Parking sucks but everything else is good
We haven't had any problems, other than the horrible parking, here at PSM. The office staff (except one lady) has been great. The peon chick with short hair is rude (not the mgr, just a regular staffer), but everyone else has been really helpful. Covered parking spots are insane. You get your apartment and get a covered spot that is really far away from where you live. You can always park along the backside to get spots (uncovered) that are closer to your apartment. I saw the pics of trash that someone took. I haven't seen that yet. Maybe that was taken on the night before trash pick up. Not sure, but I haven't experienced it. We get immediate response to maintenance requests and the guys are professional and get the job done. The area is nice, the grounds are great. Well, except for pet owners who don't pick up after their pets - but even that isn't that bad. We don't hear our neighbors on the side at all. The upstairs neighbors, though, sometimes seem to be either practicing for the Phx tour of "Riverdance" or professional wrestling. It doesn't happen often so it's no big deal.

Do not rent here!!!!! They lie! They charge for everything!
I lived in this complex three years ago and had nothing but problems! I would never suggest this place to anyone! After paying a 1,000 dollar lease cancellation fee, due to the fact that I had a home built and it finshied early, the apartment complex then billed me for new carpet, cleaning, and having to have all the walls painted! 500 dollars! This was such bull, because I had only lived in the apartment for 6 months!!!!! I paid out of my own pocket to have the apartment cleaned and the carpats shampooed when I moved out! I know for a fact that the apartment was spotless - actually cleaner than when I had moved in! Then they had the nerve to charge me ridiculous fees after I just paid them 1,000 dollars!I had been renting apartemtns for nearly 10 years and always maintained an excellent rental history until I rented from this stupid complex! Horrible staff!Liers!They turned me into the credit bureaus because I refused to pay the fees that I felt very strongly that I did not owe!

STUDENTS BEWARE!!
Unless you are okay with paying $2,000 or more to break your lease when your finished school, do NOT rent here. We tried to get out of our lease and they wouldn't let us. They even told us they were running a business, and while they sympathize, they wouldn't help us out. We have had other problems with this apartment complex too, aside from the general lack of communication, our apartment flooded twice, and they did nothing for days. We were unable to use hot water for an entire weekend, and apparently their maintenance department didn't tell them of our situation, and because they didn't have anything on file, they didn't do ANYTHING!! Their apartments are small, and you have little privacy. Their security is lacking, they have a passworded gate, but one can just hop over the small barrier, and even piggy back inside behind another car. I would highly suggest looking elsewhere!! PS- Their staff is a pain in the ---! Do you receive a lot of packages? In the matter of two weeks we had 3 things come up missing. One of which was a package of computer parts at the price of $300 . They didn't do anything, they said that they sign for our packages as a courtesy to us. Its in our agreement, but they sign for the packages in bulk and don't check if they received them all.

Worst Staff Ever
The Staff has got to be the worst anywhere. They are rude and inconsiderate. Nick is the only sane person in this office. The apartment itself was dirty when I moved in. The a/c broke and getting them to fix it was a pain. The cabinet doors were loose when asked them to fix they did a cheap fix and the doors were loose again in no time. The carptet had pet stains in it even after they washed it and gave me the apartment. The appliances were outdated and poorly maintained. Insulation is bad, so bad you can hear full conversations from apartment to apartment. The first apartment seemed ok. But taking care of repeat customers is not their main concern. I would definately stay away and not recommend anyone live there. Use maybe as a last resort and for a short term lease.

Nice Neighborhood bad Office Staff
I have lived here for 3 years, and I still find it ridiculous that they still up my rent every time and offer me nothing special for renewing. Still I stay, not because of the over priced apartment, staff, maintenance, or amenities. I stay because the community is nice, and I feel safer than I would on baseline. Here a few things that you will encounter moving into PSM 1. maintenance sucks, they are terrible and don't know how to correctly fix anything. Not kidding you 2. Staff loses all your paperwork at any point during your lease, and you will find alarming messages left at your door step. They always blame you. 3. There will be no renewing specials... actually they are worse... consider going month to month... thats your renewed higher rent plus 200 a month more... per month 4. dog ---- everywhere and people do not clean up after them

PSM is worse than PMS!
No, but seriously... as we speak I'm sitting in a poorly insulated heat box, smelling the kitchen drain that is clogged, unable to use the dishwasher that has never worked... and we'll just add those problems to the non-draining bathroom sink as well as the shower that makes an odd whistling sound (that was already fixed). I'm contemplating walking to the office to inform them of my problems, however it will be a complete waste of time as they will only tell me to call the maintenance hotline, which will take their sweet time coming to even look at anything. Maybe I'll go check and see if my car has been broken into AGAIN. Oh, the office really didn't care about that either. Bottom line... DO NOT MOVE INTO PINNACLE AT SOUTH MOUNTAIN!!!!!!

Eviction Notice Spam
So you have paperwork that the office needs in order to keep your lease up to date. You receive a phone call stating that you need to produce this paperwork but are given no reason why, even though you renewed your lease and could not have done so without the that paperwork. Literally, they would not have given you the key without it. So why are they asking for it now? Did they lose it? Did something in the paperwork that was given to them at the signing of the lease expire? In any case, you are given a bunch of I don't knows and a due date. So you inform your room mates to get their portion of the paperwork to the office but one of them forgets. Instead of getting a phone call or any kind of heads up, you are simply given an eviction notice in your door. Don't worry, this is standard operating procedure of the office management staff. They'll call you first (if you're lucky) and let you know that they need something but will not explain why. Why? I can only think of a few reasons. They don't know your file well enough, the file isn't well documented enough, and/or they simply don't feel like informing you. These are the actions of a malicious rental office who either care little for their tenants and/or simply have zero customer service training or common sense. I won't say that we weren't at fault. Tenants make mistakes or can overlook things due other things going on in their lives. It'd be nice to know that your office manager cared about their tenants but this office manager clearly does not. So, if you rent here, which I highly recommend against, watch your back and stay on top of your lease requirements or the office will find ways to milk you with late fees, fines, and eviction notices.

Criminals are very active here...
I moved here because a friend I work with lived here. I had some reservations about the office staff at first, since they never called me back to tell me if I was approved or if there was a place available. I had to call them three times a day every day, when on the 4th day someone finally got back to me. I don't know if this is some sort of sales tactic or what. Everything was going well until I ordered some cleaning solution online for my friend who has a pet. I do NOT have a pet, but my parents do, and swear by the stuff. My package came in the mail, and instead of just giving me a notice that it was in the office, they called me and accused me of having an animal. The packaging didn't even have anything on it that would indicate that it was a pet cleaning product. This makes me wonder why the nosey office staff was inspecting my package. What did they do, OPEN it? Last I checked that was a federal offense, not to mention an invasion of my privacy. I ended up being interrogated over the phone, like I am a criminal or something. I had just gotten over that when I noticed that cars were being broken into. I noticed two cars had the windows smashed in early January. I started parking my car in a well lit area because I could not park in my covered spot because my neighbor decided that they want to take up their space and mine with their big ugly truck. This is yet another issue the office "professionals" do not care about. I had to leave for the airport early in the morning, so I packed my suitcase and put it on the floor of my car. I came out the next morning to find that my car window had been smashed and they took my suitcase. I will admit that it is my own fault I did not put the suitcase in the trunk, but COME ON! I reported the incident to the police as well as the front office, and the office basically said oh, that is too bad. To say the least, I can't wait to move to a safe neighborhood and have a covered spot that I can park in, or a garage that works. I would get a garage, but they are over priced, and I hear they don't work. All apt homes have issues, but I think I can find a place with a little less crime and an office staff that cares. DON'T LIVE HERE!

Do not move in here.
I dont even know where to begin about Pinnacle at South Mountain. Basically when you first move in to this place it seems like its going to be great but once you sign your lease agrement you wish you could turn back time! The first day i walked into my apartment it looked like someone had a party and forgot to clean up. The fans werent working right, a light bulb was hanging by its wires in the back bathroom, blinds were either broken or missing. So you fill out a report of what needs to be fixed like you do when u move in anywhere. It took them 3 1/2 to 4 months to come and fix everything that should of been fixed before we even stepped foot in that apartment. The staff is probably the worst people to ever talk to. They dont care about there residents. You walk into the office and your standing there forever while the staff sits at their desks talking to each other until one of them looks at you and say " what do you need". But if you walk in carrying a rent check they surround you like your a star. Last there has been alot of car break-ins recently and it seems like there doing nothing about it. No security at night or anything. If you are moving here please re-think your decision.

Apartments are nice, but the staff needs work
A current resident of 4 months and I wish I had the money to break my lease. I was suckered in by the beautiful outward appearance of the property, their attractive model homes and one overly friendly staff person, ---- (who no longer works here). While I am happy with my apartment and it's layout, it is mostly the staff and outside maintanance I have problems with. First of all, I too, as others did not receive a phone call notifying me of approval. I had to continually call or come in to check. It turns out, the entire staff has PMS 24 hours a day and you are a nuesense to them! God forbid you actually want to be acknowledged when you walk into the office. No customer service skills what-so-ever. Maintanance is aweful and is through an outside company. My pool key makes it "mission impossible" to open the gate. The hot tubs, oh yeah, they're always COLD! My garage opener has a mind of it's own and has actually closed on my suv while I had the back door open... OUCH! It also seems crime is becoming more apparent in this comlpex. I'm not sure if it was like this before I moved in, but there have been several cases in the last month. I would never reccommend this property and wish I had researched it more thouroughly before deciding to rent here.

Thinking of renting here?
Take them not calling you back to notify you that you were approved as a blessing, suck up the loss of the application fees and look elsewhere... that is what I wish I would have done. My lease is set to expire in June but I am leaving at the end of this month. I have had things that were put on the inspection sheet that to date STILL have not been fixed since I moved in. Good luck if they try to charge me for them though! Sure, they have a good pet policy here, thats the ONLY thing that is worth living here for. The staff dont care about you, when complaints were submitted regarding the kids upstairs sounding like they were playing dance dance revolution from 7am-1030pm ALL DAY EVERY DAY, the office said "well its not quiet time so you just have to learn to live with it, buy ear plugs" That says a lot. When things get stolen, they dont even care to write a report about it, they just say awww well thats too bad... The maintenance staff are slow to respond if they do at all... and by slow I mean, you have to call daily and if your lucky they will show up after maybe about 2 weeks. IF your lucky... The office is not helpful in any manner except to collect the rent, and far be you ONE day late past the due date where they will slam you with anywhere from 50-100 in late fees and 20.00 Paper delivery to your door to notice you for being late, EVEN IF YOU LIVE RIGHT BEHIND THE OFFICE. Dont be fooled by the grounds, because yes, the place outside is beautiful and above average, the staff and the crime, and NO PARKING for guests are not worth the cost of living here. Run, dont walk, RUN away from here. BTW crime, yea, people are not kidding, I was MUGGED here... MUGGED! in my own complex... Keep in mind, Guadalupe is just across the bridge from here, quick 5 minute walk to there... wonder if there is any connection to the crime here and the crime there... hmmmmmmmm yea this is the WORST place I have ever rented from.

Do Not Rent Here!!!!!!
I am a current resident of pinnacle at south mountain and ever since we moved in it has been a nightmare. Currently I have a garage door that will not open and close, A bathroom sink with no water pressure, A dishwasher that is falling out of the wall and an entire leaky wall that has so much water damage that the plaster is falling off! Maintenance does not fix anything and I have put in multiple work orders that have not been completed. You have to deal with a third party maintenance company that is no help at all, and the office does not seem to care. I would avoid this apartment complex, they may look nice, but they are falling apart!

The new leasing manager, ---, is a -----. They have NO customer service skills at all. She sends out ridiculous notices over petty things. If you don't like it, she will hang up on you when you try to call her about the issue. They voided our rent checks because we gave them two separate checks. They didn't bother taking our checks to the bank to clear. They called us 12 hrs before rent deadline to tell us about the issue. We paid our rent on the first of the month. It's --------! Don't rent here if you have roommates and pay with separate checks. The management will not take your checks.

Find Any Apt but here!!!
I lived here for a miserable yr. I constantly had problems with the maintenance for instance I had to call maintenance for repairs on my garage door. It never closed and when it did it was a miracle. When they did so called fix it, it would work for a day then break. Finally I just had to live with it and make sure I took precautions so my small SUV didn't get stolen. There is absolutely no parking for guests and the front gate or your keycard to open the gate never worked. You would have to drive the wrong way just to get into the complex and hope no one was leaving. Not to mention half the time the front office was busy duping other people to rent there they hardly had time for you to drop off your rent or pick up a package. They always seemed like they were inconvenienced with your presence. If you are thinking about renting turn right around and find a better apt complex.

WARNING!!!!
in short, the entire staff at PSM is totally irresponsible, rude, unapologetic and inconsistant. to sum things up, my wife and i had applied for an apartment at psm, sent in the required documents and fees etc. without hearing anything from them in over 3 weeks, i called them for an update on the status of our move-in date. after talking to jared, he informed me that my wife's application had been shredded. despite them already cashing the check 2 weeks prior to that for both of our application fees and deposit. after questioning him for a short while, he replied to me by saying, " well, you are the one who wants to move in here, you can re-fill out and fax everything to us" he never apologized. after that insult, i called to cancel our reservation to PSM. after that, they reassured i would receive a check back from them in 6-7 business days later. 2 business weeks later, still no check! so, i called them to see what's going on.... needless to say, no one has any clue. the "assistant manager" stated that i would receive it by the next day. YEAH RIGHT. they always claim that they will call you back, THEY NEVER DO!!! 5 different people all ask you the same questions, nothing gets done....a week later, i was still fighting them on the phone without a check. anne, cheryl, matt would all give me different bull-crap excuses and rationalizations. 3 business weeks later, i still haven't received an apology or check... don't even think about moving in here! they can't even be nice or professional to you even before you move in, i couldn't imagine how they treat you after you move in here!!

No guest parking, noise level is awful
There is no such thing as guest parking! There are about 8 guest parking spots per 40 residents. My guests typically have to park a few blocks away and walk ten minutes just to get to my apartment. Had I even thought about this, I would have reconsidered living here. The other HUGE disaster is the noise level of the apartments. I can hear my neighbors walking, turning on faucets, when they shower, when they flush the toilet, etc. There is a water meter outside each apartment closet that clicks loudly when water is being used, by yourself or neighbors. It has gotten so bad, that I have woken up to the inconvenience of my neighbors doing their laundry at midnight, and taking showers in the early mornings. I have even heard muffled conversations from my neighbors, which is real scary knowing there is no real "privacy" for anyone. Never have I witnessed the oddness of the water meter clicking so loudly it wakes you up, or even a neighbor turning on a kitchen faucet that sounds like Niagara Falls in your bedroom. I would highly reconsider another place to live in before moving here. Had I known it was going to be so bad, I would not have committed to a one year lease. I feel like I haven't had a good night sleep since before I moved in. I am counting down my days until moving out. I thought the least I could do was warn others about this complex, as you really do not know what it is like until you stay the night in one of the apartments.

Not Impressed
I have had the unfortunate experience of living here for over a year. The units have little or no soundproofing. One can hear everything that goes on above or below them and I mean everything! Maintenance work is sloppy with them often having to come back to fix things multiple times. Case-in-point, my toilet seat came loose a few months ago. Maintenance left me a message they would return shortly once the new seat came in, it is April and I am still waiting. If all this isn't enough, the trash bins frequently overflow leaving refuse surrounding the perimeter of the dumpster accompanied by the pungent aroma of garbage. This has been brought to the attention of management multiple times with absolutely no result. The management team seems to take pride in lip service but in the end, generally they are of little help. My advice to anyone thinking of moving to Pinnacle at South Mountain is to look elsewhere; I know I will be upon my upcoming lease expiration.

One year of mostly good experiences (and no, I don't work for them)
I had read the bad reviews before moving in here and I had my feelers out for the bad management, crime, etc. I made an extra effort to be professional and courteous to the staff and they have always been very nice to me. When my move-in repairs weren't done in a timely manner (mostly my fault for not unlocking the night lock), the manager actually called to check up. So what I figure is that people who complain about the staff are folks who complain in general or who think they can get what they want by being rude to people. <br><br>Check out the quality of reviews by the people who complain, many can't even spell or capitalize their sentences! I also wonder if these folks even live here sometimes at all, because so many reviews lack any detail. And then there are folks who post a review just based on a negative impression they got while calling in to ask about the apartments - sheesh!<br><br>I moved into Pinnacle because I wanted a place close to work and with a garage. I had just bought a brand new car and didn't want anything to happen to it. And this place was the closest and least expensive that I could find with an attached garage. So guess what? I paid more to get an apartment with a garage - which I happen to love! I live in a 2 bedroom townhouse (Brookestone) and my private indoor stairway goes right up to my apartment. I'm not sweating out in the heat of the sun when I unload my groceries. There are 2 parts of the complex, the apartment side and the townhome side (where you see all the garages). I can't speak for the apartment side but there's always loads of parking in the townhome side. So folks that are bemoaning the lack of parking space or car break ins should rent a detached garage. Or move somewhere else with oodles and oodles of parking. Or just move out of state because Arizona is number 1 for car thefts - it happens everywhere. I knew all this before moving in and decided to pay more for the peace of mind about my car. I'm just a normal working gal, mommy and dad are Not paying my way, but I felt the extra money was worth it.<br><br>I think the wall insulation is pretty good or I must have quiet neighbors because I rarely hear anything from anyone. At my old apartment, I often would hear the TV from next door. I don't even know if my neighbors own TVs, seriously. I do live near the I-10 but the noise is very faint. Obviously you'll hear it more if you open the window but it's a lot less bothersome than I thought it would be.<br><br>I always see gardeners maintaining the landscaping, just about everyday. Reviewers who say it's the ------ have obviously never been to the ------ before. The appliances could be newer, but they work. I've lived in apartments before where the laundry room was down the hall or not even in the same building. So for me, having a washer and dryer in the unit, even though they aren't the latest models, is awesome.<br><br>About me - I'm a thirty year old single professional female. Safety was a big concern for me and I certainly feel safe here. When other female friends of mine come and visit, I walk them to their car out of courtesy, not because it's unsafe at night. I do see couples and folks with dogs walking them in the evenings around the grounds, which are adequately lit. <br><br>If you are interested in moving in, come by to visit during the day and early evening (the office is open into the evening at least one night a week) and check it out for yourself. Walk around on your own and see if you feel any bad vibes. That's what I did. If you don't like the management or the parking situation, you don't have to move here. You always have a choice. Never better
I have been living here almost a year. I am a professional 46 year old, clean, quiet woman with a 12 year old granddaughter who lives with me. I pay my bills on time, in fact early, treat people respectfully, and expect things to be taken care of the first time. I live on top because I am not fond of listening to peoples noise from below. Common sense choices we make in life. <br><br>My apartment was impeccable and looked brand new upon move in. (Minus the outdated cabinets, counters, sinks, and dishwasher, of course.) They were understanding and helpful when I had to change from a 3bdrm to a 2 bdrm last minute, before moving in, at no extra cost. I filled out the check list upon move in, and marked down every little flaw even tho they were very very minor so I won't be charged when I leave. (You learn that with age and experience. CYA) Plus, I am very clean and smoke free, so there won't be issues when I leave. It's called responsibility. <br><br>Management is courteous and prompt with handling issues. On the one occassion the issue wasn't resolved, I called to remind them. It was the pest control guy that didn't show up, not them. The maintenance people respond 95% of the time in the manner that they should. Expensive items take a little longer to get replaced when it is not absolutely necessary, but if we all had a lot of money at our disposal we wouldn't be renting now would we? We all forget and are human... if we kept that in mind a little more often, perhaps there would be less hatefulness and violence in the world.<br><br>It has three pools, grassy areas for the kids to play, basketball court, excercise room, and you name it. Not a lot of community activity but who has endless money to contribute to hundreds of tenants anyway. I know I don't. Plus if they raise the rent, from what some old tenants told me, they tell you two months in advance so you can find another place.<br><br>Sounds to me that if we all do our part, it is a great place to live.<br>Lynn <br>

Based on the comments that are left here in reply to reviews, it's obvious what kind of people live here. Over-zealous teenagers. I say teenagers because all of the residents are immature and are all feeding into the "me" mentality that is taking the country by storm. With such a mix of people who don't give a f*ck about how they inconvenience you, and those who constantly park in handicap parking and deny the fact that anyone could possibly have a health problem that affects walking capabilities (age, disease, shin splints, surgery...)<br><br>This apartment is full of a bunch of selfish bastards, and the comments left are proof of that. Don't rent here.

do not rent at these apartments...
I will definately be leaving when my 10 month lease is up. The parking sucks. The ppl above us our way to loud and the appt manager cant do anything about it. Its been almost 2 months and they are finally doing something about things that need to be fixed in the apartment and still not even close to being done and its been a week. They just dont really care too much and take their time with everything. They are really nice, but just a huge pain in my but to live here. Would definately not reccomend this pl;ace to anyone.

I would not suggest renting here!! No parking any where, I pay $50 for a garage and still do not get a covered spot. So basically you are paying to park at your apt. every month. The pavement issue was bull- I NEVER saw or heard anyone go door to door to inform, although there were signs up in my area. But where the heck were we all supposed to park? It was terribly ran and management was extremely rude to guests and myself about the issue. It is nothing special here. Bottom line no one wants to rent from fake two faced managers so stay away.
