed genuine concern and saddness. They even got me a card signed by all the staff. Luckily, Adonis made it through, and is even a well trained 2 year old dog now. As if that is not enough The staff is very respectful of me. I am gay and make no effort to hide who I am. Though in many other places I have come accross unspoken homophobia, I would proudly say that the staff here promote an enviroment that is accepting for those outside the norm. In regaurds to rent, I can say thaat I feel it is a bit high for the current market, but I moved in here two years ago when the market was much better, and it was a deal back then to have a W&D in the unit. They have not had one increase in rent since I moved in. As far as noise...well I am probably one of the loud neighbors that others dont like. I fall often, my dog barks on occasion, but I have only had odne complaint about noise and it was well founded. My dog was experiencing seperation axiety and whinning for long periods after I left home in the mornings. The management was understanding that breaking this habit takes time, and it was never mentioned again. Adonis has sense stopped. Anyway, when you live in an apt, more so on the first floor, you are going to hear the sounds of you neighbors, as they hear you. Its part of apt living and not the complexes fault. I dont drive so I cant comment on parking On safety, lights do flicker around here a lot at night, which I suppose could be seen as a safety concern. The police are often on site at night, as is Metrowatch, but they are just making sure all Is well and frankly, it makes me feel safer. I have lived here for two years. I am moving out in August. I love it here and am going to miss my house, and the staff when I leave.

Crap!
I lived there with my fiance, we definately chose an apartment WAYYY to quick. We moved out as soon as our 6 month lease was up. Parking was a joke, very few unmarked spots. Most nieghbors were loud, people were always parting or fighting on thier patio. Several people let their toddlers play on the playground unsupervised. The apartments themselves arent to horrible for what you pay, everything in them is CHEAPLY done. Didnt see any mold, but windows were bad they let cold air and moisture in. Maintance ruined the grounds cuz they took shortcuts through the grass making it look trashy. Maintance is crap and most are lazy, there were 2 maintance people, a youger guy and a woman, who you always saw working their butts off. Mangement is a joke, they dont communicate well with residents or eachother. The place is just crap crap crap.

Stay Away
These apartments are not safe. I was approached and watched several times while i live here by the common thugs that reside here. The Apartments themselves are dirty and not kept up. You can hear your neibors going to the bathroom!! That's how horrible the sound proofing is. My tire was slashed in my parking carport. There is no parking, unless you like to walk from the other side of the complex. We had ant infestation and also my neibor had a poison spider problem pretty badly. I can't wait to get out of here. The windows have black mold constantly and it sincerely is not a safe inviornment for anyone. I also heard they charge a rediculous amount when you move out and am scared when my lease is up this coming fall. So if you don't have children, love to party and never sleep, enjoy livin in your own personal ------ move here. It will be a blast for you.

A burdon to live in.
I have lived here for six years. At first, its OK. Rent is afordable until your lease ends, then expect a $25 hike in your rent. The goal is to make it so high that you can hardly afford it. But if you can they will send you a pre-eviction notice and force you out that way. Best of all they dont have to tell you why you are being evicted. There maintenece team is unrelyable and will avoid fixing anything. I personally have been living next to a peeper and I was rediculed by the careless management for burdening them with the issue. They have managed to set the units on fire twice in two years. I would advice anyone not to move here

Not great, managment sucked.
I lived at EP for a little over a year ending in March 09. The apartment it's self wasn't bad, typical apartment. Cheap carpet, paint and appliances. The walls were a little thin, and for awhile I would hear my neighbors stereo, but after banging on the walls every time they turned it up for a few weeks, it stopped. I tried calling management, but they didn't do much. The garbage situation was absolutely terrible. Having to walk a quarter mile to dump my trash sucked. While I was there, my car was broken into and my brand new deck was stolen, management said they couldn't do anything and that they were "between" security companies so basically the had no security at the time. When I moved out, we spent a whole day getting the place pretty clean, but they actually charged me more then my original deposit for a cleaning fee! Anyhow, the management didn't give a crap about anything. Also, they have had two major fires in the last three years. I figure that was karma. Oh, and the windows were terrible. The sills were constantly wet and moldy.

Trashy
When I first moved here I thought it was going to be a very clean place,wrong.There is trash on the grounds which they don't maintain.Sometimes the hot tub and pool is closed because people jump the fench at night and vandalize the pool.There still is graffiti on the stairwell, I called about this but nothing is being done.When I walk to the trash compacter to throw my trash away there's trash all over the ground.Tenant's have a mailbox key that they use to compact their trash,but they don't use it.Cigarette butts all over the place, a good fire hazard. Management doesn't care about the apperance of the facility. They have gardners, but they don't pickup trash. It's somewhat noisey, you get inconsiderate tenants with their stereos blasting.Before you decide to move in an apartment complex do a walk around the whole facilty to get an overall view. That's what I should of done, don't go by what the front of the facilty looks like it is deceiving.

We liked our place
We had a positive experience at Evergreen Park. We moved here from Nebraska a year and a half ago, and the staff was very helpful getting our keys to us and working with us through the move. Over the 18 months, we did see a pretty high turnover in the office, but everyone was pretty friendly. The managers are very nice and easy to get along with. We have 2 big dogs, one 60lbs and one over 100lbs. The only problem we really had was scaring kids with our big guy(even though he's a sweetie and would never hurt a fly - sorry kiddos....) The office staff were always helpful with any issues we had with the pups. The scooper bags were usually well stocked, and especially after the staff put out a notice about making sure EVERYONE picks up after their dogs. There are quite a few cats that roam around the complex, but I believe they all belong to someone, their owners just let them explore a LOT. Not so great for the cats or dogs in the area, but you can't control what others do with their pets. Unfortunately, that many cats does lead to some bug problems, but we just made sure to keep our dogs treated with frontline. As for claims of high electric bills, I never saw a bill over $100. Now that may be a lot to some people, but in all honesty, we were running our wall heaters quite a bit and there was 3 feet of snow outside. The lowest bill I got was around 55 or 60 I believe. Wall heaters are really not efficient, but they are inexpensive to install, and lets face it, that is probably one of the reasons the apartments are the price they are. If you are looking for gas forced air, maybe you should be prepared to spend a little more. We had no problems with the clothes washer or dryer, they both worked well. We rented a 2 bed, 2 bath and were relatively happy with the size, but again, if you are looking for 1200 square feet, be prepared to pay a little more. We honestly didn't ever use the pool or the hot tub, mostly because I am a teacher and I don't really like dealing with kids when I come home from school too. We did however use the exercise room, and found that helpful. There were some vandalism problems though, and the staff had to limit the hours quite a bit, which was a pain. Parking can be a problem, but that was only because my husband would come home from work at 2:30, and have to park up front. There was always a space, but sometimes he had to walk a little bit. Most of the time though, we parked right across from our place. As far as noise, most everyone was very respectful about living in an apartment and tried to keep it down. Our neighbors were all nice, and very easy going when asking or being asked to turn it down a little. Grounds crew comes through every Monday, and the only problem can be other people not picking up after their pets. However, the staff has developed a way to cut down on residents being irresponsible, and it seemed to be helping. Safety was never an issue for us. Construction was again, good for the price. Maintenance was usually very quick, even in snowstorms. We only had a few things happen, (disposal and dishwasher) and once we got the request in, they were there in a 24 hours. Mildew was an issue, but we were careful about cleaning and bleached the window edges to kill the mildew about every 6 months. We didn't notice any mold, black, green or otherwise. All in all, we liked our time at Evergreen. The price was more than fair for what we got, and they not only let us have our dogs, but loved seeing our dogs as much as us. I honestly can't remember walking in to the office with our dogs and not having someone come ask us how we were doing and just wanting to give the dogs love. :)

WORST APTS EVER!!!
They offer you great deals for crap. I rented the apartment over the internet, had someone else view it for me and they were shown the model, surprise to me when I moved in the pictures they took looked nothing like I had rented. When we moved in our fridge was broken, they got me a new one within days, however by than all my 300$ worth of groceries were rotten. They offered no compensation. My stove and oven were broken the entire time. My Dryer constantly caught clothes on fire and my washer smelled like dirty socks. Upon move in they said my apartment was clean and in perfect order, it smelled, was covered in dog hair and crap, which they just painted over in spots, was messy and looked as if it was never cleaned. After we killed about 40 poisonous spiders they finally got an exterminator who stood outside and smoked cigs and stared at the kids swimming, I finally bug bombed it myself, but the spiders never stopped coming. Due to no insulation the electric bill was a minimum of 300$, but it still never stayed above 65 degrees. I was sick the entire time I lived there the awful seven months, to find that the walls were inches thick in black mold under the paint. Upon moving I was informed by the new management that if my apartment was perfectly cleaned than I would receive a full refund, so I hired someone to bleach it top to bottom, there was not one mark in the whole place, but they charged me anyway. Needless the mass amounts of pedaphiles they rent to and the criminals and drug dealers. Security my ---, a poor seventy year old guy who drives around the parking lot, hope you don't need him he'll quit answering the phone. I witnessed numerous car thefts which I reported to the police when security hung up on me, but of course nothing happened. The children's play room was closed down for almost six months for remodeling, which I don't think was ever finished. The play ground is a trap, the play thing is dangerous and broken, I hope you don't expect to let your child use it. The pool or hot tub was never open to me and if you want to tan, you better hope the current staff isn't interested or you'll never get that either. IF YOU WANT TO BE SICK, BE SCARED OF CREEPY MEN, WITNESS CRIMES AND DRUG DEALS AND HAVE YOUR CHILDREN IN CONSTANT DANGER THIS IS THE PLACE FOR YOU. JUST HOPE YOU DON'T DIE FROM A SPIDER BITE OR SOMEONE ROBBING YOU IN THE MIDDLE OF THE NIGHT. OH AND MAKE SURE YOU KNOW THAT ON TOP OF YOUR RENT YOU PAY TO HAVE YOUR APARTMENT CLEANED A SECOND TIME, PAINTED AND CARPET REDONE FOR THE NEXT TENANT. I worked apartment management, painting and cleaning for five years and this is the worst scam I have ever experienced. Oh and DON'T EVER TOUCH THE blinds, they fall apartment with use. Almost forgot about the water...Its based on the whole building.. I was gone for a almost a month minus a few days and was charge 35$ for water that month and when I asked about never got a reply. Same with electricity, your bill may come in your name, but that doesnt mean anything, my heaters were broken for three weeks, but I still had a 200$ bill.. Hope youre not in protective custody, all you have to do is pretend to be a social worker or something and they will tell your name, move in date, apt. number, rent and anything else you ask. PS. To anyone who thinks I moved on bad terms. THEY BROKE MY LEASE BECAUSE THEY INFORMED MY HUSBAND WHO I HAVE PROTECTION ORDERS FROM THAT YES I LIVED HERE AND EVEN GAVE HIM MY APARTMENT NUMBER ON ACCIDENT THEY SAID BECAUSE HE PRETENDED TO BE DSHS.. I MOVED IN UNDER THESE SAME PROTECTION ORDERS. THIS IS --------! I DONT CARE WHAT AGENCY SOMEONE SAYS THEY ARE WITH YOU DO NOT GIVE THIS INFORMATION OUT, MY HUSBAND IS A CRAZY MAN WHO TRIED TO KILL OUR SON WHO IS NOW -------- AND MYSELF OVER A YEAR AGO AND WE HAD SUCCESSFULLY HID UNTIL THEN. OH AND THEY RENT TO HIM IN PORTLAND OREGON..BEWARE HE MIGHT ASSAULT YOUR GIRLS.

My Own Experience
Well, I have lived at EP for a year now, and yes, I am getting ready to sign another 12-month lease. Why? Because when I found myself going through an unexpected divorce, with 3 children and nowhere to go in this area, VERY bad credit and a slightly blemished rental history, EP was willing to let me move in. I am an upstanding member of society, I work full-time in a career I enjoy, I am very clean and respectful, I'm a happy decent person who had fallen on hard times the last couple of years. Its amazing how impossible it is to find somewhere good to live when you have some black marks on your credit and/or rental history--especially if you have pets like I do. Now to be honest, EP was not my first choice. Since I did indeed read reviews as I was looking for a place, I of course was concerned about all the negativity. However I was in a bind and ended up taking the plunge. Here is what I have experienced. Upon move-in, my unit was very clean, I mean spotless. That impressed me. The carpet was new, the vinyl floors might have been too. Overall I was pleased with the apartment and so were my kids. In the year we have been there we have experienced minimal problems. (I swear I am not an employee or friend of EP!!) Each time I have called the office about something not working, they have come and fixed it within 2 days. It's usually stuff like a dripping faucet or heater not working. Nothing big. I did notice mold collecting in the window tracks after a few months. Not on the walls or anywhere else though, and my apartment definitely does not smell whatsoever. As far as the windows go, I figure that's just the way it is with these older units, and I take responsibility for my own environment and clean it off as it collects. I found the complex to be surprisingly quiet, considering its reputation. I occasionally hear my neighbor's stereo, that's it. (Perhaps I am lucky because my unit is not facing any parking areas or street.) I have seen a police car at the complex only once in this entire year. My car has never been vandalized. I have never seen illegal activity in the parking lot. True, I wouldn't hang out in the lot at night, but hey I wouldn't do that anywhere! I do see some unsavory characters around from time to time, but geez, that's to be expected anywhere you go, especially so close to I-205. I don't see roving bands of hoodlums or genuinely scary looking people in the actual complex grounds. Parking has been adequate; I was given a carport space, which isn't always possible for new tenants, so I was happy about that. When I have visitors, they can usually find a place to park near my unit, but not always. I don't see this as a problem or concern, just one of those inconveniences that come with apartment living. My kids and I spent a lot of time at the pool during the summer and it was great. There was a minor issue where the pool was closed briefly and a warning sign was posted (damages apparently caused by vandals) but it didn't affect our overall enjoyment. These are my personal experiences, I'm sure the police have been there other times and I don't question that people have been victimized by vandals and theives, but I'm just saying in my day-to-day life, I am not seeing all these horrible things that other people are writing about. And it's just silly to imply that these negative things don't happen at other "nicer" apartment complexes because they DO. There are good and bad eggs everywhere. No I am not an oblivious Pollyanna type. I do recognize things at EP that need to improve, like the dog poop on the sidewalks (but is that management's fault? no, it's the lame irresponsible dog owners! there's no way to enforce the rules if you don't know who's breaking them. these dog owners are sneaky!!), the trash pile-up at the dumpster, the vandalism on playgrounds and outdoor light fixtures, kids making a mess by playing with the landscaping rocks... BUT overall I am satisfied with EP. I feel that the reasonable rent, quality of the unit, amenities (a washer/dryer in my unit--great!), and the staff (which have always been totally nice to me) makes it a decent place to live. Especially if you are like me and you have struggled financially despite your best efforts. My advice is to take everything into consideration when you're looking for a place, and use your common sense! I would also like to add that if anyone's health or safety has been compromised in any way while living at EP, I am truly sorry and agree that that is totally unacceptable. I am just putting MY story out there so that others can make a balanced decision.

Highly Recommend... you STAY AWAY from here!!!!
We found this complex and moved into it in desperation. We had no where else to go and they offered a move in deal that they knew no one could refuse! When we moved in, we were given a packet to warn us of the possible mold on the windows. They neglected to tell us that it would also smell of mold throughout the bathrooms, under the carpet in my kids' rooms, and that it would grow up the walls, too. This was NOT (contrary to the belief of other posters here) from a messy or unkept home. This was because of crappy windows an the lack of any type of storm insulation, and the poorly installed dryer in the laundry area of the apartment that created an indoor rain forest throughout the apartment whenever you used it. Even in summer, water accumulated on windows and sills when the laundry was being done. Even with constant bleaching and cleaning of all the windows, the mold that grew in our apartment was enough to have two of my children end up on inhalers and in one instance, my son woke up at 3am with blue lips and no air getting into him. A trip to the ER and some seriously quick action took care of him, but the question of mold in our place was the first out of the doctor and nurses mouths. Our first set of neighborly problems had to do with naughty teens doing anything they pleased as the mother of the household worked graveyard. This included screaming in the hot tub area, which echoed throughout the courtyard in the middle of the night. There was marijuana use with nearly every neighbor we had move near us, and it could be smelled through the walls - it's the only way I can describe it. Somehow, the ventilation for bathrooms is connected in someway to neighboring apartments, especially between upstairs and downstairs neighbors. After several complaints from us and other neighbors, the residents in that apartment were evicted. Our next concern came with another close neighbor who did not get evicted until his friends did thousands of dollars in damage to the sprinkler systems, playgrounds, and other areas of the apartments, vandalized the pool area and ruined the use of the pool and hot tub out front for several days due to misuse of bubble bath and of the area in general. That same neighbor also used/dealt drugs from his apartment and it took TWO fires INSIDE his apartment to finally see him leaving! While I was pregnant, I tripped and fell on a raised/damaged piece of sidewalk near my building and ended up spending a few days in the hospital!! This was reported and nothing was ever done about that crack. My children have fallen at the same spot as well. When we told the management, they asked if we could walk around it!!! Sure, I'll stomp my kids through the mud so we can hurry in and ruin your precious carpets!! Our car was vandalized and "sorry" was all that could be said about it. The mailboxes were constantly getting broken into - especially the large boxes that open with a key when you receive a package! Newer neighbors have been seen doing naughty things in their cars, and I witnessed, personally, the preparing and distributing of drugs in the parking lot near my building. The newer tenant who was doing so, even lit up a joint AS the security car drove past. Another newer neighbor was able to slip past the supposedly strict background check with a felony arrest and pending charge in Portland - only to reside here shortly and end up arrested again for serious domestic abuse charges. The issue of having only the one compactor wasn't such a horrid idea to me at first, until I saw the lack of caring for how it looked and how people treated that area. Then to top it off, management made it clear that garbage was not to be set on your deck/patio area or your front door/porch area. How exactly do they expect you to, with a family filled apartment home, stop what you are doing each time a bag of garbage is full and walk the entire complex to deliver it to the trash? Ridiculous. These apartments and their ever changing staff have a horrible past and I see no change for the future without some serious reconstruction and major improvements done to make them more livable. From plumbing problems to a constantly broken dishwasher, backed up drains and garbage disposal issues, moldy smells and growth problems, parking issues and lax security and care for resident safety - these apartments have far more than a little improving to do! I highly suggest you steer clear of the place and find another, more tolerable place to live!!

Don't move here!!!!!!!!!!!!!!!
From the time my son and I moved here the garbage has been terrible. They do not compact on any schedule and at times the garbage piles so high outside of the compactor that it exceeds 6 feet in hight. I have complained many times and gotten nothing but lip service. The behavior of some of the residents is pathetic (sex in the parking lot and lots of drugs) yet it remains unchecked for the most part. As soon as I'm able my son and I will be looking for a better more responsible place to live. This is not the place you want to raise kids. They also did not tell me that water and (believe it or not) garbage is an additional charge. Don't move here if you want to be happy.

I lived there for 8 years to save for a house. I saw many people come and go during that time. I can tell you first hand that they 'evergreen apts' will try and hold as much of your security deposit as they can when you leave. This is fairly normal for apartment living but evergreen is tougher than any place I lived before. You really have to work you tail off to get your money back thankfully we did. The biggest problem while we were there was loud tenants. The management turned a blind eye to our complaints and when they finally did do something about confronting the problem tenants they would do it in such a way that the problem people would know who was complaining. We had our cars damaged by these people in retribution for simply asking them to be more conscientious of others. I was never so glad to leave a place as when I left evergreen apartments. Are the recent positive review posted by management or someone they know , could be? Is it possible that there ore people that do enjoy living there perhaps I know of others that lived there longer than we did. There is one statistic that you should always remember for every person who writes a bad review there are ten others that didn t take the time to comment. Similarly for good reviews even if the last two are legitimate the cautionary comments out number them 10 to 1.

I don't see what everybody is complaining about
My family and I have lived here for nearly 3 years, and the biggest complaint that we have is how often the managers change. Other than that, we are very happy with our apartments. We know a lot of people who live here who are happy too. So far, we have not dealt with any mold problems... and none of our friends do either. Anyways, this place is not bad to live at all. There are a lot of good features like a really nice gym and free movie rentals (that's my families favorite thing), maintenance is really fast and on top of their game, and even though the managers change, everybody in the office seems really nice and professional. That's all I really need to say... we are proud to call Evergreen Park our home.

Worst Place Ever
Worst Place Ever, Crooks, Toxic Black Mold everywhere, they allow Criminals and creeps are everywhere. About 5 years ago one of these creeps tried taking a little girl right out of the window of one of the apartments even.

Very bad place & Management are crooks
I agree with all of you that think this place is not good. I lived there from 2003-2004. I could not get out of there fast enough. Mold is a cronic problem thier and they tell you that when you move in. No matter what I used on the windows the mold would just keep coming. My sons car was stolen, then found stripped. He signed himself off the lease and moved. Then when I moved at the end of the lease they took me to court for all kinds of charges and included my son even though he was not on the lease. Needless to say I won and they paid the court cost and my time off work etc. There was lots of partying, drugs, and even one lady was running a prostitution ring out of her apartment. I turned it in to the management and nothing was ever done about it. Finally that lady was busted for Prostitution. This is the first apartment that I ever had a mold problem with and I have not ran in to that problem since then. I am a 50 year old women, never been in trouble with the law, don't have bad credit, and own my own house now. So those of you who think this is a great place should open your eyes. Not everyone on here is lying. I still know people who live thier and they say this is still going on
