This place is so freaking ghet to. They try to advertise as being “luxury apartment homes” and they are not. There’s weirdoes hanging all around here yelling all day and all night causing problems around buildings they don’t even live at. This place is dirty as hell and disgusting and you can find people with their families of like 10 people all piling into one unit it’s gross.

    New management since 2020 has been bad. Inefficient and rude.Rent has been hiked this year for no reason without notice. Maintenance requests don’t get completed even after multiple follow ups. Water shut offs keep and other outages are not informed in advance . No system to resolve any issues raised.

      Where do I even begin.. Fourth of July (two nights ago) was the absolute last straw for me. Security and police were called many many times to this complex, because people were launching fireworks next to the apartment buildings and at some of the buildings. Now this will give a good indication to the kind of ‘clientele’ this complex allows in. I’ve seen a lot change in the past year I’ve lived here. Things weren’t always like this. There was a change of management (Western Wealth Communities) and they’re doing a far worse job than Greystar, the former could have ever done. Just in the past year, WWC has turned this complex into a ------ slum. People drive like mad through the parking lots. The speed bumps are hardly doing anything and they almost run over the residents. 9 times out of 10 it’s people that don’t even live here. That just goes to show the “effectivenessâ€� of the gates meant to protect this “gated community.â€� Can you sense my sarcasm? Then they also sit in their cars blasting their music and stealing residents’ parking spots. I’ve had to take matters into my own hands with my parking spot and make paper signs in an attempt to deter these people, because god knows the apartments will not do a thing about any of these issues. There’s garbage and dog poop everywhere. Broken lampposts, dumpsters overriden, theft and vandalism.. need I say more? Maintenance is a whole issue by themselves, I don’t think I need to go into detail about what a joke they are. The upkeep of the grounds and the apartments themselves is horrendous. Management is a real piece of work. There’s a particular woman in that office that has a real bad attitude problem. Very dismissive and very apathetic about any issues that residents might have. They also have the audacity to try to charge nearly up to $2000 is what I believe these apartments are going for now... and if you can’t pay your rent then you’re SOL because they will peg late fee after late fee on you. Then god forbid you actually pay your rent, they still post those 5-day notices on your doors. They can’t even check their systems to see if you paid first before going to your door! If you made it this far, you probably have gathered by now that these apartments are absolutely NOT worth what they’re trying to rent them out for. And what they advertise is LAUGHABLE. In summary, this place is a DUMP. Do not move here. The only positive about living in this area is the neighborhood and the convenience of stores and things to do around here.. however that doesn’t reflect at all on Carlyle at South Mountain themselves.

        I have lived here for the past three years and the changes I have seen is a decrease in amenities and an increase in price. The lockers they have are a joke. I do not have 24 hour access and neither do the delivery people. On more than one occasion I had my items either given to the wrong apartment, have to be delivered on another day because the driver could not get to the lockers, or could not pick up my package because the office is closed. Then there is the deployable maintenance department. Three years ago the maintenance was wonderful, then they have switched to other maintenance groups. Currently they are charging an extra 15 dollars a month maintenance fee. Shouldn't this mean that the maintenance be able to increase their ability to fix things in the apartment such as ceiling fans, door gaps, and outlet problems? The answer is no. The apartment complex told us that they will give us the replacement items and give us step by step instructions to fix the items ourselves! Over the years I see in increase in crime in the apartment complex and a decrease in security. Like similar reviews, when reporting a crime, such as theft, the apartment complex will have a mediocre response of no action. We had our vehicle vandalized two days in a row. Also the "gated" community is false. The gates are always open at night and when asked when they will be fixed, they will just give excuses. The apartment complex only cares about new residents. Once you are in and signed a contract they turn a deaf ear to your complaints or needs. There is garbage everywhere and we are deciding that after three years of living here, it is time to move on. Paying more for less does not make sense. I will post photos later of all the broken lights, garbage, and other things that the apartment complex tries to hide from incoming residents.

If you know of anyone looking for a job with maintenance and grounds experience, please send them our way! To address your other concerns; due to COVID, some amenities had to be closed which prevent access to the package locker room when the office was closed. We know this was not ideal for anyone, including our resident, and we are sorry that it caused you to have packages delivered to your front door or return. Hopefully, with our amenities opened now, this will resolve some of those issues. Our goal is not to give excuses, but to find solutions and a solid team that takes care of our community allowing our residents to love where they live.           The office staff are really nice and welcoming but slow resolution on maintenance concerns and whole apartment smells very strong of cigarettes. Shades constantly get caught in one another because they were spaced out very terribly and a lot of the shades are bent/warped.

              Office staff is very courteous/responsive to concerns or issues I present to them.Not ALL of them. Austin wasn't very helpful when I ask him to check on fitness equipment inoperable for more than 4 months.When fitness equipment was out of order. I was informed that there was a 2nd fitness center at the town house location. I tried it. Just what, it was worst than the apartment rental office fitness center. None of the TV's worked nor any of the fitness equipment. I have never been sooo disappointed. I am still in DISBELIEF that I had to go through this nightmare of trying to continue my rehabilitation after surgery.

                Walking a mile to the bus stop is just too far. Needs to request to have metro valley bus come down further into the neighborhood. Maintenance needs a quick response when tenants needs their help. The maintenance staffs are very good but are short staffed

                  It's been a good place to live. We got a good deal on rent and extras like a garage. The staff have been very professional and friendly. The condition of the apartment and the buildings is great. I really appreciate that they are pet friendly as well

                    I overall love living here. Minor issues but that comes with any residence but the willingness to assist from the office is great. Kimmy in the office is great! I love how quiet it is in the neighborhood and how close I am to shopping and the highway! Love my apartment

                      It's a really nice living experience at Carlyle. The community is generally quiet. If you like to get involved the office sponsors a number of events to help the community enjoy more. If you have more than one vehicle, that might be a little frustrating as parking at times can be more than a little irritating. Its a great location with everything from clinics to schools to shopping to entertainment within 3-5 miles.

                        Convenient to everything but quiet at the same time. Great layout here and it just feels like home. Overall a great place to live with very nice people in the office. Very clean grounds and the fitness center is also a bonus fir us as we prefer not to go to a crowded gym.

                          I thought this was going to be the perfect community, I was very wrong. Its a beautiful complex, but thats it. There is no parking spots available ever, and having a reserved spot and a garage isnt allowed. 2 days after we moved in, someone broke into my roommates car and the office didnt seem to care. A couple days ago, someone tried to break into our apartment, again the office was less than sympathetic and didnt do anything. As a woman, I dont feel safe here now. Especially with the parking situation. I dont feel comfortable parking far away from my house because walking alone at night is terrifying. Along with all of that, there were many other issues to do with the inside of the apartment as well. This place is not worth the money.

                            Dear Valued Resident, We were not made aware of any interior unit theft. We have been made aware of small theft from open/unlocked car doors with valuables left inside, unsecured tailgates on trucks or small bikes left outside that were taken. There seems to be an increase of theft activity in surrounding areas now that the weather has cooled down. We did notify on the resident portal precautions to take not just near your home but while traveling. We have also communicated our concerns to the Police Dept and our Courtesy Patrol - Windom Security. If we can be of any further help let us know (480) 496-6161. Please report any suspicious activity and let any neighbors know to take precautions if you see them leaving gifts or any valuables in vehicles. The more we communicate to deter thieves in the area they will move on. For parking scenarios you may leave your assigned parking space open to the person who will be coming home later vs. looking for an open/uncovered parking space further in the late evening hours. Crime does not have an address or community that is less susceptible however, if we give the opportunity by leaving valuables out, doors unlocked etc. we will entice those individuals to continue surveying the area. We encourage residents to take precautions and communicate to the authorities as it will allow them to increase night watch patrols in the areas needed.                             I regret moving here SO MUCH. Old cheap appliances, maintenance that never show up when requested and take weeks to resolve an issue. From plumbing issues, to ants, and now RATS! It seems the property managers do nothing to keep the living conditions sanitary.

                              This would be the worse decision anyone could ever make (including myself) for living here. The maintenance team is a JOKE. Nothing gets fixed and forget it being fixed in a timely manner expect request to be done 1 to 2 months after you put in your request. If someone doesn't come into the online portal and mark your service request as complete on their own. The maintenance team rides around on their carts picking up trash when clearly half of these apartments have outstanding request that have yet to be completed. Do they care no. My air went out in the middle of the summer and the guy told me to turn my ceiling fans on. THE LEASING TEAM IS TRASH. I know its a few new people who probably shouldnt be included in this rant but as a whole this is the worse, unorganized, lying, disrespectful, and rude group of people left responsible for other peoples housing I have ever ran across. I'm considering buying my lease out and go back to ----------- cause this was a horrible mistake. DO NOT DO NOT DO NOT move here unless you want to be responsible for fixing your own issues with your apartment, if youre okay with the water being shut off randomly due to "issues with the pipes" and no one giving you an update on when it will be turned back, if you are OK with being belittled by the leasing team. Basically living section 8 inside the apartments and paying 4 star quality in rent. Wish I never seen these apartments online

                                  Been living here for a year just renewed another year in august. Nice and spacious 3 beds. Noose level is fair. Staff is nice and u derstanding. maintenance is pretty fast and decent at there job. Havent had any problems just normal pipe clogging and ac going out but was fixed within the same day.                                       Apartment was not cleaned prior to move in. Management said theyd send someone to clean but never did. Maintenance staff was too lazy to clear up removed pieces of carpet and/or dirt/dust and instead painted over it so now I have clumps of matted carpet painted on the base boards. When I brought this up to management, they said oh, its probably just carpet as if the painted over clumps are okay and acceptable. There are roaches and lots of cracks in the floor board. Pest people said that they were sewer roaches and cant be prevented. I closed all drains and now roaches are coming through all the holes in the floor boards. I also have to pay $10 EVERY TIME the pest prevention people to come spray. I cant open my windows because all the screens have holes in them which let in mosquitos. Maintenance is supposed to complete maintenance requests within 24hrs. They dont. Doors have punch holes in them from previous tenant. Management wont replace those doors because its cosmetic. Looks like Im living in section 8 housing. Floors are incredibly thin and I hear my upstairs neighbors at all hours of the night. The only thing keeping me sane is the peaceful view of the golf course.

                                              Good so far in all these years. Would definitely recommend with the price and what you get.                                                   It was a super easy application and leasing process. We have everything done prior to move in so the morning of our move in date we basically just picked up keys signed a few hard copies of things and got our keys. The staff filled our time while the maintenance double checked our keys with laughter and goodie bags with a few starter things. They even walked through our apartment with us to help note any troubles the apartment had. This can be used for marketing
