I'd rather live with occupied Portlanders than living in this joke of an apartment. There is BLACK mold every where, and I mean every where. It grows on the frame around the doors, windows ceiling and walls. There is dog poop every where. The managers here have terrible manners and respect for their tenants. I have brought problems to there attention many times along with my room mate. They did nothing to improve security after her car was broken into and 2 other tenants had theirs stolen out of their "assigned" parking space. There is no insulation and the walls and windows constantly produce condensation. The carpets barely look or smell clean between tenants. There has been circuit fires and everything breaks down. They take days and sometimes weeks for them just to check it out before sending someone to fix it. There is only one dumpster sight that is constantly over flowing causing the complex to smell terribly. Terrible place to live and all the health concerns here has probably taken 5 years of my life away. We had to get a lawyer to break our lease because the health issues and mold sent my room mate to the hospital. DON'T LIVE HERE!!!!

    DO not rent from these scammers!!! They take your deposit and then charge you a ton and send you to collections before thirty days. My apartment was spotless and I have photos to prove, they refused to do a walk through with me. Lied about my lease terms, took advantage of myself and my family. Not to mention the apartment was a mess and they never came to fix things even though i would report it. DO NOT MOVE HERE THESE PEOPLE ONLY CARE ABOUT ONE THING AND THAT ISNT YOU!!! Way over priced, and now ruining my credit! Not to mention my neighbor across the way was a drug dealer and i found drugs on his door step, came to the managers with this evidence and they still wouldnt call the police he wasnt even on the lease, they only cared about getting the rent money not the safety of the tenants.

      I am literally counting the days until my lease is up. Dont let the Fake people in the office fool you! everything about this aparment is horrible. There is no insulation, there literally is a gap between my front door and the floor, when i told the office, they sounded like they cared but not a damn thing happened. It took me 4 months and asking over 5 times to get a sliver ware tray for my dishwasher. They say thay have a poilcy about dogs "mess's" not being cleaned up but there is dog ---- everywere, and the lawn areas stink because if it. Parking is a Joke! if you have two cars you might as well buy a garage because you will never get visitor parking after 4pm. Not to mention people steal your assinged parking and the office dosent do jack about that either. This is just what i can think of off the top of my head. I literlly cant wait to move!! this place sucks...

        Whatever you do and whatever they decide to offer you to get you in there don't do it. These apartments collect ants and no help to get rid of them. The parking is horrible people constantly steal your spot and there is no open availability elsewhere. The staff are no help constantly have a bad attitude NRH true be extremely an excruciatingly rude unpleasant unhelpful and uneducated. We had to stay elsewhere a bunch of the time because we couldn't have our daughter there amongst all the mold. And they made no accommodations big surprise.. this place doesn't allow big dogs but then again if you don't have a dog like us you have to. deal with all of the poop that litters the area. Our neighbors moved out at the same exact time do to all of these issues and were happy to go just like us we got charged for keys that we were never given and clean the place spotless yet still receive charges.. thank goodness for the pictures we took will see how that works out in the end

          First of all, Yes we pay $675 in rent BUT that is because, A- we dont not have a washer and dryer in our unit! WORST IDEA EVER! B- dont even bother calling the office when you have a problem. they dont care and they make it known that they dont care. When we first moved into our apartment, the first week we were here we had a problem with flees.... How do you have this problem when you dont even have any pets. The mold in these places is ridiculous. and when you call to let them know it will always be turned around on you. it will always be your fault as to a problem. Weve have a number of problems with our water heater not working. cold water all the time. they tell us to just switch the main braker off for a minute or two and turn it back on. it will take about an hour for the water to heat up a bit and withing a day its back to being freezing cold water. weve also had another of problems with our main electricty box. i cant even tell you how many times the thing has gone out and all the power in our apartment has been shut off. this happened one night and the office had JUST closed, i could still see the empolyees in the office just talking to each other, when i banged on the door they looked at me and just muttered the words, SORRY, we closed. i said i dont care i have an emergency. they gave me the maintainace number which was WRONG so we had to call PGE out to get the power back on and they were more than willing to help but they would have had to charge US and not the apartments. our most recent problem would be............ MAGGOTS. yes maggots. we woke up one morning to our ceiling being covered in them. what did they do? came looked at them and said the exterminator wouldnt be out till tuesday or wed. this place is such a joke. if i could have given them a big fat ZERO for a rating i most def. would have. WORST PLACE TO LIVE.

            I have lived here for a year and a half and am very excited to leave. Before moving in, my roommates and I read reviews, and thought that it could not be THAT bad. But it is. The lease mentions that if mold appears, to call management, yet when we called management they told us that it is our responsibility. Management doesn't give a damn about us. We have called three times for them to fix two cabinets that broke. After the second call they fixed one of them, and the second of the cabinets, which fell on my freakin head, is still broken because they were both being held in with washers. They are going to try to charge us up the wazu in fees for cleaning, I am going to fight tooth and nail. Please listen to these reviews, the rent may be pretty good, and low deposit, but don't take the bait.

            I have been a tenant here for 12 years. This is the third property manager during that time and the quality has degenerated over time.The new onsite managers are not customer service oriented and extremely fake. They refuse to fix appliances or cupboard doors when they break claiming NOT normal wear and tear. The appliances are 12 years old.The buildings are full of mold (its in the walls) and its the tenants responsibility to keep it under control. 300 apartments and only 1 trash compactor. I am disappointed and disillusioned. I have been a long term tenant. does that mean anything? no. I received a 20 day termination notice. out of the blue. I called and asked why, they said they do not have to give me a reason.

              I posted on their website and turned them into the better business bereau what they did to me and they deleted it. They charged me $25 because my garbage was on the front porch for 10 mins. They tried charging me $200 for a lady to come clean when We had already paid for a professional to come in. The new management sucks! They dont care about your feelings or anything but the rules regardless of life happening.

                Learn from experience.

                These are great apartments.......if your addicted to methamphetamine. Where to start? For starters, you have no privacy whatsoever. Very poor insulation, especially surrounding the front door. Heater stinks like sweat every time i turn it on, dishwasher floods with water, mold underneath sink and toilet lid. Carpet has stunk from day 1, windows will only open with brute force, broken washing machine that thumps very loudly, cheap blinds, and from reading the rest of the reviews, i am sure to get screwed by management when i move out. I often wake up to shouting, or my neighbors playing loud music or my neighbors headboard banging against the wall from fornicating, car alarms, sirens etc. Parking is a joke. Outrageous pet fees result in people abandoning their cats, many skinny strays around which is sad..I've lived in some dumps in my life, but this one takes the cake by a long shot. The only time i'm at peace is when i am away or asleep. That place has ruined my life, don't let the green grass fool you. I HOPE this reaches you before you sign the lease. Wouldn't refer even my worst enemy for the $500 promotion.

                  ANOTHER FIRE HERE??????????????

                  OMG ANOTHER ELECTRIC FIRE,,,PROBABLY ONE MORE HOMELESS RESIDENT WHO MADE THE UNFORTUNATE MISTAKE OF RENTING IN THIS UNSAFE APARTMENT COMPLEX,,I AM MOVING OUT OF HERE AND I SUGGEST NO ONE LIVE HERE. LETS HOPE THAT THE FIRE VICTIM DOES NOT BECOME A VICTIM OF EVERGREEN AS WELL AND MAKE THEM RESPONSIBLE LIKE THEY HAVE EVER OTHER PERSON WHOSE HAD AN ELECTRICAL FIRE IN THESE UNSAFE BUILDINGS. THEY SHOULD BE CONDEMNED. MANAGEMENT AND MAINTENANCE STAFF SHOULD BE INVESTIGATED BECAUSE THEIR PRACTICES SEEM VERY SHAKY TO SAY THE LEAST.

                    Black mold infested apartment

                    *see pictures* note: I have 30 more pictures but review will only allow me to upload six. My washing machine was also full of mold, my refrigerator leaked every day; came home from work and mopped up water with dry towels. Fell down the stairs once, due to a defective step, took them months to fix. Management never would fix anything, even refusing to replace a defective smoke alarm until I yelled at them; kept putting batteries in the defective one 3x in a row! The grounds are not kept up, muddy water where there should be dirt/bark, dog poop all over, cigerette butts, the main dumpster has household garbage - perishable food items surrounding it due to the constant overflow which has attracted rats and stray cats. Children are in the hot tub, which is not hot and consequently full of mold/fungi. My garage was broken into and expensive items taken, also apartment mngmnt constantly entered my apartment while I was at work, leaving the lights on!!! I had minimal hot water use, forced to take a cool to cold shower every morning. I had a perpetual cough, diarreah. I woke up to my cat being practically lifeless overnight, $1200 vet bill to revive her! To aid insult to injury, they slapped me with a $1400 bill when I moved out to cover a new washer and dryer that they would be purchasing, new paint, new carpet and general maintenance. I lived there 10 years and they think they need to charge me for any fix-ups, the place should be boarded up not rented to another vulnerable victim. I had to rate this one star - I would actually not give this any rating - no stars!

                    Do yourself a favor and don't bother

                    Please don't rent from this place. The only time we're shown courtesy is when we were looking to rent. One week after we moved in, the wind shield of one of our cars we busted. A few months later the tags scraped off our license plates. The office did nothing. They started work on our building with no warning what so ever. So now on top of the already overfull parking lot being taking up by work vehicles, there's has been constant hammer starting first thing in the morning til whenever they decide to stop. At least if had had a warning letter, we could have made accommodations to stay some where else, as we all work late night shifts. Living here has been nothing but stress, and I thought my last apt. was bad. Between the parking, the staff, car alarms always going off, property damage, maintanace work, and loud neighbors, We will definitly NOT be renewing our lease.

                      No need to park

                      I have lived here for 2.5 years and I have problems with parking from day 1! It is pretty sad when you have Metro on speed dial and they know you by name and dont need to see your paperwork to have someone towed out of your spot! I have a uncovered spot which has a number on it and have asked several times to have a sign and the numbers made larger but they have other more pressing issues to deal with. The new management staff has made it apparent that once you are here you are not a "pressing issue" For someone like me who sometimes works crazy hours I had to park across the street at the beverage zone and walk all the way to my apartment and still nothing was done about it! If you would like to rent from Evergreen Park... good luck on parking and the management staff because they dont give a crap! I advise you to pick another location

                        Well I visited these apartments. They look a little beat up, and frankly the rent was a little bit too high for how run down they were. Their ad promised a price under $650 but was told the rent was up at $675...well, I am aware that rent flexes, however, these apartments look fairly old. One of the bonuses was that they DO pay w/s/g. They have a pool and a very nice community room.They also have a fitness center. The apartments themselves were nice. However, I think living in a place like that I would feel more comfortable living in an upstairs unit, as management told me we aren't allowed to add any additional safety methods (such as deadbolts) to the home. When I visited it was fairly quiet there, and you couldn't hear the noise from the street. My fiance liked this place more than I did really...but frankly he just liked the look and feel of the apartment itself...not so much anything else... I would probably rate this place around a B- or C ... Hope this helps! I am still looking for an apartment so if you have any recommendations let me know! Thanks!

                          Crappiest management ever!!!!!!!

                          I ignored the bad comments and gave this apartment complex a chance and I wish I didn't!! I the apartment was spotless and they charged to paint and clean carpets and clean apartment. Management is rude and doesn't care about anyone DO NOT ignore the bad comments this is the shittiest management I have ever had and I have had over 10 management people who never treated tenets like this!!! It's a cheap apartment per month but u will be screwed over in the end!

                            DONT LIVE HERE!

                            My mom and myself have lived here for 10years now and over the last few years it has gone down the whole. This place is like living in a jail. They will not let you personalize your home at all. They have some neighbors spy on you and report to them. They do not pay the bills that they say they do and they also loose your checks you give them and then charge you late fees. They also come up with random regulations every month and they cannot keep a owner. The people here are ------ and there are constantly cops,break ins, and drug deals. And instead of dealing with those problems they choose to harrass their loyal tennants. And to top everything off the office people are extremely rude and have absolutley no manners or cueth. DO NOT LIVE HERE!

                              Right from the beginning when I moved in, the office staff was rude. The office manager made it a point to tell me about her life experience and if I did anything out of line, she would be on my case. Pretty much, she thought I was a bad person even before I moved in. The place is really small. The people here are super trashy. The cops are always coming out here. Which is pretty fun to watch. It's like an episode of "Cops" right outside my window! Anyways, I'm moving out of here ASAP. The worst part is the staff, they are rude and think they are above everyone else. Don't live here. Pay more somewhere else and get treated with respect.

                                Do not move here

                                These apartments with a decent rent price can look attractive at first look, esp. from their internet. But it has been the worst place my husband, son and I have EVER lived. The one trash bin for the HUGE complex is in the back so most of us have to put trash on or in our cars to get it there or walk about a quarter mile to the back in the rain to a huge compactor which is overflowing quite a bit. The Staff is very rude. Like shopping at Nordstrom as a Street person covered in toxic waste would feel. They seem to deign to speak to me long enough to get me out and twice have lied to my face about a problem to get me out faster. The pools are shut down for some reason or other every summer, and the hot tubs are never hot. The workout room is in the back of the Apts and not safe to workout by yourself. I've complained of the heavy pot smoke the entire time I've lived here and have three neighbors who smoke it constantly, I have to shut my windows all the time. They talked to the neighbors once after all of this and now they smoke it while burning heavy incense as if this is better for my asthmatic son. Maintenance is done very quickly and well but the ovens have plastic fittings for the handle and they charge you $80.00 if you break them. There is black mold all over the property. This is due to the massive amount of beautiful trees that do surround us but some places are overhangs etc that I can't reach and I'm very allergic so am constantly fighting it because I get very little to any of my apt. The residents here are a lot of heavy drinking, heavy pot smoking, yelling profanities, cops called out for violence, kind of people. The children here accept for a handful are running around unsupervised destroying the trees, breaking the lamps and mean. We do not play here at the playground. The slide is a fave for the neighbor boys to pee down, it's missing safety bars so kids don't fall off of the top, has loads of trash in the bark chip and the kids are pretty rough. Parking is hard if you have two cars. I rarely have visitors at night because they can never find parking. A lot of spaces are taken up by non working vehicles that the residents are taken up by the extra friends and family that are living out of residents apartments illegally. This is the perfect place to live if you like large dogs with owners that do not pick up the poop or have them on the leash, or like smoking pot with no repercussions, or like feeling like going into a rental office to ask for maintenance is them doing me a big favor that they will address me at all and don't you complain that there is a problem or you will feel like a verbal punching bag and be put in your place.

                                  managment is ok.....but maintnence sucks!

                                  cost us a arm and a leg to move out. Black mold.....i atually used a syringe to suck up the water in my bedroom window! The maintnence crew is verry rude!!! the butch who rides around on her golfcart is a real hassle to work with....and the man coverd in spider webb tattoos is a real freak and i allways felt uncomfortable letting him into my unit...considering those webb tattoos are a white supremicy gang and the only place you can get those on your body is in PRISON once you have "put in work"!!!! FReaks!!!

                                    BLACK MOLD

                                    The apartment I moved into had recently been painted when I moved in, which is why I did not realize until about 3 weeks later that it is full of black mold. I did everything in my power to clean it, and when it wouldnt budge I told the management that it is a problem and that I needed help to get rid of it. They not only did not do anything about it, but tried to blame it on me because the one time I hung clothes to dry was when they came in to look at the mold. Black mold is structural. It will not be caused by hanging clothes to dry, and especially not in the space of a month or less. They have never brought out a professional to check it out, because if they did they would have to admit I am right. The damage can be seen on the outside of the building, and I have pictures. I am taking it all to the houseing authority. Yes, I am sure the management is reading this, and knows who is writing it, and I don't care. It is not safe to live in, and will only get worse. I did not cause this problem, and I am not going to take the blame for what is obviously years of mismanagement and neglect. Please do not move in here, it will be a mistake that could make you sick.

                                      yes most of these reviews are true, they are nice when you 1st move in then they are rude about fixing anything that is supposed to fix. the ladys even condasended on me when i told them my closet smelled like cat piss when i first moved in, she said oh it just may be your nose because i dont smell anything. -------------- dont move in here these apartments are slummy and ------ and most likely will rip you off when you move out!!

                                        Nooooooo!!!!!

                                        Me and my family have lived here for 2 years now. We thought it was great when we moved in, they just got new management that is going around with huge lists of things we need to change, no plants outside, no bbqs, etc.... Yet we complained one of our cupboard doors fell down, they said they will not fix it unless we pay 80 dollars, or they will fix it for free if we sign a new lease. So we thought about it and looked it over. They raised the amount of the break lease fee to 2000 plus additional charges. They only have one place for garbage. Which is all the one on the other side of the complex. The new management is HORRIBLE!!!!! We just got a paper today saying they are changing the WSG carrier and basically we have to deal with it our selves. THIS place is horrible and I am so glad our lease is almost up.......... I would NOT recommend this apartment. Oh yeah and your not allowed to hang curtians. Come on really????

                                          PROSPECTIVE RENTERS BEWARE!!!!!!!

                                          We have lived here for over two years. At first it was ok. Management and maintenance were always on top of any requests or needs. In the last several months, the management did not follow through on dog owners cleaning up after their dogs. When I suggested that a flyer be sent out to remind the tennants that this was a part of the lease, I was treated like it wasn't a problem. We are dog owners and always clean up after our dog. We also furnish our own bags because the kids like to use the ones furnished as toys and there are frequently none to use. Most of the patios are unsafe due to dryrot in them. We have watched three different patios replaced in the time we have lived in these apartments. They have been structurally unsafe. As of Aug. 1 a new management company took over. All of the current residents were told that our old leases would stay into effect until the end of our lease. Towards the end of August we received a notice that all charcoal and large propane grills were no longer to be allowed (must be removed from premises by Oct. 1). The current lease states to use them 15 feet away from any structures. We have recently recieved another notice with a list so long it's not possible to put in here. Basically it takes away anything that we have done to our patios and outside our doors that makes it our home! Bottom line the old management had become very lax and I would strongly advice staying away from any of their properties. The new management is 100 times worse.

                                            Dont do it!!!!

                                            I have lived here for a year. Loved it, no problems. With a recent managment change NO ONE IS HAPPY!!! THEY ARE AWFUL!!!!!!! They are rude!!! They wouldnt give my 16 year daughter a package that was left by the post office at the office. Said "your not on the lease" and walked away from her. YES SHE IS ON THE LEASE! Both of my children are!!! Got a 30 day notice to remove ALL BBQ's from the apartment property. Not allowed AT ALL. My boyfriend came by and took my kids to the pool so i can have some quiet time, They kicked them out of the pool because HE isnt on the lease. I have to go with them? REALLY!!! This is suppose to be our home. Yes it may be temporary, and yes i dont own it but its my HOME! I am quiet, Ive never been late on my rent, i rarely even have company, i go to work everyday, come home, spend some quiet time with my kids, in bed by 9 and do it all again the next day and the ---- never seems to end. It feels as though they are actually looking at the people who are the best tenants to find something wrong with them. There are little kids raising hell all over this place with filthy mouths. I got my son a boundrie exception and drive him to another school every morning just to make sure he doesnt know any of these kids. He plays sports after school so by the time we get home, hes beat and time for bed. Lease will be up in a few months THANK GOD and i am OUT!!! and BTW yes the rent is 810 for a 3 bedroom but you also have water/s/g that has to be paid to them with your rent & there has been 7 cars broken into in the last month that i have heard of, im sure its been more.

                                              According to Clark County's tax assessor land tax database ("http://gis.clark.wa.gov/gishome/Property/?action=acco the owners address as of last filing was: G&I EVERGREEN PARK LLC 220 E 42ND ST 27TH FLOOR NEW YORK NY , 10017 This site (http://www.bizapedia.com/wa/GI-VI-EVERGREEN-PARK-LLC.html) shows that the company name has changed as of filing 11-01-11, and they have a new business address in Washington state, but that the "Vice President" still lives in New York at the same address above. If you are a resident and can't get your issues resolved with management, please write the owner and let him know how bad they're doing. When I moved here 4 years ago, this place was beautiful and quiet. This new management company is letting anyone with a pulse into a unit. I'm tired of having to close my patio doors and windows all the time due to the smell of drugs. I'm moving next month, which seems to be a continuing trend of all the people who lived here when it was a nice community. As everyone else has stated, parking is a joke, but I'm sure that will never change. The level of noise is ridiculous, and when you complain about it, you get ignored again. The grounds are good looking in the front 1/2 of the complex, but in the back 1/2 don't ever expect them to stay clean, or free of dog crap. I'm 6' and I'm sick of dangling branches. It took 6 calls to the office over the course of 3 months to get someone from maintenance with a chainsaw out to cut down branches that were blocking me from walking up my own sidewalk to my door. I'm not talking about 3-6" under my height, I'm talking ones that I had to walk around through my grass because I couldn't duck low enough to go under without dropping to my knees. And watch out when the maintenance patrol is driving around in their golf carts, they don't go anywhere near the 5mph limit and will tailgate you with the cart if they pull up behind you. And if you need handicapped access, dream on, they'll block any sidewalk with their cart for most of the day, without a care. And that's only when they're not camped out for hours on end chatting with each other in front of the ONLY trash compactor in the complex sometimes blocking both lanes of traffic through that area. The office staff is a joke. They don't care 1/2 the time when you call in or anything. When you complain about another tenant, they will "leak" privately protected information to get you to start a war with the other tenant, like if they have a handicap and what their current financial situation is. I'm tired of going in to get my rent paid and hearing from one person in the office about how my neighbors are paying their rent on a week-to-week basis. I have to hand it to Leah, she's super nice and polite, even if she can't help you. Unfortunately, that's one of the few good things I can say about this place.
