DO NOT WASTER YOUR TIME, COMPLEX IS OLD AND RUNDOWN THEY LURE PEOPLE IN WITH SPECIALS AND CHEAP RENT, THEN YOU REALIZE THE APTS ARE FALLING APART AND YOUR NEIGHBORS ARE CRAP. MOST RESIDENTS DO NOT CARE ABOUT THE COMPLEX AND IT SHOWS.....

Rip off Artists...
No doubt about it. They are trying to con all past residents by making bogus claims. Like the last resident wrote take pictures, and make them sign an agreement that says you owe them no more money. If anybody wants to file a class action lawsuit please post here.

RENTER'S BEWARE!!!!
This company will keep all of your deposits! They blame all decisions on a corporate office which is on another coast. They will claim false damage in order to keep your money. Renter's beware! Take pictures of your apartment & cover yourself.......good luck upon move-out!

I had a fine experience, so far
I have lived here for 13 months and am about to move from my one bedroom to a two bedroom. I have had little to no problems. I have lived in five apartments in Connecticut, New York, Texas and Washington. I will tell you that living here is not half bad considering what you could get. To all you people complaining, what do you expect for the price range? the neighborhood not great, but there arent any drug dealers and walking at night is safe. I noticed that most of you complaining about your security deposit are complaining about carpet cleaning and painting. It clearly states in the lease that upon move out YOU are responsible to have a professional clean the carpet w/ a truck mounted machine. If you dont you get charged for that service. It also states that repainting is done on a prorated basis. In addition, what house in the great NW doesn't have mold around the windows in the winter? Clean it, any place you live you've got to clean the windows once amonth or so. I will let you know more once I move to my new place if they give me my security back....

Management is very unprofessional and If one of them take a disliking or have a dispute with one of your children you will in up in court with an eviction on your record the on sight managment is in constant diseree and dosen't communicate well at all with there corprate office<br>think twice before you end up with a huge regret

Where do I start at how much I HATE this place??? I actually stayed here 3 1/2 yrs, only b/c I was locked into a lease and then I was pregnant with my baby. <br><br>The management shifts ALL THE TIME!!! No matter who you deal with on "day one", it will be someone else in a few months.<br><br>First question asked was about the security; was assured that was definitely not a problem at wonderful Evergreen Park. Had my car broken into, my license plate stolen and replaced with a stolen plate, and my tire slashed. I guess I was luckier than my neighbors I talked to who had their cars flat out STOLEN!!! And our building was the one next to the managers' office.<br><br>They decided to switch the garbage policy halfway through my lease (w/ no notification, of course), so that we now had to take all of our trash to the very back of the complex, use our key to open the dumpster, and put it in. For this we were charged and extra $7.50 a month. So I would have to lug my garbage sacks into my car (always leaves a nice smell), drive to the back of the place (where no one EVER abides by the 20 mph rule, and I have actually witnessed a full on accident occur due to this), and hope that the trash bin wasn't either full, or the key frame wasn't frozen solid, so that my trash wasn't left out with everyone else's outside where I would slip on god knows what. Seriously.<br><br>I had a mouse in the apt. They set up these chintzy traps. Nothing happened. I was 6 mos. pregnant living in an apt filled with mouse crap EVERYWHERE. It was finally MY own trap that caught the critter. <br><br>They suck. Their management sucks. Their repair people suck. Their pools are atrocious, WHEN they are working. The tanning bed, when it is working, is a joke.<br><br>They send out this monthly letter about how they are a "community". Bwah hah hah. Kids play in trash. The grounds are covered with cigarette butts, old beer cans, and assorted other garbage. No, you won't see it near the front of the complex (and I should know, I lived directly across from the "Show Apt" up front). It's all in the back, and it's gross.<br><br>DO NOT RENT FROM HERE!!!!!!!!

Long term tenant
Just want to give my opinion. I have lived here 3 years and love it. This is the first complex that maintenance is fast and management is available.....always. Thank you for that! I would recomend Evergreen Park to anyone...infact I've referred 2 people that have moved in and they love it as well. <br>Thanks Evergreen Park...

the managment only wants the money
I have lived in this complex for a year now, and it is getting to be a unsafe place to be or live.the crime has more than doubled in this complex.the trashhas always been a problem by the dumpster,,it is always overflowing ,they need a least 1 or 2 more dumpsters for a complex this size.police comming in and out all times of the day.gang activity,managers are aware of these problems, and yet do not fix them..and will act nice when you see them. but are very rude most of the time..before you move in at least check them out with the better buissness. I will never give evergreen park apartments a score of 1-10 they would be a 1-

My apartment
I've lived here for about 7 months and love my apartment! I read the comments by some of my fellow neighbors and we have some complainers that live here. Here's a question for them. Do you NOT watch the news?! Crime is EVERYWHERE! <br>This complex has the best staff I've seen at an apartment and they are very involved. I attend the neighborhood watch meetings and other tenant activites. Do YOU? If you care so much to write about it, GET INVOLVED! <br>If you are a future tenant looking for a place to live. You won't be unhappy living here!

You get what you pay for............
I've lived at Evergreen Park for a year now and I can't wait to move! The reason I chose this place was because I needed to move quickly, they had a $99 move-in special and it's easy access to I-205 for work. The staff was always friendly (although they lost my check for my water bill when I dropped it in the mail slot, thank goodness my rent check that was with it didn't get lost too, maintenance took care of all problems quickly but the neighborhood is terrible. There are always unsupervised children running around, lots of loud, trashy neighbors who have loud, trashy friends over, I personally know two people who's Honda's have been stolen from the parking lot, garbage on the grounds does not get picked up even when the lawns are mowed, and I'm forever cleaning mold from around my windows. It's not the worst place you could live but there was a drive by last winter and the area is not improving. Reasonable rates tend to attract a certain kind of resident I guess. When I was giving my notice last week a cop came into the office wondering which apartment a certain gentlemen lived in because he had a warrant for his arrest, nice huh? Glad to be moving!

The Worst Apartment Ever
Talk about a rip off! When I moved in I started paying 515 per month for this tiny one bedroom that they offer. The only reason I went for it because they had washers and dryers. Now my lease is up and they raised it to 761 dollars! And they told me if I dont sign an 18 month lease that they will CONTINUE to raise it monthly! I cant wait to get out of here. The crime is horrible, and we dont even get security with this high amount. I dont recommened that anyone moves in here unless you want to pay sky high prices and have your car smashed in by vandals or shot at by gansters. I'm not kidding, check the Columbian. We're in it all the time.

The truth about Evergreen Apts
What can I say that already hasn't been said?? Due to Freedom of Speech I can put my 2 cents in as well. This place is the WORST apartment complex that I ever lived in. Evergreen Apts ask for a security deposit, but what they don't tell you is that you are not getting it back. How does the common man define "security deposit?" Security deposits are used IF the tenant breaks anything in the apartment, i.e. walls, widows, doors etc. How does Evergreen define security deposit? Cleaning carpets and repainting walls. Cleaning carpets and repainting walls??? Are you kidding me? I presumed this was regular maintenance?? Regular "wear-and-tear? I didn't know that the cost for cleaning carpets and painting walls was $250.00 . Maybe if the carpets were covered in oil and dirt, yes I could see that, but my wife and I tried to keep our carpets clean as possible. What a freaking joke, not to mention 250.00 poorer. <br><br>After being moved out for about a month we then got another bill for 165.00 for more "cleaning". And if that wasnt enough they wanted there money within 15 days. If not it went to collections. But after Evergreen was paid with a money order and receiving a receipt, guess what happened? A letter from their collection agency. Talk about being upset, we called and demanded that this issue be resolved immediately! <br><br>Oh yes, not to mention our 25.00 deposit on there "so-called" health fitness center. We lost that deposit as well. I really don't see why, we returned the security key without any damage being done to it.<br> <br>Mold: You will find this to be a big problem. Having an infant at the time, my wife and I did our VERY best to see to it that the apartment was clean and mold free. Guess what???? It always came back. There answer for this problem, let's put some caulk on it and paint it...??? <br><br>Please, what ever you do; find another place to live. If you just happened to stumble on this site and already live there, GET RECEIPTS for everything!!! And take picture before and after you move out of the apartment. Take as many pictures as you can with GOOD lighting. You will be thankful you did. <br>

I HAVE HAD NO PROBLEMS!
I just have to say that I feel sorry for the people who hate Evergreen Park. They have been nothing but nice to me and do anything that I need. If i need repairs they fix them within 2 days. The staff is very nice and have never given me any problems! I guess the only thing I can complain about is the shooting the happened about 2 weeks ago there. That has nothing to do with the complex...just some stupid --- teenagers!

You know it's bad when there's someone shooting into the complex. Most likly they where shooting at the mangers office cause they are so rude to the residents. I would not live here again if my life depended on it.

Nasty apartments
I have lived here two years and it is the worst place ever. My roomates and I thought we would save a little money on rent and I found out later that I would pay twice in the end. My car got broken into as well as 6 other cars that night and management could have cared less. I would watch as the kids that live there vandalized others cars and beat on other kids and nothing was done about it. I was always yelling at the kids for throwing ice and rocks at cars. I was calling management 2 or 3 times a week to complain, (obvoiusly they did nothing about it). When we did complain they told us that they couldn't do anything and I had to call the Cops. The cops said that its managments issue and they can't do anything. They told us the day we moved in they were redoing all the decks now two years later we are moving out and they still have not touched our deck. I Hate Evergreen Park and wouldn't live there if they paid me to. Anything on 49th st is vancouvers getto beware. I work closely with vancouver PD and they are there on avg once a day and im not kidding. Keep looking not the place to be. Oh yeah a friend of mine had the appartment below her shot up by a drive by a couple yrs back.

The Worst situation you ever want to be in
Evergreen Park is the most worthless place for throwing your money down the drain. There drain to p/u. You are lied to by the worst staff I have ever encountered. It's a set up to make more money when you move out, no matter how clean the staff finds something extra to charge for. Not clean when move in, bad heating system, one place for all tenents to dump garbage (ugh) stinks bad. Just all and all really a nasty place to live.

I'm Happy!
I stumbled across this site by mistake and wow....such a variety of comments. With that said, I thought I'd give my two cents. <br>I've lived here for 4.5 years and am very happy. I have referred 3 friends to live here and they too have had a good experience. <br>I'm puzzled why so many comments are negative. It must be from people that are usually the rule breakers. That's just a guess but rule breakers are usually the one's that complain when they don't get their own way. <br>I think that you should consider Evergeen Park if you're looking for a place to live. I've been nothing but happy here. Thank you to the staff and maintenance for being wonderful to me! I look forward to renewing my lease.

NOT VERY NICE TO OTHERS
We went there to look at an apartment and when my wife asked if they took HUD Sec 8 they said NO go away. Now we live at the Oak Creek Apts and we don´t like this place either. The people who live at the Evergreen drive like they are in a race to get somewhere and I have come close to getting hit almost everytime I go on that street (NE 49th ST).

Great Staff!
I have to say that I have no idea what these people are talking about! Evergreen Park is a great place to live. The staff is unbelievably friendly and helpful, especially considering all the ungrateful residents they have to put up with. They organize events from resident brunches to kids club, trying to make everyone feel at home. I thoroughly enjoyed my time at Evergreen! <br> <br>

This letter is to inform you of the unsatisfactory living experience we had within the Evergreen Park Apartment complex. We strongly feel this organization is unfair to its tenants needs, expectations and safety. As former tenants, we have NEVER dealt with poor management in any apartment complex establishment as we did here at Evergreen Apartments. It is our best opinion, that the office management cares nothing for its hard working tenants needs. With this in mind, we strongly feel that the staff of the office fails miserably to handle its important financial situations with tenants. And, we regretfully made the worst mistake establishing as a resident here at Evergreen Park. <br> <br>This being said, I am proud to inform you that this letter will be forwarded to the Better Business Bureau, Consumer Affairs, as well as to any other organizations that deal primarily with valid complaints against apartment complexes. We will do all that we can to inform future tenants to stay away from Evergreen Park Apartments. As you well may know, this best form of advertising is ?word of mouth?. ?Word of Mouth? marketing is by far the best form of advertising there is. Please keep in mind, that this form of marketing can either make or break any organization or company. And I assure you, that your poor business practice will not go unheard! By offering your present tenants incentives to lure future tenants into you complex will not work. This only shows you what poor business practice you have with your tenants and I hope your present tenants realize this soon and spread the word. Management the WORST
Yep, the other complaints you read are correct, they absoutley DO NOT know how to respect their tennants! I would not suggest ANYONE to move there! Look somewhere else, believe me, there are many other places to live where they treat you like a decent human being! I will bet it will be a hassle to get your deposit back as well! Trust us!! Oh, the ones that say they like the apts are kiss butts and are just as inconsiderate as the management is. I told you there would be a problem getting your deposit back(I just read the rest of them)!

Worst situation I´ve ever lived in!!!!!!!!!!!!!!!!!!!
Although every word that comes out of the management groups mouths reads like they love their tenants, none of their actions back up their words. The garbage situation is abysmal. The parking situation is abysmal. The help you get from the management group is abysmal. All in all, the absolute worst place that I have every lived. Would not wish this place on my worst enemy.
