    i also used apartmentrating.com, i am fully satisfied here a good place to live, clean and noise free friendly community. convenient access to walmart, I-10, and good schools, pick and drop for schools are close to my appartment.over all a good place to live.

      Nice and quiet, staff has gotten better over the period of our stay. Friendly neighbors and maintenance always fixes issues correctly the first time from our experience here. The rent is right where we need to keep it, they didn't raise it annually like some other places.

        I have not lived here long enough for an honest opinion, But I will say that i like what i see. The Apartment I have is great. The staff is really friendly and worked to get me in an apartment that makes me happy. The only negative is has been a small mistake in the move in cost. I just won't complain thing are really good here

          My family love this place. We enjoy the gym, swimming pools, basketball/volleyball courts. Just make sure the volleyball net is replaced. We like the quietness too and the surrounding of the property very nice and peaceful golf fields. I would definitely recommend this place to my friends.

            They will continue to work hard until the issue is resolved should something arise. We love the staffs friendliness and love the location of the complex as well. It's location is one of the biggest reasons we chose to live in this area, great value!

              Was very misinformed. I am not the type of person to leave bad reviews only because I feel like I've been scammed out of $80. Me and my husband had fell in love with their two bedroom town home style and had waited weeks for one to be available. We had applied paid the application fees and holding deposits assuming we wouldn't have any reason to be declined. I've never in my life been declined for anything. Both me and my husband have stable employment with the same employer for 5+ years and make 80k a year and have perfect rental history together for the last ten years; with proof that we never paid rent late. Never been late in my life on anything credit cards/car payments etc. clean background and never been in trouble with the law. sounds like the perfect tenant wouldn't you think? Wrong!! Not even 10 minutes after leaving we received a call from their office staff that one of our applications had an immediate denial and that we could not move in. We asked why, they could not give us an answer. We asked if they could look into it and they said they couldn't because they go through a third party and they don't get information other then an approval or denial.. I asked if there was an appeal that we could make because something is obviously not right! Did you check the social? Did you make sure our info was accurate? Nothing just stated they could not move forward. They obviously don't want my business and I don't want to do business with a company who can't look into why they can't approve us. Even a reconsider with an option of a higher security deposit would be a first option if something did not come back satisfactory. Their only explanation was that they need to follow the home tenant act and they need to treat everyone the same! Which is a load of crap. What apt community does not allow reconsiders or check their work for inaccuracies? I am appalled and was very insulted almost scared to apply anywhere else.. I would not recommend this place to anyone unless you want to be antagonized and be judged from inaccurate information. Applied for another community the following day with no problem instant approval and even had my deposit waived OAC! Carlyle at South Mountain only wants your money. Don't be scammed! You wonder why this place has horrible reviews. Canned responses that make no sense.

                We moved in the summer of 2009, and unfortunately our experience hasn't been enjoyable. We pretty much stay to ourselves and don't bother anyone. We did have one neighbor move in below us in 2012, and complained of noise because he had the grave yard shift, so he slept during the day. We worked with him and he moved out soon after. We know what to expect from apartment life since we have rented in the past, so our expectations were pretty low. We did have A/C issues for two years and only after complaining to the "boss" we had the A/C replaced and they gave us a $50 discount on our rent. Had all the appliances replaced, except for the range, because they stop working. Have had a major ceiling water leak in the master bedroom whenever it rains from day one, which has been repaired many, many times with no solution. Also, our "new" A/C was leaking quite a bit inside the apartment, maintenance repaired it three times with no solution, until my husband repaired it himself and now it doesn't leak. We do have issues with roaches in the garage. We did ask for the garage to be sprayed twice but we never saw proof it was done, so instead of complaining we just take care of them ourselves, and so far is working. We were considering renewing our lease this summer, 2014, but after Kwik Tow took our truck from in front of our garage, after 10 min. of it being there and charging us $105 cash to get it back, we decided it is time to move out. The office manager told us that Kwik Tow had their permission to tow any vehicle parked in front of their garage whether it belonged to the renter or not, because of their policy. We asked where is this policy, because is no where in the lease. They said it was a verbal agreement between them and Kwik Tow. She said she would talk to Kwik Tow and ask in our behalf for the money back.The manager called us later and told us that we could not get our money back. She did apologize and asked what she could do to make it up to us, we said, we want our $105 back. She said that is the only thing she could not do, but she would replace any old appliance or paint a wall. We responded that a new appliance or painted wall wasn't going to replace the $105 that came out of our pocket, all that would do is upgrade their apartment for the next tenant. She did mentioned that they are very short staffed so we can understand all the issues the other tenants have had with this place. As of today, our issue still hasn't been resolved. We used to refer others to this place, but now we will no longer do that.

                STAY AWAY FROM THIS PLACE!!! My family and i moved here in early 2012, and the place and community looked decent, so we decided to stay. Over the next two years, we ended up severely regretting our decisiion. The reasons are many, so lets start with the fact that the apartment above us had the most inconsiderate people, they had three to four adults, as well as three kids, who must have been in WWE training, because the noise was unbelievable,at all hours. After speaking with them about it, they continued to be as loud as ever. But the real reasons we hated this place was the management. 1)The "security" gates were never closed, and late nights when the were closed, everyone that had ever lived there knew the code.... Worthless, no security, cars broken into, some stolen, and our vandalized. Thay just would putn out a notice saying watch your cars better. 2) Someone employed there was constantly calling a towtruck company,(probably had a deal with them), because the towtrucks were in there several times a week marking tires, trying to find cars that havent moved in 48 hrs. If it hasnt moved, it towed. What if you were just home for the weekend, and didnt go anywhere? We had several notices on our vehicles, because they were out of state license plates, as well as not moving for a couple days. No other place in phoenix had this problem, from all the people we spoke with. 3) The neighbors next to us were always home, door open, stereo blasting, and obviously selling drugs, had people in and out constantly. We never felt comfortable going out, because they would see us if we left, and feared being burglarized. Management never saw that--or chose not too-- The ended up getting evicted for not paying rent, but they were long gone before that. Management replaced all the flooring, and remodeled, for no reason, leading to--- # 4) THE MOST IMPORTANT REASON!!!--- My family and i kept our place immaculate over the two years we were there, so we asked a month before moving out(our lease was expiring thank goodness), if we could schedule a walk through and inspection. They told us they would be able to accomodate us, sent an email to the maintenance dept, and so on.--A week before we were moving out, I paid the final bill, and asked about our scheduled walk through, and was told very rudely that no one would be able to do it, because nobody worked on Saturday to do it. They would do it at their convenience after moving out.. They never contacted me to have me attend the inspection, and the reason they did that is so they could screw me over. They ended up sending me a bill for $1100--carpet replacement, re-lining the tubs, etc. I contacted them, and told them I have pictures of the apt. upon moving out, completely clean, as good as it was on move in, also told them I was supposed to be contacted by for the inspection. They said that they didn't care, they replace the carpet everytime, and charge the resident, (didn't say thay on move in of course)..When i tried to arbitrate it with them, they immediately sent me to a collection agency, and damaged my credit, and would have no further contact with me. DO NOT RENT AT THIS PLACE!!

                  This Apartment complex is going down hill, we have lived her before and didnt have any problems at all, now we have issues all the time with everything, the office doesnt care some of them are so rude and just give you a dirty look if you try to get them to come to the door if it is locked. They take forever to fix things, and it is very loud here and cops are here all the time. Kids run around day and night with no parents watching them and they run infront of cars. They dont check, to see if people are going by the rules because i see Pitbull dogs and i fear for my kds. When I see people looking into renting here i want to warn them and say DONT DO IT!!!!! Cant wait to get out of here

                    I'll write this in an easy to digest way. Management was great in 2011, once they changed, they've gone totally down hill. 1) I had around 17 noise complaints about the person who lived below me before they were finally evicted - I was continually told they have a 5 strike rule. So get ready to fight about noise. 2) Kids run rampant around the complex. No parental supervision and they are loud, obnoxious, and tend to break things. Like the lamp post outside my apartment 3 times, and continually threw piles of rocks into the air conditioning units around my building. You can bet my complaints went unheard. 3) Their staff training is poor. New people in the office don't tend to know the details of the leasing agreements and give you wrong numbers and dates. They also don't know where the agree is without having to ask a manager when you want to fact check things. 4) Their referral system is a farce, I had to continually visit management for 6 months after my friend moved in for them to 'send off' the request to corporate. I never got it applied to say the least. 5) If you plan to have more then one car used in your household, don't come home after 6:30. You'll be parking on the i-10 side. 6) They leave IMPORTANT NEED TO KNOW INFORMATION in your door jam. Not your mail box, or in an email, in your damn door jam. I've had multiple occurrences where I never received mine because either A) the kids ran around taking them or b) it fell out and was blown away. 7) This complex has on-going water pipe issues and it seems at least once a month, they shut off water for half the day, if not twice a month. I had a good year from 2011-2012, but this last year has been hell and I am moving as soon as my lease is up. Stay away, go out to Mountain Park Ranch or an Ahwatukee complex.

                      Let me start by saying that I moved from a different property owned by the same company which was called Arcadia Cove and they were much better! We moved into this complex on the townhome side thinking it was going to be nice to have a garage attached to our apartment. The garage was nice when it didnt have roaches in it as well as the lights being so high in the hall way that you could not get to them to change the light. The A/C is the worst half the apartment is freezing cold and the other half is a little too warm for comfort. The maintence does not respond to calls after hours as our A/C went out and could not get a hold of anyone so we had to get a hotel. The next morning they claim they tried so hard to get ahold of us, but no missed calls or anything. Then they lie to us and tell us nothing is wrong after they are clearly down there for over an hour doing something to fix it. The staff in the leasing office are idiots. This property owned by BRE is not managed very well compared to others, not to say the others are not bad. Parking is tough in the area especially with 2 cars unless you have a 2 car garage. DO NOT RENT HERE! For the money it is not worth it!

                        My roommate and I have lived in this apartment complex for 6 months and we have enjoyed living here and feel that it meets our needs. It's an apartment complex and certain things come with the territory. We occasionally hear our neighbors but its nothing to draw attention to. The appliances are a little older which means they are more likely to break down but maintenance has replaced the appliances for brand new ones and we haven't had any issues since. If we have ever had an something stop working, as long as we put in a call or email to have it serviced, it did get taken care of! I am not going to throw a fit about something not working a few times, when I realize there are far much worse issues we could be having. We have had no issues with any bugs in our apartment nor have we seen any crime. The complex is well lit at night and we both feel safe. The office is good about giving notices with up coming maintenance around the complex whether its repaving the parking lot or letting us know when the water will get shut down for a few hours on a certain day. We appreciate those notices so we are aware of what is going on. Overall we both enjoy living here, we like the complex as well as the layout of our apartment! We think its a reasonably priced apartment in a great location and we would recommend this to apartment to any friends!

                          When I first looked at the apartments I thought they were some of the most beautiful apartments in the area! I was also very pleased with the staff and how helpful they were (I was very new to PHX). This changed the second I moved in... This place is desperate for your money and will treat you like garbage once you move in.. I moved in and signed a 6 month lease. When my lease was a month from being up I gave my 30 day notice and paid my last months rent. 2 weeks before it was time for me to move I received a phone call from the office and was told they made an error and I needed to be out in a week due to they rented out my unit right away. I of course argued it and they told me that they would be more then happy to move me into a different unit for the week. I didnt want to do that (who wants to move more then they really need to?). They refunded my money for that week and I moved out a week before my lease was actually up. A month later I recieved a bill for "breaking my lease a week early" as well as a 100 dollar water bill (which when I lived there I NEVER paid over 40 dollars for water). I placed many calls to the company regarding this matter (and of course none of them were returned) and I even went to the office where a gentlemen told me that matter couldnt be resolved in the office and it needed to go through the billing dept. I yet again called and got NOTHING resolved. If you ever need something from maitence GOOD LUCK and when your issue does get addressed, hopefully you dont mind waiting a month. This place is very scary and dangerous.. Cars getting broken into on a daily basis as well as the garages. Peeping Toms are also a common issue around there. Druggies and Drunks always wondering around at night. You will ALWAYS see high police activity around there... And when they tell you they have security- I saw him once and he was on his bike smoking a cigerette.. Parking is the worst---hopefully you dont mind walking a mile to get to your car (especially in this unsafe place). If you are considering on moving in and reading these reviews STAY AWAY! The low reviews of this place arent false at all---they are very accurate! Im pretty sure the couple good reviews this place has gotten are employees! There are alot of nice and reasonably priced places in PHX.. Keep looking I promise you will find much better then this place! This place is a NIGHTMARE!!!!

                            Although I have been here for a short time I have nothing bad to say. I never hear my neighbors, staff has always provided me with great service, they always ask about my well being, and most importantly they followed up with me a week after I moved in to see how everything was. I have had to ask for maintenance to come by and they came next day maybe 12 hours after I submitted the request and it was very very low priority. I am able to communicate with the staff by email or phone, I can pay rent online. I've read about bed bugs being here, but I haven't encountered ANY bugs so I'm wondering what really happened. Not to judge but it could just be people's life styles that attract the bugs. Either way I wish them the best. I have no regrets moving in, the price is reasonable and in a secluded area.

                              When we first moved in everything looked clean and the apartment seemed safe. However, this is not the case. The carpet within a week of moving in turned black from stains left from previous owners. Our apartment has almost been broken into, I could see that someone was picking our lock. There is almost never parking for friends or family outside your designated spot. Also, the rent is over priced for what you get. It is suppose to be a gated community, but everyone knows the code. In addition to all of that, maintance issues never get taken care of. In our master bathroom, they must of spray painted the whole bathroom because it continues to peel off if it gets wet and it clogs the drain. I thought I loved in the nice area in the back part of the community in the townhouse. I would think not.

                                This was a great complex 4 years ago. These people are terrible and they REALLY REALLY need your money to keep their complex running. I was charged a ton for a carpet that started come undone by my vacuum cleaner! I had work orders in for everything, staff doesn't care, maintenance is completely ridiculous. Do yourself a favor and go somewhere else For the next people living in #----: $300 A/C bills in summer keeping thermostat at 79/80 Windows wont seal Doors wont seal A/C is piece of junk Cabinets are falling apart The patio might cave in soon But at least you will have a new carpet (watch for nails after 30 days, those suckers hurt) DONT DO IT!

                                  BED BUGS!!! Seriously the place has a problem with them once a week! The place is ------. For as much as they charge in rent you would THINK they would put SOME of the money back into the apartments themselves. Everything is OLD and most of the time BROKEN. Cars get broken into weekly. You can hear ALL your neighbors! And the STAFF is a joke, I would know. They talk about the resident's personal information in the office, make jokes about the residents, they act like they care but they really don't! Not even about each other. If you complain enough they will throw some "hush money" at you. There's a perk.

                                    Was here for about 3-4 years, place was great at first but went downhill quick. The new management is a joke and clearly doesn't give a ---- about the place or their customers. None of my doors or windows sealed during my last year and a half of living there, now combine that with a crappy A/C system and you get a $300 plus electric bill in the summer keeping the place at 80F. This place should come with a free PEN15 membership.

                                      DO NOT RENT HERE. I've been here for two years, and the "maintenance" is a joke. There were things wrong with my apartment the day I moved in that STILL HAVE NOT BEEN FIXED, despite numerous requests. Whenever maintenance does make an appearance in your apartment, they act like they're doing you a huge favor. They gripe about how busy their day is, stay for about 5-10 minutes and leave without getting the job done. They also do not fix problems in the community areas, such as the pools. There are always hottubs broken for months. There are four pools, each one suckier than the next (I used to clean pools as a lifeguard for minimum wage and we would have been appalled/fired by the lack of cleanliness. Two of the pools don't even have bathrooms -- so you know everyone's peeing in them!) I blame management and maintenance for the severe incompetence. Also, if you have children, or you don't want to be raped, then don't live here because safety issues are of no concern to them. Here's some of the emergency requests they take forever to fulfill or don't ever do them: brokenlocks on doors, broken staircase steps, broken handrails at pools, rows of lights out in the parking lot (oh yeah, don't live here if you want to not be robbed as well). Yeah, it's in Ahwatukee, barely -- Little Mexico/Guadalupe is just over the hill. Also, it must be known to criminals that the gated doors to the complex are always on the fritz. And to the person below who wrote ---- who works in the rental office is great: wake up! She's the worst one of all.

                                        Town Homes were just fine.

                                        I cannot speak for the people who live on the apartment side of Pinnacle at South Mountain, but the Town House we lived in for 2 years was more than satisfactory. I honestly never write reviews but after looking through these comments I feel like this place is getting a bad wrap. As I said, My girlfriend and I lived here for 2 years, right next to the communities park. I loved it, we had our occasional hiccups but what management company doesn't. The Staff are friendly and helpful, specifically Nick and Anne. The apartments are not luxury suites, but everything worked in my apartment the 2 years there. Maintenance was pretty bad our first year there, but the second year it was revamped and noticeably so. They would arrive in 1-2 days for a non-emergency call and fix your issue. People have one small inconvenience and deem this place horrible and unlivable; They are just ignorant. Before we moved in we walked the premise on 3 separate days. I have never been threatened, robbed or felt unsafe at anytime. I was outside at early morning hours daily and never saw any shady characters walking around. This place is much like any other place. You will have people with good and bad experiences. Take the time to visit and walk around to get a feel of the community.....it is a large property. Two of the nicest features are: Walking distance to hiking trails at South Mountain Located on a well maintained Golf Course.

                                          Horrible customer service, stay away.

                                          Our Dryer recently went out after they "cleaned all air vents". They must of cleaned something because there is lent everywhere on the property now. However after doing this our dryer went out. After a hassle to get a tech to come look at the machine because we were not "high priority" one finally came and advised that a wire was loose. He tighten the wire and left right away in a hurry. We ran a load and of course the dryer was still not working. After several attempts to call down to the office only to be sent directly to voice mail we had to drive down to the office where we got someone to talk to us as soon as we entered the door (but they were too busy to answer the phone). The same tech came back and said the vent was clogged up (thought they just cleaned all vents) so he would go on top of the roof and clean out the vent and if he still didn t work contact him again and he would come look at it again. As paying customers it shouldn t be this hard to get a dryer fixed or in this case obviously replaced so we can do our laundry. Especially since a functioning washer and dryer is one of the features that draw people into apartments (check out breproperties.com to see a kid looking into a dryer). We regret ever living here and wish that we could break our lease as this is just another instance where we have had horrible customer service at Pinnacle. They have really nice customer service to draw you into signing a lease and show you nice things like the front pool and weight room, but once you sign that lease you re a second thought to them and will be tossed to the side. Please take it from us, stay away. You can find much nicer, much cheaper and much better customer service then you will ever hope for at Pinnacle.

                                            Stay away! You WILL regret renting here.

                                            I am a current resident here and would do anything to move right now. Shortly after we moved in our showers stopped working half of the time (no water coming out of shower head, loud noise you could hear outside...), along with a laundry list of items throughout the apartment that were damaged or not functioning properly (i.e. ceiling fan in living room that was broken). I have put in three maintenance requests, talked to the manager and even contacted corporate regarding this. I received the run around "It has been fixed," "It will be fixed in this week," "We did not see anything that needed to be fixed." Only when I contacted corporate did they actually act like they cared and came in to fix these issues after months and sent a plumbing crew to fix the showers. Since then, our showers are still having problems. Along with the maintenance issues, they will do anything to get your money and make your lease worth breaking. Unfortunately, I had to resign the lease and I am now being charges hundreds of dollars. I went in prior to my lease expiring to take care of the paperwork, which was not ready. They called me one day after saying everything was ready but since I did not sign by the due date I will incur late fees and an extra charge on my monthly rental charge. They do not mandate pool policy and the cops have been called multiple times for noise violations at night, teenagers fighting, people smoking/drinking during the day, small children unattended (as little as three years old)..you name it. This place is awful and if I would've known the problems beforehand, I would've gladly paid a bit more and moved into a complex that actually cared about their residents... or even acted like it. Not to mentions, there is NO parking at night!

                                              DONT RENT FROM HERE!!!

                                              My husband has lived here for 7 years - I have lived here for 2. We fell on some hard times and have worked very hard for 2 years to keep our rent current. In February of this year that was not possible and we knew we were going to have to find a cheaper place to live. Long story short - they have evicted us and are not allowing us to come in to pack our things until moving day, which is still 2 days away. We had to leave our apartment within an hours notice and the manager of the complex is a heartless -----. She will not allow us to come back during the day to pack to be reading for the moving people. THIS PLACE IS OVER PRICED AND NOT WORTH THE PRICE!!!

                                                When I moved into this unit it was absolutely filthy, their was god only knows what splattered all over the kitchen walls and cabinets and don't even get me started on the bath room. For the money they charge I expect a clean residence upon move in, but instead it was vile filth every where. Also I had to have maintenance fix every major appliance within one week of moving in here, also something that shouldn't happen. And to make it worse they will lie and tell you that the maintenance issues you've reported have been fixed when in fact they aren't and than you have to waste more of your time to call again. With all the properties in this same area their is no need to waste your time or money here.
