This is a really nice place to live, quiet, well maintained, safe, great place to call home and relax at the end of the day . I am very happy I chose to live here here to call home when I moved to Birmingham from Gulfport, Ms.This place is all around spectacular.

It's been good overall, the apartments are nice and quiet for the most part. Amenities are great and the rent is competitive. They are updating the apartments now as they open up, my only complaint really is that my apartment could use some of the updates but that won't happen unless the apartment is not rented.

Quiet friendly complex. Have enjoyed our time here. Generally well managed. Would like more BBQ grills away from pool area. Need residents to pick up after their dogs....we do! Grounds are well attended. Wish there were more flat, grassy areas for my kids. Nice place.

Great and easy going staff. The community itself is wonderful - I have yet to meet anyone I didn't enjoy talking to. Facilities are nice - especially the pool/grill area. The 2B/2B apartments are a perfect size for two folks needing a spare room/office and have nice kitchens. No complaints.

I revised this review after seeing friends having worse problems. I would HIGHLY encourage others to read the realistic reviews before sinking money into this place, as many of the positive reviews just simply aren't accurate. When I first moved to Liberty Park I thought it was beautiful. It still is, though I'm concerned new management will run it into the ground. I can't imagine making a decision to live there after our ordeal. Maintenance was an absolute nightmare. They leave you waiting and waiting and show up days after they say they will, sometimes weeks, leave jobs incomplete over the weekend, etc. One simple request took over three months to complete, others up to a year (yes, a year). Shortly before we moved, the grounds keepers overcut the hedges and left them half dead. The staff is nice and polite but it's a huge stressor to constantly pay for things you can't use, and wait around endlessly for things to be fixed. I swear it seemed like something was always broken, half fixed or leaking, and it was tough to have visitors because we were always moving things out of leaky areas and our apartment just felt like chaos. Doors splitting apart, virtually no maintenance service. Many things we had to repair ourselves and found maintenance taking credit for our repairs. We also know of three residents including us who were never given pest control services despite paying monthly, and we had multiple SNAKES and SCORPIONS in our apartment. They also charge monthly for trash service but you have to drive your own trash to the dumpster (have fun if you don't have a truck). Research this place thoroughly, and look for red flags when touring or leasing. "We'll fix this before move in," was the big phrase that made many of us so unhappy, as there is zero follow through. Our washer put holes in everything from move in day to move out. :/ I also gave a low score for grounds because they hire independent contractors to remodel apartments after move out, and I got a screw in my tire after a team left screws in the parking lot. Also, the dead hedges didn't help either. My advice would be to wait a few months (correction, just don't lease here) on this place and see if new management improves. At the moment, you may find something more "reliable" until they work out the kinks. Such a shame, as the property really is beautiful. A friend's experience forced her to take a demotion at work due to no sleep from lack of lease enforcement (lack of functioning appliances, constant animal issues with noise and dogs relieving themselves on public spaces like parking lots and sidewalks), and they even tried to charge fees that were "created" after she complained. Of course, the charges were quickly waived once it was brought to their attention, but they are quick to nickel and dime you to death if you aren't careful. Crooked new management is all about the bottom dollar.

We lived in a studio apt at first while working on a house. The house became more and more trouble so we moved to a 3 br/2 ba apt on the lake side. It is beautiful. We could sit on our screened porch or leave the doors open all night to feel the night air. At sundown the hillside across the lake became a painting every day. We even loved the drive out to Liberty Lake because the closer we got to the Colonial Grand we felt like we were going home for some peace and quiet. The appliances were adequate and nothing fancy but there is a design to the apartments that feels unique and open. The other advantage to The Grand is the staff. The maintenance crew is always on site and moving. I could put in a website request or occasionally just see Kevin, Donald, or Ross out on the property and get something done (light bulb, AC filter). Friendly and helpful guys. At the front office, Sandra is always ready for a smile and Cole will handle any problem if she is away. Alison just came last fall to manage the property and she is doing as good a job as anybody. The main thing is that no one puts us off about an issue and they listen when something is needed. Anywhere there are a number of people living in the same area there are bound to be problems but, when the management is as experienced and nice as these guys, problems can be solved. Nice place to live, but nothing stupendous. Units definitely need to be upgraded...appliances, cabinets and countertops are all outdated and the cabinets are covered with some sort of sticky covering that peels off. For $1220 you'd expect more. The lawns are maintained, but the kids ruin that so what's the use. I clean my own breezeway, so the neighbor kids can junk it up, run through it, leave garbage everywhere....etc :( The staff is nice, but like most they tell you anything to get you to sign that lease then the rent goes up sky high. Maintenance is phenomenal to say the least...best part of this complex; very courteous, fast..... Wish they'd stop spending so much money on the office, pool and bbq grills and upgrade the units. I'm definitely looking to move out, even though I thought I'd be here thru retirement.

We haved lived here since 2007, we love it. Wonderful place to live. We retired here. It is a beautiful place to live. We love to get out and walk around. We hope to never have to move. All the employees are great. Allison, the manager is very kind to us, Cole is friendly, and Sandra is terrific, always nice to us. The maintenance men always take care of our problems. Could not ask for a better place to live. We have good neighbors, all are very friendly. We take care of our breezeway and keep it clean. Nothing but praise.

Me and my family have lived here for 5years and 2 months we love it and the school our child goes to. Yes it cost yes things are not perfect but where is would be the question. They do go up on rent but have worked with us to keep us in the apartments so our child can remain at liberty park schools. Anytime i' ve had a maintence issue Kevin and the others have ALWAYS been there and resolved the issue, i havent seen a better maintence crew and i've lived at plenty apartment complexes who simply dont care. The only thing i would suggest to corporate owners is to help to keep the good tennants from leaving by not going up so much on rent this is my home i love it but if you keep going up you will run off your tennants. I have by my choice clipped hedges from time to time picked up trash as well as poop i dont do it because its fun i do it because i love where i live. It would help maybe to change some of the tennants carpet or somemore repairs to the insides of the apartments just to show the tennants that you do care just the little things make a hugh difference, but i give this apartment complex a 5 star for the way they work to keep it looking beautiful and safe and how the maintence guys are on their game thanks guys for keeping my apartment in good running order.

I've lived in the complex for the past 2 years and just signed my 3rd lease. The apartment staff is friendly and responsive, the grounds are nicely kept and they just updated the outdoor furniture around the clubhouse. I've been extremely happy here. I rarely have maintenance issues, but when they arise, I can count on a prompt response, which I appreciate.

Beautiful apartment living, great neighbors, close to one of the best schools in the state (elem, middle). Fixtures in some apartments need updating, but this is being done as people move out, and before the next renter. I love the staff and consider them like family. The maintenance gentlemen are knowledgeable, trustworthy and timely. Sandra, the rental agent, is one of the kindest and energetic people I have known. If you need something, she gets it done!

TOO MUCH FOR TOO LITTLE
The amenities list that is advertised is long, but the amenities you really get after you sign your lease are very short. The lighting in the parking lot has not worked in the 16 months I've lived here. The equipment in the gym center is either broken or if more than 1 person tries to use the machines, the power goes out. REPEATED requests for repair go unanswered. Maintenance is a joke. I've never had a filter replaced. I've purchased my own. Carpets and flooring are old, cabinets and appliances are old and even when not working properly not replaced. Noise is a problem, kids are skateboarding in the pool area, on the sidewalks, and in the parking lots when you are trying to walk or drive anywhere. The fireplace and grills are nice, but good luck getting to use them unless you can be there at 4:00 pm. Again, it's just too expensive when you subtract all of the things that don't work.

Excellent place to live
Not sure where the people live who have written the bad reviews but I have lived here for a year and have enjoyed every minute of it. Safe. Did I mention safe. Upscale area of town. Sure you might here someone going down the staris sometime or someone above you flush or drop something but you live in an apartment. Not a house. Very spacious and quiet. Well maintained. The maintenance is the best I have ever seen. They will come and spray for begs on request, which is awesome. Have I ever seen a bug? Of course,the woods are right outside my back door. However,not sure where you would live and not see any bugs. I would recommend living here to anyone who was looking for a great place to live.

Nothing to be excited about
My husband and I relocated to B'ham from GA in March 2010 for work. It has been nothing short of a nightmare since we moved in. Rent is very pricey but we thought we couldn't put a price on safety and the neighborhood is a very wealthy community. However, the front gate has never worked since we moved in even though we have been told on numerous occasions that it was going to be fixed. Some members of the management staff are complete idiots. Our neighbors below us have several children who constantly slam the doors and are up all hours of the night. Our children have been woken from naps due to the door slamming. My husband and I have made several complaints to the management staff but have yet to notice any change. Some of our complaints have not even been recorded in our file or our neighbors. Children kick soccer balls in the parking lot and we had $1100.00 worth of damage to our vehicle due to dents from where the balls had been kicked into our car. Filters for the A/C are to be changed on a regular basis by the maintenance staff but in the 16 months we have lived here, they have not done it. My husband and I have been purchasing and changing the filters ourselves. Our rent was raised upon renewal of our lease. The list goes on and on. We are now in the process of contacting corporate to get out of lease and rent a decent house. I would not live here. Save your money!!!

I loved living there and i miss it greatly
Liberty Park apartments are the best apartments I have ever lived in. I found the staff to be a pleasure to work with and every time we had a problem or question they where more then glad to help. Theses apartments are very well maintained and a very safe place to live, my husband had to work at night alot so for me and my kids to be left alone i never had any problems at all and felt very safe the whole time we lived there, we would still be there if it wasnt for my husband getting a job out of state. If you are moving to the birmingham area I would make sure you check out these apartments.

NOT GRAND AT ALL!!!!!
I have lived here for over a year and have hated every moment.. the noise is awful from upstairs and management will not move me or correct the problem.. People are not force to pick up after their dogs and there is a tick infestation... Power and phone outages happen to often.. I cant wait to LEAVE.... I pay to much rent money for this unhappiness

Great but pricey
My husband and I moved into these apartments a year ago and it is fantastic! The staffs are wonderful! What I don't like about these apartments are the prices. It is very high. Almost like a mortgage. Also the gate upfront doesn't work. I don't think they should charge so much for their apartment when the gate doesn't work because those apartments are considered luxury and the gate is part of the luxury to provide extra security. Gotta make it worth the money that we are paying.

Nice property but beware
The property is very nice and the grounds are well kept. However, they will sign you for a great first lease special and then raise the rent on you considerably for a renewal. So, make sure you sign a long term lease or you will be moving again at the end of the first lease due to the rate increase.

Worst Place I have Ever Lived!
When I signed the lease, I was promised new carpet. Not only did I not get that, the toilet was leaking, the heat didn't work, the sink was leaking the dishwasher wasn't connected, the hose to the washing machine was not hooked up resulting in a flooding of my apartment as well as the one below me, and the gas was leaking. I ended up with an $800 bill my second month there! my bathroom floor has begun to rot because they did not properly clean the water out of the bathroom area, the carpet that was damaged was not replaced, and has come out of the floor where it connects to the bathroom exposing the little nails. I was LIED to about them going in and out of my apartment for weeks, and finally caught them one day. They assured me that no one was going in my apartment because there was no record of it. And now, everytime I have a maintenance issue, I don't get a call back, they just go into my apartment without a 24 hour notice. I have 2 animals and stay inside that can not get loose. Also, I was assured that you could not hear the people above you, but I can hear when she even opens her bathroom cabinets!

I'll Miss That Place!
I lived in Birmingham for two years, and found C.G.L.P. to be the nicest apartment complex that I was able to find in Birmingham. <br><br>Kim, the head manager, was on top of things and addressed any concerns I had in a timely manner. The people in the front seemed to rotate frequently, but were able to handle basic things - they even fed my fish once while I was gone! Shelly (the assistant manager) is pretty much all lip service, so don't waste your time asking her about anything that you expect to get done. She's nice, just not very effective.<br><br>The apartment I had was well laid out, and quite worth the money (it even had pre-wired surround speakers)! The grounds were well maintained, but pet owners were not very good at picking up after their little ones. To combat this, they started a spotter program where you could report people, and it was working well when I left. I was single, and I had a single neighbor above me, so noise was not an issue at all.<br><br>The pool was very nice, along with the workout facility and tennis court area. Parking was plenty and the clientel seemed to be top notch with the occasional "DUDE" every once in a while, but problem tenants are quickly eliminated if other residents complain.<br><br>The gate worked about two weeks during the two year period I was there, and each month when I dropped off my rent, there was a different story about why it wasn't operational. They finally told me that it was expensive to keep fixing every time someone pushed it open with their car, so they just stopped closing it.<br><br>Probably the only other thing I was concerned with was the occasional speeder that would come carelessly through the parking lot, which could easily be fixed with speed bumps, but was never done. <br><br>I will miss the place, and where I moved, there aren't any apartments in such a nice area that are as luxurious as the ones in Liberty Park. I give them an "A". <br><br>

Love it!
I moved in a couple months ago and absolutely love the complex. I feel at home and have no complaints. It's beautiful, quiet, and the apartment is spacious. I work at night and sleep during the day and have had zero noise issues.

Great apartment
I lived there for almost two years and loved it. I only moved out of there to buy a house. It was a great apartment and everyone that worked there was very nice. The property is beautiful and the price was decent. I would recommend this place to anyone.

Best Property in the Birmingham Area
I live at Liberty Park and have been here almost 3 years. The apartment is laid out to utilize all the space. My power bill is super low and I never have run out of hot water (washed clothes, dishes, and showered at the same time.) The property is always clean and anytime I have needed maintenance they were there in a Flash. The people in the office are great. The manager and asst manager live on site (not the case at most properties. I think that the rate I pay I get everything back and more. The only 2 problems I have ever had were you can hear when your neighbor opens their doors and closes them and on occasion the gates go out. Great schools, location, and very safe! I highly recommed!!!

Best school zone hands down!
My overall thoughts are...its not bad at all, Liberty Park is the very best neighborhood in Birmingham to be in, Colonial Grand is the only place you can get in under 400 grand and be in the best school zone. The pool and grounds are cleen and well upkept, The ac units are not the best but I managed.

couldn't ask for a better place
Unfortunately my stay at the Colonial Grand at Liberty Park is coming to a close. I would highly reccomend this place to anyone looking for luxury housing in a great part of town. The apartments are wonderful and the staff does anything to ensure that you stay happy. They offer wonderful amenities I've never heard of an apartment complex offering. Breakfast at the clubhouse once a month (catered), holiday gifts as you exit the gates on the way to work, community meetings to make suggestions or complaints, etc. Superb place especially if you have children. They can go to a wonderful elementary school. All residents seem to form one big family in this complex. Most all the people with chidren know each other and look out for each other's children. The leasing staff truly cares for every resident. The gates are now up and running and seem to be closed more often than not. Your scariest threat in that complex would be the deer. Safest/nicest apartment community in Birmingham. For the most part maintenace is excellent. Only the newest addition to the maintenace staff provides poor service. The rest of the mainteance staff is very friendly, personable, timely, and knowledgeable. The groundskeeper does a wonderful job of keeping every speck of trash off the grounds. You see him climbing out of the dumpster when it is broken where he fixed it. You won't find many properties that someone will climb inside a dumpster. Would highly recommend to anyone
