We have had a good experience in your community and like the area but wish it had a bigger play area for older kids and that the other residents would stop driving so fast in the community. I can not stand the way other residents do not pick up after the dogs go in the grass.we can here every noise the people above us make and it wakes up my baby all the time!

Great experience so far. The staff is professional, the property is safe and well kept. There are several additional fees in addition to published rent, about $35 per month (pest, billing statement, trash, insurance). I would recommend.

I am new to Birmingham, and I love the location, neighborhood, staff, and apartment. I reviewed and visited more than 20 properties and this is by far the best value, amenities, and staff. Everyone has been extremely helpful and professional.

Nothing special, but very good location where I live, keep calm. Maintenance service is very quick but plumbling issue is not solve. if maintenance solve 100% every time, I do not have any complaint. Anyway goodblocation to live. I like this place.

Colonial Grand at Liberty Park was the first place I looked at when moving to town. I was referred by a then current resident and I could not be happier with my choice. Since that time, I have referred two additional people to this wonderful place I call home... Thank you

Great community when I first moved in however, the recent new neighbors are less considerate regarding noise and parking. Management and maintenance are outstanding, friendly and supportive. But we could use a bit more help reminding new move-ins to be more considerate of close neighbors.

My experience has been quite good, not including an apartment flood, but it was dealt with very effectively and professionally by the staff. -- I would recommend increased lighting around the mail kiosks since the area is hard to see in after dark, which is quite early in the winter. Also, the sidewalks should wrap fully around the buildings to make the lower back apartments handicap accessible and aid in moving in and out.

I really like my stay so far. I hope it's the best experience I've ever had. I just have to get use to not being exactly near things but overall my stay has been pleasantly good. I will let you guys know if I'm dissatisfied. I hope and pray that everything is continually great.

We loved living here! Our lake side apt was quiet, relaxing, and peaceful. We always felt safe, loved our neighbors, and the staff at Colonial Grand. I would highly recommend these apts. The facilities were always clean and everyone was always friendly and helpful.

First of all, I love how all of the negative reviews say "resident" while all of the positive reviews say "verified resident." Apartment management posting reviews much? Check out some of the reviews that say things like "This place is great! 200 characters seems like too many! Didn't know I had to type all this. Don't know what else they wanted me to say. The weather has been nice too!" This apartment complex has really gone downhill since MAA took over. They have grown increasingly hostile with rent spikes, scare tactics, and extra fees. My rent has gone up every year; one year the increase was twice the rate of inflation. If you renew your lease after 1 year, prepare to pay about $950 per month for 800 sq ft in rent and MAA Connect Fee that second year. I'm not including other utilities in that figure. We recently received a memo regarding "Pet Amnesty." This memo (attached) gives residents a seven day period to come clean about any undocumented pets and pay a $500 pet fee or else they have to surrender $800 per pet. Yes, people need to pay a pet fee. Yes, people need to be responsible with these things. But what is CGLP going to do? Bust into people's apartments and search walls and floorboards? The scare tactics are so ridiculous. $800 is a lot of money! I used to think I was safe living here, but recently a man followed me up the stairs at 9pm, insisting that I tell him where a certain resident lived. Come to think of it, if the complex actually MADE USE OF THE GATE OUT FRONT, this could have been avoided. A recent development is also the smell of weed every time I walk by a certain air conditioner unit in my building. I have a pending complaint with the Better Business Bureau which is as follows: "I am concerned with unethical billing practices at my apartment complex. Colonial Grand at Liberty Park (MAA Properties) tacks on hidden fees to monthly rent. I am currently being triple charged for an item, and they will not hear me. My complaint involves a $45 "MAA Connect Fee." A little context: this is a monthly fee from the apartment complex that applies to any resident who chooses a certain internet provider. Not only does this fee push basic internet (35 MBPS) to over $100 per month, but residents were not told about the extra fee until after we contracted with said internet provider. I have a memo in hand from the apartment complex dated 1/27/14 that first alerted me I would be paying the $45 fee per month from there on out. I started paying this fee on the VERY NEXT bill I received. I am moving out, and being current with this MAA Connect Fee, expected to only owe one more payment. They say I owe 3 more payments (2 even after I move). I understand that this fee is associated with a utility. I understand that someone typically has 1 or 2 more utility payments after moving. However, it is unethical to alert someone of a charge from the apartment complex with out explaining that it's backdated. Based on the verbiage of the 1/27/14 memo, it seems it will apply to "upcoming statements." As previously stated, I began paying the fee AS SOON as I was made aware of it. I have proof that they have triple charged me for this service as I am moving out, and they will not remove it from my bill." Please just don't live here. You will regret it. They are unethical bullies who will drain your pockets. If I could give this place 0 stars, I would. My carpet was not new when I moved in, but I would bet my life that they will charge me out the yin yang to "replace it" when I move. This is just what I have come to expect. Jokers.

A bit rough at first, lots of issues with the unit. Not properly PM before move in. staff was awesome in working with me to correct issues. Still dealing with a AC issue. Sandra was a bit off putting at move in and did not follow through with several requests. Alison fixed all with a great attitude.

Overall it has been a fine stay at colonial grand Liberty park. I wasn't expecting much. Normally the maintenance staff is quick. The grounds look nice but need work in the hallways and such. Management/off ie staff is just eh. They could do better.

WAY TOO MUCH OF A GAMBLE, especially THE FIRES!! Two things I would like to point out: 1) the number of anonymous reviews because you get ignored once you complain here and 2) your experience depends on the unit you get, because no matter how nice the ladies are in the office, maintenance will not actually "work." If you don't have many things come up, you may have a decent experience and the place is nice OUTSIDE, but you won't know how bad it may get until you're in a lease. Move here if you want your belongings thrown out the window against your will...literally. So many fires!! Less than a month ago, the firemen came into a neighbors unit (that was not on fire) and threw two flat screen televisions out of his second story window. This place is all but peaceful, new management enforces NOTHING on the lease. Two months, three fires in the complex, all due to people doing stupid things like starting bonfires on their patios or grilling on balconies and letting the grills fall. The people reviewing for safety are obviously rating for the lack of crime, but I did not feel safe and was TERRIFIED to leave my dog alone here while at work, in case of a fire. Meanwhile, the lease says you can't even burn candles here. What the...? I was not fortunate enough to get a "good" unit even though it appeared in good shape at move in. Problems were never addressed during our lease no matter the concern, unless it put us without heat or air for over 24 hours. It was a sad move out with seals leaking on everything and electrical problems, which is really concerning because of the fires. Our closets and bathroom lights looked like something out of the sinking Titanic. So embarrassing. So many employees and contractors around here riding the clock... I'm sorry but I can't handle hearing a leaf-blower for three hours by my window at the crack of dawn only to look out and see a guy texting. Every Wednesday, Thursday and Friday my ears would ring because I work a late shift, and get woken up at 8 to hear this until well after lunch when I leave. I guess they tuck behind particular buildings to appear to be working but its borderline creepy to a female, and the noise is just unbearable to hear 12 hours a week! You really just hear everything, from when someone uses the dumpster to dogs several buildings away. Which reminds me... another thing not enforced. All it takes is a quick walk around the property to hear the constant yapping. Considering how much you can hear of your neighbor, its a heck of a gamble to take that you won't hear dogs. Also, the pests are out of control. No, you won't have roaches and things like that if clean, but snakes, scorpions, lizards and everything else get in through the thin walls. I lost count of scorpions and had two snakes INSIDE MY APARTMENT. I requested pest control, but they accidentally sprayed my neighbor instead and my problem got even worse. Just a nightmare to try to sleep at night after you find those things!! I know the place appears beautiful, but I would NOT move here right now. Maintenance really needs to do preventative work and the leases need to be enforced, otherwise the place is just too unsafe. The upgraded units look nice, but they have the same old seals, electrical and pipes, etc. and they don't appear to be maintaining anything, even on the pest level. I wouldn't take the chance.

I have lived here for several years previously and just moved to a smaller apartment. The apartments are a little too pricey but the area is great. They worked with me on the price and have been very helpful with the move. Specifically, Sandra has been wonderful to work with and displays a high level of customer service. There were several small things in the new apartment that were not 100% (such as cracks in the wall paint over the entrance and one of the cabinets had the wood grain decal coming off), but other than that, all in all a great experience.

Have lived here since mid-Dec 2014. Beautiful property with scenic views and wildlife nearby, deer, etc. Have had numerous issues that unfortunately negate the beauty of CG Liberty Park. I have complained about my neighbors 15 times. They live above us with two large dogs who bark and howl very early in the morning, even on the weekend. We haven't had much peace since we've moved. My first few complaints didn't fall on deaf ears, but they do now. They shouldn't allow people with large noisy dogs to live above someone. That's cruel. We were offered a new unit however I haven't seen an agreement on that yet. They have our unit up for lease but haven't responded to my emails about our new agreement. The grounds are pitiful. The animal waste is out of control. I stepped in something that was COVERED by pine straw. People don't pick it up - they cover it up. I have to smell animal waste if I ever open my bedroom window. They never clean our grounds or sidewalks either. A few weeks ago was the first we had seen of our sidewalk in about a month. I'm still seeing trash in the parking lot that has been there for weeks. We have had not one, but two flat tires since we moved in Mid-dec. Both were immediately noticed after leaving the property. In reading other reviews, it appears the contractors leave a mess and we have to pay the price. The first flat we got on the property was DURING move in so you can imagine how upset we were. I addressed the flat with the office and they've ignored me once again. My husband and I have started scouring the parking lot for screws any time we want to leave. If I were you - I wouldn't lease here. And especially if something goes wrong... It seems that if you complain, they start ignoring you. Hope this helps people in the future. I should've read more into it before we moved. The 50 year old property we moved from was better than this.

We love our community. Everyone is very friendly and the complex is well maintained. The staff is very friendly and responsive to our needs. Enjoy the pool and grilling area throughout the year. Great schools

The apartment complex is located in a great school district. It's outward appearance is well landscaped and maintained. Most of the light posts work with the exception of a few. Some units are much nicer than others as they update their models. Everyone working here seems nice and professional.

By far the best apartment complex I've ever lived!!! The staff here truly cares that the residents are taken care of! I've seen them go above and beyond on several occasions and their professionalism really stands out! I would recommend this property to everyone!

I wouldn't want to live in another apartment community after living in Colonial Grand at Liberty Park. The entire staff does an excellent job of keeping our community quiet, safe, beautiful, and family-friendly... everything you'd expect out of living in Liberty Park.

I have lived at CGLP for over 2 years now and love it. The staff is very friendly and easy to work with. We love being so close to the elementary and middle schools. I also love being only a short drive from The Summit, lots of restaurants and access to the interstate. It makes traveling for work very convenient.

Beautiful community with excellent customer service. It's a joy to drive into the entrance as the landscaping and surrounding areas are beautiful. Service requests are addressed promptly. I like that they leave a note telling you they came.

We moved in here Dec 2014. Moved out May 2017. I have to admit, we had a rocky start. Noisy overhead neighbors with noisy dogs almost ruined our experience however we were allowed to transfer to a different apt. on site and we loved it. Management and maintenance is excellent. Pool is great. Surroundings are beautiful. We only moved because we wanted to be in a more convenient location (closer to gas stations, restaurants, grocery stores) and we wanted a bigger space. The bigger spaces at this apt. were out of our budget so there's just no way we could make it work. I like where we live now but I have my moments where I really miss CG Lib Park. Thanks for everything you guys!

I love the location of Liberty Park. Your staff is wonderful. My apartment is perfect for me...I have my garage with the private entrance. I can also park at my front door for easy entrance with groceries. Perfect since I cannot do stairs. Hopefully I will be getting my Handicap Sign after the parking lot spraying is finished. It has been ordered.

Worst maintenance I have ever experienced. After almost a year of living here, we still have issues with the same appliances we reported at move in. There are just always excuses to not fix things. One worker in particular, whose name begins with an R, is so argumentative over every repair that I just dread calling. He continues to make repairs but leaves without ensuring they are finished, forcing yet another maintenance call after he leaves, where he just argues that he completed the job until he finally agrees when he sees it not working. I love the setting, and so many of the employees are simply wonderful. The bad apples and the stress from things constantly breaking are just too much, however... And don't assume that new appliances won't need repairs, because it REALLY is just ALWAYS something. Sign a lease here, and plan to live with maintenance in your apartment a quarter of the time, arguing with you.

When I first moved in took 2 months to get tile replaced in the bathroom. Did confront them at a later date about the cracks in my wall they are not even more . I have had 3 entrance doors and still not happy. All the doors are not even spaces at bottom . Takes too long to get service maintenance done. Compactor is always a mess.Stove and dishwasher are horrible need new carpet.
