Not a safe place to live
I would not recommend moving here. While the staff is nice enough and the apartment is decent there are many down falls. Not only does the swimming pools rarely work and is clean. YOU WILL GET ROBBED. I have lived here for almost a year now and have been robbed twice. The small gym next to my apartment near the pool has been robbed a couple of times and had the TV s and mirrors broken out. My neighbor s above me are drug dealers. They have minimum security, and by that I mean a middle aged man that stands outside and smokes. It is a gated community; however there are open walk ways right next to the gate so anyone who wants to come in can. If you value safety and your personal positions then I would defiantly recommend living somewhere else.

See for yourself
I lived in these apartments for a year and a half before divorcing my husband. The staff was absolutely wonderful. We had to request maintenance service on a couple of occasions but things did get fixed. Yes the cost of the apartments went up but that's business. The apartments were very spacious and clean. The grounds were well kept and the complex was very quiet (except for the guy in 2015 who has been there forever) but, he was more quiet than the Sunset Ranch "Hood" Apts. (now Texicano). The parking was crappy except in the nice quiet serene back of the complex. I would definitely recommend these apartments to anyone looking for a homelike atmosphere. Oh and the management gave the most excellent service, very courteous and helpful.

great place to live
We just moved in and I was a little leary when I read the negative reviews on this site. I liked the town houses so we moved in anyway with the hopes of people only taking time to write a review if they were angry. This is why I am taking time to write. So those who are considering this apts. will have another point of view. Our townhome was so clean when we moved in you would never know they were lived in before. We have had a few issues since we moved in and they were taken care of within a day of me calling the # for maintainance issues. The issues were minor and I did not expect such prompt service. We had one torn blind, flooring that felt a little loose when we walked on it and a dripping airconditioner due to us moving boxes and furniture in and out the day we moved in. The parking for us has not been a problem because we live in the town homes that have an attached garage and ample parking right out our front door. The other issue I read about was rude office staff. We have not been here long but so far I have only had positive experiences with the office staff. They are professional and polite so far. I will comment if we have any problems in the future, but I have been so happy with our move here. We moved from a 3000 square foot home so I had been expecting this move to be a little hard for us, but it has been great. PS I am a regular tenant and I have no ties to the office staff or anyone affiliated with this apartment and townhouse property.

Gauranteed to raise your rent!
My wife and two small children lived in the 3 bed 2 bath for a year. Every 6 months our rent went up 75 dollars. By the time we moved our rent had risen 150 dollars from the first day we moved in. The apartments are poorly insulated and the windows are not sealed. When that huge dust storm came through a couple of months ago, our apartment filled with dust from the crafty windows. We had to take refuge in th bedroom, turn off the a.c. and closed the vents. The wood floors, window sills were covered in red dust. Oh yeah, if you don't mind termite infestation than this is the place for you. Good luck!

The WORST
I do not know where to start with my review for this apartment complex. So here we go...first, lets deal with the rude, discourteous staff. They are never available, and when they are the customer is less than pleasing. They are never able to resolve an issue either. Customer service in this apartment complex once you sign the lease is TERRIBLE. The quality of the apartments. Let's just say for $860 this 17 year old apartment is not cutting it. The price point and quality do not match. The apartments are dusty, rundown, and shabby. WHOA. Turn-away now! Let's talk about how maintenance takes forever to fix something, and then when they do fix it. IT IS NOT FIXED CORRECTLY or THEY HOOD FIX IT. The parking situation is a nightmare. All tenets are allowed one space, unless they are sales rep who lives on site. Just saying. So be prepared for your friends to park in Tuscon to come over and visit. And the noise level. The worst. Screaming kids. Jumping kids. Neighbors who play loud music all hours of the night and day. #FAIL. I could complain more but just know the only good thing about this place is it close to freeway to RUN.

all it takes is one time for them to belittle you.
The pinnacle at south mountain apartments appear to be very nice upscale apartments but what they fail to show you is the prejudices and rudness their staff trully harbor under their fake --- facades. My mom calles up to the office for simple reasons because she sometimes doesnt understand things and the way they talked to her is WAY out of line. you dont disrespect a fifty year old woman, and do you know why they talk to her in such a degrading way? Because they dont like my brother and supposedly he is a "hooligan" who starts problems in the complex? since when? They we clearly stereotyping our family and taking out their aggression by being completely RUDE everytime we need something done or a question answered. real proffessional right? so needless to say we are leaving when the lease is up and if it gets worse we are leaving before the lease is up. Also, for a whole week staright we would come home and a different person would be in our assaigned covered parking spot, we would call the tow truck people who were hired just to prevent this sort of thing but did they ever show up? NO. and if you have a first floor apartment for convienience forget about it. you can hear every noise and every creek your upstairs neighbor makes and when we once went to confront them about the noise at 2 IN THE MORNING they had the nerve to say "sorry we were just playing soccer"????????? WHAT? And if you want to keep your health intact DO NOT drink the water here, a few people have gotten sick from it and the water had to be shut off while the pool water still remained although it was a greenish color. Needles to say these apartments suck.

former resident, not happy
I lived here for 2 years and spent more time chasing down the apartment managers and maintenance staff than living there. When we moved in we had 2 pages of repairs that needed to be done and even when we moved out,some of it had still not been done. Let alone the 4 times in the first year alone that we had to have the washer in the unit repaired, always at least 3 days plus waiting. The lack of insulating materials ment that, even in the winter, we had $200 electric bills. The only thing i have to say is that we always had parking, and the garage door always worked.

Two thumbs down for Pinnacle at South Mountain
That last review has management written all over it. How can you tell the apartments are rented? You can't because management closes the blinds on vacant units. Take a walk around the complex on any weekend and you will see more people loading moving vans than unloading them. The 24% approval rating speaks for itself, and I'm sure it would be lower if management didn't write fake reviews. and I do not plan to stay.

These apartments are gorgeous and we enjoy living here, office staff is very nice
I am not sure who all these illiterate people are who live here and why there are all these negative ratings but we have lived here three years with absolutely no problems and live in an apartment over looking the golf course. If you check right now all of the apartments are mainly rented. If these apts had so many problems, don't you think more would be vacant? As for criminals and car thiefs really that is --------, I mean crime is going to happen anywhere. Lock your cars and you should be fine. You can tell some disgruntled tenants (probably who couldn't pay the rent) wrote those previous reviews. If you don't like it then leave but we have never had any problems here and feel we are lucky to live on such beautiful grounds.

I live in the townhouses by the golf course
I've lived here 7 months and I think it's great. I don't hear a peep out of the neighbors, through the walls. I hear them on occasion outside, on the staircase in our courtyard, but, its a complex after all. I think there have been 3 loud parties somewhere in the compound. But, the music and noise stopped by 10:30. The maintenance tried to screw me over in the beginning by taking my list of things to adjust/fix - little things, but, I wanted the apartment perfect. Off their list - but, I put my foot down and complained to the office. Everything was fixed the next day. Everything, all the guts of the appliances were new, if the appliance themselves weren't. I could barely tell. All the apartments get new carpet. Even the countertops looked new, but, they were just cleaned very well. Just the masterbath, you couldn't get that grime out. So, they resurfaced it for me. Now, when I need anything, it's taken care of immediately. I was never mean, yelling or anything, just firm when I complained to management. The apartment area is pretty ------, there are playgrounds but kids are running around like they own the drives thru areas. But, the townhouse area is great.

Low class complex
I have lived here for almost 2yrs and my lease is up I'm gone! I'm literally counting down the days. 1st the parking is absolutely horrible. You get one assigned space relatively close to your apt and there is very limited "open" parking for a second vehicle and you will usually have to walk a good distance. The maintenance staff is friendly but as incompetent as they come. We've had to repeated call them out to fix the same issue, and when we 1st moved in our unactivated alarm randomly went off at 11pm and we couldn't anyone out here to take care of it. Finally it shut it's self off after 20mins and the next day the kid they sent out to "fix" just cut the wires cause he had no clue how to fix it! The only pool they keep clean is the front pool. The other pools are rarely usable. There are 3 bus stops in the complex. Which is nice if you're go to the local school, but a pain if you get stuck behind one of the buses trying to get your kids who don't ride the bus to school! Also, if you're lucky enough to be near one the stops you get to listen to kids screaming outside your window at 7:30am- no joke! Also, most of these kids ride the bus home to empty houses and wander around the complex causing trouble. The office is staff is rude. The manager has changed since we've moved in and the quality of residents has gone down hill. I feel like I went from living in a nice complex near Ahwatukee amenities to living in sec 8 housing... The apartments themselves are nice if you get one that's been upgraded (we didn't). I have lived in other BRE Properties and expected this one to be just as nice. Must say I'm quite disappointed.

DO NOT RENT FROM PINNACLE AT SOUTH MOUNTAIN!
I signed a one year lease for PASM in August of 2008, for a two bedroom with a garage. I used the garage for storage because I had moved from a three bedroom and didnt have enough room for all my stuff. About a month and a half after we moved in my car got broken into, they shattered my rear passenger side window all over my daughter's car seat and stole just about anything of value. The renters insurance they require you to get when you sign the lease paid for all the stuff they stole but not for the window. That's ok I can deal with that, but for Thanksgiving, my sister (who cant leave her cat anywhere) was coming to stay and brought her cat. I called the office repeatedly and couldn't get anyone to answer the phone or return my messages regaurding the guidelines for the cat to be there if it could at all. I tried walking down to the office and waited a long as i could without making myself late for a meeting at work. I gave up and just let my sister bring her cat. Two weeks after my sister left I got a letter jammed in my door saying I had violated my lease by having a cat in my apartment that wasnt on my lease and was required to pay a $350 fine or face eviction no ifs ands or buts. Then one of my friends came to visit from the East Coast for two weeks, after 4 days I got yet another letter from the "House Mouse" saying I had violated my lease and needed to put my friend on the lease, pay the app fee, etc or face eviction, when I called the offce it took me a good 3 days to get ahold of someone and explained the situation. They said if my friend was staying there more than 3 nights a week he was required to be on the lease. Now that I've moved out, I had cleaned the apartment top to bottom, did their whole little checklist, informed them my carpet was ruined beyond cleaning (i have a 2 yr old it was inevitable) and that i would happily pay for the carpet to be replaced and to replace the paint damage where i had put up a baby gate to keep my daughter out of the kitchen. I had asked an exco-worker of mine if it would be expensive and he said tops they would charge $45-$50 for the wall but the carpet would be expensive. I moved to New Mexico after leaving PASM, after being here two weeks (approx. 3 weeks after I moved out) they called me to talk about my remaining balance due, i had a few days pro-rated since i moved out in the middle of the month, plus the carpet, and wall i figured a few hundred dollars where in order, no they charged me a total of $1,521.46!!!!!! When I called freaking out asking what certian charges where for (such as $88.23 for water which i paid before i left, and $108.43 for paint, as well as $20 delivery fee for the invoice which they EMAILED to me) the lady (named --------) just simply said "Well what about your co-signer? If you don't pay they will won't they?" to which i responded i didnt use a co-signer, and she said "Well, then that's too bad if you dont pay in 2 months we turn the paperwork into our in-house agency and you can discuss payments with them." when i told her I refused to pay $108.43 for paint when i only damaged the paint on the walls near the kitchen where the baby gate was she said well we have a third party do the painting and that its proceedure to re-paint the entire apartment reguardless of damages, i told her they should include that in the deposite or at least warn people that they have to pay for re-painting when the move out when they signed the lase to which she didnt have an answer so i asked about the cleaning fee and she finally got mad an said "Ma'am Im extremely sorry but I dont clean the apartments and you have to pay this balance or we will send you to collections" I lived in an apartment right next to the freeway and discovered now, after i moved out, that we were paying the same amount of rent as some friends of ours who lived near the golf couse with a garage and the same model as well. DO NOT RENT FROM PINNACLE AT SOUTH MOUNTIAN they will rape you for every penny they can including using hidden fees and charges, not to mention spying on who comes and goes ut of your apartment. i would never reccomend them to anyone and will never do business with them again

Maybe the Pinnacle of Hell
What looks like a nice place to live (lovely golf course view) is actually our living nightmare. Starting with our horrible neighbors we have to put up with who play loud music and party at all hours (including Sunday nights) - the walls are PAPER THIN. You can seriously hear your neighbors' conversations if you are so inclined and enjoy hearing screaming babies and worse. The parking is ridiculous. If you plan on having more than one vehicle don't bother looking for a spot anywhere near your apartment after about 4 PM. You won't find one. People actually horde these valuable spots for DAYS. I honestly think our neighbors don't work because of the endless days they are parked in the same spot. Our lease is up in a few months, but we are seriously considering moving out and getting screwed over with their outrageous fees for doing so. Good luck dealing with the incompetent staff as well.

If this were the only apartment complex left in Phoenix, AZ. I would live on the streets before going there! They are dis-respectful, dis-honest and do not give the true facts of anything up-front! I would not recommend this place to my worst enemy!

Nightmare
Because we are having on-going nightmare issues with them, I don't want to put details. Just don't do it, seriously, don't do it. Run away from this place. It's beautiful, but if you don't want maintennance to fix nothing ever, the staff to treat you like crap, lose stuff (rent receipts, 30 day notice) and try to charge you for their mistakes and the list goes on, run, run, run.

great apartments
One of the nicest apartments I've ever lived in. Great prices and an awesome location. A 5 minute walk, two minute drive, or two minute ride gets you to the 48th street trailhead of South Mountain. From there you have 14 miles west of you of mountainous wonderland. My apartment has an amazing view of the east valley, I can practically see Payson some days. The only problem with facing east and being on the edge of the property is the noisy highway, the I-10. But I took the privacy and views over the noise of cars flying by.

Stay Away
I have so much to say about this place but don't have the time nor place to write it all. From day one, when I picked up the key to the last day I moved out, they were the worst people I have ever dealt with. They even withheld money from my security deposit for painting and cleaning after I paid $1200 for termination fee! Not only that, they charged an "early lease break tax" of $24.00. We only lived there 6 months and left the apartment extremely clean and in no need of paint. They charged me 2 hours of cleaning and 2 hours for painting. Stay away - I would never recommend that place to anyone. All-in-all, the early termination fee was well worth it just to get away from them.

I used to live here and got screwed
I was 22 years old black male and worked for university of Phoenix -Online...Maybe these people were not used to seeing someone of my stature able to afford the most expensive one bedroom all on my own... My heat didn't work. My toilet broke, got me a new one but had to been the cheapest they could find compared to the original luxurious bowl...I could swear that someone was peeking in thru my blinds and windows at night...I wanted out of the lease for never getting my heat fixed (moved in during winter) and my neccesity keys like mailbox, fitness, and swimming pool keys. All around if your not white, expect to be treated that way....I was stuck with breaking the lease fee of $1200.00 and rent of $796.00. They pretty much played me and took my money...I advise if you can please avoid these cock-suckers...Please

Can't Follow Their Policies
This apartment complex already is plagued with a lack of parking. So I was rather annoyed to find a sticker on my car today that was parked in one of the "Prospective Resident Parking" spots up front. It had been there a few days but am I supposed to be made to feel like I'm inconveniencing Pinnacle at South Mountain? In truth the majority of my time here I have felt not so much like a paying resident but an inconvenience and burden on the office staff. So why did I get this "Warning Issued" sticker? I wasn't in a reserved spot, in a "No Parking" area, blocking either pedestrian or vehicular traffic, not displaying current registration, not permitted to be parking on this property, and my car wasn't inoperable or abandoned (at least those weren't the criteria that was checked on the notice). Instead I had the "Other" box checked that said, "Prospective parking during office hours." The notice at the top says, "Your car is in violation of our community policies." Ok, so I go into my lease agreement to the "Community Policies for Pinnacle at South Mountain Apartment Homes." "In order to provide the best environment possible we have established the following guidelines." Guess what the first bullet on the list of guidelines is? Parking. "Parking: Any vehicle parked on the property must be operable and display current license plates or it will be towed at the owner's expense. Vehicles are towed within 48 hours of being warned. Vehicles are towed immediately if they are illegally parked in any of the following: fire lane (red curbed areas), in a handicapped space without proper handicap display, another residents assigned carport or if parked in front of garage/storage areas." That's it. It says nothing about parking in the prospective parking spots up front. Taking this a step further, let's assume they've revised their community policies, why wasn't I notified? In one way or another, they've failed to follow their own policies or they've failed to keep residents up to date on any changes that might affect them. Good thing for them I caught this within the 48 hours time frame, otherwise, I'd have had them pay the towing bill. But now not only am I writing them another poor review on this website but I'll most likely be informing the owner's of the property about their general manager's inability to manage effectively and her failure to treat the customers of PSM more like welcomed guests which in turn affects their retention rate as well as provides another bad reference for the complex that could deter future prospective residents. *Pictures of Warning Issued note and Community Policies on parking provided. so far so....ok?
We moved here a little over a month ago. We moved from a 1/1 at our old place to a 2/2 here. We also got an attached garage. We are only paying $70 more a month for all the extra space. It is very quiet in the apartment. We are on the second floor. After having to listen to our extremely amorous upstairs neighbors at our last place, we wanted the 2nd floor. We can hear our downstairs neighbors music every once in a while, but it is never annoying. Once you are outside, it is a different story. The 10 is right outside, so it is very loud. I don't mind it much, but I know someone will not realize how loud it is and then complain about it. If you look here, make sure you listen to the traffic noise before you make a decision. Neither hot tub has been hot since we moved in. We called the office staff and she said, "yes, it's broken." So, we gave them a week and called back to inquire about it. The next person we talked to said she didn't know if it was hot or not. We had a small maintenence issue right after we moved in. I called the 800 number we were given. I don't really like that it is a main line for all of the complexes since it seems less personal. On the plus side, maintenance did come within about 10 minutes and took care of the problem immediately. No landscaping around here at all. A crew comes by every week to weed whack...weed whack, what? dirt? That's all that is around the "courtyard" that we pay $20 a month to face. They do nickel and dime everything (view, fireplace, garage, etc.) so make sure you find out exactly how much you will be paying a month. Parking is great back here on the "townhouse" side. We have a one car garage and then there are about 30 uncovered spaces right outside our door. Overall, like my title says: So far so ok...we will see how the rest of our stay goes.

Good and Bad
The apartments are nice. Good floor plans and living spaces. The staff and maintanance crew are horrible!!! The front office is run by high school drop outs and the maintanance crew doesn't show up for at least a week after you place a request. And rent is expensive.

Horrible office staff
These apartment have the worst and most unprofessional office staff that I have ever delt with. They are extremely rude and don't know what they are doing. I almost had my car towed by one of the other residents becasue I was parked in their covered parking. It seems that the idiots in the office gave me a parking space that was already taken. When I told them about it they said, "It's not our resonsablity to watch over the parking spots, we are just too busy with other things." Do yourself a favor and don't ever rent from these people.

great place to live
When I moved in, I never had a problem. It was quiet and peaceful! I always felt very safe living by myself. If I had a problem, maintenance was there within 24 hrs. The girls in the office were always nice and pleasant.. If I could move back I would, but, I work on I-17 & Bell Rd now and that's why I had to move.

That Bad?
Me and my family consisting of me, a twelve year old and my mom and dad,and my 18 year old sister are moving here and it looks really nice. We are renting the Citadel and looking at these reviews ihonestly want to know if this place is that bad...
